“Definite roaches during the summer. In the kitchen, bedrooms, bathrooms. And outside on the porch and street. Maintenance sometimes showed up without letting you know beforehand. Felt like my home had an open door policy.”
— 15885 MEMORIAL DR · Houston“I’ve lived in this community for over eight years. Overall I feel very positive about my living experience. The grounds are well maintained and the outside units are very well kept. The office staff and maintenance crew are very dependable and knowledgeable. I love the size of this complex, very quaint and quiet for the most part. Friendly environment.”
— 15885 MEMORIAL DR · Houston“When I moved here the service was good but that changed during the last months I lived there. Emails were not returned and maintenance issues took too long. Also, there were very nosy neighbors always staring at you and what you're doing. Apartments are older as well so more issues with older buildings.”
— 15885 MEMORIAL DR · Houston“I have been living at the marquis on memorial for 4 years now. I am very happy here. The grounds are always clean. The neighborhood and surrounding community and area is quiet and a very very nice area to live in I always feel safe I'm in a gated community. My apartment overlooks the pool which is always a nice view to have. Finally my area and community has restaurants parks and businesses close by. I'd recommend marquis on memorial for your next move.”
“I’ve lived at this property twice. I keep coming g back. Great community and one of the best Marquis properties in Houston. Casee at the Marquis on Memorial is Awesome. Very knowledgeable, personable and Professional. She is so helpful. I’m so appreciative to have cross path with Casee. She’s the Best.”
— 15885 MEMORIAL DR · Houston“Great property with even better staff. Casee Patrick always goes over and beyond for me there. She has a pleasant attitude and so does the other staff. That goes a long way for me. I haven’t had any negative issues staying here.”
— 15885 MEMORIAL DR · Houston“I have been searching for the perfect property and I found it at the Marquis on Memorial! The manager Casee made me feel as if I were already apart of the community. She was very personable and asked a lot of questions to understand and learn my specific needs. The tour of the amenities and grounds was too notch. You can tell the property is well taken care of and the attention to detail was impressive. Thank you Casee for making me feel at home!”
— 15885 MEMORIAL DR · Houston“Upon moving in Ms. Patrick was extremely welcoming, courteous and punctual. Every email responded to and phone call answered. After I officially moved in she called to ensure everything was going well and that any imperfections had been perfected. Almost felt like I had my feet up while she took care of everything. Two thumbs up because that’s all I have..”
— 15885 MEMORIAL DR · Houston“I recently toured Marquis on Memorial, this cute little hidden gem in the energy corridor and Casee toured me and was super personable. She told me she was recently promoted but I could tell she had made it a point to learn the community. I highly recommend this community to anybody looking for a cozy, quite and friendly community! I would have leased had my job not transferred me.”
— 15885 MEMORIAL DR · Houston“I have absolutely loved my experience living at the marquis on memorial. Upon my separation and subsequent divorce, the transition from a large nearby home with two special needs children to an apartment seemed daunting, to say the least. The staff was patient and accommodating every step of the way to make us feel eight at home as quickly as possible. The floor plan with the attached garage has made all the difference in the world in helping our apartment feel more like a home than other rentals I looked at as a single mom and the small scale of the community, the quiet nature of being in a residential neighborhood and the charm of the amenities has been perfect for me and my children in this phase. I just renewed my lease and plan to remain here unless life circumstances point me elsewhere someday.”
— 15885 MEMORIAL DR · Houston“I love this community because it's small, quiet, clean and my upgraded appliances with white quartz counter tops sold me. Karla & Katherine have always been very attentive to every request. Thank you!!”
— 15885 MEMORIAL DR · Houston“As a current resident who just renewed his lease for another eighteen months, I completely disagree with the negative ratings of Marquis on Memorial. I've had nothing but an extremely pleasant experience here. It is a small community of residents nestled in a very safe area with onsite security 24/7. Staff is extremely hospitable and professional. I would definitely recommend any of my friends to live here.”
— 15885 MEMORIAL DR · Houston“My husband and I went to visit this property and was gracefully greeted by the manage Lindsey, it was a pleasure talking with her, great personality she also took us on a tour and explained all we needed to know in a very polite manner the grounds are nice and clean, there is no noise, love the apartments, so recommended one of our friends and they loved the property, they ended up living there.”
— 15885 MEMORIAL DR · Houston“DO NOT MOVE IN HERE if you love yourself, your family, your reputation and character, your hard working money, peace and safety... We've lived at this community since 2010, and enjoyed living here! We never had any issues with any of the previous managers. They all had been very professional & helpful. It used to be 5 stars... The new manager (since 07/2015) is rude, unprofessional, and has no integrity. Nothing will get done correctly through her. She never apologizes for her shortcomings, and will harass and abuse you verbally. She lives on property, and does everything against the policy, such as informing her family member about the vacant covered parking spaces on the property so they don't have to park in the front/back of the complex like everybody else, or they park in the "NO PARKING AT ANYTIME" spot if there's not a second covered parking available close by, but other residents' vehicles will be towed ("towing enforced policy"). She has continuously and intentionally made numerous false and defamatory statements to her supervisor that questioned my reputation and character, and has accused me of criminal acts that terminated our lease contract. And our recent maintenance/contractor request had been declined and directed to their lawyer... No, I'm not joking! She has intentionally caused and harmed me and my unborn child with extreme emotional distress and mental anguish with her defamatory statements. I'm puzzled as to how these allegations were published without any investigations by her superiors? How can someone accuse an innocent person of committing crimes? My lawyer had notified their lawyer as well as the regional and apartment managers of the situation; however my simple request for an apology was ignored. I requested the corporate personnel (including the VP), to investigate this situation, but they directed me to their lawyer without providing proofs or explanations for the apartment manager's statements... DO NOT MOVE IN HERE!!!”
— 15885 MEMORIAL DR · Houston“This place advertises itself as "luxury" apartments when in fact the units are old and in poor condition. Just walk the complex and look at the age (and noise!) of the old A/C units (that you will be spending a fortune to run in the Houston heat), notice all the window-screens that are falling apart, and that is just a quick look at the outside. You get int your apartment and find that the appliances are mostly original, inefficient, and/or failing (20 yrs old for many); the windows leak heat and cold like a sieve; and bathrooms have bad tile jobs and other issues. Their "upgraded" apartments are nothing but a cheap kitchen remodel that looks very incomplete (e.g., orig sinks with a new piece of granite around them, and black appliances vs. white). Then comes the annual renewal where they whack you for a double-digit percentage increase! OUCH! Bottom line: you should look around a bit more, as this place is no where near "luxury" even as the rent-prices fall in that zone.”
— 15885 MEMORIAL DR · Houston“I'd stay away from these apartments as this property has been bought by CWS recently and the management is horrible. If you want to pay random charges of few hundred dollars when you move out, these apartments are highly recommended, otherwise stay away”
— 15885 MEMORIAL DR · Houston“I leased from The Fleetwood for a year and left only because of a relocation. My experience was awesome! The staff was friendly and helpful when necessary. If I end up in Houston again, I'll look into residency there again. Location is also great for those who need to be in west Houston.”
— 15885 MEMORIAL DR · Houston“I am a one year resident and have had a very good experience with the Marquis on Memorial (formerly Fleetwood). I have only had a couple maintanence issues and both have been resolved quickly. The complex is very quiet at night (traffic on Memorial fairly light) and no crime that I've heard of. The gates have been broken periodicly, but not to an time extent that made me think the managers were neglectful. The groundkeepers do a good job of keeping the place nice looking and are friendly when you talk to them. I believe rent will be going up shortly, but for $900 (what I paid), it is a very good deal)”
— 15885 MEMORIAL DR · Houston“I'm a new resident at The Marquis on Memorial and my experience with this community has been more than awesome. I quickly built a relationship with the office staff and they do a great job at following up. The property is well maintain and my home had everything I want in it. Coming from a home, the attached garages in my 1 bedroom and study spacious and has a home-like feel. Off course part of this is the customer service provided by the maintenance. These people really have a genuine care of your needs and actively listens to what you need. I would recommend this property to anyone who's looking for a comfortable home living and outstanding customer service.”
— 15885 MEMORIAL DR · Houston“Have been living here almost 2 years, really loves the community and the neighborhood. However, when the apartment was sold, the transition period is quite a disconnect and very unpleasant. The new management is not as friendly and renter-oriented as the old one. They have changed the apartment's name into "Marquis on Memorial" and began some major maintenance like changing the roofs recently. However, the whole thing was not quite well organized, the gates was out of order quite often and there was even a power break recently. You can't expect to get a notice for your package from the management even though they may sign for you. When our AC broke down, we could find the management even during the office hours. The maintenance staff are good though.”
— 15885 MEMORIAL DR · Houston“I like this place. It used to be one of the most peaceful apts I have ever lived. The bad sign started during the period of this property has been sold to another company. The trasition was very unorganized and disappoint. My access code to the entrance does not work; the main entrance of the property was rammed by somebody; the exit gate door never been completely fixed; my bill has been increased by no reason. This place is not worth for your money any longer.”
— 15885 MEMORIAL DR · Houston“I have lived at The Fleetwood for 5 years. It is a small and quite property. I feel safe here. The office staff and maintenance are very likeable. Maintenance handles request timely. There are a lot of nice and friendly people that lives here.”
— 15885 MEMORIAL DR · Houston“If you are looking for a nice quiet place to live, this is the place!!! I had great experience and peace of mind here. nice, clean, quiet, great maintenance service and the office staff were the best!! one of the reasons is keept this way is because the management is great, they are friendly, caring, and want you as a resident to feel care for. recently i had to move to my own place, but i highly recomend this place for you. I have received my deposit of $300.00 dollars. They only ask for you to leave the place nice and clean. good luck!!!”
— 15885 MEMORIAL DR · Houston“The first good review is from me....apartment is not bad, but when you move out, don't expect to get your $250-$350 deposit back. the manager Barbara is trying to deduct all of your deposit by non-sense reason. It happened to us even though we hired a professional Mexican maid cleaned the room when we moved out...we think it's pretty clean, but still no deposit back.”
— 15885 MEMORIAL DR · Houston“I have lived in many apartments and this one is by far the best one I've ever lived in. It's quiet, well maintained, professional and friendly staff with lots of amenities. It's a little higher than your average apartment, but it's well worth it!”
