You are opened to attempted robberies at gunpoint just walking to your vehicle for work. The safety and well being of the residents are not their concern at all. They just sit in the office to collect rent. You can leave to walk your dog and come back to find your front door kicked in and belonging stolen. Maintenance take 8 months to a year to fix any issues.”

October 30, 2017, I paid my rent for November. The gentlemen in the office even signed my receipt. On November 7th, I received a notice to vacate the premises for unpaid rent for November. I brought the receipt from my bank to the apartments showing they cashed the money order along with the receipt the guy in the leasing office signed. When I got there, I asked to speak to the manager. I was greeted by a lady who said the manager is "busy" I expressed I needed to speak with her because there was a discrepancy regarding my "failure to pay rent". The lady stated she knew because they had new management. I stated I didn't not care and I asked for them to print or sign something confirming I paid rent. As I am speaking to the woman, the "manager that is so "busy" gets up and closes her office door? Really? Needless to say, the woman said it would be fine and even signed my proof. Now here is it November 10, and I have a "FINAL NOTICE" on my door. Remind you, they are so quick to tell somebody they have no paid rent when they have but couldn't fix my sink that was stopped up for two weeks after a maintenance request was "supposedly" put in. These apartments are trash. There is always shooting, the "manager" is rude, there is no order, and they are incompetent. I would rather break my lease to honestly stay here any longer. Please, please, please do not live here! I should have listened to the comments before moving here. Now I renewed my lease (stupid of me to do) and I am stuck for 6 more months. I wish I can give this place a negative 8,000. It sucks. The only thing good about his apartment complex is the maintenance workers are nice. I filed a complaint with the BBB, RPA, Attorney General and TWCCRD. DO NOT MOVE HERE!!!!!”

This trash is collected when they pay the waste management fees otherwise it spills over. Their attempt to make repairs often leave deb-re in the parking areas that cause residents to have damages to their tires. The exit and entrance gates are never working for more than a 24 hour period. The maintenance personnel are the worst. They are mostly incompetent and if you are not home when the repairs are being done they leave your apartment in disrepair and neglect to clean up behind themselves. Not one notice is left to inform you of their actions at all. Which is very unprofessional to say the least. Trash is not clean up around the grounds. And be aware there are numerous foundation issued that can be seen whenever it rains all sidewalks are under water. There should be a option to give this location a negative rating because a 1 star is to much to issue. The walls between the units are so thin you hear your neighbor pissing in their toilet, not to mention entire conversations. And be prepared to fight gnats.”

Staff is not the best but they try and are polite or try to be, glad to be moving out soon trash dumpsters are always full and very dirty around parking lot trash every where in the apartments, water always going out. 2 times the poop water came out the toilet crime continues to escalate and nothing is done to give residents security with this being said... If you dont mind all that i just said and are willing to spend $925.00 /month for a 2bed 2 bath washer dryer connections i think 1100 square feet then by all means go more thing,if you do decide to stay and try them out then... WELCOME HOME TO THE ------!”
— 2310 Crescent Park Dr · Houston“I Do not recommend this place to anybody. This is probably one of the worst apartments I've ever stayed in on this part of town. First, there are bugs everywhere! When I moved in there was a major gnat problem and they would get in my food. I had to leave gnat traps everywhere to get rid of them. Finally, after I thought I was done with that, bam, roaches appeared. I even witnessed one crawl out of my air vents. The shower didn't have any cold water, the A/C and heater wasn't working(just blowing air), my door lock was messed up, my fridge leaking, and my dishwasher wasn't draining water. The worst is that one day they began fixing the foundation of my unit and LITERALLY spent 8 hours jackhammering the outside of my sidewalk. I actually has a terrible migraine from it. Who shifts the foundation of people's houses when you are in it? Now there's cracks running up the walls in my tile parts of my place. Couldn't sleep for a week. Now a tenant lives upstairs and he just walks back and force at 3 am and his floorboards creak so bad I still can't sleep. I can't wait to leave in a couple of weeks.”

The staff is low grade and extremely unknowledgeable about tenants and being courteous and respectful! They lack to fix our A/C or repair the low pressure , cracks in the base areas of the walls, the list goes on. This complex charges rent in the amounts that you would expect to be clean and up keep genuine, however there is trash at the dumpsters that others fail to through directly in, old furniture thrown out and it just sits there for weeks at a time, dog feces on the walk paths and parking lot, laundry room looks like crap never maintained, no care...”

Been there for 7 months and my hot water has gone out 4 times and last for a couple or more days. AC not blowing in one room and haven't gotten that fixed since ive moved in. they will toil your car in a heart beat for no damn reason. The office is very unprofessional they tell you your stuff will get fixed the same day but they never show up they lie to your face. They recently changed management im guessing because they didn't do nothing but the new members of management don't do nothing either but I do know if it was there apartment they sure would send someone to fix it. They need to care more about the people living there then themselves in the office they slow at doing everything.”

When we was told our apartment would be ready on the 1st of the month to move in, guess what it wasn't, the apartment was nasty and the windows were broken on the unit, also the laundry room which is on the outside was full of black mold. The fence was broken and rotten, the patio stunk like urine. I told the guy was he serious about this apartment and letting someone live here. He than took us upstairs to see the other available apartment that's was empty. Yes it was a little better but wasn't clean or ready for move in. The bottom of both bathtubs were ridiculously horrible the paint was coming off not by a little it was alot, the roof showed signs of mildew and leakage, there were no mini blinds in the apartment. When the leasing agent gave us our "NEW" key, which took almost 45 min for them to rekey the unit, we went to bring our truck around and actually got to see the back of the community and it was a nightmare! We go upstairs to find the lock was not on the door!!! Before we asked the leasing agent if they had new carpets and he lied again and said they just shampoo them. Because my kids have bad allergies, me and my husband took it upon ourselves to go rent a rug doctor and when we finished the carpets nothing but stinky nasty black water came out!! Underneath the sink in the kids bathroom is leaking. The kitchen sink is also broken and leaking. The stove we had wasn't plugged up and it didn't have the right cord for the outlet. It took maintenance nearly 3 weeks to bring our mini blinds that were dirty and not new. We asked about our bath tubs over and over again along we the bad ceiling leak the man came cut out a piece of the ceiling and left a mess and never came back to fix it, it has been nearly 3 weeks since he messed up our ceiling, the a/c went out yesterday and he said he fixed it which the apartment started to cool down but then it stopped blowing cold air again today. It's been already 2 months and the bathtubs have never been touched, I Pulled all of the peeling paint out of the tubs and bleached and used Ajax to get the yellow stains out. Overall if I had known that I wasn't getting the new updated model home like I was shown I would have never spent a dime here and went somewhere else. Trust this place is not worth your time or money. When you see all the bad reviews trust everything people are saying is 100% true. There are people hanging out in the parking lots and outside smoking Marijuana in front of little kids that are playing outside. Our first week here our neighbors were fighting and law came out and arrested the man. Well he is out of jail now and the fighting and yelling continues! They really need a new manager and owner of this place to make sure maintenance is being kept up with and be cautious as to who they rent to here. The swimming pool behind the office is green now. I doubt I let my kids swim in it this summer. They just don't keep up with the grounds here and the dogs people have just poop everywhere and the owners of the dogs don't clean it up. Dogs even poop on the cement where people walk. I'm always telling my children watch where you step. I really wish I could break my lease and go somewhere else. They also lie about the amount of rent on the units. I have 2 bedroom and 2 bathroom with washer and dryer connections they are renting crappy place for $945 a month :( I honestly don't have nothing nice to say about this complex and I don't like anything about it.”
“I want to share my experiences when I lived in Avalon at Royal Oaks...... from 2013-2015. I passed through so many bad situations that I decided I can not let my comments just stay inside of me I needed to share this with you and the people that still leave there. The only "decent" place around the complex where the office and The Pool area BUT you just can see it because the water was always GREEN and DIRTY. There are wild cats everywhere and they even ate my little birds in the balcony, destroying the cage. Gangs do whatever they want inside the property and you can see every where people using and selling drugs. Two times they put a lock in my apartment saying that I did not pay the rent that month which is completely false statement of course, this opportunity was at 8:00 p.m. it was winter and I had to wait outside whit my kids until they tried to contact ----- to make somebody come and unlock my door. The second time what they said: "IT WAS A MISTAKE BECAUSE ------- WROTE THE INCORRECT APARTMENT #" and they credit the money to another person or TO HER PERSONAL ACCOUNT.????? Reading the reviews now I understand that this was a common situation in that complex do to other residents too. After 1 year with Direct T.V. they came and told me that I needed to pay 300$ if I wanted to keep my antenna in the roof or if NOT as simple as they where going to resign my contract????? The problem with roaches I CAN NOT FIND A WORD THAT DESCRIBES SUCH A DISGUSTING SITUATION. ------- was just another thief like ----- and they just undercover everything behind a huge smile trying to let the new residents think that they where COMING TO PARADISE made just one to each other lying all the time. In some cases ----- "The Managar" which did some paper work that was supposed to be correct ------- said something totally different and the other one just said DO NOT REMEMBER". After I understood why "THEY ARE SISTERS". I asked for a change to another apartment I waited for two weeks and after they did you can not imagine THE CONDITIONS THIS APARTMENT WAS.........Walls with holes if you close the bathroom door the bedroom door will open. The floor was totally destroyed and ROACHES every where. The stove and the refrigerator old and broke 3 times I had to seat at the office for 3 hours in order for them do do something. In front there was an empty apartment in which every night the gangs open the windows stayed inside smoking pod and if you dare to say something the management they will say that they will do something about which never happens. Every time I needed something done in my apartment they say they could not come in because they did not have a key I went to Home Depot to make a copy and give it to them. Mailbox never works you had 2 choices either the key did not work or when you pushed it the hole panel fall down. In the parking lot all kind of woks where done from mechanics to fix other things. My car was towed 2 times the explanation was that my sticker was not the one.........SIR THERE WHERE NOT STICKERS IN THE COMPLEX. When I woke up my car was not there I had to reported to the police as stolen and they said it was not tow. They have their own business with the Tow Trucks and they look like thief running to make it before the resident came to stop them. The sad part was having to listen to a Policeman tell me that the could not do anything because it is a Private Property. The gate does not work most of the time and there was always a big line to get in the complex. Trash every where and the smell awful coming from the sewers all around the apartments. About paying for pet control is really something new since I never wrote that in the contract......well you jump to your own conclusions . The last thing that happens to me was as always trying to beleive ----- the Manager I asked Her I much time I had to give her my letter that I was not going to renew the contract She told 1 month but when I was to give the letter to ------- (her sister) she did not want to take it because I was suppose to do it 60 days in advance and The Manager (-----) say it was right. I do not have words how to describe the condition that this complex is and I feel sorry because is very well located and the school are great. BUT SADLY THE ADMINISTRATION JUST STOLE PEOPLE'S MONEY WHIT OUT CARING ABOUT THE RESIDENTS. God bless the people that still leave there I hope that they take care of them self and that SOME DAY SOMEBODY WILL DO SOMETHING TO MAKE THIS PLACE A WONDERFUL PLACE TO LIVE LIKE IT WAS ONES.Good luck if if you decided to live there.”
“Where shall I begin - ok so I moved in October 2015- within the first week my apartment was broken into. I informed the staff and they claimed that my apartment was the only one in all the years of them working there to ever had been broken into. Lies !!!!!! I found out there was several apartments that have been broken into as well as being reported not only that there was a murder on property which they neglected to mention- so for me unfortunately I am stuck in a lease contract for the next year at this property, the stories about people hanging out is true, trash pick up and parking lot maintenance- overall for the property is horrendous unless you live near the office. So fast forward the entire month of January is gone several apartments were given notice they owe a balance, I requested that I be shown an itemized billing statement of charges and was refused a copy they did not have it. The manager at which point was stone ------ instead of answering questions or willing to provide information to their corporate headquarters I simply provided copies of money orders in which I paid and was told they would give me a call later regarding the balance.....so if I had a choice I would not tell anyone to move here .....God have mercy on them for not being honest and also if they are having trouble with bookkeeping it would be wise to have someone assist them instead of assuming everyone is trying to skip out on them.”

Property management is very unprofessional, The apartments are ant infested and roach infested, I have been living here for the last year and the gates have been broken for the last 7 months so anyone can drive in there. My ac unit has been out and when asked to fix it they send there worker to do a half --- job just for my ac unit to break again. My stove is broken for the last month they have yet to fix that. When you don't pay your rent for them not fixing what they are supposed to so you may live comfortably, they come in your house and take your property. There was a leak in my neighbors apartment downstairs and they came into my unit upstairs to see if the leak was coming from my house. They left a big whole under my kitchen sink so big that the neighbors next door if they were to open their cabinet they could see into my apartment and vice versa if I opened my kitchen sink cabinet. When you ask for the owner of the property to make a complaint about them they won't give you any information or they claim they don't know. The property managers ----------------- are conniving and a bunch of liars. This month I gave them a $400 money order did my normal routine, go in drop my money order in the bin and leave, when I went back to see how much my balance was from when I came in they say it was the same before I dropped off the money order. When asked if they checked the drop box for the money order they tell me the box was checked and nothing was in there. After a back and forward of me defending my case that I gave them that money they then ask me for a receipt. Mind you this was dropped off 4 days prior so the receipt may have been hard to find but I found it. When I gave them the receipt property manager ------- said that she has to do some some research because maybe the person who entered the money order in didn't do it correctly. So basically they tried to STEAL $400 from me and if I didn't have that receipt they would have gotten away with it. I advise ALL FUTURE TENANTS, DO NOT LIVE HERE! THEIR LACK OF PROFESSIONALISM AND DISRESPECT THEY GIVE TO THERE TENANTS IS UNCALLED FOR WITH THE CHEAP SERVICES THEY PROVIDE!”

There are Roaches in the whole apt complex and no matter how much you spray or bomb they keep coming back. When my AC broke and it took them 3 days to come fix it. So far my AC broke, heating wasn't working properly, refrigerator broke down, my front door wouldn't lock after a month of moving in, and not to mention my bathroom fixtures. I'm currently living in this Apts and I can't wait to leave. The laundry machine breaks every other week. There's no management; everyone in the office feels the have authority to say anything to tenants. The assistant/bookkeeper is unprofessional, she is rude and too proud to admit anything. The staff argues loudly with tenants instead finding the root of problem and solving it. I'm still waiting on them to fix a part on my AC.”

It took almost 3 months to get a mailbox key, gate key, and parking sticker. There was no gate code until April I moved in in August. My move in checklist was not reviewed. I had to call and go to the office, when it wasn't locked. To give each as a maintenance request. All are not complete as of today. I got another vehicle and the claim to not be giving out parking stickers to residents, which is required because they enforce towing. Someone is getting a cut. They have given others stickers who moved in after me. So obviously they are lying, because people with stickers get warnings, but I got towed on Easter because I didn't have one. I know how to get my money back though. If you are paying you rent on time and are being sent to v/m, with no response. You will eventually loose patience. I went to the office to simply get a sticker an this ------- lady decides to ask me to wait a second which I did. Then proceed to lock her office up after I told her what I was there for and speak to me in a condescending manner. Now I have put up with all this crap and I am suppose to take this without out a response. While giving my opinion of the apartments to another person who was waiting she decides pretend to call the police on me for being honest about the property saying I disrupted business because the lady left. She only did this to avoid letting me out of me lease as promised. She said I called the place a rathole which I didn't, but apparently that's what she and ----- called it. After her little prank I open my door and fall to the floor with sharp chest pains. SAD”

I was told about this apartment complex by a friend and have been thoroughly satisfied with everything from the customer service down to the ground maintenance, which while on subject, includes swept grounds and cleaned pools daily. The apartment staff is fantastic, and all maintenance requests I have made have been dealt with in a timely and effective manner. Pricing is fantastic, as well as flexible, they are VERY understanding of personal problems and have no problem discussing a small delay in order to keep you in your home. My neighbors are kind and parking is generally simple and readily available. The only issue I have is with the parking lot, which is not that bad considering the part of Houston we are located in, which is plagued with some of the worst roads I've seen. All in all, four and a half out of five stars!”
