“The worst of the worst. If you like unmaintained units with roaches, noise in the parking lot every night, no security with strangers in and out of apts. night and day. unhelpful staff, trash throughout the complex and dumpsters overflowed daily then this place is for you. Only stayed there to get back on my feet then left first chance I got.”

“11/17/2014. This apartments are very dirty, nasty.! The staff in the office need to retrain how to talk to customers ( acknowledge )! They are very rude, they don't know what's available , the girls in there are not in the same page at all . You ask them a question they start looking at each other ( clueless). It's very sad , they don't know how to preform their job! They should work at a car wash or something that falls into dummy! Btw , rent is cheap, but is it worth it? Dealing with staff like that ., parking lot is like a 10 daycare out together having a fire drill !. Too many kiddos running around like there's no tomorrow, and parents are sitting in the porch drinking and smoking ( chilling). Oh" I forgot to mention, guys cutting hair outside too! It's ridiculous. ! Don't do it , pay a lil more, you will get excellent service and environment !!! Think before acting!!!”

“these apartments are fill with creeps some of the women living here are prostitutes if you see a brown chevy suv with bumper sticker that says I love sex, playboy logo on the back and blue chrysler 300 both of those women are prostitutes including the other two women that live in apartment 916 one with blonde hair other with black hair who apparently I caught both of them flashing me from there vehicles multiple times .”

“Ive been living at these apartments for awhile but the office staff suck they are very rude and they never help you. They make a mistake and they want you to pay for it, you pay 20 $ for parking spots and yet there is none you will go around the complex for 30 minutes trying to find a parking spot. The manager and the office crew are very rude and unproffesional I understand that the prices are cheap but you do not need to be rude and act like that with the tenants! DO NOT COME AND LIVE HERE!!!!!! Just called about and issue that they made a mistake on and I got cussed out !”

“I hateee this place! I moved here thinking i could make this my new home as my husband 3 year old and i wanted our own safe place well no! It is the worseee experience i sware! There is never parking i have to be home latest 9 and risking i still wont find ONE parking space. Thats not the worse part they alwaysss steal gun point and everything the first week i moved here they robbed my cousins outside my door took everything and pointed them with a gun i thought it was something unusual i was freaking out when i talk to the neighbors everyone knew ots very common here it happens and ive heard of about 5 other similar experiences in like 7 months that i been here. Im waiting for my one month lease to be over im moving out no doubt!! My apt is fill of roaches i keep puting medicine and the come back theyre just all over! Pitbulls eveywhere maitenece just doesnt care! Its very dangerous. Trash cans are always soo full you cant even put your trash in there. My ac has gone off about 3 times and water leaks on my wall because of the upstairs ac got all my clothes wet . They just dont care security is really bad if i get home late i literlly hide my wallet phone and keys and run to my apt or just spend the night some where else to not risk it! Its really bad summer time pool is alwaysss green! Theyre alot of cats everywhere even try going into your apt. Theres alwaysss men drinking in the parking lot weekends theres apts where they keep people they smuggle its just really bad here do not move here i pay 538 for a one bedroom real cheap! But not worth it i promise!”

“All I can say is that this place is very dirty, pest are sleeping with you, if you live here Roaches, fleas, deat cats. Yes they are unexpensive but medical bills will pile up because of all the health problems you can get living here. Horrible Horrible!!!”

“This is a great place to stay. I just moved because of my job but i stayed in Loch Katrine for 3 years while i was in school. The maintenance people were always nice and get things fixed asap. They were great people and always wave when they see you. When i first moved in i didnt like the office people but they have a whole new office staff. They are the best!!! They always make you feel like a valued tenant. The people that lived here were good too! I would sometimes stand outside with my dog and talk to different neighbors. This is a great family environment. Parking is ok. There's always parking spots available. I just don't like parking next to people. It is always very quiet here.”

“they are cheap apartments the lowest price in town. so how can u expect good staff and regular maintenance? u get what u pay for, so what can u say about it. if u cant afford a luxury apartment and a candy coated clubhouse? then u are stuck paying whats in ur budget.that is all i can say. i mean they can clean up the place a bit and renovate ALL the apartments. but i guess the owner of this complex must be as cheap as the price of the rent here. hahaha. if u want happy tenants, u shud provide good service maintenance and clean apartment units. that is just not of their concern. cheap bastards.”

“I have been living here for over a year. Its the worst place I have ever rented. 20 different managers since I've been there. Gang Violence resulting in 16 units being burned. Office was also burned down by upset residents that claimed office was stealing from them. No hot water. Roaches very bad, drinking in the Parking lot all night and loud Mexican music all night. Has recently been bought by an indiviual who is more concerned with getting the burned units remodeled so he can lease out those apts. He's not even concerned with the people that are living there now and their needs. My lease was up months ago and I'm moving ASAP. Swimming pools are empty. Trash everywhere. Dumpsters overflowing. Lots of illegalls living here with 4 to 8 men in one apt. Dirty little kids running thru parking lots and teenagers smoking marijauna on the playgrounds. Not a living environment at ALL. Should be condemned by City Officals.”

“Don't believe the yes, I love my apartment. That is probably coming from office personel. I moved there after being flooded in the Greenspoint area in 2002, November. I was glad to get out of that area and thought i was doing better by moving out toward Katy. My gosh, no hot water, bathroom backing up and roaches out of this world. I had to heat water also. MBS management doesn't do anything but collect rent money. What we need to know is the management companies when we change apartments. If they are bad in one complex, they are bad in all of them. This is why we are getting -------- at every angle. This apartment complex made me go to intown suites for 9 months before i came out to try another one. This was April 2003, only 6 months after i moved there and yes, i made them give me a release of the lease i had signed for one year. It's terrible. I see now it's 2007 when the reviews were posted , which is 5 years later, and the same problem was still going on. It doesn't matter how much money you are paying, (office personel) you are suppose to live in compliance with your contract. When you have a management company as bad as MBS management, it doesn't matter how much you pay for rent, they still will not be doing repairs. Matter of fact, when i lived there, your rent wasn't cheap for a 1 bedroom. Correct.....people are walking all night with alcohol in their hand and stealing off your vehicle.”

“Me, My fiancee and my 2 year old daughter lived at those apartments for 8 MONTHS!!! It is the most horrible place to live, the staff changes every three months and they all quit because its so horrible, recently the office burned down and it's such a hassle to have to go to the post office just to get the mail! the air conditioners don't work, it took them 5 months to fix the hot water situation, when we first moved in they kept giving us repeat dates to move in and when we finally did it was a dump! apartments are always being broken into and then robbed, cars are always being broken into, there is illegal activity going on all the time, and its just horrid! and when we finally moved out there had just been a new manager coming in she told us that that we had to pay 943 dollars to get out of our lease, come to find out that when we went to our new apt, they ran our credit and rental history, and there was no record of us ever living there at all what so ever!! and that's just to name a few of the problems, not even covering half of it. The only good thing we ever got out of it was the price and even then we had to fight for it.”

“We have been without Hot Water for more than a month now. This complex only rents to illegals because they are too scared to say anything about the problems they have to endure from living in these conditions. NO HOT WATER, ABANDON APTS., HALF ARE LIVING WITHOUT ELECTRICITY, GROWN MEN DRINKING OUTSIDE ALL NIGHT LONG, LOUD MUSIC ALL NIGHT LONG. Its sad that these kinds of problems are not resolved. The parkings great because everyone is moving out. Even the maintaince man quit and moved.”

“this apartments are the horrible!!!!!! there is never hot water and they always say they are fixing it and is a ------- lie, I've been heating up water for up to a month so far and I just call today and they told me the same ---- they told me before, I have a 3 and a 2 year old I also told them that and the were like "OH REALLY" SO RUDE AND SARCASTIC! I wont recomend this to anybody. Im serious DONT RENT IN THIS APARTMENTS!!!!! Also everytime it rains all the front entrance gets flooded and they never fix it!”

“I HAVE BEEN HERE FOR ABOUT A YEAR. WHEN I FIRST LEASED HERE THE OFFICE STAFF WAS SO NICE, THEY REALLY HELPED ME OUT WHEN I FIRST MOVED. NOW THERE IS NEW PEOPLE IN THE OFFICE AND THEY ARE HORRIBLE. THESE PEOPLE ARE SO RUDE AND HAVE NO IDEA WHAT THEY ARE DOING. WE HAVE NOT HAD HOT WATER IN LIKE A MONTH. I HATE MY APARTMENT NOW AS SOON AS MY LEASE IS UP I AM GOING TO MOVE. I WOULD NOT RECOMMEND ANYONE TO MOVE HERE!”

“I HAVE ONLY LIVED HERE A YEAR AND THE HOT WATER WENT OUT LIKE 5 TIMES. WE HAVE A FAMILY OF ROACHES LIVING IN THE APARTMENT WITH ME. THE WATER SOMETIMES COMES OUT YELLOW FROM THE FAUCETS. THEY NEVER FIX ANYTHING THAT YOU ASK THEM TO FIX. SUPPOSIVELY IF THEY CATHCH YOU DRING OUTSIDE YOU WILL GET A TICKET (THAT IS A COMPLETE LIE THERE IS ALWAYS ALL THESE GUYS DRINKING EVERYWHERE LEAVING BEER BOTTLES EVERYWHERE). MY LEASE ENDS AT THE END OF THIS MONTH AND I WILL NEVER BE BACK EVEN THOUGH THERE PRICES ARE CHEAP.”

“Just this year (2007) we were with no HOT water more than 5 times. Last 2 months just one week with hot water. You can see people drinking outside almost all the days in the evening. I am inside my dept. with my family most of the time. I don't like go outside, It is really cheap but I don't recommend them. I'm just waiting to finish my contract to move to a house.”

“What you pay is what you get. For only 400 something a month it is not that bad. How can some of these people expect to get the best luxury ever if they are not even paying that much. Come on now. Our apartment is not bad: there is a leakage problem that has never gotten fixed no matter how many times it gets reported! But it's no major issue. The a/c does break every now and then...which sucks but maintence does goes and fixes it (whenever they feel like it). But for the amount of rent you will be paying it's not all that bad. I suppose it does depend on what apartment you are given. I do recommend it to anyone in need of a cheap rent apartment.”

“I just wanted to say that I love my apartment. I moved in with a great special and my rent is really low. I love the location and the property is great for families. The office staff was great and really a big help. I think the stafff here at The Village is wonderful. The maintenance is great they always get everything I need done and always polite. So overall I think this is a great place to be with your family and it's a place you can call home.”

“the management from 2006-07 were very nice, i got my apt. on a special: 2 bed 1 bath for 450 a month which was really good, pretty quiet for the most part criminal back ground checks and legal residency checks have been added to leasing the apartments as to reduce crime and illegals. Water does over flow from the piping every once in a while and the washing machines are broken a lot of the time in the phase 2 section.<br>parking becomes a hassle in the evenings and the trash overflows sometimes, right before i left they began repairs on the parking lot pot-holes.<br>This is a good place to start for a young person with no credit/ rental history like myself to start.<br>Whoops i also forgot that the hot water used to go out for days at a time.. that sucked but other than that it was ok”

“I lived there for 6 months they were the most stressful time of my life. I have -------- standing next to my car...Had to pull my pistol on them -------- several times..haha.. Seriously, they^^^^ you on your water bill, try to find any kind of excuse to keep your deposit, also too many drugs are dealth here...DANGEROUS for kids, women......i would not live there!”

“Beer bottles breaking on the concrete all through the night. Sewer overflowing onto sidewalks. Immigrants party in the prking lot all night. They leave their empty beer cases all over the place. They threaten people. Management does nothing. Drug deals go on at all times of the night. The cops are here all the time. Back drive is a raceway. Nothing is ever fixed. Noone cares exept for the rent. They make you pay for water when every apartment has leaks that they won't fix. Don't move here unless you plan on getting ripped off.”

“I live here and it is horrible but price is good. Drug deals go on right across form my apartment. Getting them to fix anything is like pulling teeth. I actually had to call the HAA on them. The staff in the office isn't never the same. We've had 5 managers since I live here. They act like your a bother to them. Like I said if it wasn't for the price for the size, I would not live here.”

“about 10 years ago this place wasnt that bad. I lived here for about three years and I enjoyed it. I moved out and then I moved back in about three years ago. Man, what a difference. This place went downhill to the point that I got out after six months(as soon as I could). Then I had to get some kind of Texas Apartment association involved just to get my deposit back. This place was terrible and getting worse. I wouldnt live here even if they offered me a free apartment. Building are like 35 years old and falling apart.”

“they dont do ANYTHING they say they do maitenance wise,theres constant drug dealing in the parking lot,little aliens running around unsupervised,no one speaks english the washer and dryers dont work.the appliences are ---- and the roof leaks the hot and cold water runs backwards the parking lot isnt striped some vato slashed my tires only move in in your an illegal alien.!!! i could go on EFF THIS PLACE!<br><br>sincerley BRANDON DeSHAZER”
