“I have enjoyed living here four years. The maintenance takes care of my issues in a quickly manner. They are always seen in the mornings picking up the trash. The office staff is always happy to help me with any questions or problems I have had. Even during the pandemic they have had safe social distancing activities that we can attend. There are countless maintenance technicians, and yet not one person can figure out why my AC does not turn off if it does cool to a livable temperature, especially with two small children at that. There is Sub par pest control which does not fix the problem, so I had to purchase my own and do it myself. I have had two major leaks in my ceiling. One of which was merely taped over and repainted and still is not flush with the sheetrock. The other leak resulted in water pouring through an electrical fixture in the middle of the night which after two days has not been fixed. There was sheetrock debris and filth left in my bathtub, floor, rug, shower curtain, etc and I have a dirty piece of cardboard which looks like it came from the dumpster screwed to my bathroom ceiling with wood screws, a live wire hanging down, no lighting for my bathroom. The office accepted and lost a very important package and yet takes no responsibility although I stood and watched as the office girl showed a great deal of urgency in ensuring that she watched two other residents sign out packages and verified that they took the right one. The manager Stephanie Gutierrez is a joke and should have no position involving the ability to ensure quality of life and living conditions or hospitality in any regards. I was told by her that if I do not like it here to find somewhere else to live. Rather than resolve problems, compensate me for the errors, or even apologize, she would rather lose a lease contract, increase the turnover rate of the apartments, and fail to rifht one of the many wrongs of this community. They are not concerned with the satisfaction or well-being of the residents whatsoever. The water is regularly turned off with no warning, so if you don't work a regular 9-5 job, be prepared to go days in a row with no running water. I have been unable to bathe my children, cook dinner, wash dishes, do laundry, etc on multiple occasions and the office did not send out notification that water was turned off on the majority of these days. The rent is more than it should be for these improperly maintained and outdated units.”

I would step on the bees in the middle of the night and my dogs were severely stung by the bees. I called over 27 times for bees. Finally after 2 years they came to remove the bee hive (honey combs). over 20 lobs of honey comb was removed. I asked for compensation for vet bills, bee stings or to move us to another apartment. They told me, NO! but we will not re-lease to you and you can move. Yep I was given 30 days to move and then they tried to charge me for damages for charge, like the spill trays in the oven. and light bulbs. The management speaks very little English, they have stabbings and killings all the time in the apartments and the place is a joke.”

Wendy is the only person there that has actually got something done and done right for me. She should probably be in the management position. The rest are just people pretending to work just to get a check. The Office says it open at 9 (opens at 9:45). Water is only about $40 not bad, we just never have water. Sometimes they don't even tell you it's going to be off you have to call and complain first. When you call for emergency assistance in the middle of the night it takes 2 hours for you to even get a call back. Then they send some fake security guard out 3 hrs later after everything has already happened. The whole apartment isn't even gated. Anyone can get through instead of paying for that so called staff they should invest in better security. Not a good place for kids. I don't recommend this place for a wild animal let a family. 2 weeks after moving someone got killed that moment I regreted moving there. There's so much I can say about this place I should write a book. I'm not the type to complain on the time and I give credit where credit is due but these apartments have been nothing with pure hell from me fight with roaches, not having water, car being damaged, being harassed , rude staff (with the exception of Mrs.Wendy) and poor poor management. Residents there could only feel my pain. Please think twice before making your decision. They just want your money. DONT make the mistake I did. P.s the only reason they are getting one star is because there isn't a zero.”

I had roaches on the day I did my walkthrough after signing the lease. 12 months later, I still have them. I keep the place clean. Orkin has been useless. They claim I never turned in my notice to move, though I did put it in the same drop box with the rent check. They got the rent check, but not the notice. It is not a place worth moving into. Parking is a nightmare, not even to mention all the vandalism and thefts that occurred in my 12 months there. I recommend staying away.”

Most of the apartments are infested with little tiny Roaches. My neighbors are constantly smoking weed. My car has been hit twice in the same spot, right by the office and they don't have security cameras up so we could even see who did it or how it happened. The parking here is horrible, there is not a night that goes by that I do not have to walk a mile to get to my apartment. They say they have security guards onsite but they have a break in every month or car vandalism's. The one officer I have seen harassed me when I was moving my car after I brought in a suitcase and put away my things at 11:30 at night. People have also been shot at in these apartments. I would not recommend moving here. They are mean and honestly that apartment isn't even worth $1,025 for 900 sq ft and it was built in the 90s.”

I read some of the other posts and you people are crazy. Things happen, its called life! Crime does not just happen at Park Falls. I lived at other properties and crime happens there as well. The other day I met one of the officers we have on property and she was very nice. Makes me feel safe to know that we have officers living here to help with any crime issues. As far as roaches, I request for pest control to come so that it does not become an issue. The office staff is very nice and always helpful. My apartment has become my home and I am happy to call Park Falls my home!”

These apts are older but have been recently upgraded outside, new siding, paint, gutters etc. living in an apt is like buying a used car, there is some wear and tear but a little oil and a wash job can fix things. Home is what you make it. I have never had a roach problem, didn't bring any and don't want any. A little Home Defense spray works wonders. I spray outside my door and I also put foam caulking under my sinks for added protection. I take my trash out every night and keep my dishes washed etc. Roaches like dirty people. As for parking, this is a problem with every apt in Houston. You may park on the garage roof for free and it is never full. Someone complained about robbery, really people, at least we don't live on dowling street near downtown. It was the worst street on abc ch13 news for robbery. Be sensible, be smart, lock your doors and know your neighbors. Just don't whine about things that happen in every town. For the money, Park Falls is just fine.”

Well that was absolutely a lie. Parking is horrible. I work evenings and trying to find a parking space at night is almost impossible. I generally have to park in the very back of the complex and walk to my building. There is no security, which means your safety is in your hands. The office staff was nice when renting the apartment, however their whole attitude changed once the lease was signed. They do not care about their tenants or their safety. The noise level in my building is low, however I have someone above me and on the side of me who consistently smoke weed. It can sometimes be disturbing. Just know everything you are told prior to signing a lease isn't what it's made out to be.”
— 19321 PARK ROW · HOUSTON“this place sucks DO NOT MOVE HERE I AM TELLING YOU SERIOUSLY Not worth had many upon many breakins car, theft, broken windows parking is the worst i have never in my like heard of paying for parking in a place you pay rent to live and its only a handful of non-reserved parking the cost to park your car is 25.00 per month and pretty much all of the parking spaces are reserved...neighbors are liars so beware and tread lightly before you have an eveiction notice on your door for being too loud...even when you are not home some how someone will call and complain and they will believe them and have an eveiction notice waiting on your door to leave within 24 hours (trust me this has happened to me and I work all day and come home to sleep at night) you will also be falsely accused of doing things that you werent even aware of...all the appliances in these units are from 1991 or older and things break constantly, AC units breaksdown about every month...had my car and 2 other neighbors cars sitting on bricks and security was suppose to be around patrolling the area i don't know how in one night 3 cars 12 factory tires were taken and the culprit had time to put each vehicle on cement bricks and all management could do is tell you they are sorry about what happened...i am so happy i am leaving this raggady ratchet place this is beneath me and only 2 ppl in the office i like but the manger Elizabeth..yes i am calling you out Elizabeth can do a few things for me but i will not display those words here....anyways hope you spend your money else where cause this aint it ...02/28/2013 hurry up and get here quickly”

I have lived here for over a year and have lived from one end of the complex to the front. I have seen very little to no trouble here. We had to give our dog away because the only way to keep even though he was over thirty lbs is if he was a dog that helped people with disabilities. They are very strict about money coming in but tight fisted on money going out. I always paid my rent on time so never had problems with that. When it comes to management the manager needs to learn how to relate to tenants in a courteous and caring manner. She makes no qualms about letting you know she could care less about your inconvenience as long as they get their rent on time. Would only consider this complex if staff was changed to a more tenant concerned group.You get what you pay for and here you pay to be treated like crap.”

Basically you get what you pay for. Our apartment was dirty when we moved in, roaches, the stove and dishwasher did not work and even one of the locks on the door did not work. Our car was towed from the parking lot the first night we moved in so now the safest place to park is the street, where they can't tow it away and make you pay over $200 to get it back. There are always problems with the water, none or no hot water. And when your AC goes out in 90 degree whether you are just expected to deal with it until they can get it fixed, they don't care that you have a baby. The neighbors are horrible, stomping around all day and night and playing loud music/tv. And even when I contact the owners of the apartment complex all they did was give me the same BS that the managers do. We have only be there 5 months and can't what to get out of this hell hole!!! Everything in the apartment is poorly done and it's so obvious. HATE HATE HATE THESE APARTMENTS!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!”
