“I’ve had many issues with Waters of Winrock in Houston, such as water temperature issues, noise problems, and trash collection (valet is mandatory). All of these have been ignored, including the latest: a spigot from my bathroom ceiling is draining cold water out into the bath/shower. I assume this water is coming from the roof. Management is avoidant and argumentative. Check out the Winrock apartments next door. Much better service and quality.”
— 6403 Del Monte Dr · Houston“I will be 100% honest, do not move here. It is very pretty on the outside but it needs a lot of fixing on the inside. In the past two months I've submitted over 5 work orders, 3 for plumbing. It is not worth the money you pay. Now this is my experience, other people may have nicer, newly renovated apartments, I do not. I have delt with leaks, mold, a Roach infestation from hell, terrible communication, xfinity came in my apartment and broke my window, you name it, it has happened. It is not worth the money. Update 8/2/22 Look at the AC vent (photos attached) this is unacceptable. I am testing it for mold and even if it is not mold this is disgusting ??.”
— 6403 Del Monte Dr · Houston“Terrible community to live in, NO engagement or activities for the residents. Such an old property. Full of leaks, water pipe issues, including overflow of feces and toilet paper throughout the parking lot. These issues are left unfixed for weeks before someone takes the time to fix them. Beware of a resident that likes to complain about every step you take around the community. This person has made everyone's life unbearable. She argues and shouts in public with neighbors or people that come to relax by the pool. Management staff is so unprofessional. They have a Maria and Tatiana that do whatever they want around there. If you want a stress free and peaceful environment, this is not the place. Save yourself the headache!”
— 6403 Del Monte Dr · Houston“No maintenance, constant roaches, no notice of rent increases which is in violation of Texas Law. Foundation issues doors and windows not opening or closing. The apartment experience their is horrible. Stay far away.”
— 6403 Del Monte Dr · Houston“The worst rental experience Ive had in 15yrs of apartment living. The pipes in the ceiling constantly leaked and caused water stains and sheet rock collapse. My apartment flooded twice from pipes busting in apartment next door and water coming thru wall. It happened a second time over Christmas break and I came home to carpets ripped up. The sewage backed up once a year. Like clockwork you couldn't flush toilets or water would come up from base of toilet bowl. It would take a day for them to have professionals come fix and when they were done, sewage, feces and toilet paper would be all along the walkway outside your door. The management is terrible. Home office in Nebraska which is run by family members is insane. They are quintessential definition of slum lords except you pay 11 to 1200 for a 900sq ft apt. Ironically if you look at their 'A' class properties, complaints are the same but you're paying twice as much. Run, ??, ?? from Richdale!”
— 6403 Del Monte Dr · Houston“I have lived here for two months now and can't believe how incredibly blessed I am to find such a great community! This is the best first place a girl could ask for in Houston! Thank you waters of winrock staff for making this place feel like home and look incredible!”
— 6403 Del Monte Dr · Houston“I have lived here 3 years going on 4. I have had problems in the past before with the past management. After Melissa was put in charge many things have changed. She has done a great job in getting the community turned around, maintanence is always very quick to respond, and she is very nice and helpful. This is a very dog friendly community I would gladly recommend”
— 6403 Del Monte Dr · Houston“I've been in this complex since 2012 and I find very convenient, especially after we have the new manager (Ms. Melissa Clark). She is professional, friendly and great. She takes a quick action whenever we have a problem. The maintanance staff is good and skilled.”
— 6403 Del Monte Dr · Houston“Professional management. New manager is great and responds promptly to any problem or concern. Staff and maintenance are very helpful. Vert family oriented community and close to school. Safe place to live.”
— 6403 Del Monte Dr · Houston“I have been here for 3 years and am very happy with the maintenance of the complex and the friendly staff in the leasing office. Melissa the complex manager is very friendly and helpful.”
— 6403 Del Monte Dr · Houston“My experience with the general manager (located at Briarwood) has been excellent. I've had about 4 different issues on my unit when I moved in and in a matter of a little over a week she took care of them. I'll give her 5 stars on diligence.”
— 6403 Del Monte Dr · Houston“Do NOT move here... Richdale has completely given up on taking care of this property. I have only lived here since July and we are already looking at other apartments. There is rarely anyone in our office. We cannot receive our packages if the office is closed.. which means we sometimes don't get them for multiple days after they have shipped. Even when we moved in, we had to track down someone at Briarwood (sister complex) to help us sign our lease and give us keys. The apartments are old and falling apart. Instead of fixing or re-caulking apartments, they paint over it. It takes forever to get maintenance unless it is an "emergency" aka apartment is on fire. We didn't have a working washer or dryer in our apartment for over a month when we moved in. We have multiple neighbors who leave their dogs trapped on their balcony all day and the dogs bark at all hours. Walls are thin and windows are old so we can hear neighbors. I could go on and on. The rent is fairly cheap for the area but we are unfortunately finding out why!!”
— 6403 Del Monte Dr · Houston“I never lived here before but just talking to the lady on the phone she sounded like she had an attitude. I was just asking questions about the apartments just like any other person would...She sounded frustrated with me... And then she was clueless of some of the questions I had asked her. She was very uneducated and not very nice at all.”
— 6403 Del Monte Dr · Houston“Inferior : : of poor quality : low or lower in quality Inferior is a definition of the Waters at Winrock apartments and in greater part the Richdale Group. The property is itself a late 1970's vintage property that has been maintained but is in a general state of decay. The pavement is torn up, cracked, warped. The waters at Winrock no longer as you can see from the fountain which has not run in years. The landscaping aside from shrubs is non-existent. This all adds up to a picture of a run down apartment complex, which is not worthy of your hard earned dollars. The Richdale group as a whole works to find poor to medicore properties, run up the rent and leave clients "high and drive" as they do for their sister property briarwood. The staff on site are inferior to other companies becauase their employees are more concerned about punching the clock than they are giving outstanding service and satisfaction. This general apathy comes from the leadership at Richdale who are unresponsive to client requests and are experts in providing inferior quality to their clients. DO NOT give the Waters @ Winrock or the Richdale group a penny of your hard earned money or a minute of your valuable time. You deserve better Disenfranchised at Winrock”
— 6403 Del Monte Dr · Houston“I had the whole first year a long bad experience and when it came to the renewal I tried with the management to solve the problems I had and they did, Miss Jimmy the Manager and Mr. Milton did a great job in a short time. They treated roaches and I don't have any now and fixed 2 others things, just in 2 days. Awesome service, and now I recognize that problems was from the old manager. I live here now, satisfied with the service.”
— 6403 Del Monte Dr · Houston“A horrible experience where roaches and no maintenance are common. The staff is horrible, the grounds are dirty and covered in feces. The neighbors are horrible rude and loud and electricity and hot water are always out. This place is like living in expensive hell.”
— 6403 Del Monte Dr · Houston“I moved to this complex 8 months ago and my personal experience was great until corporate decided to relocate Ashley( manager) and the maintenance guy decided to leave the complex. From that point the service has gone from 10 to 1 within few weeks. The leasing office is not consistent with the working hours, nobody is there to take management service calls, maintenance is rude, every body blames other people for the maintenance calls, there's doggy poop every where around the courtyard, residents leave trash at their doors for weeks without getting a note at their doors, there's trash every where. The most ridiculous answer I got when I called the leasing office to request doggy poop bags was they didn't have a budget to buy poop bags to put them around the courtyard to be used by residents. The new maintenance guy is worthless along with a woman to rotates at the leasing office to work sometimes from the property on Sage by the Galleria. I can't express how disappointed I am with the new management from this complex. I can't wait to move out from this complex. It should be more guidelines to meet to qualify on this apartment complex. I will call the Health department to complain about the feces at the courtyard and the 3 weeks bags with feces that have not been collected for all that time and now because its warmer than usual the smell is all over .”
— 6403 Del Monte Dr · Houston“I've been at Water's at Winrock for almost 9 months. The location has been great and the staff is very courteous and accomdating. Ashley has helped me with numerous items and even lets me borrow an umbrella from time to time. Come check it out.”
— 6403 Del Monte Dr · Houston“I have lived at Waters is Winrock for over 2 years now. I have lived in all of the units, and have had the experience of the change throughout the complex. First off, it's an old property. It was build in the late 1960's so there have been countless upgrades made since the property was built. My unit has hard wood and brand new faucets and ceiling fans, yet older stove and dishwasher (still work great though!) Secondly, yes there are bugs outside. It's not because it's a dirty complex, it's because it's Houston. I do see a roach of occasion, yet the whole complex is sprayed weekly and a routine unit spray can be set up by the front office. Which brings me to the front office staff. Ashley is amazing! During our last in house transfer, we spoke multiple times a day (sometimes 3 times) making sure everything was in order and ensuring I was comfortable with the process. Not once was there any doubt that she didn't know what she was doing or wasn't proud to represent the property. She has always remembered myself and my husband and kept up with everything and anything we need. Milton is also one of the hardest working individuals I have seen. He's always here first thing (by 8) and doesn't leave until his work order is done. (Sometimes 9 at night) and always does it right. Overall? Extremely quiet safe property. Not a lot of party college kids. Several families and residents look out for each other. No break ins as far as I know as long as I've been here. I have loved living here and plan on living here for quite a while.”
— 6403 Del Monte Dr · Houston“I moved in to Waters of Winrock in 2012, I have had absolutely no issues at all with my apartment, my neighbors are very friendly and I love the pool here. The Manager Ashley is so AMAZING she is very professional and friendly and always has a smile on her face every time I see her, she is so willing to help me with any issues I may have even if its just check for a package, I would refer and have referred many people to live here. I have made it home and hope to be here for many more years to come.”
— 6403 Del Monte Dr · Houston“I live in Waters of Winrock for two years, the place is a bit old but nice, neighbors are nice, the safety is good and the maintenance people are very good. But on top of all, the General Manager Ashley Fenter is wonderful, professional and helpful person, and always on the resident side.”
— 6403 Del Monte Dr · Houston“Ive lived here for 2 years now and absolutely love it! Its nice and small, neighbors are friendly and quiet. Maintenance gets problems fixed in a quick time frame and the manager is always helpful and nice.”
— 6403 Del Monte Dr · Houston“Horrible people this engagement, i did not like the fact they stole my deposit and charge me $40 extra because i did not clean the ceiling fan. bad pluming many parking issue multiple managers with in one year (( that means no deal for us) and its stupid just to thing about living there for a year, the apartments have a very bad insulation to make your bills out of ordinary. bad decision to move here at any circumstances”
— 6403 Del Monte Dr · Houston“terrible apartment. poor and cheap appliances...no facilities on site (gym, computer or business center etc) and for some odd reason they have the nerve to charge premium price for rent. Also u will not get your deposit back, they will double charge u if they have to. EXAMPLE i was charged for replacing a brand new carpet when i left...and they charged me for minor stains in the old carpet??? IF I am replacing the carpet why is there a charge for stains in the old one??”
