“I loved living here but the water, sewer bills are high. People camping out in abandon apartments, washer dryer broken for year's. Complaints about dogs but folks put entire garbage in pet disposals and they never keep them filled with bags. Maintenance is paid to hang out all day. If an apartment is broken into you won't know but led a dog pee or poop and they load you down with communication. No letter about conversing ac etc during the heat wave. These apartments have gone down hill Dumpsters full and furniture everywhere. Homeless people sleeping in Landry roomsthey are asking for 1200 for 580 sq feet. I could go on.”
— 2235 Winrock Blvd · Houston“Now sometime between the night of April 13th and the morning of April 14th my car was towed from the complex. I thought that my car was stolen and report it as such to the local police department. After giving the officer the address of my vehicle over the phone via the car’s tracking system, I’m later informed that my car was towed because of lack of display a parking decal to which I tell him my apartment complex doesn’t use parking decals. I wait for the office to open and ask if the apartment complex uses parking decals. The leasing agent states, “Yes, since October” and then gives me a form to sign in order to issue me a parking decal. The reason this is shocking because I had renewed my lease in February and in all of the paperwork reviewed for the renewal, the agent never informed me that I needed a parking decal. I inform both agents that I was never informed to which they reply we sent out emails so I check my inbox and there’s nothing from the complex but payment confirmations. One agent asks, “You didn’t see the news on the online portal?” to which I reply I don’t have access and state that every month when either of you print my bill pay form. So I send in screenshots of the error messages to the leasing office and was told that I can talk to the manager when she comes in later that day. I call the office after noon to be informed that the manager isn’t coming in today and they are powerless to do anything so go back to the office in person. After asking repeatedly, I’m told that the manager is on maternity leave and the interim manager is at another complex so I ask for the name of the complex so I can speak to the manager. The agents never give me the name of the complex or phone number as requested and instead launch accusations that I should have been informed due to the email blast and online portal both of which I don’t have access to. After two hours in the office and much time taken from my workday they state that I will have to pay for the towing of my vehicle and speak with the manager tomorrow. In front of the leasing and maintenance staff, I point out that the agent that renewed my lease failed to do her job of informing me of everything that included and required to stay at the complex to which the agent herself stated that there is over 300 apartments at the complex so she can’t inform everyone. This level of customer service is inhumane so if you’re at a KPM property I encourage you to be diligent because their employees can’t inform or properly service everyone.”

We had a huge RAT issue for most of quarantine that took 3 months to resolve. Mind you WE had to kill the rats ourselves pest control was the worst. If you have a problem management NEVER gets back to you unless you stay on their ---. The pool is barely cleaned properly and the laundry facilities are ALWAYS malfunctioning. They say they don’t accept people with criminal history, but that’s not the case. I also received a sexual harassment letter from a neighbor when I first moved in and they did NOTHING about it. Avoid this place if you can...it’s dirty, unsafe, and unprofessional.”

Only lived here ~1 yr and they have already had numerous plumbing issues, sewage backs up into the tub and leaks through the floors of the units. Emergency maintenance is a JOKE. They do not answer the phone, they do not respond to messages, I'm not even sure they know how to do plumping based on the constant issues in this complex. They expect you to pay for disgusting, unlivable conditions, and will literally make you wait the whole weekend while there is SEWAGE in the apartment and do nothing about it. You can put in requests online, call the office, and call the emergency line and still sit and wait days with nobody reaching out, acknowledging the request, or doing anything about the issue. The only benefit is being able to have my large dog here with no issues and that's very sad. Do not recommend.”

However, the apartment complex is advertising is apartments as luxury. They are the exact opposite. I've never lived in an apartment this old before in my life. The renovations are cheap, the paint is sloppy, they didn't replace things that actually needed to be replaced, they literally put in new appliances and pulled out carpet and put in laminate wood look a like flooring. It is cheaply done we can take one look at the floors and baseboards and see all the mistakes and the rushed job. They didn't clean the apartment thoroughly, what they did was just paint over everything dirty and we can see and smell that. The windows are extremely old and drafty and need to be replaced. I have lived here for less than a month like I said previously and my apartment is infested with roaches. We are extremely clean people and I feel like we live in low income housing. When you call maintenance they do come quickly but they do cheap, crappy work. Everything in the apartment smells like mold, mildew, and I can still smell traces of the dog urine from the previous tenant. When we complain they sent a maintenance man and he cleaned underneath the cabinets with ammonia! Ammonia! I am so disgusted I can't even see straight. I have a toddler! not only is that chemical unsafe,it also smells like Pee. So in combination with the mold, mildew, and dog Pee smell now I have to smell of ammonia added to that. The maintenance man came and told my fiancé that we needed a duct cleaning to get rid of the cigarette smell, to my knowledge one has not been scheduled and why hadnt they done that before we moved in? What they needed to do was replace these cabinets and plumbing lines and they did not want to spend the money so they are looking for cheap, quick fixes. The buildings are filthy the hallway smell like dog Pee. We have these Tiffany blue doors that are filthy. They allow smoking cigarettes in the apartments so the tenant be for us was a heavy cigarette smoker so if we turn on the air or the heat the smell is so bad we get nauseous, when I get to work or my son gets to daycare I can smell that disgusting cigarette smoke and mold/mildew on our clothes and on our bags. We should not be having these issues at a place that is supposed to be a newly renovated luxury apartment. One of the biggest issues here is the roaches! No matter how clean you are you will still have them. They charge you monthly for a pest control fee we've had our name on the list twice so supposedly we have had our apartment treated twice but we cannot see a difference. We kill between five and 10 roaches per day . This is one of the most disgusting places I have ever lived in my life. Please please please please take my advice. Do not sign a lease here! The headaches, and feeling like you live in a housing project it's not worth it. The location is great but if you can stand roaches, stepping in dog poop every time you have to get to your car, walking up to your door and having to hold your breath because the smell of dog pee is so bad in the buildings, then this might be the place for you. Myself and my fiancé are a young couple and new to Houston trying to establish ourselves we are very competent people so please take this to review seriously. This complex seems like it's for people who are either new to the country, and don't know the standards of a good apartment, or good luxury apartment living, The girls in the office are very nice but I don't think they fully understand the severity of these apartments or they have been told to lie. You will see some reviews on here that says that complex is great but please do not believe those reviews. Those people had to have been paid, or hired. Beware! I could go on and on for days. I am not a disgruntled ex tenant or anything like that we literally signed our lease the very end of October and we moved in a couple of weeks later. Please feel free to comment or respond to my post and I will send you pictures of my apartment and the cheap quick fix renovations that they claim to have done, the roaches, buildings, dog poop filled grass areas along the street parking.They are to be ashamed of themselves for what they are renting out to people. I plan to pay a professional inspector to come out and inspect the apartment for mold, mildew, and etc.. I know it's in here because I can smell it. Currently discussing my options for ending this lease with my attorney. Please do not sign a lease here. Like I said the office staff is wonderful but the conditions of these apartments are out of their control, and The owners are totally to blame for this.”
“SInce the new management took over from Roscoe Properties, the overall appearance of the property has improved greatly. The management for example took steps to fill several potholes in the driveways, the presence of which the other management seems to ignore. They keep the grounds much cleaner and maintenance people are seen picking up trash early in the morning. They have kept the laundry rooms much cleaner than they used to be, and the machines cleaned out of residual detergent; a big plus for me since in don't own my own washer/dryer combo. The staff is much more helpful then the old management staff, and get things done on the within one to one to two days time after the request is made. They are friendly and accommodating and occasionally through a block party for the residents to show their appreciation for our business.”

Lived here 3 years each time was different property management company. The complex is old. 1. They have constant plumbing issues, especially if your on the first floor. Everyone else's plumbing flow to your apartment so you definitely find out a problem before your neighbor will. 2. This complex is roach infested. There are roaches everywhere. I went to the main office to have my apartment sprayed which the exterminator come back every Thursday or so they told me. I come home from work to find out no one came by. I asked the property mgmt and no one has an answer for me. I ended paying out of pocket to pay a guy to come spray my apartment. 3. Maintenance is a joke. They use third party contractors. They have never had their own maintenance since i have been there. They never complete your request in a timely fashion. Their excuse is always we are low stuff so it will take some time. I don't mean to be shrewd, but none of that concerns me. I am a tenant i pay to live here. If your short staff you need to hire more people. For an example i have had a leak in my bathroom ceiling took them 4 days to fix that. I have had my front living room window broken by neighbor kids, took them 3 days to fix that. (violation of their contract, considered a security risk). I have had a toilet not work for 2 night (big violation) that's considered an emergency and breach of their contract. One thing to add to their short staff maintenance, they always has more than one guy in my apartment trying to fix the issue. At one time 3 guys. How can you have 3 people in my place that one guy can fix if your so short staff. For the first 7 months i had foul sewer smell coming from my bathroom. Often always kept the door close and suffocate myself with air freshners. 4. I have moved out end of April 2018 and i am still dealing with them. everything was in good standing. Apartement clean when i moved out. Returned both keys. Yet they have not returned my deposit. I keep calling them all they said we will talk to accounting. they should have sent it. The buck keeps getting passed to this "accounting" department. Whom i cannot speak with. I asked to for their VP's email address. They informed me to email them and they will forward the email. Unacceptable. By law they have 30 days after move out day which would be end of May for me. They it could take 2-3 weeks supposedly. I have still exceeded that timeline and i dont have my deposit. To this conclusion. Trust when i say don't give this apartment a look. It is not worth the headache. I only stayed as long as i did because of my work situation. I was not ready to move yet. I only chose them in the beginning because of location and at the time the rent was cheaper. They have the audacity to raise rent when there are so much more maintenance problems. I am in a much nicer place now and much happier with it. Trust this is a real review and ex tenant of that complex”

Roxanne, the woman who helped us, seemed kind and caring, but we should have payed more attention to how many times she had to refer to her coworkers for information about leading/specials/whatnot instead of knowing them herself. Next thing you know, she's throwing fees at us that we're never mentioned before after we've given her a nonrefundable $400 credit deposit. And then, the day before we move in, she tells me that we can't get the first month free, but she tells my husband on the phone soon after that we would get the first month free. Then, the first months rent comes around and I go see online that we had to pay the first months rent. In the call to dispute it, Roxanne claimed that she had NEVER said that we would get one month free, despite me specifically asking "SO WE PAY NOTHING AFTER OUR DEPOSITS UNTIL AUGUST 1st" (after her springing on an unexpected $590 on move-in reschedule #3 due to other surprises) and she replied "YES, EXCEPT FOR THE $25 IN FEES ASIDE FROM YOUR RENT ON JULY 1st". While I understand how convenient it is to say that to me, it leaves me feeling like I hear things that were never said, even though my husband and I clearly remember, and I wish she mad it convenient at even one point during this move in process. I would like to know what to expect, don't just sell me on a special to only take it away once you have my money. Definitely not renewing my lease. Aside from that, the laundry units around seem fully functional, one of the pools was only dirty for one day (kudos maintenance), the people that live here are kind, and these apartments have some prime location in my opinion.”

The unit to my one bedroom apartment after I moved in was going for 900/month after all the upgrades.. Now I see it's now renting for 600ish a month. That alone shows this place has gone downhill. I've never had a pest control issue since living here.. and I've seen 4 roaches this week... another one after getting my apartment sprayed by pest control. Noisy kids are constantly in the parking lot playing and will dart in front of your car as if they don't care about getting hit.. And I wish I knew who hit and ran my car 3 months ago, but I'll never find out. Someone took down the signs at the mailbox I posted about it and when I told management, while they were apologetic, they never emailed the residents about it to maybe HELP and find out who hit my car, so I could possibly have the person responsible claim it on their insurance. I don't have the extra money to claim it on mine right now.. so I get to drive around in my brand new car with a nice dent near my rear back tire, which is now affecting my cars driving. Now, I've noticed what appears to be mold in my kitchen air vent.. I loved living here, and would refer people to my community and loved how pet friendly this place is allowing all breeds. Now, I'm not thrilled to be living here which is sad. If you want a reasonable place to live in the galleria and don't mind these type of issues.. then go for it.”

Mailboxes are broken into every week. No parking. Mold. Holes in walls. Trashy. Good part is all dog breeds allowed. Bad part is that not all pet owners have common sense. I don't care how sweet a 150 lb. pit bull is. If the owner is letting him/her walk in front of them and control the leash, while the pit bull is staring down a human or other dog, there is a problem. These are terriers that were bred to hunt. It is in their genes whether 30 pounds or 130 and whether they are completely dawcile or completely nuts.”

I have a family member that was supposed to move in today and she applied maybe a week or two weeks ago. Her application was denied originally however the management office decided to go ahead and approve her application for a quick move-in, they also offered her a free month of rent if she moved in on the first. So it comes to THE DAY OF for her to move-in and they told her they will not be able to honor the free month because she wasn't supposed to be offered that special to begin with, well that seems like a mistake on their end to me don't you think? Mind you she has 4 young kids that will probably have to stay in a shelter or something. I personally work in property management and know that this is can create a law suit which i am more than happy to peruse.”
