“I used to drive by this place all the time and never thought to live here, due to the condition. I noticed a major improvement earlier this year and decided to check it out. Apparently they changed owners and management. When touring the model, I was amazed. It looked like a brand new apartment (new appliances, wood floors, new ac). I moved in in July and I am loving it! I can't wait to use the new pool in the spring.”

I really never go into the office everything I ever need to do with the office I just use the property portal . I pay my rent online and my maintenance request are all done online so its never an issue of having to even go into the office . At first I did not think I could find something nice in that area that was in a good price range for me then I decided to walk into the office of Las Velas turns out the complex had been newly renovated. During my tour of the property I first noticed how well kept the grounds were. I found out that they have completely changed management companies and that the new company was turning the apartments completely around. The apartment that I was going to lease was a large one bedroom that had be renovated it was for a great price for just myself. It couldn't have been more practical the location is walking distance to all major stores I need. The one thing I would say is the area is very busy but affordable pricing and a nice apartment was worth it. I am currently waiting for lease to finish at my current complex so I can head over to Las Velas at the end of this month I recommend looking into this complex to see if it is the right spot for you .”

With the previous management everything was beginning to fall apart and the apartments were deteriorated. Now they have a friendly and caring office staff. They changed our old air conditioning units with new ones and so much more. They also kicked out all the bad people that were residing here. I am in love with the change and will be renewing my lease! If you are thinking about moving here, I highly recommended.”

I will tell you that yes, a lot of renovations has been made and a few updates has been in place. So appearance wise, they are working on the property. However, the new Mgr Rosie will try any and everything to make your stay a living Hell! We have been renting for almost 2yrs now, never late, no complaints, never any disruptive behavior of the sort. Ever since they have been here, she creates dues, terms, or try to include additional fees that was NEVER put in Writing! But, Our God does not sleep!!!! Because the day after they (refused) our once-again on time payment....refusing our rent because we didn't include an additional $150 that we was NEVER notified of in Writing, nor Verbally.... her Partner in Crime, Leasing Agent Felix G. had 6 Law Enforcement Agents beating down his door!!! Consequently, of course his family had to remove all belongings out in the middle of the night....and of course his co-conspirator Rosie was no where in sight!!! The apartment I seen looked like something I could learn to live with but I couldn't be sure cause the lights were off when shown. Then when I asked about any crime, or other things of that nature I was told as long as I mind my business.... LOL. But "the bang" about my second visit there was the strange cracked out young man standing in front of My car staring at it as we left the slumLord office. Just smh. OMG Thank you JESUS for your honesty! You saved me from making a bad decision.”

My aptment was not make ready.the carpet smelled like dead dogs the stove did not work,nor did the air criple up old broke down mr sam is a joke and a bald face liar. Denis the manger is a joke he sleeps with his tents and I refused and was asked to leave every time I wanted something fixed I had bed buga,mold,moths,spiders,and roaches the size of small babies,electrical issues and when it rained I was trapped in my house because it would flood outside my door. I left after two months I hated that place they ate crooks and crack heads in the office they still,from apt and sell the itemd to orthers for foodstamps my god I could write all day it easy to get in but its horriable,rats are there also and tne apartments are full of flees”

We only have a 6 month lease, and out of 6 months, it has now been 5. Within these 5 months, It took 4 months to repair things that were broken since the move-in date. When I said I was going to withhold rent, Dennis got rude & said, "Well I don't wanna hear what you have to say, I got your work order so....," & shrugged me off. When my fianc e called to address the way I was spoken to, he accused me of threatening him. He then must've thought we were idiots because he threatened to evict us even though our rent had always been before time in order to receive a discount..... good luck with THAT one sir. He does not pay his employees the way he should, which I believe is partially the reason for poor maintenance, on top of them having to wait for him to get up off the $$$ for repairs. The air conditioning unit has broken down 4 times within these 5 months. Each time it broke down, it took at least 48 hours (in Houston, Texas), for them to fix it temporarily. Dennis severely lacks acceptable customer service & leadership skills. All 3 pools are filthy, the washer/dryer facilities half work, the shingles are falling off the buildings, the patios feel like you're going to fall through, yea its a horrid experience. Rent on hold as of now thank you. And as for the reader, you're welcome. Wish we'd checked here 1st. Seems all of our sentiments are the same. Not much has changed over the years..... especially nothing for the better. Do yourself a favor and bypass this apartment choice. I took the liberty of posting pictures for your viewing. I was told that they would change the tile and fix all the holes and damages that was in this apartment. When I came to sighn my lease I was told that everything was done. The owner told me that he walked the apartment him self and that it looked realy good. When i got to the apartment it was the most discusting thing I had ever ssen. What kind of person would rent this apartment like this to any body!!!! — 7111 Hillcroft St · Houston“I answered an add for a trainee in office.After a long well rehearsed and boring speech about how he (the owner) went from rags to riches I was told I could tryout for the position for 2 days.Get this for no pay.I decided to come back the next day.The next morning I was there for training.This was really a mistake.He insulted the staff throughout the day by calling one lady stupid.I went to see the apts,I was disgusted that he would call apts ready for movein and the carpets stank of pet fecies,the fridges were full of rust,the tubs had mold and roaches everywhere even in the office.The guy even commented that he doesnt rent to --- _ _ _ _.Throughout the day he sat there making sexist and racist comments.He went as far as telling one young girl he was looking for a sex- slave.That there made me sick. I needed the apts so I toughed it out,but i knew i couldnt take this for long.I moved into an apts that was one of the worst but I was in need of a place.After 2 months i found a real job and moved.I couldnt have company without feeling I was being watched by this weirdo.”

I was able to move because I had proof that the guy was over stepping and all my stuuf was missing and some one used a key. Only rent here if you like a landlord who does NOTHING for you, a maintenance staff that doesn't know anything, overflowing trash cans, and an office staff that is rude and buying and selling drugs. I made the mistake of renting here and even though I always paid my rent at least a week early, the slumlord decided he wanted my apartment for one of his new staff people and served me a 3 day notice, refused to refund the balance of the month, and then had the nerve to tell me I owed him $300. I told him to shove it and moved out the next day. My apartment had no heat, and the total incompetents on the maintenance staff could never fix it. The bathroom ceiling had cracks in it, and when I complained, theoffice staff told me I could always hire a contractor to fix it. A woman was murdered in the complex in March of 2008, and there is 24 hour a day prostitution and drug dealing as well as several convicted sex offenders (admitted) who are living there, and the complex is within 300 feet of a school, yet these pedophiles live there openly and cruise the school. The staff admits they rent to undocumented aliens, and like them, since they never complain about the poor conditions. STAY CLEAR!”

Drug deals, the office staff buying and consuming cocaine while on duty, and maintenance workers that freely admit they do as little as possible. We arranged to move in an entire month before we actually did. In other words, we paid our rent, deposits, etc one month early and had it apply for the month we actually moved in. During this month, while the unit was vacant, we were told they would make the repairs to the roof, replace the carpet and paint it. We've been here 2 weeks so far, and the 2 day torrential rain Houston is famous for has proven the fact that nothing was done, save for a few layers of Killz and paint. There is now a water stain where it's leaking. The keyless deadbolt does not work, upon informing them about that I was met with a chuckle, sort of like "Okay, and...??"<br><br>In the bedroom there is a 6 inch open seam in the ceiling where the sheetrock wasn't properly floated nor secured when it was replaced and taped, and the light fixtures dangle from the ceiling at odd angles. I'd offer the explanation that we're just really stupid people, but that just isn't so. You'd think that after paying so much money, and upfront, it would inspire them to put a fire under their rear ends and fix it. At least they're fixing the parking lot, and maybe they will remove that rotting sofa that has been there since January '07.”
