“there was rats when we came here they didn’t even check if there was or not so stupid wtf. The vent is facing the door and not the living room Imagine how hot is it here they don’t even work they don’t even check it wtf. Cockroaches coming from the vents. So disgusting tbh. Don’t move here unless u want rats????”

“Honestly I've been with a roommate at these apartments for about 6 to 7 months now and within these months I've had my car broken into and nothing was done about it, a ceiling fan fell on my husbands leg back in March it is now July and nothing has been done about the situation the fan wasn't even replaced. They have constant leaks here that the management cannot handle and or seem to fix them. Not to mention management (both ladies at the office) are so rude and unhelpful with ANY situation. They also have an apartment a ways down the street called The Lodge, my friend lives there and also has a hard time dealing with the management and break ins with her vehicle and once her actual apartment. I wouldn't recommend living at The lodge or Waterfall apartments one of the biggest mistakes you can make for a year lease or even 6 months. Truly garbage from the old apartments themselves to the management. I forgot to mention how the manager lady stormed into my restroom (yes I pay rent yes it's my restroom) and knocked over a couple of my shampoo bottles desperately looking for a leak that was probably coming from the dish washer (according to maintenance). How rude! Not to mention I am pregnant and she seemed to be rushing me in such a desperate way. Maybe if the right funds were put into fixing the apartments it wouldn't be such an issue, now would it?”

“The manager is rude and conniving she goes in ur apartment kicks people out even during the pandemic she steals your TV in apartment shows up banging on your door for no reason other than being a heartless individual kicking people whom are your guests not exceeding 7 days , out on streets and has cop with her who tells guests if they are there again they will be arrested for no reason except supposedly trespassing when they weren't. No one even made a complaint to office she just decided people can't have guests at there apartment which is totally illegal”

“STAY CLEAR OF THIS PLACE!!! UNCLEAN UNSANITARY BED BUGS 1.. BED BUGS.... WHICH COMES OUT OF THE VENTS. I Purchase a brand new mattresses and the bed bug are all over it... The office manager said to get a mattress protector 2. ROACHES They come out of the vents too... I dont eat in my bedroom but i have roaches in my closet... ugh 3. They dont fix nothing You have 2 call several times for them to fix a broken fromt door and leaking floor, broken shower 4. water bill.... The water bill is $100 a month they claim its the entire building bill divided by each apartment really.... most water bills are 30 dallar a month.. they are making up for everyone moving out of these unclean, big Apartments.... Trust me stay away.... nasty living condition!!!”

“This is the worst place on the planet to live they are racist bigots who will tow your car if you ask questions. The supervisor Tammy is an idiot and the staff is a bunch of incompetent idiots..run from this place and never look back. Anyone who wrote anything positive it was probably Tammy or Michele the idiots who run it..negative stars”

“Waterfall Park is a great find for the area with reasonable rent and wonderful access to bus lines this property has been ideal for my family and I. Management does a great job at keeping up service request and making sure their property is the better choice in this area. My experience here has been pleasant I have already referred 2 of my friends both lease here as well; my family and I will continue for years to come”

“I have lived here for over a year and will keep signing leases! I love my apartment, I have great neighbors. My rent is a great price and I save a lot of money being so close to everything I need! I would refer anyone I know to live here! I love that I can have my cute cuddly small dog live with me without hiding it! They worked with me and let me pay out my pet deposit.”

“Worst place to live in. People constantly moving in and out after living there a few months. The manager and staff are rude and maintenance does not do any up keeping. One of my neighbors had paid their rent was told that the was not paid, locked out and the manager had to break a window to let her and her daughter in because she didn't have a key. We even had an apartment fire that was started by one of the employees. Thanks to some friendly people driving home from the club we were notified of the fire. The family who's apartment caught on fire stated they never heard their smoke alarm go off. The apartments are full of roaches and other insects. My ceiling had a a leak from the vacant upstairs apartment and had a big hole above my dress left by maintenance. Oh and don't call the manager on the weekend and your restroom is flooded she'll tell you not call her its her off day. Not to mention the shooting and car vandalism due to the gate always being open. Anyone can get in no gate code needed. And when your appliance break down or need to be replaced the get old ones form the apartment they use as storage or old ones from their sister complex down the street The Lodge.”

“I lived in these apartment for 3 year it is by far the worst place I've lived in. People move in and out of the apartments frequently. They don't fix any thing and the management is rude and the trash upkeep is the worst. I've never seen, I recorded the trash man push what trash was overflowed form the dumpster out of the way and leave multiple times because the trash was so bad. I see why when there are only 2 dumpsters in the entire complex. Not only that but I has my car broken in to and a few neighbors have been shot. No security or cameras and the gate hardly ever closed. A neighbor who was an older lady paid her rent and was locked out her apartment and was told until she paid what was owed she was not going to be able to get in her apartment. The neighbor had to track her rent payment down through money gram and saw that the money order was cashed. The manager Michelle had to break her window to get her in the apartment because she didn't have a key. One of the rooms in the apartment had a leak from the upstairs apartment because they had been vacant for so long when it would rain the water would leak down stairs. The maintenance guy came and put a big hole in the ceiling and left it. When we called the manager Michelle she had an attitude like it was not her job. When we moved in the change the carpet but not what was under it because it smelled like dog. The apartment next door was used as a storage for old appliance and trash so we would have a lot of gnats. And the roaches and I think I've seen the exterminator twice. Oh and don't call the emergency line on the weekend when the restroom or over flowing with water because the Michelle will tell you its my day off I'm not taking any calls you will have to wait until Monday and not answer the phone and not fix anything. Don't even complain to the corporate office they wont do anything either. Not to mention they accept small dog but the manager Michelle's boyfriend's family lived there and their pit almost ate my puppy.”

“Horrible apt. For anybody stuck in a lease this is the number to report staff and management 281 463 7812 Have proof of complaints written and sign after 3 notices and they don't fix it . On contract it says you can terminate lease . Racist people. And I also had weed buds all over from the maintanance people... Let them evict you they have to pay for court and every time if you fight it.. Be ready and good luck!! Also no your contracts .. And it makes you leave stars”

“Worst place to live in. They dont fix any thing all they want is the rent money and thats it. The staff is rude and have no manners, the apartments are full of roaches and they dont sent out the exterminator. My roof is about to fall from a leak and they have not done amything, you go complaint and if you raise your voice a little they call police on you.i regret ever moving in dont recommend this apartments to anybody.”

“Great news!! I finally got my mail key on Monday, however......... still waiting on maintenance to verify the leak in the sink, the electrical short in the kitchen and for the sink to be replaced. This marks week 2 since moving in. So far the experience has not been horrible, mostly because issues are not urgent, but definately having issues with maintenance and some Romanian neighbors that are a little too loud. On a positive note, local cops patrol the area from time to time but do so only during the day instead of after 9pm.”

“I personally love living here nice area office staff members are always smiling always greeting me as soon as I step into the office.the outside maintenance is always nice and friendly always keeping grounds clean every morning.i believe if we all used the dumpster properly they would have more time to repair maintenance issues.”

“These apartments are horrible the maintenance sucks and don't get me started on the manager Michelle if she would spend less rime playing with the maintenance guys she would probally get something done I put my deposit and rent down Aug 1 to move in by Oct 1 2013 well all that Time and the apartment was never ready. I called and spoke to Michelle multiple times during the month and I was being told the apartment was being painted carpet was changed but when I came to sign my lease and also to pick up my keys. I came to a gruesome surprise that my apartment hadn't even been cleaned out from the previous tenants. I literally had to force one of the office personnel to walk the property and find me a three bedroom that was ready that day also they could not find my application are any of my information so I refused to pay once again for their mistakes these people are so unorganized and I so much they told me that rent has to be paid by the first they have no three day grace. Come to find out my lease says I have to the third. Do not move here they are pack of liars I have lived here one month and have witnessed 3 trash can fire.”

“Did they pay you to write a positive review? Whoever you are I must say your full of - - - - . I stayed in this apartment for 4years right from when it was known as water stone. I paid a deposite of $400 but when I moved out last year they only gave me $88 and I left my apartment clean, I moved all my things out I even vacuumed when I moved out. My A/C broke down during the summer of last year and they didn't fix it, imagine sleeping at night in Houston's hot summer without no air. The bed bugs were too much I thought it was from me, I ended up disposing my bed and furnitures because I didn't want to bring them into my new place. The management and staff and all very rude and, one of the new staff couldn't speak fluent English and she was always paranoid because of that. They put you on hold for a long time only to finally hang up on you. The roaches are also tenants, they are all over the place even in your grocerys. And they are biased towards black tenants, my neighbors were Colombians and - - - - - - - - , they partied every weekend and play loud music, they get drunk and sit on your stirs, I've seen some many vomits on my stir ways. I had to go out to walk my wife up stairs because these Mexican guys were always harrassing her each time they get drunk. pls if you are reading this don't fall for any positive review you see on here because the management are the ones behind it, anyone who lives or lived at waterfall park knows its a - - - - hole and it might as well be called Mexican park!!! “THE PLACE IS THE WORST PLACE I HAVE EVER LIVED BEDBUGS ARE IN EVERY APARTMENT THE PEOPLE IN EACH BUILDING HAS THEM AND -------- IN THE OFFICE REFUSES TO SPRAY TO GET RAID OF THEM!!! “***HEARTLESS MANAGERS SND OWNERS****I was in a apartment fire and I lost everything due to a fire started by one of the employees of waterfalls park which is the name of the apartments. I called the manager -------- I asked her if it was a way that I could get my rent back due to they were letting me out of my lease due to it being completely destroyed by the fire. They said that they are not going to give me anything not even my deposit. I called and spoke to ----- in the corporate office in tears begging her to understand I have nothing and all I was asking for was the reminder of the months rent. Keeping in mind my smoke alarm never went off and it was an employee of theirs that started the fire. I'm a single mother of three that now have no home for me and my kids. I asked if I can speak with the owner and ----- told me the owner doesn't speak to residents and refused to give me any further help. ----- at the corporate office hung up in my face and refused to listen to anything else I had to say.”

“Horrible words can't describe how bad this apartments are. They never fix anything. I was told in Nov. 2011 they would paint my apt. due to a lick in the upstairs apt. till this day they have not painted the apt. Nobody should move here its too much money for a horrible apt. Your better off living it the street than in this apartments.”

“BEWARE - I lived in these apartments for close to 15 years. The last 3 years they stopped fixing things. I always paid my rent early, never gave them any problems, and gave them over a 3 week notice that I was moving out. I left the apartment clean and there was no damage. It has been three months and they have not returned my security deposit!!!!”

“hmmm....if you are a day late paying your rent, the JAWS of this management company named JAW Equity will grab a hold of you like a bull dog fighting to its death. The management have been trained to 'put their own liens on your property'...'without a court order'... they have been trained to manage properties in other countries without a judicial system. JAW Equity trains their leasing agents abroad so they have no clue what the Texas Property Code is, or any Property Code for that matter. I had a discussion with a leasing agent about 5 months ago trying to ask her if she knew the difference between stealing property and liening it. She said 'que??' NOW HIRING! Undocumented workers welcome! A true Equal Opportunity Employer. No experience Necessary! No Writing or Speaking Required! Must be able to lock doors!”

“These are the worse and rudest group of people ive came across,the only one the treat special is thier own ive seen it with my own eyes. Ive been staying these apt since 2010 and they gotten worse since i moved in. They can never keep agents or great managers in the office. Ive been trying to get out my lease for awhile now because of mold on my wall thats been there for three months and cant get no work done from the maintance or silly office folks. They need to close the apts down rebuild and get a office of new agents and managers.”
