“After living in this building for three years, I can confidently say this has been the worst year by fae, and many residents we know that lived here for over 6 years, feel the same way. We are now planning to move out. It’s unclear why the greystar management decided to bring in a new manager who appears unqualified and inexperienced for this role. The decline has been rapid and very noticeable. What used to be a great place to live has turned into a frustrating experience. Security has worsened significantly, many doors no longer require a fob for access. Maintenance in common areas has also deteriorated. Services we once relied on, like package notifications, have disappeared, leaving residents guessing. Communication overall has dropped; we are no longer informed about issues like gate malfunctions. There has also been a noticeable decline in professionalism, including the absence of any dress code for staff, which contributes to the overall lack of standards. This building used to feel like a luxury residence, but in just a few months, it has become the opposite. It’s genuinely disappointing to see such a drastic decline. I would not recommend this complex to anyone.”

Beyond the prime location, the staff was professional, the apartments were beautifully finished, and the amenities more than justified the rent, daily trash collection, a clean and well-maintained swimming pool, secure parking, responsive concierge service, and more. Unfortunately, over the past year, the quality has significantly declined. After the last hurricane, over 70 units, including ours, were seriously damaged. While the management initially handled the situation well, things took a downturn once renovations were completed. When we returned to our apartment, we noticed that the hallway walls were scratched, and some areas had been poorly repainted. Worst of all was the replacement wood flooring. The original flooring withstood years of wear from children, furniture, and daily life with minimal damage. The new flooring, however, is of visibly lower quality, poorly installed, and scratches easily, after only a few months, it already looks extremely worn. In addition, the overall maintenance and service standards have dropped: * Trash collection now happens only a few times a week, rather than daily. * Package notifications have stopped completely. * Light bulbs in common areas (hallways, stairs, garage) have been out for months with no replacements or communication. * Several exterior doors no longer require a FOB to enter, compromising security. * We’ve recently learned that the building’s security camera system is being replaced, yet no communication or notice was ever provided to residents. * Concierge hours were reduced, and after 10 p.m., there’s no staff presence in the building. * Hallway vacuuming and general cleanliness have become inconsistent. * Previously, traffic safety cones were placed along the building side to prevent people from parking there, keeping the street clear. Unfortunately, this practice has been stopped, and now the situation is chaotic, especially on weekends. It has become extremely difficult to enter or exit the building, and we often find ourselves having to argue with people who park everywhere, including inappropriately close to the entrance. The current staff is very friendly and very kind, but there’s a clear lack of oversight and professionalism. Most concerning is that we haven’t had a capable manager for over a year. If the decline is due to budget constraints, we believe raising rents slightly would be a better solution than allowing the building to deteriorate further. This property once stood out as a luxury residence, it deserves leadership that can restore that standard. Unfortunately, due to these ongoing issues, we have decided to start looking for a new place to live.”

Another struggle ! Me being allergic and my asthmatic husband suffering respiratory issues since we moved in and the ceiling fan threw dirt all over the place and on us. I had to make several service requests, I am so embarrassed myself. Seems like we made a big mistake trusting the name and reviews of this place. This is not how we anticipate things to be turned. The only solace to our souls is the leasing office team. Gavin has been absolutely kind and helpful to us. Please take a look at all the issues that we encountered right from the day we moved in. — 2801 WATERWALL DR · HOUSTON“My one and only complaint is the internet. According to the updated FCC definition of high-speed broadband, DSL doesn’t always fall under that category. Not to beat a dead horse, but DSL technology was released in the early 1990’s, which is thirty years old. I have friends in older complexes that have all been upgraded to either fiber, cable, or at least give them an option between service providers. I’m not naïve when it comes to understanding the workload and cost it would take to update the buildings infrastructure, but when I look at an AT&T fiber coverage map of our little neighborhood, everyone has fiber, except for us. I would have much rather this have been undertaken than installing new door locks just for convenience (and btw are very slow to respond to the app). I work in software development and it can take an hour, sometimes even two to download builds, or programs I use for work that require a fast connection sometimes are unusable. Both of these examples causes me to work longer because of the significant lag. My friends love coming to my place, and if they ask if they should look at moving I always bring up the internet issue, which quickly excludes this property from being a viable option. AND when I signed my lease four years ago this was never relayed to me. I probably would have reconsidered signing if I would have known that from the beginning. Are there any plans in the work to address this issue? Eventually it will need to be upgraded to continue to meet our ever growing need for reliable and faster speeds. Thanks!”
