“Do not rent from here The owner of this property is a fraud taking out loans and pp loans and not fixing property the city of Houston has been called on them due to alot of reasons...They do not care about how there residents are living they take ur $ and send it to there country of Turkey.This place is invested with mice in the buildings water leaks into Apts mold in walls..Dolly was an awesome manager and so was Anjelica...but that lil girl Nallely they put in office don't know what she's doing and she's also the owners sons baby momma...people selling drugs right infront of manager and nothing g is said or done..Dolly didn't care she was calling the laws nd kicking them off property...Tx Excel Management and Canfield property is TRASH CAN DO NOT MOVE HERE I REPEAT DO NOT MOVE HERE...”

“This place is horrible ! A nightmare don’t move here they never fix anything I was without a/c for a whole week in may currently the pipes on my kitchen sink are busted and flooded the whole living room n still no fix. But the worst problem of all is the huge RATS in the apartment it’s a nightmare I literally cry every day because the rats are just here living rent free in my apartment. I’ve complained to maintenance about this issue almost every day still nothing Is done I hate it here seriously thinking about just breaking my lease this is a nightmare I don’t wish these apartments on my worst enemy.”

“Canfield lake apartments has been the worst experience I have encountered in my life. The property needs a lot of attention and updates. pool has not been open for years due to city closure. Cars are being broken into every day. The security does not do a great job securing the property. The gate breaks for months with quick fixture to keep our environment safe at all times. I moved in with 400$ And my apartment had no AC for 2 weeks. I begged Maintenance to come fix the problem as my apartment was 100 degrees during the hot summer on the 3rd floor. Worst mistake of my life giving this property management my 400$ it was so hot ?? and terrible living on the 3rd floor with no AC. They could not provide me with unit and advised me to purchase my own. Of course they still wanted their rent even though I had no AC for so long so many other residents did not have AC and they suffered along with their kids. I finally advised the leasing office I would contact the news to report them and they immediately came and fixed the ac to where it would work for A LITTLE WHILE. The problem continued. I moved into a different apartment once that lease was up because they were not able to move me out it was IMPOSSIBLE. So I moved towards the front of the leasing office and my plants were stolen, my Amazon packages were stolen, my car continued to be vandalized. Trash is always thrown by lazy residents that do not care and will throw it on your porch. The property is very disgusting and again needs a lot of repairs and maintenance. I have notified leasing office multiple times. They actually have a new property manager which has THE WORST customer service and the nastiest attitude. I definitely encourage to have a different attitude towards residents that are helping you make your pay check! We work hard to pay rent and deserve respect and better service. ALSO, The team in the office need more training to better serve the customers calling and coming into leasing office. Every time I ask a question they do NOT know how to answer it and have to invoice the manager which is the new -------- lady that is never around. So you never get a cal back. Very poor communication please work on that with your team! The service is HORRIBLE when you ask a simple question. I will never advise and recommend this property to anyone. The property has so much to work on! Now my apartment has mold due to an up stairs leak. That has ruined my microwave and power sockets. She said she would place a work order and blew me off with no sympathy which is 100% EXPECTED. Thank GOD my lease is up next month and I will remove myself from this NIGHTMARE.”

“I love this community fist security is good and everytime i come out of my apt it is always clean is never messy the two guys working outside do a great aeesome job keeping it clean terry and cesar the property and everyone do a great job lived here for a 1 year”

“This place is terrible, The staff will lie lie, Somebody tried to break in my apartment, the widow is still not fix or replace, now it's leaking from the upstairs apt, still nothing , nobody has come, it's terrible here, don't moved here, big hole in the walls, no cabinet doors or drawers, Terrible,”

“My name is ********* one of the occupants at 13350 Northborough Dr. Apt.# ****. First I'm writing because as of August 11, 2017 the management in the office received my money for my deposit and 2 months rent. Normally when you go into an office to view and look at apartments you would receive a walk through a model apartment, they didn't do that. Their customer service skills are horrible. The apartment wasn't ready for viewing. So I had to wait for another few weeks; until they felt the apartment was ready then the management sent the custodian to walk with me over there, there were a lot of things wrong with the apartment. The rug has never been changed since the apartment been built there. The air conditioner wasn't working.The dishwasher doesn't work. The apartment was infested with roaches. I spent money on cleaning the carpet, bombing the apartment to kill the roaches. The locks on the doors didn't work or lock. Also i had to buy cleaning solution because the apartment wasn't clean. There are no lights outside on the buildings, and it's jet black very dangerous. They say there is a curfew, but all day long there are big, antagonizing, dangerous looking men standing around the property. Plus you have to go to the office to receive your mail, bacause of people breaking into the mailboxes. The day I received my apartment key and was moving in a few items, my daughter and I had to run for cover because of gunshots. So as of September 18, 2017 The mailbox was fix to where the mailman can put mail into the box but now there's no key for my mailbox. I've told the management in the office that I'm looking for some important mail. They seem to not even care one bit. Like I said there has been one problem after the other. The management is so unconcern about that property. I hope that this message is received by the owner so they can involve their self with the people in the office. There is trash everywhere, the pool is pathetic and a nasty color green. P.S. Please reply and let me know what is going to be done. I have made a copy of this letter to you the owner. Also I will place it on the review board so others will see if something isn't done about this situation. I still haven't received my mailbox key. GOD IS IN CONTROL OF MY LIFE”

“All people in office are family including maintenance, maintenance is very poor, people in office are very rude and have excuse after excuse for maintenance, mind you which is family and friends to, my air have not been working for 2 weeks, but they want my money on the 1st of each month and I've always been on time for 14 months in a few days it will be 15 but my air still not fixed, don't move here especially if you have children are a disability”

“All the other reviews say it all but what they dont know is that they take advantage of people make house keeper cry by humiliatung her disrespecting everyone the apts dont get fixed on time due to them not ordering enough material that the workers give list of .... Have them working extra and dont want to pay them ... All the people that work in this office are famliy i didnt know all your family can work there . this place disusts me the people in the office dont kno what they are doing only hire people to fire them 3 months later so they wont recieve any type of benefits ... Dislike them”

“WORST APARTMENTS EVER. LIVED HERE IN 2014- 2015 AND STILL REGRET IT! NEIGHBORS UPSTAIRS FLOODED MY APARTMENT WHICH LEAD TO MOLD AND A BAD SMELL. CANFIELD DID NOT WANT TO MOVE ME INTO ANOTHER APARTMENT. SO I WITH HELD THE RENT UNTIL CORRECTION WERE MADE. THEY DID NOTHING BUT GAVE ME AN EVICTION! DO NOT MOVE HERE DO NOT! THIS APARTMENT NEED TO BE SHUT DOWN. AND A LAW SUITE AGAINST THEM SHOULD BE FILED!”

“Dont be fooled by the pictures! It does not even look like that! The apartments are ran down, trash outside everywhere. The owner doesnt even pay the garbage bill on time and tons of garbage laid out all around the dumpsters. Maintenance doesnt get things fixed in a proper time frame. The manager Dee Dee is very prejudice and unprofessional and her daughter is not so nice either. The water bills are anywhere from 60- 160 dollars a month and she tacks on fees of 25 and anything past due on water bill, she charges 100 dollars which is ILLEGAL. She bullies the tenants. She will try to lock you out of your apartment over a past due water bill too. She is -------- and doesnt like whites or black people and will show favor for --------- only. She rents out to people who dont even have a social security number. Both pools are closed down, the sewer system gets backed up often and we have went atleast a week before without hot water. There are rats in the walls and many apartments have mold in the walls as well and they will not do anything about it. Gates do not work, they are always opened. A two bedroom starts at 700 and let me tell you, you can find better for that price! Those apartments is far from feeling anything like home. Those apartments was a temporary situation for me but I regret every bit of it. So much money going towards a trashy place! Lesson learned! Helps to know your renter's rights as well because she will try to do you wrong in the office and think you are too dumb to figure it out. STAY AWAY FROM THIS PLACE!”

“I have been living on this street since 2008, and this property is the worse looking, and poorly managed one on the street. My daughter lived here, and it was a living hell. If you care about your surroundings, this is not the place. The insides are run down, and they do not make repairs unless absolutely nessaary. The outside is always full of litter and trash which sometimes sits for days, weeks, and even months at times. I can understand the flustration of the tenants throwing it, and even people walking pass, but it still needs to be picked up. I hate even walking pass this property. They also do not do anything about all the loitering and drug selling on their property. They be out out thereeeveryday, and even do it near the school bus stops. The office staff is rude, and just don't care, but you best believe, they want that rent each month. For how it looks, in my opinion, it's way too much. If you care about where you live, and your family, this is not the place. I'm working now to get the city to do something about it now.”

“This place is a dung heap. It was lovely at one time. But, after Katrina, it went to hell. The owner is a slum-lord with no concerns for fixing anything. He has been fined by the city on many occasions for code violations. One of the buildings went up in flames(due to arson) and, a year later the charred remains still sit there fenced off with no signs of being removed. Hazardous! Crime is rampant from dope dealers, to prostitutes. Violent crime is not unfamiliar in this area. Burglaries happen on a regular basis. There is trash everywhere, everyday. Need a maintenance request? Forget about it. Not only will they not show up in a timely manner(weeks to months), the repairs are are done poorly. From electrical problems to, water leaks(both plumbing and roof leaks),to building construction; it is a mess! A great many of the residents are thugs and low-lifes with no respect for their neighbors. At any hour of any given day you'll hear screaming, see fights, smell pot in the air, see groups of druggies hanging out all over. All gates to the property are open at all times. Pool has not been open in three years. Laundry facilities have been vandalized to the point of being unusable. Many of the doors on the mail-boxes have been ripped and the contents stolen. They are NOT repaired.This is an unsafe place to live on all fronts. Anyone is allowed to live here despite so-called back-ground checks. I absolutely recommend no one live here. It might be cheaper than other places and, there is a reason for that. I CAN say the current manager wants to turn it around but, is unable too due to lack of funding, staff and supplies needed to due repairs because of, the slum-lord of an owner. To be honest, the entire community on Northborough fairs no better. But, that is due to the absolutely worthless lot residing in the area. There are good people but, sadly they are over-shadowed by the criminal/moral-less element. Do yourself a favor and, STAY AWAY from this complex!”

“I wouldnt recommend these apartments to anyone. I lease with then on dec of 2016 and decided to leave on march 26 2016. From the time i moved in my apartment got broken into. Office didnt do nithing nit even change the door to a new one. Everything in my apartment was leaking maintenance have not showed up. DO NOT LEASE HERE YOU WILL REGRET IT!”

“If you like constant drive by shootings, prostitution, drugs sold on streets, apartments being broken into, fires and gang fights then this is the place for you.. Front gate has worked since I've lived here (6 months) Swimming pools have been marked toxin (no swimming at all times) Only security cameras are for main office (facing road) Security guard comes in at 7pm-12midnight Maintenance people take weeks to fix anything on work orders *First month moving in: arson done to one of the buildings. *Second month living here: gang shooting but no cops until an hour later *Third month: apartment broken into . They took $3,000 worth of electronics.. No witnesses ... Took a WHOLE MONTH to fix the window they broke to get in from. *Fourth month: apartment broken into again only I was home. *Fifth month: random shooting for New Years. People windshields got cracked . nothing major other than that. *Sixth month: Just rusty water in water pipes. Constant shootings at night - I still have six more months in hell before I'm free from this place - I recommend this place to NO ONE !!!!!!”

“I'm writing in behalf of my cousin because I know he won't. I've seen him go through the worst time I ever seen in the history of rental. The management staff are the worst unprofessional ever. Repairs are almost unheard of. My cousin had a major water leak above the bathtub that took weeks for them to repair and because of it there is now mold growing. Now that he is trying to move they are trying to charge him over $2000 in late fees. My guess is, there are so many young people there who have records and there aren't too many place that will rent to them, these people are taking advantage. I will report them to the apartment authorities.”

“Please do not move here they are Horrible. Drug dealears everywhere the doors get ripped off the mailbox all the time my apartment and plenty other have been broken into and the office does not care they are very disrespectful and rude. Maintenance does not come out and do what their supposed to i put in over 20 work orders and noone came. It took them 3 days to fix my broken window from the break in i took my police report the same day it happened thwy lost it so i had to bring it again. Its infested with roaches and mold and spiders. Its unsafe!!!! They claim waters allocated in rent but its not you pay for it. When the second break in happened they didn't change my locks as i requested and as stated in the lease. The manager is very disrespectful she took more than half of the complex money and said she didnt have to say anything she could put it on the water bill we so called dont have and then jumped crazy with me. Your children will not be safe here the stairs are all broken and They break the hall lights to sale drugs at night so its pitch black dark. It took them 3 months and reporting them to the city of Houston and bbb for them to get the mold out. All they did was paint over it. The apartment was horribly dirty when i moved in carpet counters floors stove bathroom i had to clean myself and there was no fridge all my food spoiled and they didnt pay me for it or accredit me. My move in date was changed 4 times. Now they are evicting over half of the complex stating none payment of rent when we all paid they stole it and put it on water. When you ask about it they get angry and get smart. Only Ms. Tina is a blessing there and helps! Why isnt she the manager!! Veronica is and shes very disrespectful and so is Clarissa. So rude they disrespected some resident and they bust all the windows out the office and not even the police was stunned. Excuse me if some things are misspelled im doing this from a phone because my laptop was stolen during the break in.”

“These apartments are TERRIBLE. If you're broke, have no where to go and want to save money, that's the only reason you should live here. The staff Minus the one woman at the front office suck, they will tell you that you're rent wasn't paid. Even if you have a recite and a copy of the original money order they tell you that the payment was lost. Getting them to fix any sort of problem with appliances, you might as well forget that. My sink was clogged for a week. I called maintenance, went to the front office and I was told it would be fixed promtly. The property manager Veronica is a -----, and she does a lot of scumbag things. If you're late on your rent she will break into your apartment and take your TV. The carpet was NEVER replaced. I moved in and my carpet had enough blunt burns in it that I could play connect the dots when I asked them to replace the carpet they told me I WOULD BE CHARGED. The neighbor next door to me would constantly blare Mexican dance music and scream all night. They say online it's a "gated neighborhood" yeah right there is a gate, and they make you pay a gate card fee. But they never close the ------- gates. Within the time I lived there with my girlfriend HPD was involved in 5 different shootouts and one ending in a man being shot multiple times. I watched all of this from my balcony. So if you have kids don't rent here. Don't rent anywhere on that block of road. Unless like I said you're flat broke and you need a place to stay. Otherwise that place is a ---- hole”

“I've been living here for almost a year now. I never paid rent late, have no issues with anybody here. I keep to myself and I don't bother anybody. Yet the apartment management is HORRIBLE. Someone keeps breaking off the door the mailboxes. I've asked Alket Mjaltaj, the assistant manager numerous times to fix it. He's lied and said "I'll do it today", which was a month ago. And our mailbox still isnt fixed to this day!. I just believe for someone who causes no trouble and pays rent on time each month they can at least give me a decent mailbox system. I've havent received any mail for almost 2 months because of this. His attitude is so nonchalant towards my complaint. Me and my mom have had to buy countless raid products because the apartment had roaches and nets everywhere. The landscaping is completely disgusting. Our swimming pool looks like a swamp which attracts sooo many nets! I would never recommend someone to live here. Their service does not match the rent at all.”

“This place is so nasty but that's not my problem today. Everyday its something new. Today my power is out. The circuit is blown iv been for hours trying to reach my leasing office it says they are disconnected. No on is in the office so everything i have is spoiled now. I have a baby to feed and no my problem is not the electric company my bills are paid. Al wants his money on the first of every month no grace period but it took them four months to fix a cracked toilet that resulted in a flooded houses everyday. We are moving out as soon as possible.”

“These apartments are terrible. When Al took over the apartments went all the way down. They never fix anything. Things stay broken and there is always trash outside. The pool was not open all summer. The mailboxes have been broken for the past 3 months and they charge ridiculous rates for water. They don't even use City of Houston. They use some company in Dallas that does not read the meter.”

“I would never refer anyone to live here or recommend this place. I lived here from May 2012 to June 2013. When I first moved in there were so many roaches and the carpet had an odor. They refused to replace my carpet unless I paid for it. The customer service in the office is very unprofessional. Maintenance takes forever to come out and fix issues, then, when they do come out they half way fix things. There were so many break-ins during the Thanksgiving and Christmas holiday. I personally knew three people who were robbed. A woman was shot and killed in the apartment complex the time that I lived there. I would often here gun shots at night and there would be shoot outs. I felt unsafe, being that I am a single female who lives on her own. Oh....they also overcharge for water.”

“Canfield lakes apts..we're the best on the Northborough..but have went all the way down since Amaz Property Management has taken over..First of all, the manager Al is very rude.he shows no concern for the residents what so ever..I was not told about the allocated water bill they provide you..I have lived here since February and my water bill has been on the 90 and 100 percentile and the manager are no one in the office can explain to me Why the water bill is so expensive..Al the manager will not provide you with a corporate office number ..oh and did I mention their are abandoned apartments around the complex..with glass shattered everywhere..I moved here in February and the pools are black and green and haven't been cleaned since I moved here..I have to hike through the grass because it has not been cut in some months..There are no lights around the apartment complex and just when you thought your mail was safe its not..because the mailboxes have been ripped apart..and last but not least why am I paying for extermination when the roaches are going to tote us out..need I say more..Do Move In These Apartments..”
