(especially Rice students, there are better places) This is honestly the worst apartment complex in the area for the following reasons: incompetent staff, dangerous conditions and lack of maintenance. The staff is completely incompetent, and can just barely manage to run this place. When moving in, we had to speak with different staff members at the front desk, and they would consistently contradict themselves or publically available information. For example, pricing on the apartment. Even worse, they actively try to trick you into paying more, or worse paying an extra month of rent because you did not make it clear you would move out on a certain date, even though the contract you signed says the exact date you will move out. Every single person needs to either be re-trained on proper customer service, or be fired for a disregard to detail. When we moved in, I found every single fan turned on in the apartment and the A/C on a very cold setting. We moved in a couple of days after our official move-in, and this increased our electricity bill. Even though we clearly stated that we would be moving in later, the management, again, did not seem to care or listen. They are just here to do their jobs, and nothing more. This is not how you want your management to be. The apartment complex is also an accident waiting to happen. Whoever designed the garage lacks basic common sense as the garage exits into a one-way street that is just a couple feet from a major intersection. This means there are cars constantly coming, and you have to take a risk each time you try to merge. I increased my car insurance recently because I know something is bound to happen, no matter how careful I try to be. The appliances in the complex are also faulty. The repair person did not even try to fix it, even though he signed off saying the machines were fixed. The bottom-line is that you should try to find another place even if you pay a little more. If your budget is tight, then this place may be your first option, which is fine. However, you should be prepared to question the management's decisions as they have shown that they can not effectively serve the residents of this complex. If they try to charge you for something you did not agree on, tell them that. Chances are they "forgot."”

I might hear my neighbors from time to time. I may need to place a maintenance request. There is the possibility my car could get broken into. These are things I've learned from living in apartments in this city. All I want is to live in a pretty property, that is maintained well, where I feel generally safe and my requests are addressed in a timely and respectful manner. I feel that District has provided this. Natalie, Heather and Hattie have been here the entire time and are very professional as well as very personable. Christian, David, the older gentleman and the rest of the maintenance team have also been here from the beginning and are thorough, polite and so friendly. The homes have very nice finishes, the property and grounds are well maintained and I love the neighborhood vibe. I would certainly recommend and do often.”

There no longer seems to be a nighttime security officer neither, which allows this type of disruptful behavior.there has so been theft and vandalism to apartments and cars, including our own. Management has not been responsive to it which also promotes it. Recommend staying away if you like you rest at night, or want a staff that is genuinely responsive to this type of feedback and make the changes necessary to respect their tenants safety and quality of life.”

They can't keep staff to save their life, and the manager is always unavailable to deal with the needs of the residents and pawns everything off on the assistant who never follows up with the issues. And they never follow through with that they say they are going to do. They just lie to get you to live here. I have yet to see a dog wash in the dog park...or a basketball hoop. I also have yet to see them fix the broken lights by the putting green (it's been broken for 5 months). For a new property it already has a lot of issues not to mention noise! If I am standing in my bathroom I can hear the conversations of the people on the first floor outside in the dog area. Even sitting in my living room at the moment i can hear my next door neighbors conversation word for word. The gate to the parking garage is always broken, and the parking garage is accident central. It is so poorly constructed. The weights in the gym keep breaking and falling apart as you use them. Unsafe. They restained the floors which looked fine to begin with and now you can't walk through the hallways without your shoes making incredibly loud squeaking noises. That's just the basics. Do not live here. It's overpriced and not worth the money.”

When my roommate relocated for work, I moved back here. It was quiet, safe, and the maintenance staff was really good. They have worked at the complex for many years and know the ins and outs of all the units. This price was a steal for the area in my opinion. It sat in the middle of a really nice neighborhood with half million dollar homes and other newer apartments that charged 20-30% more. The bills were allocated which eliminated any headache with setting up utilities and the monthly bills were reasonable. The complex looked really nice with all of the big mature trees and clean courtyards. Arcadian Management had been good and seemed to respond to requests in a timely manner. I agree that the apartments were dated, but if you didn't need luxury, then it was more than enough. The large trees looked nice, but were also beginning to get into the pipes. Myself as well as most of the residents were dissapointed to find out that it was being torn down and replaced with a new complex, but I understand why. The new complex is scheduled to open in early 2013, but be warned of the management company. Kaplan Management gave the existing residents of Greenbriar Chateau a one month eviction notice to make way for demolition with very little compensation. They offered a cheap rated to move to another Kaplan property nearby, but that one is also scheduled to be demolished soon. After looking at and talking with other apartments, I have heard a general consensus that Kaplan Management has had similar trouble in the past. I'm sure the new apartments will be nice in the future, but I am almost certain that I won't be able to say the same about the management company. It was a good complex and sad to see it go away.”

I have to wonder if these people, the ones who wrote the negative reviews have really lived here or have an ax to grind. The professional and maintenance staff are simply amazing, always helpful, and caring. I have lived here long enough to have seen several managers come and go. Each time, I am sorry to see each leave. Most of the maintenance staff has been here for years and years. They work hard to keep up the property. Someone is on call if a resident has a problem after hours. The gardens are lovely year round. My neighbors are friendly. Everyone is courteous. The neighborhood and location could not be better, located close to the Museum District, Rice University, the Medical Center, and downtown. I couldn't ask for more.”

I have never had a problem getting a situation resolved quickly (I order a lot of books off Amazon and sometimes don't time it very well with my travel...oops). The management is very professional on an almost personal level. These guys always take care of request either big or small. The grounds are well maintained with an exceptional pool area and a lovely sitting area on the opposite side. The covered parking without the hassle of a parking deck is wonderful! Security is without exception the best I have seen and that is very important to me with my job. My power, water, and trash bill hasn't exceeded a hundred dollars yet. Location is perfect. I am just a short walk from a dozen or more bars and restuarants and it is less than a mile to Rice Village. You couldn't ask for anything more in apartment living.”

We are a family of 4(2 adults and 2 kids) .The majority of the occupants are students from Rice university and they are in and out through out the day and night . So it is very safe. There was few car break ins inside the gated parking space.But that can happen anywhere you live. I do not know what management was before but now the management is very good and the maintenance is excellent. They attend to the emergencies almost very quickly and fix things as early as possible. I do not have any complaints on maintenance. The leasing office staff are very polite and listen to tenants with patience . I would give this apartment A grade after considering the condition of other similar apartments. The power bill is one common bill for the entire apartment and shared among all the tenants based on their sq.ft and occupants.”

Rents are relatively low for this area of the city. All the units are 1 or 2 bed with 1 bath. Kitchens are very small and appliances are old but work. No washer or driers but facilities are available onsite. You may have to wait for washers at the weekends. Sound proofing is okay if you have reasonable neighbours. Most of the residents seem to be students. It can be noisy around the pool in the day. Overall okay but the age of the facility and condition of the apartments is why it is lower cost.”

The apartment was spacious and the property was kept clean. I did have a baby at the end of my third year lease and as a stay-at-home mom, it was hell. The maintenance people love to use their leaf blowers every single day. I never realized this until I had to stay home during the day, but there is so much noise pollution that I had a hard time having my newborn take naps! The pool is always cloudy. But other than the noise pollution and the crazy noises in my upstairs neighbor's bedroom, it was great. But we were ready to leave this place once the baby came. There's this noisy neighbor, an older woman who thinks she owns the place. She has no trouble chastising you and telling you what you can and can't do. I think she's been there for 30 years. Also, I'm now having trouble getting my safety deposit back. I left the apartment spotless and never gave them any trouble because we took care of the place. Now I have to proof to them that I left no unpaid bills to get my safety deposit back.”

Even when students have pool parties, you don't hear them very much. Its quite safe, and I would recommend this apartment to people who have just moved to Houston. It is closer to most places.”

Security: Gated between outside and parking spaces; gated between parking spaces and apartments. Maintenance: After a call to office, the maintenance guy usually shows up after 2 to 6 hours and fixes the problem. Apartment Unit: Outside windows dirty, some items broken at signing (We didn't bother to fix). Electrical grounding failure (fixed after the management figured out what it meant). Basically, be really thorough when you are going through the check-in list. Neighbors/noise: Neighbors are generally nice and quiet people. Traffic noise and sirens from ambulance/fire truck/police are audible if your unit is next to Hwy 59. Yet we have never been woken up by those traffic noises. On-site amenities: We don't use these much; no comments here.”

Upon first moving in, the incompetent office staff assigned my parking spot wrong TWICE, so I ended up having to park in the visitor parking, although I paid to have covered parking in addition to scraping the side of my new white explorer with a yellow concrete post due to the tiny parking spots to begin with. The apartment is big and good for the money, for the first lease. As another reviewer posted, the rent goes up $100 every time you renew, which sucks, and clearly no college student can afford that, well not students who have to pay for their own living, and food, and everything else. <br>There is only a laundry room shared by all of the tenants. None of the apartments have washer/dryer hookups, which makes it highly inconvenient for students who wish to throw their clothes in the washing machine or dryer and leave them there while they study all night long, not to mention the price to wash and dry clothes went up this past year - ridiculous. <br>The apartment is big, and the location to Rice U. and Rice village, and even the Galleria is great, and it's right on 59. The property is shaded and very pretty, and it's also gated and from our experience there, it has been very safe. But our bedroom windows were right by the parking lot and people coming in at 3 in the morning are generally very loud and so close to even our third floor windows that it was likely that I would wake up every time. <br>Now, for my biggest complaints. 1. It took us forever to get rid of the sugar ants in our kitchen and my bathroom...FOREVER! 2. The temp. in my room was never, ever comfortable. Perhaps the apartment had poor insulation, but it was hot all the time. So hot in fact that I couldn't even get to sleep. The air conditioner had to be worked on several times, meaning that it was never really fixed. And in the winter, I froze. It was almost like the duct from the central heat/air unit did a loop-the-loop in the ceiling and was clogged with something huge and impenetrable before it reached my bedroom. My roommate checked into it and apparently no one else had the air/heating problems, so maybe it was just our apartment, but it sucks!<br>For one year, or a short period it's a pretty great place to be, but for long periods of time, I think the luster wears away.”

— 4100 GREENBRIAR DR · HOUSTON“I lived at GC for three years (in three different apartments there, two one-bedroom and one two-bedroom) and had a pretty good experience there. It's located right by the highway, which is good for commuters, but bad if highway noise bothers you. The street noise was never a big problem for me, but it could be if you're easily woken by that sort of thing. It's also walking distance (about a mile) from the Rice Village, and a whole slew of places to eat over on Kirby.<br><br>The residents are generally quiet and you don't hear much through the walls, although sound can come down from an apartment above you. The area is pretty well maintained, and they do perform periodic upkeep. In my time there they replaced almost all the washing machines, replaced several of the outside staircases that were getting grungy, replaced the two elevators, the propane grills, and installed new cable TV/modem hookups, among other things. I used the grills a lot, and while the ignitors on the grills tended to give out fairly quickly, you can start it with a butane lighter and they work just fine.<br><br>Each apartment gets one covered parking spot, and there is plenty of additional uncovered parking available, all behind gates. A gate key is also required to enter the complex. The washers are in a separate building out back, which is kind of a pain to carry your clothes out there, especially if it's raining. The equipment works well though, and there's almost always machines available to use.<br><br>I had a few maintenance issues I had to report while I was there (A/C stopped working, a drippy faucet, an underpowered fridge). Most of my requests were fixed within a day or two at the most. There was a fair amount of turnover in the management personnel there, but that seems to be pretty common at apartment complexes. Not really the kind of job someone would want to make a career out of. I never had any real problems with them though.<br><br>The one bedroom units there are a bit pricey, but the two bedroom units are pretty reasonable. Unless you're really bothered by street noise, I'd certainly recommend this place to others.”

Then instead of informing me, they just put me under the collector's list AND sent me a refund check! I thought everything was cleared when I got a refund check, but when I checked my credit history this year, I found out that this apt ruined my credit history. <br><br>The current manager, Pamela, said she cound not do anything for me. She would not write a letter saying that I was not informed at all. She said she did not not how to get through me!! She would not even let me get into the office today!<br><br>I DO NOT recommend you to move in. Management staffs will be okay as long as you are there -but you don't want to ruin your credit history, do you?”
