“Had a roach problem that would not go away until I took matter into my own hands. The office people wouldn't really lift a finger to help at all and I think they just got Orkin to come and leave a message that they did spray when they really didn't or they just left it themselves, hard to tell but it was not very helpful in solving the problem at all. Neighbors below me put a false noise complaint against me and the office just threw me a notice without talking to me about it or asking any questions either. They truly do not care about residents at all and I am glad I got out when I did. Became friends with my neighbor next door to me and he showed me the state of his apartment. It felt gross being anywhere inside as the roaches were everywhere. I even go to see where they were all posted up and he was telling me the office was still not taking care of the problem. That is just all hearsay but the roach problem not being taken care of is for certain still. The utilities available like the washer and dryer are so remarkably inconvenient I spent the whole time going somewhere else to do my laundry since the unit itself could not hold a proper one. The company they even have to rent a washer and dryer is not very good either. They have the most inconvenient system as you cannot get a time slot to receive the rentals so they will get there when they get there. I wanted it to arrive at a certain time since I work and was put to be last but since they had 2 cancels I was called and told they were gonna be there within the hour while my job had me working over an hour away and I was still 2 hours before I was able to clock out so I had to call and cancel the delivery. The stove and oven are another thing. Had to turn the burner on to max just to cook anything and even the vent above the stove was useless. I submitted a ticket and told the guy it was not working properly since the kitchen could still get filled with smoke. He placed a piece of paper, pretty much right on the damn thing, to show it was sucking up air and that nothing was wrong. He then told me they were primarily just for show and not ment to function. This place is an absolute joke. Was glad to leave”

Though management is nice, they don't live here and do not know how to handle tenants. They can't even uphold the agreement or community policies. Noise was from extreme talking in front of bedroom window and music shaking the apartment from ignorant neighbors. Texas has a "peace and quiet' ordinance that must be enforces along with the curfew. Parking: Good luck! Unless you pay for a reserved spot, you will not have a place close to your apartment. Also, management refuses to tow away broken down cars, to this day, there are still 5 just taking up spots. A moving truck that never moves and a trailer that never moves. That is a total of 7 spots that people could use. Potholes: Management will not repair them. Crime: There have been 6 break-ins since I have been here for 5 months. However, the public safety people are a joke and will only show up when they want to. Hopefully this will help the next person.”

I've put in multiple repair tickets and they won't replace it not fix it. Maintenance will turn on stovetop looks at lights and says its working. I have complained about neighbors dog who barks all day/night, sounds like the lives in the apartment by itself at times. Parking is absolutely horrible, parking spaces too small, and broke down cars in lots. Mold in apartment. Seems like property owner will not fix up property, cracks in interior walls, foundation is shifting and my bathroom floor is sinking.”

I live in a studio, but if you want a separator wall between the living room and the bedroom, it's about $10 more a month. The Apartment: There is a huge roach problem, no matter how often Orkin comes. All they do is squirt a little bit of goo in the kitchen by the dishwasher. I find roaches 4/7 times a week even after I spray raid everywhere. The appliances are old. The exhaust fan above the stove and half the outlets have never worked. The ice machine in the freezer leaves a yellow powder. The stove is touchy because the wires are somewhat loose, so I have to make sure they're connected every now and then. The ventilation system has to be connected to the other apartments, because my bathroom always smells of marijuana. So, if you have inquisitive kids, they'll ask, "What's that smell?" The Property: There are about 18 buildings on this property, but only 1 entrance/exit. The other gates are chained. It builds up and sometimes you're left out on the street until someone finally answers their phone or you walk out of your car, along the road, and open it for the person blocking the gate. The property was flooded in once. It didn't reach my building, but I can't say it didn't happen to another. The parking lot near the traffic circle was in at least 2 feet of water. The only parts that do not flood are the parking by the back fence toward Westheimer and toward the adjacent apartment on Meadow glen. If you're really concerned, Target across the street allowed people to park their cars in their elevated parking lot. However, Walnut Bend floods. Good luck getting over there at the last minute. Like I briefly mentioned before, there is a traffic circle. No one else seems to know that except me and Google, so I typically play chicken with everyone after a long days work. It's always fun to risk my vehicle to those with hoopties. Also, it will take about 2 minutes to get out of the complex. There are many speed bumps in your path to the one exit gate. If you're not careful, your suspension will forever squeak. The People: Lots of families and some questionable others. I have had to call the cops once because one guy was banging on the door and threatening to kill his girlfriend. Most experiences one-on-one with people have been fine. When you walk out at night, you can smell marijuana. So if you have a legit job that drug tests, I wouldn't suggest nightly strolls. The apartment claims to have security, but I've honestly seen them maybe 4 times during my lease. There is a tenant who leads outdoor fitness in the "tennis court". I'm sure for a fee, he will train you. The Management : Management claims to ticket you $25 every time you don't pick up your animals fecal matter. It isn't enforced. Frankly, there are so many gifts buried in the grass, if you were to pick up your own dogs blessings, you would step in another dogs remnants. The property manager had outdoor inspections once during my lease. They saw one blind on my front window bent and said I would be billed online for $25 which they gladly posted to my front door. Speaking of posting things to the front door, the management team seems to think it's their right to place reminders of rent and notifications of social activities on your door. If you're out of town or just not at home, the whole complex knows about it after they see this bright paper fluttering at your door. Why don't they just mail it or stick it in the mailbox like every other complex? Do not move in on a Saturday. You cannot get the keys after 5pm Friday without paying the full pro-rated rent for Friday, but you can at 10am on Saturday, when the office opens. So you're basically losing half a day just waiting on management. They could make up for it by giving the keys to you the day before, but they don't. Water is $25 for a studio and about $40 for a 2 bedroom. It's everywhere in Westchase. Go to the Corridor, Galleria, or Spring Branch if you don't like it. It's stupid that you have to pay for the 10 kids next door to use the washer/dryer, dish washer, and take long baths when you can barely afford your own internet, but that's life in Westchase. Lastly, the management was upfront with their strict rules for residents. I appreciated their honesty. I haven't had any problems with maintenance stealing anything when they work. They typically respond if not immediately, then within the next day to requests. Sadly, this is one of the cheapest yet best apartments Westchase has to offer. I have lived in much worse at Kirkwood and Briar Forest. I would not recommend to a friend simply because all of my friends are more upper scale than me. Ha!”
“A special kind of contractual horror. Rent used to be cheap, so we're just vigilant in doing our own pest control. Because honestly, moving is a hassle and my credit isn't that great. However, things have gotten significantly worse in recent years. For example, today they're painting my building. No big deal, except the office didnt give us any sort of notice. So as soon as my husband stepped outside, his outfit was ruined. I asked the office why they didn't give us some sort of warning that they'd be painting so we could plan accordingly, and instead of apologizing, the people working decided to argue with me and say they put notices on our door yesterday and if we didn't them, it wasn't their fault... Classy, right? When rent was under $500, this crap was understandable. But, now that they're trying to raise the rent, the slumlord crap has got to quit. Gotta provide something for the increased cost: either customer service, working appliances, speedy maintenance responses, or quality pest control. But, with none of those services being provided, there's honestly no motivation to renew a lease.”

It wasn't the greatest place in the world, but it wasn't the worst. I always like to review with a pros and cons list: PRO- Unit size: I had a 2/2 and it was pretty big. Perfect for roommate situations especially. Both rooms were the same size and had their own bathrooms. Vaulted ceilings were nice, porch was spacious, plenty of windows and natural light. Location: Close to everything. Right off of Westheimer, Beltway 8 is just a couple blocks away, there's a shopping across the street with a Target, Randalls, Ross, and a few other shops. Although it is close to so much, it's also set back far enough from the street that it's not super noisy. Pets: Pet friendly and allows large dogs. I have a 75lb boxer mix so it's always a challenge to find apts that allow big dogs. That's really the primary reason I decided on Walnut Terrace. Safety: Thought I would touch on this briefly. All apartments are going to have issues, cops called occasionally, etc so I can't say nothing happened here. Just before I moved out, I did see someone's car on blocks, but to my knowledge, that was an isolated incident. Other than that, I never saw or heard of any crimes at all. I am out walking my dog at all times of day and night and I honestly never felt unsafe. No noise complaints either. CON- Bugs: Crazy bad, uncontrollable roach infestations. There were colonies of roaches everywhere, even living in the bedrooms and closets. We had them spray multiple times, laid boric acid powder in all the lower cabinets, sealed cracks with gel, and put roach motels all over the place but it barely helped. Parking: There is none. At all. Insulation: Also none. Our electric bills were like $200/mo even set on 79 degrees because the walls are thin and there are cracks all around the door and the windows don't seal shut that great. At the time I didn't know it was that bad, but now that I'm somewhere else paying half of what I used to, it made me realize how much money we were wasting. So that's my run down. I didn't deal much with maintenance or the office staff so I can't speak on those issues. I minded my own business and paid my rent and had no problems at all. I did vote no recommendation, however, based on the roach problems and terrible parking.”

Walnnut terrace is falling apart and it need to be renovated ASAP! and them the gate button I PAID 30 fpr they asked for that back upon the end of my lease and I asked them were they gonna issue me a refund and they said no! and keep in mind my old neighbor who isn't apart of the police department or even a a security guard walked around with a gun in his hand out in the open!! walnut terrace has the potential to be a great place but it is a waste is a waste of time and money! no bueno! and u can hear your neighbors fart and breath!! oh yeah and let me not forget that the residents will steal your clothes right out the dryer or even the washer! so if after all this if u still decide to rent there please get u a washer and dryer in your unit!”

I normally dont ever do Surveys nor do reviews but i just had to give feedback on my experience @ walnut Terrace. I'll start with the good. The staff were nice. The maintenance was on time the 3 or 4 times i asked them to come and repair. The community is farely quiet with no problems with yelling and horse playing around cars for the most part. Well... Thats about it with the Good. The bad.... Here is goes i moved out of the apartments and prior to that they posted my rent balance on the internet which i pay there instead of money orders and it was different than the bill that they sent me so i didnt pay it and NOTE: that was SUNDAY the 2nd so i couldnt call them and ask them whether the bill was correct. So the following day they charged me a $100 late fee... (?) out of bitterness for some error that they made. I could of easily said i'm not paying it but just to avoid negativity i paid it. ROACHES= RUN. LOTS OF CAR BURGLARS. LOTS of stealing going on. So be extra careful. Ive seen with my eyes after waking up and seeing people cars stolen. Broken glasses and stolen rims and electronics. But other than those problems this was an okay learning experience and *knock on wood* i thank God my valuables werent stolen. God luck people.”
— 2801 WALNUT BEND LN · Houston“lived here for a handful of years and although i'm ready for a change i dont understand so many bad reviews..i personally was never burglarized or anything like that and the years ive been here only heard of three such cases (no apartment complex can be completely free from crime)i was never scared living here i walk/jog for exercise at all times of the day never had a problem..there is always convenient parking close to where i stay..the maintenance is quick and i almost never had to call again about the same problem..the office was helpful and knows who i am personally which was pretty nice..they also have little give aways for residents on occasion if i had to complain i would have to say i did have a roach problem when i was in a smaller apartment nothing could get rid of them..but since moving to another suite i haven't had that problem.i think it had to do with a dirty new neighbor and vents”

This is not a place to raise children what so ever. The break ins and riff raff that are here are ridiculous. The pet dopiest is outrageous along with the guidelines. You can't even have a goldfish without a $200 pet deposit plus when you move out you have to pay a sanitation fee for said goldfish. Seriously?! But luckily if you don't own a pet you can always adopt one of the MANY possums that are on site. One for each of your family members. Don't worry about the staff they wont mind it. Or if you don't want a large animal you can always settle for the million roaches that come equipt in your new place! They spawn like crazy so if you kill one on accident, don't worry, about 5 of its babies will be right there to comfort you when you sleep, shower, make dinner. Make sure to buy alot of bug spray, the mosquitos are worse here than camping in the woods. Oh and don't touch the walls, the paint that is used is interestingly cheap. Even just the oils from your hands will leave a "stain" which will not wipe off. Just all the ain't will wipe off the wall if you try ti clean it. And don't count on appliances that function properly. Over all this is a total ---- hole and you'll be paying over $1000 just to get out of your lease. So save your money and trouble. Aberdeen apartments down the street are nice.”

I can now say it is one of the biggest mistakes I have ever made. There have been multiple car break ins, apartment break ins, and my roommate was robbed at GUNPOINT just inside the complex. He was not the first or the last, either. All the leasing office does is send out a notice and remind you they are not responsible if anything happens to you. The leasing staff is rude,unhelpful, and extremely unprofessional. The "gym" has 2 out of 8 machines working. The roaches are relentless, and the "pest control" is a joke. They squirt under your sink and behind your toilet and leave. There are tree roaches coming in through the cracks of this cheaply built apartment complex, and tons of little ones crawling around everywhere. I keep my apartment clean, and spray raid constantly, and nothing helps. THE WALLS ARE PAPER THIN. i can hear every sniffle, burt, grunt,footstep, and whisper from all sides of my apartment. No privacy at all. The cheap price is not worth living in this hell hole. When i moved in i was not expecting the most luxurious apartment ever, but I was at least expecting the basic necessities an apartment should provide: privacy, safety, a helpful staff, efficient maintenance, no roaches. The management could not have been more uncaring and unconcerned with my safety or even replacing the window that was broken in order to complete this break-in. As a single girl, I could not be more terrified here. The price is nice, yes. But the lack of safety is NOT worth it!!! My apartment was torn apart (and keep in mind I am right down from the model apartment they show daily). How someone did not notice this break-in is beyond me. I honestly think management just is not concerned as long as they receive their rent checks every month. I have lived all over Texas and in all of the major cities (i.e., Dallas, Austin, and now Houston) and I have NEVER felt more unsafe and more scared for my life. Currently, I have had to move all valuables out of my apartment (as my lease is not up until Sept.) and plan on moving ASAP once my lease is up. Please keep in mind, that although I am extremely angry at the management at this property, this in no way is clouding the fact that this property is just not safe. And no one, no matter how affordable the rent, should live in this kind of fear.”

There wasn't anything out in the open, just a criminal who knew something about the car we had. And this happened directly next to the leasing office, where was security? Probably INSIDE THE APARTMENT HE IS ALWAYS DOUBLE PARKED AT! All the office staff had to say was, "there is crime everywhere"! Really? Because nothing like this happened in my last apartments! And I knew I should have walked out when we were signing the lease and was told the water ALONE would be $60 a month instead of $30! We will be moving as soon as possible, somewhere with better security to fight the "unavoidable crime". And for the record, my last apartments had 1/2 to 1/3 of the number of apartment units as these apartments and had 2 security officers there EVERY NIGHT! That was the first mistake we made by moving out of there to save what we thought would be a lot of money (but we were wrong because they charge for EVERYTHING here) and the second mistake was actually moving in here!! I will definitely run next time i see an apartment with a 17% rating!! OH AND PARKING IS THE WORST. YOU CAN PAY FOR AN UNCOVERED SPOT FOR $35 A MONTH, I COULD HAVE HAD A COVERED SPOT FOR $20.. I must say and i'm going to be very honest alot of what i read seems to be the case for my current situation. I have only been in this property for under 2 month's and I have had problems with roaches. I am not a nasty house keeper at all these roaches were here before me. They are regular tenants from what i can tell. I have done my own spraying of pest control and put down roach powders and the problem seems to be getting better but i've contacted the leasing office 3 times about the problem starting from day 2 of living in my current apartment and the pest control person has come out and only wanted to spray under the kitchen sink and the bathroom sink. I am sure i will have to make a point of bombing my place monthly on my own and keep aboric acid on hand for the entire term of my lease because i dont think this is a problem that is going to go away on it's own. Also i dont have just regular roaches i have tree roaches which are bigger and black it's not a good look at all. I fell in love with this property when i visited it and saw the 2/2 model. The property has nice landscaping and the tree's make it so inviting. I love the big patio's and the shade the tree's give when outside. I dont at this point feel unsafe. I see that they are trying to keep the property well maintained. I dont see alot of riff raff walking around. The gates have worked for the most part since i've been here. i've lived in other properties where the entrance and exit gates are always broken. but i've seen very little of that here. I have noticed a few times the entrance gate was partly open but it seemed to be fixed really quick. I am trying to keep an open mind about this property because i like what i come to everyday except the roaches and some other small little bugs i keep seeing in my closet. But i'm going to break out the raid max or some other bug spray and see if i cant get ahead of these things and outside of that give the management a chance to correct other problems that may come up. I had a problem with my dishwasher and they are ordering me a new one, they also did some improvements to my unit after asking so thus far things are okay. I would hope things improve with the roach situation. Outside of that I could see myself living here for a few years. I know everyones experiences are different but this is mine up to now. If it changes i will right another review and in that one i will again keep it very real. I hope my review helps someone.”

— 2801 WALNUT BEND LN · Houston“we moved out and i would like to wanr anybody considering moving in to see it twice before signing: roaches are everywhere and they don't care to get rid of them, they promised to spray but they never did - only told us that they did, but roaches were multiplying only. The place is not safe - people are stalking you after 8 pm, don't adre to go out as it is unsafe. Arrogant stuff -they are not to help you but to abuse you and tell you you are wrong when you raise your concerns. A nightmare to deal with. Greedy 0 when we moved out they made us pay for stove cleaning - even if I spent 4 hours cleaning it: the thing was old and not well maintained and they will charge everybody for it as if you had to make it brandnw, besides, stove was out of order few times a month and they never really bothered to replace it as they should. All in one - if you have a choice, see more places than only this one as you will end up with a headache! Not only the place is unsafe and filthy, but the stuff is a headache and they hardly help you to fix stuff. Highly NOT recommended!!!! Beware!”
