“I have lived at U.S. Bayou Park for almost 6 years. It used to be named AMLI City Vista. Ownership changed and changed the name to U.S. Bayou Park because reviews were so bad. Pros: Location is great, not too expensive for area, they build a nice gym in 2023. Cons: The area has a lot of cockroaches, the apartment has a cockroach issue at times. At times, the apartment has it under control. At times, they don't. The fire alarm system has gone off at least 25 times in the 6 years I've lived here. It goes off at 4 a.m., noon, any time and is really annoyingly loud. All but one were false alarms. This still has not been fixed. At the beginning of my stay in 2020, the pipe broke and water ended up all over both bathrooms. Depending on which unit you live in, road noise can be a little noisy if you're close to West Dallas Street. From time to time, there are break-ins into cars in the parking garage. Greed: My roommate and I have lived here a while and needed a 3-4 month extension and they offered an extension at a $1,000 increase in monthly rate. We put in our 60 day notice only for them to offer a 4 month lease at a $300 increase. Lies: And the biggest reason why I'm giving this apartment 1 star is the AC doesn't cool. The apartment has known about this for at least a couple months. The repair man has even told me he will order parts to fix the issue but it's now been 8-9 visits over 2-3 months to the apartment to temporarily fix it but they have not fixed it for good. At times, the AC is forced to be on the whole night, increasing my electricity bill. How they can treat a tenant like this?? The least I can do is tell other people about it.”

“Just moved in and I love the area. I came from Austin and wanted somewhere close to running trails. I have a awesome view of the downtown city and the food around here is awesome. Allison and her team have been amazing and really helpful with finding restaurants and fun hot spots near by, I recommend Puttery if you get out.”

“Enjoy walking to restaurants and the Bayou. Overall experience is good. Work orders get completed in a timely manner. Second year here and I am still enjoying it. Enjoy the complimentary Pilates classes and gym”

“My experience in thess apartments was horrible because the staff is very racist they profile ALL people of color. I reported to office and they did nothing , now they are trying to kick us out because we complain. I recommend No one stays here.”

“The staff, particularly the maintenance guys have been fantastic. Rachel from the office is always quick to follow up with communication and the maintenance guys are always friendly. They were efficient and quick to resolve the issues.”

“Don’t live here. They only care about filling units and hosting events. They don’t take care of anything while you live here. Work orders, complaints, or taking action to keep the community clean unless you harass the office.”

“I have been here since 2017 so the entire experience cannot be applied. But! Since Greystar has taken over the buildings here they are much more on top of keeping the garage gates working than ANY other of the management companies. To add, I see a security guard all the time which is comforting since none of the others would do this. We had cars and apartments robbed and it was awful, many people left.”

“The apartment layouts are spacious and many have beautiful views, including the Downtown skyline or overlooking the beautiful pools! The location makes trying to go anywhere easy because of its very close to I45, I10, and US 59/I69. It never feels too far from anything inside I610. Many amenities make this complex more attractive than others, For example the valet trash service.”

“Great establishment with good amenities. Very friendly and helpful staff, they take care of any issues real quick. Good event organization, which helps the complex feel like a community. The best rooftop view of downtown especially for July 4th.”

“I have stayed at Us Bayou Park for the past 5 months and have enjoyed my experience so far. The area is great, close enough to get to downtown quickly but far enough to not be caught up in the drama and traffic that downtown brings. I feel safe walking around the neighborhood and the staff have been extremely helpful with any questions I have.”

“I already described the issue several times. We need you to change us to another unit because this one has had too many problems and it’s obviously not suited for living. It has safety issues that make us not comfortable, and nobody from management seems to care about that.”

“When I request maintenance services, it sometimes takes time. It would be better if the response is faster. The maintenance person works great. You may be annoyed by pet noises at night. Some people talk loudly in the hallway at night. These are some of the negative points of this apartment.”

“In residence only one month. The leasing agents were accommodating and helpful; however, the cleanliness of the apartment at move-in was below expectations. Several initial maintenance issues were surprising, but they are being resolved, one by one.”

“I believe everything we say is not taken seriously. It is dirty, unsafe and hard to enjoy. The park is filthy, the gates don’t work and left open, the ceiling in the garage 3rd floor still not fixed after months, and overall not safe environment. Staff does not care about the problems. Package room is horrendous and staff when packages are lost are no help!”

The gates remain closed during the evening hours with onsite security. Come see us if you have some time - we'll grab a coffee at SOSH and talk about that third lease for you. From their website “Come home to a brand-new luxury apartment” Please see a photo of the Hallway door, which looks like the entrance to a warehouse facility with paint coming off, and the door that will not close is what you are coming home to every day. The broken gates are another infuriating issue. They advertise this place as a secure community, but the reality couldn't be further from the truth. The gates have been in disrepair since AMLI City Vista, to City Vista, and now US Bayou Park for ages, and I've lost count of how many times they've been "fixed." It's a joke! Any determined intruder could waltz right in without a problem, making me question my safety every day. It’s not like it’s a single gate, MULTIPLE gates, hallway doors, pedestrian side gates either fob doesn’t work, the door doesn’t close, gates left wide open, or some just wires hanging out. But that's not all, folks. I then head over to the storage unit I pay for, and everything is GONE. The material things can be replaced, what makes me angry is I lost all my photos, yearbooks, videos, and items I’ve collected during my travels in Europe, and other backpacking trips. Dealing with management here is useless, just absolutely the worst. To top it all off, the management's response to these issues has been lackluster at best. They did update the unit numbers and did some peel-and-stick on the elevators, but continue to fail on the major problems with this place. Honestly, my complaints have fallen on deaf ears, and it's abundantly clear that they couldn't care less about the residents' concerns. It's frustrating to pay rent on time every month for a place that clearly prioritizes profit over the well-being of its tenants. In conclusion, save yourself the headache and avoid US Bayou Park Apartments at all costs. The incomplete renovations, broken gates, and dirty hallways are just the tip of the iceberg when it comes to the issues this place has. I wouldn't wish this living situation on my worst enemy. “Since the acquisition, the aggressiveness of the renovations and the lack of clear communication from management have made living here feel overwhelming and stressful. Rent was increased and we have been without amenities for a year. The broken gates and fire alarm make it feel unsafe to live here. I am sure intentions were good and unfortunately have resulted in negative impacts for residents.”

“They have done a great job with cosmetic plans for the pool & dog park. The renovation of the package room was very disappointing; numbered shelves are not enough to organize chaos- they need lockers.”

“Since AMLI sold this apartment complex to Rangewater, my experience as a renter has significantly decreased. Rangewater does not care about its residents and only cares about making money. The construction is always delayed and communication is very poor from the office staff. The fire alarms go off all of the time and we lose water on an almost monthly basis. Instead of fixing the items that matter to residents, the apartment decided to spend their time issuing new parking permits the day before Christmas and then began towing immediately during the holidays. Even after I notified them I was away and confirmed twice that this was noted and my car would not be towed, I returned to find my car towed. I reached out to the office and to rangewater and never heard back until the next day, when the apartment never even apologized for essentially stealing my car. To say my experience has been awful since the community changed hands is an understatement. I used to love this community and now my experience has turned into a nightmare.”

“There is constant construction to the units and amenities. I've been unable to use the amenities that I've been paying for for at least 6 months and my rent increased without incentive to accommodate for the lack of amenities.”

“Our experience at City Vista and Rangewater has not been a favorable one, to be very honest. City Vista's management has been a revolving door. Constant construction. Loud noises. Terrible security. Cars are constantly being vandalized (wheels being stolen and left on cinder blocks), car fires, etc? Communication from management is poor and usually if there is communication it is relayed as threatening. The hallways are a mess. Wires and broken things hanging from ceilings. Broken door and gates that do not lock. Gates are always broken. Rest assured?.we will not be renewing our lease when it's up for renewal. For the price point, we can do much, much better.”

“We were not notified when we signed the lease that the apartment complex would be undergoing major renovations. Some of the amenities that we were interested in when renting this apartment have been under construction and not able to be used. There is constant construction noise. Would not move here if you work from home.”

“I hate it here, but I'm financially trapped. I have lived here for over a year and through that time my neighbor has been blasting his music late at night constantly. No matter how many times I've complained nothing gets done. It will be 12am on a weeknight and I can hear his music coming through my bedroom wall. The management does not care. They have only ever made empty promises and have never acted. The public amenities such as the gym and mail room have either been blocked off or inoperational since April and yet they have the audacity to not only charge us full rent, but to raise it too. Do not live here. It is a trap.”

“----- who is one of the top executives for this company is was very rude to me a potential future residents. Upon asking her about all the disparities that aren’t provided on the website (no amenities currently available) she was extremely defensive and had a very ugly attitude. She is the number one reason I would never give this company my money. You can do better and you should do better. Now I’m going to one of your competitors has treated me wonderfully.”

“It is pleasant and refreshing to get a tour that gives all the information you need to make an informed decision. Both ladies were so kind. We had so many questions, but they were not rude about answering the millions. Looks like the reno will be nice as well! Grounds were clean too!”
