“Safety Concerns: A camera system is crucial for security, especially when residents are away. Maintenance Issues: Hot Water Outage: I went without hot water for over 30 days (August 29, 2023 - October 11, 2023). Despite numerous calls and minimal updates, the building only provided one notice in early September. Maintenance staff (Ramon) finally fixed the issue on October 11th, 2023. This extended outage was unacceptable. Pest Infestation: The apartment complex has a serious roach problem, with insects emerging from drains and vents. You can’t even have a glass a wine without the roaches getting a sip. Unkempt Grounds: The property hasn't had its grass cut in over a month, creating an unsightly and potentially hazardous environment. Also animal feces are everywhere. Management Issues: Lost Rent Payment: In December, under new management, my rent payment was lost. I had to provide proof that the money order was cashed, causing unnecessary stress and inconvenience. Management's response to tenant concerns is dismissive, often citing the rent price as justification for subpar living conditions. The cost of rent should not supersede the basic expectation of a safe and habitable environment. As a First-Time Renter This experience has been an unfortunate introduction to renting. I was unaware of my rights and the proper channels for holding the landlord accountable. Recommendation: I strongly advise potential renters, especially those unfamiliar with Houston, to seek professional guidance from a realtor. Consider alternative housing options, even if they seem inconvenient, until you find a suitable and well-maintained property.”
— 11810 ALGONQUIN DR · Houston“Horrible, apartments bought by the most janky company I've ever seen Asset Living Properties, it's weeks without hot water, they close your work orders with no repairs being done, black mold due to leaks , they people in the office are scammers, they are prolonging time stopping people from moving and forcing them to sign new lease by threatening to charge additional 200 for month to month when clearly our lease under pervious management say 150 plus current market rate at time of lease, plus they raising rent, they sent some utilities bill will no break downs just a number don't even say what utilities it's for.. drug and gang violence. Police chase took place on property they never sent out anything to residents. I could go on and on please don't fall for move in special it's a horrible, place to stay. Most people are breaking their lease to get out. Over half the complex is empty. AVOID AVOID AVOID!!!!!!!!!!!!”

This place including the management was awful and deplorable. Since it's been bought out and under new management I've DEFINITELY seen some awesome improvements. DeMarcus, Kaylie and Ms.Laura are an awesome trip who makes things happen to the best of their abilities. I see the playground being built, improvements with the pools , dog/walk trials and that's nice. HOWEVER, there's still an immense amount of work to be done. Instead of building playgrounds, pools etc, renting out apartments etc. Try fixing the apartments that's already occupied. I pay $1367 a month for rent and I would like a washer and dryer connection in my townhome. We have two laundry units, 400 plus people and the washerand dryers do noteork. I got to the washateria and spend no more then $60 every two weeks to wash. I love the management crew that is here now because they are warm, caring, friendly and will get the job done! I love them to pieces, like family we argue, fight snd love each other, MY FAMILY! I tried to move my children out of here so badly and Demarcus convinced me to stay and has been a man of his word, true to the end. Don't get me wrong, I love the playgrounds, pools etc but instead of renting out more apartments try fixing up the one that are already occupied. Change doesn't happen overnight and there has neen a great deal of positive changes thus far so let's keep on the right track and bring Valencia Grove Apartments to it's full potential. I do not want to move my children again but I will. Rome wasn't built overnight, it takes money to make money!! Fix wants already broken and then add on to this beautiful property. I’m a current resident, but I will be moving out when my lease ends in two months. I pay my bills on time every month, and I keep to myself, but this complex is a nightmare. I didn’t have a mail box key until after 14 months of living here (thankfully, I already had a P.O. Box). The office doesn’t accept packages, and UPS/FedEx will knock once and leave packages on your doorstep, so be mindful of that when online shopping. The ONE positive of my apartment is that it’s upgraded, so I have hardwood flooring and new appliances. When I moved here in June 2019, I was quoted $800-$815 for rent, utilities, AND electric (one bedroom/one bathroom: rent alone was $700). It stayed that way for three months, then suddenly skyrocketed, until it was over $900, and I visited the office about this concern. At this time (December 2019-January 2020) the complex had new management, and the billing for utilities was being redone, or something, because I had a balance of $100+. I paid that off immediately, and haven’t had price concerns since. Rent did increase $49 to $749 when I renewed my lease in June 2020, and if I were to renew in June 2021, it’d increase to $779. Let’s start out with the roach infestation. It is absolutely atrocious. The small ones come out of nowhere and will be on the walls, floorboards, countertops, cabinets, ceiling, etc. No matter how much I clean, spray, and have even bombed the apartment once, it does nothing. I’ve even cleaned/sprayed behind the oven and refrigerator. Those large, tree roaches that live OUTSIDE will find ways of coming inside. I’ve sealed crevices, but still no luck. I’m terrified of those bugs, and I’ve lost count at how many I’ve seen (near 100+, and I’m not exaggerating). I travel out of state from time to time and will come home to 3-4 of them dead on the floor. The grounds are trashed. Residents will leave their fast food bags and beer cans everywhere. People blast music at all hours, and there’s constant yelling/fighting. I even heard a gunshot once. Maintenance takes forever for service calls. They frequently shut the water off without warning. Out of all the times they’ve turned off the plumbing, I’ve been notified 3-4 times. As I type this review, there’s currently no hot water. I’ve called the office multiple times for service requests, and it would take maintenance weeks, and sometimes months, to complete orders. I’ve had ongoing issues since I’ve moved in with my bathroom ceiling leaking water. It has been fixed at least five times, however the most recent time (August-September 2020), I called for over a month, and no one came out. One day, it suddenly stopped on its own, then it started again weeks later, and only completely stopped (maintenance finally resolved the issue) in February 2021. My bathroom sink would overflow, even without running water, from the pipes. It’s done that several times, and it took maintenance weeks to fix it. Once, it smelled like sewage. It was AWFUL. I have mold under the sink in my cabinet because of the water issues. When maintenance would come to fix something, they’d leave a mess of dirt, dust, and other debris behind. I had to scrub my hallway runner rug because maintenance just dragged the ShopVac over it, rather than moving the rug out of the way. The rug can easily be kicked aside, so it would’ve been minimal effort. My heat randomly stopped working on January 11, 2021, and I called the office to have maintenance fix it. The temperature dropped down to 20°C (68°F) in my apartment. For me, that’s way too cold inside. Two days later it rained and warmed up outside, so the temperature inside rose to 23°C (74°C), so I switched to the AC to regulate the humidity (it was so muggy in my apartment). That’s when I realised my AC wouldn’t turn on, either. I called the office multiple times, and even emailed the property owner, to have maintenance resolve this. I was without working AC and heat until the first week of March. I emailed the property manager about my concerns and compensation on rent since I was living without primary amenities for over a month. She replied stating she’d send maintenance out, but never addressed my concerns about compensation. When I responded back to the email and brought up having rent adjusted, she never replied back. Residents pay for the apartment and amenities. If I’m not receiving all of my amenities for a long period of time, I shouldn’t have to still pay the full amount for the time I was without said amenities. Not having working AC/heat for over a month is a huge concern. The complex is old, and the electrical wiring needs to be redone. One of the new maintenance guys had to replace several of my GFI circuit breakers because the power in some stopped working. I was without power in certain parts of my apartment/couldn’t use certain outlets for over two weeks because of that. The walls are lumpy/crooked. This entire complex needs to be rebuilt. Yes, I know that it’s an egregious amount of money, but this place is a hot mess. I feel leasing office doesn’t have a sense of urgency when I bring my concerns to their attention. I wouldn’t recommend this property to anyone. It’s not worth it. I am a very reasonable and understanding person, and have always maintained composure when dealing with this property, but I am at my wits end. Save some money and find a better complex.”

Yesterday, we received a notice they would be spray painting the parking lot 'between' buildings (less than 24 hours ago). We park in the back of the lot not between anything so thought we were fine. If my neighbor hadn't knocked on my door and told me they were towing cars my boyfriend's and my car would have been towed! I saw the manager riding around on the golf cart and pointed out it said 'between' plus there was over 10 other cars in the lot not counting our 2 so obviously their notice wasn't very clear... She replied "If I lived in an apartment I would know what building I live in" very sarcastically and drove off! I also posted a review back in August on Google about maintenance issues that have not been fixed. I had a toilet that wouldn't flush unless we stuck our hand in the tank and pulled the broken flapper up. The owner posted his regular, "I am sorry you are disappointed please call the office so we can work this out" rhetoric. I called them. Was put off again and told thy would call back but they never did. We fixed it ourselves after a month. I still have other maintenance issues not addressed, 1 from the first month we moved in here in November 2019. People are glad about the gates but they have been broken again almost every weekend. There are roaches. Even though we pay for pest control (had to call to get a visit scheduled and the roaches got 10 times worse!) They are more concerned with their upgrades and cosmetic transformation. They do not treat you like a customer once you move in, just a nuisance. I think the timing of towing so many cars right before rent is due is planned as well. They are trying to get rid of their current tenants, upgrade to attract those who can pay more money. I can understand the business side of things but forcing people to pay $300 to get their vehicle back right before rent is due seems fishy to me.”

We were told they were renovating and the pool would be open in a month we were there over a year pool still not open. Drugs are being sold in the parking lot potholes are everywhere. Front staff will not help you at all and doesn't care. I was never late on my monthly payment and when we moved out the they sign off on the key we didn't clean the refrigerator or the stove and they charged us $300 without even a notice.”

Roaches are everywhere, you can be the cleanest person and still have roaches. Maintenance is the worst!! Be ready to get repairs done 3-4 weeks AFTER the order has been placed. The front office doesn't even have a good working number. Sketchy people everywhere. Our neighbor sells drugs, he smokes so much weed , the smells come through the walls. Only one gate works, office personnel and "security" are a joke!! There's mold in my apartment and all they say is "clean it with bleach", my mailbox doesn't look, rest room doors don't lock. Windows have leaks. Oh and be prapered for cold showers because the shut off the hot water out of nowhere. I recommend you drive around during the day and at night, speak to current tenants before you sign the lease.”

Every week atleast one day u will be without running water.And when the water do come back it has a brown tinge to it.Gabage all around the dumpster, in fairness to the apt owners is not there fault, I dont know why people cant throw their trash inside the dumpster.Well that should tell u what caliber of people live there.Last summer several vehicles were broken into.Maintenance men will deliberately leave a note on your door, saying u were not home when they came, even though They never knocked.Gates have never worked.Technically only one entrance into this huge can be a nightmare sometimes.I have no dog in this I could careless if u live here or not.But before u sign a lease come and drive around the complex and see for verify with current sure they will have worst stories to tell you.”

I was suppose to move there's at the dec.1st the apartment they tried to give me smelled like drugs, the window was busted out and the floor was unleveled with a leak in the restroom . They said live there for a week and then move to another one once the find one. My friend had just moved I said let me see her apartment the were suppose to be getting that apartment ready and then call me so I can move . I have yet to hear from them and haven't it's on my credit and everything saying I live there . Smh they need to be taken down .
