Since moving here I have experience different managers for the community, I have experience various maintenance personnel, and many different office attendees. The managers have always been polite they and have always seem to be genuinely attentive to your needs. Maintenance personnel when they actually execute the requirements for maintenance generally speaking, are easy to work with and conduct her business in a timely manner, with significant exceptions (in my experience). The office personnel until recently was generally friendly and honest; however this has changed. Now that we have a new manager I have found her to be very attentive. She makes all efforts to understand what is needed. The maintenance however, has taken a bit of a downturn. I've had work done that was half done then; I've had work that was supposed to be done, and had to wait nearly over a year for it to be done. When approaching the office personnel, one in particular, I was told one thing and then it was confirmed to be a lie while standing in her presence. I do not understand what choices are really out there, as I have been here as I am on a controlled income as a veteran. So, I cannot say that any other experience in the Houston area would be better or worse. I will say that my expectations for having a place to live? those are met simply by having a place to stay. The affordability of living here you could probably do better, and to make sure if you choose to live here you manage your expectations, understand what you're getting and understand what you want. Make sure that they can come to pass. Also, I've personally had my vehicle burgled multiple times. So, maybe it's the price of living in the city of Houston, I can't charge that to the community owners. Though, the gated entrance and partially manned security station don't help.”

I go to school in the medical center and the location is conveniently located by the public transportation and many classmates of mine live in the complex. — 1819 S BRAESWOOD BLVD · Houston“It’s not a safe place to live. The garage gate was broken several times during the 15 months when I lived there, and every-time it took almost 2 months to fix it. There are some homeless people wondering around the community. Also there is a huge hole on the wall that close to old Spanish Dr, which means anyone could just entering the community if they want. It hasn’t been fixed before I moved out. Be CAREFUL of the deposit. They will charge you hundreds of dollar because of the smoky smell even though I don’t even smoke. I noticed there are other reviews reporting the same problem. If you still wanna move in, remember to check every single thing, and do take pictures and videos, otherwise, prepare to donate your deposit to them. Do check this place before you sign the lease! The place looks not as good as they showed in the website. The floor of the corridor is pretty dirty and there are insects and dust on the wall. It seems they rarely clean the common area. Bugs like mosquitos, silverfish, cockroaches and ants are pretty often to show up even though you requested the pest control almost every week. The leasing office staff is not so good at picking up phone and have pretty high turnover somehow. Anyway, I highly don’t recommend to live here. With similar price, you could find a much better place to live!”

Since I have been here, there have been multiple times where the police have been here, including an armed robbery. The apartments definitely look better online than in person - so definitely make sure you visit before you lease. On the ground floor, I've woken up to a snake in my apartment, can't open the door without mosquitoes coming in, and have had other insects as well. To me, for $1200 a month for a 1 bedroom, I thought I'd have better luck than this.”

Main caveat would be poor resolution of maintenance issues in the common areas. For example, pedestrian gate is always broken and at one point all sprinklers were malfunctioning for a good month or so. I also don't like the valet trash system as it's extremely inconvenientan to keep placing and removing the bins and I would rather get rid of the trash myself”

However, my apartment is "upgraded," and the insulated windows do a good job of dampening the sounds. The apartment layouts are designed well to keep sleeping areas near other apartments' sleeping areas and living room/kitchen away from quiet areas. There is an ongoing issue with the next-door hospital's parking garage. The hospital schedules cleaning in the middle of the night. So, you will be awakened by motorized leaf-blowers and the sound is amplified by the empty parking garage. Grounds: I rarely see litter on the ground, but residents are not good at picking their pet waste. The property is older, so there is a lot of spackling. The breezeways need to be power washed/walls painted. Safety: The community is gated but sometimes the gates are broken and left open. I noticed some security cameras were knocked off their mount. My mother's catalytic converter was stolen from her vehicle parked in the parking garage. I think there is supposed to be security patrolling, but I never see anyone. There have been two vehicle thefts and one burglary that I am aware of. Neighborhood: It is very central and easy walking distance to the Medical Center. There is also a nearby train stop. You can train to Hermann Park. Maintenance: The maintenance team is great. They are pretty prompt and work continuously to get the job done. The only thing that holds them back is delayed parts, but that is not their fault. Staff: The front office has frequent turnover, so I do not know anyone there.”

I haven't had any problems with noisy neighbors, though there are occasional bursts of road noise or noise from the nearby metrorail. My largest complaint revolves around the safety and security of the complex. My apartment was broken into and despite calling several times to check with the apartment about any evidence on the cameras or updates on information, they wouldn't answer the phone at the leasing office and wouldn't call back if I left voicemails.”

One of the serious problems is presence of roaches which we have encountered in our current apartment as well as previous apartment and it's getting more serious, the pest control needs to address this issue appropriately. During our recent in-house transfer of apartments last year, the leasing staff was not communicative and disregarded our multiple requests for walk through of our apartment. The staff at the leasing office was rude and not cooperative at all. Despite being the residents of this community for the past three and a half years, we feel we have not been treated fairly.”

There is an atrocious beeping nearly constantly outside my apartment which makes my anxiety worse and impairs sleep. There is evidence of water damage that has never been repaired and I fear there is mold growing in the ceiling because allergies are much worse here and there is evidence of that.”

Entrance gates are left open frequently and there is a large homeless population in the area. Car alarms are constantly going off for some reason. Stairs are not kept free of leaves causing fall hazards. Response times to phone messages and maintenance requests have decreased greatly. Landscaping has deteriorated. The whole place needs painting, especially the garages. They look shabby and rundown.”

Every single appliance in my apartment has broken including my dryer, washing machine, microwave, dish washer and my shower. Also my apartment has had a mold issue for the 2 years and all they do is come paint over it. I had to file a complaint with the health department in order for them to actually take care of the issue. I told them I'm giving a 30 day notice because of the mold and they said they will charge me extra for not giving a 60 day notice even though I have fulfilled my lease contract. Also, they never power wash the floors, it looks extremely unsanitary walking into the apartment. When I went on my apartment tour they lied and said they offer complementary coffee and tea, that area has not had coffee or tea in the 2 years that I've been living here. I have made plenty of maintenance request and no one ever showed. Richdale is the worst apartment community and I would encourage apartment seekers to not live in a Richdale apartment. I have picture in my phone of mold from 2020, 2021, and 2022 in my phone. They do not care about their tenants. Also, we were not allowed to see our unit before we moved in, the unit was nothing like what we expected. The one good think about this hell whole is the location. There are other great options if you're looking for location.”

The community could be improved by offering compost (biodegradable food waste) pick-up for residents. Although the city of Houston does not currently pick up compost there are multiple compost facilities in the area that could be partnered with. Offering compost pick up would help the community minimize its environmental footprint amid the current climate crisis and would clearly set the community apart from others for future residents who value sustainability and environmental responsibility.”
— 1819 S BRAESWOOD BLVD · Houston“I really like it here overall. Staff has always been professional and friendly, although sometimes a long wait and not able to get results without a lot of followup. I still do not have a mail key after 6+ months so my mailbox is unlocked and not secure. Apt is 15 min walking distance from TWU and right beside the metro rail, although not as convenient for regular metro buses. Unit uses Xfinity and has a free basic cable deal, which is nice. Everything is decently priced for the area, & no major maintenance or pest issues. Also feels very safe, I haven't seen any car break-ins and there are not people loitering around. Seems like mostly families and medical students and professionals living here. Only complaints are that all adjacent lights are very long, especially with train adding extra time, so add 5-15 mins to any Google Maps estimated times. Parking spaces are very narrow, too, so I have lots of tiny dings on my car from others, and at my location I often have to park in the garage, which is about 5 mins to get to (but I've never had to park outside of the gated complex). There are a few individual garage spaces if you want to avoid scratches for about $60/mo. You can pay rent online or via text, although cannot set up automatic withdrawals. The upgraded units are very nice, with crown molding, black granite countertops, and special lighting. Rooms have ceiling fans!! Which is great, and lots of outlets in all rooms and kitchen. Also has real wood fireplace, taupe painted walls, small storage closet on balcony, valet trash and recycling, and metal-reinforced exterior door frame for security. Also pretty quiet between walls/units, so there must be decent sound deadeners in the walls. Cream shag carpet is very comfy and helps with sound, but you'll want a full size vacuum for it! The gym was supposed to be open 24hrs, but actually locks at 11pm even with keytag (if you make it in before, you can stay though). They finally got the sauna and water fountains working again, but TVs still don't have remotes to turn them on or change channels. If you walk a lot, it's also a little inconvenient that there's only 1 walking door to enter the complex, in the center, which can add ~10 mins to your walk depending on where your unit is. There are multiple pools on both sides which is convenient. Some balconies are in shaded areas that never get much sun, so that helps with A/C costs in summer but not great for mosquitos. Unit numbers are confusing, because you can't tell what floor you're on based on the number, so sometimes you have to wander around up and down stairs to find the right unit (like when returning packages that were delivered to wrong apt), and on East side especially, some buildings don't have lights so you can't even see what the unit numbers are. Besides parking, metro rail, and mail annoyances, all-in-all it's one of the best complexes I've lived in.”
“The quality of the unit, the amenities, and the responsiveness of the maintenance staff has been pretty good. Interacting with management (such as when needing to update a lease or discuss a billing discrepancy) has always been extremely challenging and frustrating. I attribute this to fact that no manager seems to work at Lanesborough for a significant tenure, although I could be mistaken and there may be other reasons.”
