“I love you safe because it is convenient and staff are wonderful to work with and the grounds are well maintained I would recommend this property to anybody that's moving into this area and the grounds are well maintained so if you're really interested in moving into a comfortable place you need to look at nights landing”

“Our lease is ending this month and we have lived here for two years. From the first day, we have had problems. We set a date for move-in and soon as we arrive to get the keys, management tells us the apartment isn't ready. We took off work, hired movers, and even had friends take off work. Not cool. Fine, we can't move in. They said give them one more day and that they would waive the deposit because of the inconvenience. We move in the next day and though they said the apartment would be ready, it certainly wasn't. The dishwasher was broken, there was huge hole in the downstairs closet, and the bathtub was stripped but never redone, which means that it is sticky when you step in and every thing sticks to it. The toilets were absolutely disgusting, completely dark brown. I have tried my hardest to clean both the tub and the toilets and haven't even made a dent (can you imagine how dirty a bathtub would be if EVERYTHING stuck to it? I told them I needed a new dishwasher once every month, sometimes two or three +). They didn't even order a new one until I yelled at them... this was ONE full year AFTER we moved in. The dishwasher was replaced... I think. It still doesn't work and I gave up trying to get them to fix it. They were supposed to come look at the bathtub... we set up a time and date and no one showed up. The air conditioning unit is incredibly old. It makes horrendous noises every time it starts or shuts down. It took a few months to get used to that. There were a few leaks, though I'm sure they were caused by our neighbors. They came in to make sure mold would not grow and took out the padding under the carpet, which they never replaced until a year later when we had ANOTHER leak and they had to come in again and dry the carpet and spray the walls. Basically, these apartments are VERY old and breaking down. A lot of work needs to be done to units and appliances definitely need to be updated. Noise level is high because walls are thin, but no surprise there. That's pretty much all apartments unless you're rich. The neighborhood is typical for Spring Branch. Lots of Latino families with children, which actually is a good thing because it's a family environment. Teens are bad, but that's pretty normal. The office is great with packages. I have never lost a package. Although there are some significant changes that need to be made to the actual apartment, I enjoyed living here. They are low-key apartments that can sometimes get rowdy (parties), but nothing too crazy. The pictures they have posted that show what the apartment units look inside is probably only one unit. My unit certainly doesn't look like that. They are in the process of renovation, so perhaps they are finally updating units. The kitchen is huge, which I love. The bedrooms are good size I would say, but beware that is VERY hot upstairs if you have an old air conditioning unit in the apartment. These apartments are not bad for the price, but beware that you might not get everything fixed right away and that your apartment will probably not be ready on the day you set (I wasn't the only one this happened to). There are stray cats every where, so if you have cats or dogs, make sure they have flea medications otherwise your house will be infested with them. I think that's enough writing for today. “Laundry room is horrible. You never know which washers & dryers are going to work. Filing a complaint doesn't help & you never are reimbursed. Management is subpar. Have to ask them 5-6 times before they would get maintenance out. As far as safety, I haven't had a problem.”

“This apartments are totally ------. First of all the receptionists call Alejandra told me that they were rules regulations 1: NO DRINKING OUT SIDE WITH ONLY INSIDE YOUR PORCH. WELL GUESS WHAT EERYONE DRINK LEAVE HERE TRASH EVERYWHERE LIKE IF ITS A DUMPERS. 2: SECURY IS ALWAYS SERCULATING THE AREA. GUESS WHAT NADA, HAVENT SEEN SECURY AT ALL. WHAT I SEE IS NOTHINGBUT YOUNGSTER WANT TO BE CHOLOS GETTING HIDE ALL THE TIME OUTSISDE. 3: WHEN I MOVE IN ALENJANDRA TOLD ME MY APARTMENT WA GOING TO BE READY, GUESS, NOPE MY CARPET WAS STILL WET MY APARTMENT SMELL, THEY PAINTED WHAT THEY TOLD IT WAS CONVINIENCE AND THE ELECTRICAL WIRED IS HORRIBLE, WHEN WASHING CLOTHE ALL MY LIGHS GOES CRAZY LIKE IF I AM GOING TO GET ELECTRYFY. EVERY TIME I GO TO GET A COPY OF MY LEASE SHE KEEPS TELLING ME THAT THE MANAGER HAVENT SIGN IT. WHAT KING OF ---- IS THAT. PLUS FOR EVERYTHING I ASK HER OHH THE MANAGER IS NOT HERE AND I CAN MAKE O DECISSIONS. THE MANAGER IS NEVER THERE. I SHOULD REPORT THIS APARTMENTS TO THE CITY, ALL ELECTRYCAL WIRED OUTSIDE IS WRONG, SOMEAPARTMENTS ARE VACANTS. I SHOULD OF DONE MORE MY RESEARCH. IF I KEEP GOING I WILL NEVER END. MANAGEMENT HORRIBLE!!!!:(”

“I hate these apartments. I have been living here over 1 years and its terrible. The whole leasing staff sucks!! They do not fix nothing & when they do it looks like ----!! I cant wait to move out this dumb. The manager is a fat lazy ----- thats very rude.”

“Are you kidding, This new owner/company should review the customer service from the manager, even if she said she has X number years of experience, she won't do the job right. Question: A good manager upgrade his apartment before move into the property? We would say yes, small renovations are ok, but spend almost the 35% of the renovation budget in one only apartment? That is not ok, beside the area is growing fast but lets face it this way.. a nice entrance and new carpet don't make you a luxury apartment. From a very disappointed customer who has been dealing with the "manager staff" for almost 2 years. More than welcome to show you my apartment but we will check your staff apartments too.”

“Have been living in this apartment since Aug. 2011 and enjoy my life here. There are plenty of parking places here and people are friendly. It is close to school and shopping center. Easy to get access to highways. Living here just make my life easy. Would recommend it to my friends.”

“The apartments are cool and convient to the school but the noise between walls is unbelievable my neighbors are not all that loud but when I tell u I can hear their tv and something as simple as a tap on the wall it's crazy. Not a day has gone by that I have not been annoyed with noise.”

“Knights Landing is managed by Global Paragon Texas who is also the owner. Since I moved in I have had raw sewer back up into my unit. A few months back a lady was murdered by he boyfriend here and just 2 weeks ago there was a machete fight on sight. The property was 50% occupied when I moved in and it is now 30%. They let anyone move in and 90% of the people living here are illegal immigrants that steal A/Cs and pawn them. One of my neighbors A/C was stolen the day after she moved in and management didn't replace it for 3 days! There are known drug dealers living on site and the management does nothing about it. Homeless people live in there vacant units which are left wide open. Drive the property if you don't believe me. The entire back part of the property is pitch black and I even caught a Officer on-duty sleeping in his car.Even after all these complaints the manager would not let me out of my lease. If you value your well being don't live here.”

“i hate this apparments i reaaly do. the manegement is not nice people they think they are above every one here the maintance sucks i mean its the worst maintance people here. they have no idea on what they are doing.. you pay ur rent on time and 2 days later their is a notice on your door saying you owe rent!!! they are crazy!! I DO NOT RECOMEND THESE APPARMETS ALL.. AND PEOPLE BRAKE IN TO YOUR APPARMENT YOUR CAR!! YOU SEE PEOPLE OUT SIDE SMOKING WEED AND DRINKING ITS JUST HORRIBLE.....”

“Knights Landing Apartments located @ 1701 Upland Dr.Houston, TX 77043 is offering a $97 move in special. I was promised a move in date of 12/28/2010. On 12/28/10, the unit was not ready. Then, I was told the unit was going to be ready on January 15, 2011, and when I went to pick up the keys I was told the unit was not ready. To accommodate my family so we would not be displaced, I was told I would be given the Model Unit free of charge, no need to sign a lease because my unit is not ready, and once I move into my actual unit I would still receive the special as advertised. It was their error which would have left my family displaced so I was given the unit as an accommodation. The next anticipated move-in date was February 19, 2011. I received a call from the leasing consultant on February 15. I assumed the call was to advise me the unit was ready, but the call was to advise me I was late on February s rent, and if I did not pay today I must turn in the keys. In speaking with 2 other residents, they had the same issues, and complications with the maintenance of the units themselves. The property has backed up sewer lines, my HEAT did not work during freezing temps, another family s child was sick from inhaling mold, and the list goes on. I contacted the Regional Manager, and the resolution they came up with was to sign a lease for the non-maintained Model unit, and not receive the first month free as offered and stated on the copy of the un-signed lease .or they will place a notice on the door to vacate the unit within 3 days. They have no idea when the unit will be ready. These are unfair business practices which leave you homeless, and I would highly recommend no one rent from this property.”

“I went by to view these townhomes and I was very pleased with the renovation that is being done including new kitchen appliances, new carpet, new fixtures, and new stylish paint on the walls that is being done right under this the new management. The rooms are spacious and the units are affordable. I'm planning on leasing with this property in November.”

“These apartments are undergoing new improvements.BUT ONLY TO THE OUSIDE OF THE APARTMENTS.I've been having a/c issues for a year. The manager pretends that she's concerned but yet doesn't send anyone out. Once the maintenance is in your apartment, the job is half-assed!!! I'm taking care of my grandmother, if something happens to her because of the heat in this apartment, I want EVERYONE to know that i will sue Knights Landing Townhomes for being neglegent!!!”

“It is 90 degrees outside and 95 degrees inside. I asked for my ac to be fixed a week ago. Nothing. I stayed in my sweltering apartment calling the office all day long as I was promised someone would fix it. This is not the first time. If you don't want a heat stroke in your apartment then rent elsewhere.”

“I moved in on 2/08 and the apts. were not in good condition. New owners and new management took over late 2009 and began an immediate overhaul. The grounds are well kept and the lighting they added plus security walking the grounds and the new gates make it extremely safe.They have a maintenance crew that is timely and repairs are excellent.The manager and her staff are cordial,extremely qualified,helpful and handles problems in a prompt and timely manner.I highly recommend this community.”

“Since new ownership has taken place, Knight's Landing has started receiving some nice updates. The staff is friendly, the location is central to the highway, shopping and the hospitals. Dollar for dollar for the price of the units, you are getting a nice place to live. I would definitely recommend to a friend or family member.”

“I am a tenant at Knights Landing I live in a large 2 bedroom apartment which is very spacious. I would recommend everyone to stop by. The New Management has been doing a great job with the place and the office is very outgoing. I am proud to say I live here.”

“I am a new tenant to this complex and it has been nothing but negativity from the beginning. Urgent maintenace requests go ignored for days. Management acts as if they do not care when you voice your opinion on certain issues going on in your area. I have only been here for a short while and its sad to say that this is not a place I would recommend to anyone. This complex needs a plethora of work done before leasing out anymore apts because once you sign that lease management doesn't respond accordingly to your requests.”
