“I signed a six-month lease and was happy to find a place that was all-bills-paid. I'd read the reviews about the complex having rodents, so I specifically asked the leasing agent whether they were a problem in the building I was moving into. She said no. A month later, I saw a small rat run behind the bathroom door, then behind the curtains in the bedroom. Maintenance was great about plugging up some holes where it/they might have come from and put out a couple of traps. I put out some poison and glue traps and slept with the lights on for the next five months. Never saw another one until the day I was moving out, when I noticed one in a glue trap. The apartment next door, and the one next door to that one also had rats. I had a couple of other maintenance issues during my lease, and the response was fast and thorough. Security personnel were very friendly and respectful, and they walk around the property as well as work at the gate. The gentleman in the Business Office, where rent is paid, is also friendly, and he knows the fascinating history of the property. The neighbors pretty much kept to themselves but were very nice to everyone. Getting to the mailboxes isn't easy, because there are only two entrances/exits for the side I lived on. There are other gates, but they're permanently closed and topped with razor wire. Grocery stores and other shopping, as well as schools, are in the immediate vicinity. The parking lots need to be completely redone. You could lose a small child in some of the potholes. All in all, if it hadn't been for the rats, I probably would have signed another lease.”

It's close to the galleria, not far from bars, restaurants, etc. Basically 20 minutes tops from everything. As far as the negatives...The maintenance is HORRIBLE. You have to call and complain several times and then it still may take a week for them to fix something. I had to threaten to report them to get them to fix my heat in the middle of the winter. And then the manager was rude about it. Also, I am pretty clean. I don't leave food around I keep my dishes washed, kitchen and bathroom etc. clean trash taken out, still can't get rid of the bugs. There is a slight roach problem. Not only the large ones, bu the tiny ones that are hard to get rid of. They "spray" but it never helps. As far as noise, I can hear every thing that happens. I am right next to the mailboxes, so even when two people are having a normal, quiet conversation, I can hear everything. It's generally quiet, but I did not like how easily I could hear the outside world, I am also always concerned that everyone outside can hear everything going on in my apartment. The laundry facilities aren't good. The dryers work when they want, it's very hit or miss. If you sign a lease for a 1 bedroom without the washer and dryer and at the end of your lease decide you want to upgrade within the same floor plan and just add a washer and dryer, they won't let you. You can't upgrade to a bigger apartment within the same floor plan, you'll have to get a 2 bedroom if you don't want to stay in the floor plan you are in-- stupid. Overall, I would only recommend these apartments for someone who is okay with much older facilities, okay with a slight bug problem, doesn't mind the noise, and is okay with the area. You honestly can't beat these prices for this area, which is the biggest pro. But, you get what you pay for. I, personally, will be moving out to bigger and better things. This was my first apartment, and I am now willing to pay a little more for higher quality. Cannot wait!”

The staff is great, maintenance is timely, there are 24 hour gate guards and staff the patrol the complex regularly, everyone in the leasing and business office is very helpful. To give a little perspective, I live in a one bedroom unit without the washer/dryer. Pros: It is spacious, I'm constantly surprised by how much room I have: - There are two closets in the bedroom. One is huge, it would make a small but decent bedroom for a toddler, the other is a good size with built in shelves. Both are walk-in closets. The Bed room itself is a good size. I have a queen-sized bed and enough room for a night stand on either side and dresser at the end of the room. There is a small windows that looks out over the parking lot and lets in plenty of natural light. - The bathroom is the perfect size (water pressure is great, though controlling the water temp. does take a little back and forth fiddling). - The Kitchen is small and only has counter space on one side. The other is stove - fridge - pantry. The pantry is a decent size for someone living on their own or with one other person. Be careful though, they are deep and go off to the side a little, so it is easy to forget something is in there because you can't see it. There are cabinets above the fridge and stove, and over/under the sink and counter. - I am constantly surprised at how large my dining room is. It could fit 6 people easily and not really encroach into the living room. - The living room is a good size. It has a brick accent wall and another wall is a large picture window (facing into a beautiful courtyard/pool). It is large enough to accommodate and normal size couch, coffee table, oversized chair, and a small-medium entertainment center. There is great pest control. I have been here for three months and have only seen two small house roaches, and one small wood roach (all killed on sight). For old apartments in Texas, that's pretty impressive in my book. It's quiet. I wouldn't know have known that I had neighbors on one side if I hadn't met them, and I can vaguely hear the TV at night on the other, but never well enough to make out what is being said. The foot traffic outside is also minimal and quite. Cons: The walls are white, and you can't paint. There is limited counter space in the kitchen. There is no trim around the doors or windows. No ceiling fans. Parking will get filled up after about 10 in the evening”

The manager is possibly the rudest person you are likely to encounter, the maintenance department cannot be depended on, and the apartment management admit they will enter your apartment without the required notice being given. The pros: I actually liked that they are strict with tenants noise, walking pets on leashes and respecting the look of the property. Love the tight security and the overall look of the units ( at least the ones I saw ) and the price seems fair. The cons: When I walked in I was hearing legal proceedings against a tenant ( right or wrong, not something a possible customer wants to hear ), overall management not friendly, rushing the customer that is looking at the unit then giving attitude if they would like to see another unit and not friendly in answering questions, even if business is great not a good way to treat a customer. I would not rent here even with the positives, and cannot recomend”

— 5815 Gulfton St · Houston“I've lived here twice over the last 7 years. Moved away to be closer to a job, moved back because of the all-bills-paid feature. NOT WORTH IT. Since being back, I've had nothing but problems. There was a roach infestation that prompted a letter to be sent out - they were going to come into my apartment to do pest control and required I remove everything from my kitchen and pantry. After doing so, and removing my pet, no one came. When I called to ask about it, the woman on the phone argued with me. She said no one sent that letter (the letter with the Lantern Village header and phone numbers on it). She said she could send someone out 'to check' for bugs. Needless to say I was furious. A next door neighbor would frequently leave a radio on at an excessive noise level. I could hear each song very clearly in my bathroom. This went on for weeks. The security here is a joke - they would literally stand outside this residents door and listen for excessive noise. Because they couldn't hear his radio outside his door, they said there was nothing they could do. Apparently you have to be able to hear the noise as you stand outside, no matter how loud the radio was to me in my bathroom and bed room. I got a threatening letter telling me to remove my plant (I left an Orchid in a pot outside my door) or they would remove it and trash it. In late February 2017 I experienced water leaking in my walk in closet. There was an active drip with lots of water pooled in the ceiling. I was told it was the AC pan overflowing on the roof. Maintenance apparently fixed it. However when they "fixed" the ceiling, they merely painted Kilz over the water spots! Days later, it was like someone turned on a faucet in my ceiling! I threw a fit and it resulted in getting the sheet rock cut down and replaced. There was black mildewed/molded sheet rock that came down from my ceiling as they cut. 2 months later, I arrive home from a trip and notice a leak in my bedroom. It turned out to be my upstairs neighbors - they had a backed up washing machine that they failed to report for 2 days. It dripped on my tv and my dresser. This was another sheet rock removal and replacement. Rosie, the property manager, is completely uncaring and rude. I get the feeling I'm bothering her each time I report these leaking issues. It's a pretty big bother to me - having to remove a cat each time they need to do sheet rock removal and replacement. Having to move all my things away from the work area. Having to miss work to be at home to monitor maintenance to ensure they don't just patch up the problem. Now! Last night and this morning when it rained, I hear a dripping sound in my closet! I can't see water, but I hear it! There's a vent above my closet door that I can see into, and again I don't see water, but I can hear it. There is no way I will be renewing a lease here. I hate to think of the moving costs, but I cannot stand to live in this hole any longer.”
“Now I wrote a review 3 months after moving in and gave them a 5 star rating. But now I've been here a little over 6 months and can really be more clear. Pros: -The rent is very affordable, it feels good being able to pay everything with one check. -The area is nice, it's next to EVERYTHING.. Bellaire is just a walk away, the galleria is minutes away, there's a park and school for those of you with small children. -The gym is nice mostly made for body builders, not too many cardio machines. -Really tight security, that is all over the place (their pretty nice too). -Washer/Dryer in unit :) Cons: -They do have a big problem (I mostly find huge roaches in my tub). I like many other reviews am not a dirty person, my apartment stays super clean. The only place I keep finding bugs is the restroom, so I'm thinking there most be a whole or something where these bugs are coming in. - The parking sucks, no best way to say it. I hate having to find parking, and on some nights (most nights) you have to get creative and make a parking spot! No way! -The people in the leasing office are bitter/sweet. Most of the time they are nice, but every now and then they can be a pain. One lady in general, the heavy set white leasing lady that lived in Apt 4001, was very rude to me when asking to use her phone (because I broke my phone) just to make ONE phone call. NOW apart of me wanted to politely put her big butt in her place but I decided to relax because maybe it wasn't a good day for her. -Like a previous reviewer stated, sometime in the winter my heater went out on me, maintenance would come out and fix the problem but an hour later it would brake again! It wasnt until I threaten to go and speak to the manager directly before they came out to really fix the problem. And to be honest I am still insure if the problem is fixed after spending several weeks in a freezing apartment. Overall the apartment can get you by. I don't regret moving here but I can't wait to move out. I'm a single guy trying to finish school but once I get this Accounting degree I am out!”

Back then they had the old microwaves from the 80's that took up a lot of the sparse counter space. I put the microwave on top of the fridge and problem solved. Mary was in charge and she took no crap from anyone. Noise and other assorted apartment ghettoness was not tolerated. My a/c was out for 2 days one year. Other than that, no other major issue. I moved out in 2010 due to a relationship. Sorry to go, etc. Fast forward to 2012. I'm baaack!! There was an upstairs corner unit available, I took it and was happy to be back. Very convenient to everything, all bills paid, reasonably quiet, etc. This apt. happened to be in the 5731 block of apts. It was directly across from the pool. Kids screaming while playing in the pool, it was basically torture from Memorial to Labor Day. Mostly on the weekends though. Kids are just kids, but I think because the pool is plopped in the middle of the courtyard, noises reverbrate and are amped up significantly. Neighbors were cool, no issues with them. The ugh...ugh and SUPER UGGHHH were the cotdamn roaches. For the first year I moved there, I saw a couple of palmetto bugs (also known as big azz roaches). I bought exterminator strength insecticide off the internet (Demon WP) a sprayer from Walmart and went to work. It got down to seeing 1 every 4-6 weeks. I could live with that. About 8 months ago, I was sitting in the LR watching tv, and I spotted a roach crawling across the wall. It was one of those American roaches. Not the Palmetto ones that fly in and are just a part of living in Houston, but the your-apartment-complex-is-dirty-and-filled-with-disgusting- roaches. The roaches started getting worse and worse. Roaches on the curtains. Roaches on the walls. Roaches in the bathroom, kitchen, under pictures, in the cabinets. In the litter box. In the tub. I didn't just complain to management, I went to work. Here are the things I did to try to alleviate the issue (as I really wanted to stay at LV): 1. Bought more industrial strength Demon WP and sprayed every 30 days. All corners, cracks, baseboards, outside and inside. 2. Bought Delta Dust (DELTA DUST containing deltamethrin is the world's first and only 100% waterproof insecticide dust, so it works in the wet and damp places that insects love). Bought the bellow, filled it with the dust and inserted bellow into all cracks in the baseboards and puffed dust into all spaces. 3. Took everything out of my kitchen, went inside the cabinets with a flashlight and taped up all cracks and crevices. Stuffed some with steel wool. Pulled the dishwasher out, went behind there and sprayed down all surfaces. Pulled out fridge and stove, did the same thing. 4. Did the same thing in the bathroom. Taped up EVERY COTDAM CRACK, I sweartogawddd. It took me all day. 5. Put all food in plastic containers, and all perishables in fridge. No food was left out. I moved the cat food to the living room. The cat food dish only held dry food, and was put up every night before going to bed. 6. Removed all extra decorations and kitchen utensils from surfaces. 7. Removed all curtains and backed up all my furniture to that brick wall (so I could keep an eye on the window/door area where I had seen a lot of activity). 8. Combat roach baited my entire apt. 9. Max Force bait gel around pipes. 10. Prayer and meditation. 11. Kept the sinks and tub plugged up whenever I wasn't using them. AND STILL THEY CAME!!!!! I contacted the front office and listed all the things I had done. Their response was to send someone out to spray. I almost cried. I removed all stuff from the kitchen TWICE. They came and sprayed....TWICE. AND STILL THEY CAME. I began looking for another place to live. I actually ended up purchasing a home. While packing, I placed all my belongings in sealed bags that were sprayed with Bengal and sealed them up. There was no way in hell I was taking these mofos with me to my new (well, 5 years old) home. I really believe this started happening when they replaced the dishwashers. The complex was built in the 70's, and when the dishwashers were installed they fit the opening perfectly. Sometime in the early 2000's they started with the upgrades, and opening up gaps and cracks. They replaced the old dishwashers with new ones THAT DID NOT FIT THE SPACE, THEY WERE TOO SMALL. Thus, you get your big azz gap around the dishwasher, that buts up to the wall...that is left completely open for roaches to easily access your apartment. Jeez...I didn't want to leave. I had planned to stay there until I retired (in about 15 more years) then move to AZ. I didn't mind being a renter, I just couldn't do it anymore. This experience pushed me to my limit and beyond, and there were times I was so frustrated with seeing the roaches I would get in my bed and watch Netflix on my phone under the covers, just counting down the days until I could get out of there.. NEVER AGAIN. Move there at your own risk and good luck!!!!!”
“Rosie gets approached with a LOT of proof regarding things going on around the property. She refuses to face it because she herself is ------- the other manager, Oswaldo. She wrongly evicts and yells at residents like they are children. I've lived in the property for years and ever since this Chula piece of illiterate trash took over.. the property went from trashy to a land fill. I still haven't decided whether she is drawing her eyebrows on or shocked to see me... lets not forget about the drama she brings... one night at what was a very inappropriate hour, she was banging on the window of the near by upstairs apt where her boyfriend, the other manager lives who is MARRIED... breaking things and yelling to beat his wifes ---... the nerve of this company to allow these 2 managers to commit adultry during business hours in vacant apartments She is trash, this property is trash and the morality of this group of managers is trash. I recommend moving here if you like living with bed bugs and being bossed around by a high school drop out who swam over the border and ----s other people's husbands because apparently her own doesn't like her. Mary was good, Cecilia was a wonderful predecessor, but this woman is going to run the company bankrupt..I ONLY stay here because the maintenance is diligent, Tony seems overworked but diligent.. and the rent is cheap.. To the owner: stop letting go of the good ones and bringing on the trash. . The place has been going down hill for a while.. but all these good ones ive seen over the 8 years I have been here seem to be leaving the company. .. im following them.”

Pros: - Pretty good rent price considering the it includes almost every bill (trash, electricity, water etc.) - Security is very good and it needs to be since the neighborhood is not the best. I never felt insecure. - It is very close to many areas. Doesnt take more than 20 min for almost everywhere that I need to go. - I like their video library. They have pools and gym too. But almost never used them as they are not good. Cons: - Heaters! It is an overall problem. Whenever it is cold, heater just stops working. This happened in all 4 apts I have lived in here. The system is so old and the management is reluctant to implement a new costly system. So I just bought myself own heaters and they keep me alive. - Bugs! Another big problem. Not all of my apts had this problem but the current one has it. And I am a clean person. They always come from the dishwasher tubes. And maintenance only wants spray my apt. which never worked as they are not taking care of their main source. - As many other people said, leasing staff/managers tend to be rude. Seems like they hate their life and want you to hate your life too. -Parking... Good luck finding a close parking space after 10PM. Once you do they are usually tight and getting out of your car will need some acrobatic moves - Overall apartments are pretty old - Just like everything else the way they get rent is old school. They dont accept anything else other than checks or money orders. How hard can it be to open a bank account and let residents set up automatic payments. I think they just like having people pay extra $30 (increases every day) when you forget to personally go to the office and pay your rent. Overall the saying "you get what you pay for" fits well here too. But here they even give different types of bugs to accompany you in extra. I have never been satisfied with it for all these years I lived here but this year I had it enough. I will finally stop being lazy and try to find a new apartment complex. It is a good place for bachelors/students until they get their sh** together and find a decent paying job. I just dont understand how/why some of those families live in here.”

After reading a few of the previous reviews I was a bit skeptical about moving here but for the price I was willing to take the risk. I am very happy I did. Before moving into the apartment I read the community had an insect problem so I was well prepared for the worst. Once receiving the keys to my place I could'nt find an insect anywhere. The place was cleaned really well and I could see they had taken the time to repaint a lot of the apartment. I was lucky enough to have receive all new appliances as well. I love my apartment and I think for the price it's almost perfect. I love their gym and all of the amentities that comes with the place. I really do appreciate the security officers that take the time to patrol the place, I always run into one of them while taking my dog for a walk. My biggest complaint about the apartments is the really bad parking spaces and having a hard time finding a place to park after 10pm. Most of the residents have lived here for years and are not expected to go anywhere soon, so if a floorplan you likes become available don't hesitate to jump on it. If your looking for an affordable place, in a great location and 24/7 security you have it here.”
