“We resided here for over 8 years, ultimately upgrading to the J Plan, unit 1451, before our relocation. West building 1451 boasts a prime location with excellent views, sunlight, and convenient access to the garage. The community offers superb connectivity, proximity to amenities, and outstanding facilities such as a fitness center, pool, valet trash, and discounted technology services. Maintenance requests are promptly addressed by a professional team, ensuring a hassle-free living experience. Despite the potential for roaches in humid weather, we rarely encountered issues over our 8-year tenure, thanks to proactive cleanliness and pest control efforts with the assistance of the maintenance team. They have alarms in the house , camera in parking , corridors etc. and gated community , I was satisfied with the overall security as well. Overall, we cherish our time at The Voss and highly recommend it for its excellent location and comfortable living environment.”

They need to remove luxury off of the building because that is not what it gives. If you have no place else to go then don't go here. The staff are very inconsiderate and they only have one maintenance guy.”

They promised to change the stove within 4 weeks, they changed it after 5 months. Gates are always does't works on weekends. there were cases of catalytic converter cutting.”

The negative aspects are related in general to certain residents who don't respect or follow the basic rules of the community, for example loud music or noises after 10pm, staying at the swimming pool after 9pm, rubbish on the elevator and stairs, entrance gates left wide open, etc.”

Any time k have had an issue (termites, air conditioning going out 2x, dishwasher not draining, etc) someone has come to fix it in a timely manner. Not sure about the people who work on the leasing office because I don't really go there. I can submit my maintenance request online. Apartment complex is pretty quiet. Main issue is not always being able to park on your floor of the parking garage. Sometimes people just leave their trash outside of the trash shoot when they don't feel like taking it to the first floor.”

They do have bugs(roaches ants and termites) and don't seem to care to fix it . I constantly have to get sprayed. Parking structure has major flaws as well, it's very hard for 2 cars to pass each other and there are a lot of blind spots. The trash get piled up on the weekends which is a eye sore and bring vermin. Also the gym could be updated. The only benefit here is the location and price”

Parts on my second car was stolen no leads to solve. Never got my move in discount or my friend that referred me and they leave trash piled up by the drop shot”
— 7510 Burgoyne Rd · Houston“I went to pick up a car form my friend that lives here & this is my synopsis of my experience… THE BUILDING: The hallways were dingy, lights flickering and ceilings were falling apart. Do not be fool by the front office and model apartment. I’m from out of town and this is definitely a section 8 crack house style apartment building. THE STAFF: I won’t go as far to say the staff is racist but I’m going to insinuate it based on my interaction. They were completely rude and incredibly catty to be someone in customer service. They stopped who I thought was a resident but identified himself as “ Security “ ( off duty cop who lives in the building) while I was waiting on my friend on the sidewalk by his entrance. He asked me to leave the property because “they didn’t want me there” even though I explained why I was there and they themselves never asked me once to leave the property. THE “SECURITY”: This clown got dropped off at the front in full workout gear. He took a picture of me and when I walked to the front to hit the call button for my friend he stopped me and said he is a cop and moonlights as their security. He asked why I was there, I told him, and he advised me that the front office didn’t want me there. I asked if this was him asking in his official capacity of the police and why wasn’t he in uniform. He said he could go grab it like that mattered. I told him the sidewalk was public property, I was ignored. He picked up the phone to call one of his on duty buddies. I asked him for his badge number and he gave it to me. He also told me to go ahead and call his superiors because they didn’t care what he did. (Sounds like trash cop to me. ) To avoid the drama I walked down the street and waited because I know how trigger happy cops are now a days and he definitely fit the bill. I was on the side walk which is public property and he completely violated my rights by asking me to leave public property without any lawful reason. As a cop he has a fiduciary duty to be impartial and resolve situations. What he didn’t know was my bother is a cop and advised me on how to proceed with this situation. ***Officer ---------’s badge number is 3136 and Tag # 137-6577 if anyone has any future run in with him please report him to the Houston Midwest police department. I will update this with his name once the complaint is filed with IA. ***”

Currently, the residents are inconsiderate & disrespectful. From the poop of pets in the garage to the garbage left lying throughout the hallways. Sarah, the current mgr. is helpful with what she can. The complex is really rundown & filthy.”

Elementary school is average and there are choices of Private schools nearby. The maintenance staff are courteous but sometimes delayed in attending to problems due to non availability of spares. Building is relatively new so no issues with roaches, compared to other older Apt compexes. The only major issue is that there have been a lot of burglaries mainly in the "gated" parking garage . There used to be a guard roaming around the complex but don't see him anymore. Apart from some issues, this is comparably better.”

— 7510 Burgoyne Rd · Houston“This apartment complex is pretty badly run. When I moved in, my refrigerator didn't work. They swapped it out with another one, and that refrigerator didn't work either. They finally repaired my original one and brought it back. Also, when I moved in there was straight up a cockroach infestation in my unit. They came into my unit to put some bait several times but it never worked. I had to put roach traps all over my unit. Finally they took it seriously after a couple of months and I'm assigning other people had the same issue because they told me they went to every unit on the floor to place bait and I'm assuming did other things to fix the issue. They had some consistency for a while after. But recently I put in a work order and no one showed up for 2 months so I called back and they said they had the work order put in but were behind on repairs due to the winter storm in Houston in early 2021. I gave them that slack, nothing happened for another 2 months. I called back and spoke with the manager Christina and she couldn't find my work order in the system. I told her I called twice about it and she said whoever put it in might have been a temp worker who didn't know how to work the system. That sounded sketchy. A, you should be training your temp workers. B, what are the chances it happens twice? And C, who hires temp workers to work the leasing office? I've never heard of that. I also had a problem with mold in my laundry closet. They sent a guy with a can of spray paint to cover the mold on the walls. I told him that was not satisfactory and the issue never got handled. They also rarely pick up the phone or return calls. I spent a week where I called every day trying to resolve some curious charges on my account and they answered my call once out of the 6 days I called. They told me Christina was really busy and she would eventually get to it. Christina never called me about it and instead had one of the people who work the leasing office, Courtney, email me an explanation, which didn't even account for all the extra charges I inquired about. I could go on but honestly this place is horrible run. I'm not the type of person who likes to give ------ reviews or call customer service and whine about everything. But I've been extremely patient and understanding with management. At the end of the day I don't think they care enough about their residents. They mostly just care about getting your money. Which is fine it's a business I get it. But you are losing out on money when you provide bad service. I had 2 friends of mine ask me if they should rent here and I advised them both to find better options. The only reason I'm still here is because there was a period between the roach infestation and the missed work orders where things were relatively smooth, and I hate moving.”
“This apartment is not a family friendly place. It feels like this is the place where pot heads and party animals live. The smell of marijuana is always there no matter it is daylight or nighttime. My apartment unit has very strong marijuana smell, sometimes it comes through the laundry room pipes, bathroom, kitchen, literally everywhere! I felt so bad that my newborn had to inhale the smell 24 hours a day. We have complained to the management several times, but no action was taken and what they told us is that their leasing office can smell it too! The worst time I've experienced was that the water for shower even smelled like marijuana!! It is horrible! In addition, weekend nights are the nights that you don't expect to have good sleep. Party animals make noise like nobody's business. Safety and security is definitely not their top priority under this management. While I live here for more than 2 years, I've seen so many car burglary cases, and once there was even fatal shooting! This is the worst apartment I have rented in my life! Yes, we are paying rental price of a luxury apartment, but for lousy services.”
