These apartments are bed-bug infested. So many people threw away beds, sofas, and furniture when they were moving...so did I. I started new with everything except my clothes. The dumpster stays over flowing. They mention that they are a "family" community, but your kids cannot play outside or ride bikes. The maintenance lady ------------- is a -----. She hates her job why don't she just QUIT! Who knows?? You get charged for the smallest crack in the blinds. There's a note on your door EVERYDAY for the smallest things (a toy on the patio) VIOLATION! Don't forget the car burglary and robbery.”

The women who work the office (i'm using the word women loosely when im describing) are the most rude and unprofessional people I have ever encountered in my life. The crime rate is getting out of control and the apartment is way over priced 800 dollars is what my rent would go up to if I was to renew my lease. For a 673 sq ft apartment get the hell out of here. All I can say is let this place be your last resort and I do mean LAST. 56 days left”

— 7150 SMILING WOOD LN · HOUSTON“I have been here for nearly a year, and feel the apartment has a mix of good and bad factors: + Manager as of Jan 2014 is not nice or easy to deal with, other staff are very friendly + You are "allowed" to rent a washer and dryer, but the closet door size and a shelf in the closet make it practically impossible to buy your own unit instead. Therefore you're effectively forced to rent it. + Exercise facility is OK, but doesn't have a treadmill, just a squeaky elliptical. Seems silly. + Hardly any crime in the complex, but several cars parked on the street have been broken into; my bicycle was stolen off the back porch -- I attribute this to the fact that I face the main street. + Friendly neighbors, lots of smiles, very quite. + Maintenance staff responsive, fast and very capable. Example: we got a new washer put in when we had a washer problem. Example of worse maintenance: when they replaced our faulty refrigerator gasket, the replacement had been in storage (apparently not temperature controlled) and that's not good for rubber. So the fridge is still not ideally sealed, but any requests for another seal would yield the same result. + Flowers upkept well, and generally not trashy; but when the dumpster is overfull, people just stack up trash around it, which shows they should probably schedule more frequent pick ups. + Close to several super markets, dollar store, and all the fun on 1960. Good location in that sense.”

The apartment complex might seem nice and quite overall, but don't let the nice landscape and the appearance of the apatments fool you. Some of the neighbors are soooo loud, loud kids, loud music.... day and night! I reported this to the management few times, but they really didn't care. These apartments are more than 25 years old, which is normal in houston, but make sure you are ready to share your space with bugs and roaches. Don't forget about mold. Oh, by the way, if you live on the second floor, make sure you are ready to get used to the noise of rats or mice or ... (??)crawling on the roof all night. MANAGEMENT: OMG... I don't know where to start. They are very rude and not helpful at all. When you have a service request or anything like that they treat you like you owe them something, or like you hae broken the things in your apartment purposely. Even though, the maintanance problems are taken care of pretty quick, but it is just the way they treat you. Like they are doing you a favor for answering you or talking to you. The only time you see them smile is when you are paying them the rent!!!!!! Wait until your move out day. Don't count on your deposit, and be ready to receive a big bill for the most stupid things ever. They are the worst management staff I have ever seen. SAFETY: OK!!! I have heard a lot of incidents of breaking in neighbors' cars. I also know this girl used to live there who got robbed a few months ago. I remember how scared she was that night and there after. Poor girl, she moved out a short time after that incident. Even though, nothing happened to me, but this doesn't mean that it is a safe place. I am sooooo glad I finally moved out, should have done it long time ago. but to be honest their prices are very cheap, and thats why I stayed there for so long. IT WAS A NIGHTMARE :(”

Management is great , they always greett with a smile, and are always ready to answer any questions or assist in any way possible to them . Being employed in the graveyard shift, being able to sleep the days is very important .. I Never had a problem here!. The complex is exactly the same 24/7 day or night,quiet, I dont regret ever renting here, this has been the best experience Ihave had since I began renting.”

— 7150 SMILING WOOD LN · HOUSTON“I currently live here with my husband and daughter and we love it! we lived at park at willowbrook before and it was a nightmare. here the maintenance guys are friendly not to mention get the work done the first time. as soon as i call for a problem it is fixed. the pools is always clean and there is a sheriff that lives there and patrols from time to time. the main gate is always closed and trust me it can be difficult to get in unless u know somebody there (have forgotten my card at times and have gotten stuck waiting for somebody that lives there) mainly families live there so its a good community. the office staff is great and very nice unlike their neighbors. i do agree on the gym though..it kinda sux but who has time to go the the gym anyways. i would really recommend these apartments.”

I liked the security, the courtyard, the people who used to live there, the management and maintenance team.<br><br>I just didn't like the gym, it was poor.<br><br>But everything else was fine. When I lived there the Manager was Jeannette (I don't know if she's still there). She was polite and efficient. If you complained about anything she immediately took care of it. The maintenance guys were fast and nice.<br><br>I moved from there because we bought a house, but I was happy there. I recommend this place.”
