“My 16-year-old son was held up at gunpoint by five assailants and robbed INSIDE the perimeter of the apartment complex. The perpetrators held a gun to his head and stomach simultaneously, and the remaining three surrounded him. The police arrived immediately; however, the security personnel at the front gate were absent. The police indicated that they usually follow them in, but did not see them on this occasion. I initially contacted 911 and left a message on the San Montego after-hours line, but did not receive a callback from any of the office staff or security guard. On the next Monday, I visited the office to speak with the property manager, Dxxxx Xxxxxxa. Upon seeing me, she first ignored me. When I walked into her office, she immediately made derogatory comments about my son, labeling him as a “troublemakerâ€Â� and insinuating that he was at fault. Her demeanor was extremely condescending and hostile. She didn’t say hello or ask how we were. She also said, “It’s your son because this doesn’t happen on my property.â€Â� Of course, all you have to do is check the HPD records to see that this is completely false. The HPD officers thoroughly reviewed my son's account, asking him to repeat his statements multiple times for consistency and to perform a reenactment at the location. I was met with utter defensiveness. She has consistently displayed rudeness and extreme condescension, prompting me to avoid her whenever possible. Additionally, during my tenure at this property, I have repeatedly requested maintenance for unresolved issues. I make request after request for the same item and the requests just get deleted from the Rent app. The “go toâ€Â� response is usually, "You’re on the schedule today.â€Â� after I end up walking to the office to ask in person. This has never been the case. The office environment is notably toxic, characterized by lack of greeting or acknowledgment upon entry. Many times, I noticed that friendly conversation between people in the office is promptly shut down when the property manager is observed to be in earshot. They all seem to be afraid of her. Despite my efforts to remain courteous when ignored, the treatment I received regarding the situation involving my son is inexcusable. As a former property manager, I understand the challenges of the role, but there is no justification for this PMs behavior. I have hesitated to write due to concerns about potential repercussions, which I am expecting. While I appreciate the apartment itself, the leasing agents, and the maintenance staff, I strive to avoid the office as much as possible. It is regrettable, as this property is otherwise beautiful and my neighbors are wonderful.”

I’ve talked to a lot of community members, and everybody agrees with the concern to be fixed as soon as possible. A refund would be nice.”

They need to make the building more soundproof you cannot chain the baby, he usually sleeps around 8:30 Building is like cardboard. Noise is inevitable. On the occasion If we have guests with babies come over he complains (happened twice with same guests) Last night (day off) he send the gard to my apartment while he was standing downstairs he threaten to come upstairs next time and make it ugly if the noise doesn’t stop. I am making a police report for the threat. I work outside the city only come here for the weekend My wife is pregnant and I have two year-old living upstairs. If anything happens to them you guys are responsible you need to move this guy to another apartment.”

When I went to discuss the lease contract they explained all the costs and told me that the security deposit would be only 300 USD. However once I paid the application fee and security deposit, suddenly out of nowhere they demanded another 1000 USD. When I protested they said I can cancel the application and they will keep all the money including the refundable security deposit of 300 USD. This is daylight robbery! I have never seen such unethical practice by any other property in Houston. I am still fighting for this injustice. My number is in case you want to discuss the review in person. Stay away from San Montego is my advice!!! Just next door is San Paloma, the leasing officers there are much more professional and completely transparent!”

— 1600 Eldridge Pkwy · Houston“They should not advertise to have bicycles, the Jacuzzi and the sauna never worked, pool broke about half of the time I lived there, the apartments look old and they haven't done anything to change that. only one TV in the gym work, no free weights and the equipment is not in good shape, bathrooms and streets always dirty, windows don't work, I hope this review help more people make the right decision, at the end you will pay more than what you can save and live awful. A story too someone crashed in the mail boxes, it took them 3 months to fix it, with the risk of the bricks falling into someone head This guys charge me a lot for replacing a carpet that doesn't need to be replaced, I request my annual carpet cleaning and they deny that. also I ask to bring someone to verify that the apartment need a carpet replacement because on the pictures and to me it don't look bad as well as I did live in the apartment for 2.5 years and the carpet wasn't new, I attached some of the pics”

My parents do not feel safe living there, nor do I whenever I visit (in fact I always feel like my life is in danger or that I will be subject to armed robbery, which is a real risk in this complex). There have been some pretty shady people moving in here of late-- you can tell by the way they dress and the cars they drive . The apartment has started to accept HUD housing vouchers so you are going to see more low income people moving here. Apartment management was unhelpful after burglary. Locks on the apartment doors are not strong and there is no burglary alarm system. There is a major exodus going on from the apartment with moving trucks there like everyday. Would not live here.”

They appear nice until you move in, cheap carpet, if something breaks, its repaired with little effort. They manipulate your account ledger, so that if you over pay, it absorbs into some fee your charged. I have a lawyer reviewing my documents showing fraudulent practices performed by this company.”

I'm talking about people blocking the roads with their cars, drunk people at the pool after hours, many of them engaging in groping acts in front of children during the weekends. Since I moved the steam room is not functional, some gates don't work properly, the security guard looks like he was recently granted parole, and I've been waken up by lawnmowers on my days off at 9:00 am. Let's see, the jacuzzi is a joke, people drive by at whatever speed they please and when people complain, management manipulates the situation into a you are wrong, we are right. No wonder there is a major exodus going on, it's like 10 moving trucks leaving and 1 coming every month. Recently there was a break in. Police came in to save face and that was it. Management said nothing, and it was like never happened. It's like you are on your own despite of paying big bucks. Moving on, trash bins are overflowing with garbage as the trucks come like once a week (or I cannot tell the difference if they are coming in more often). And it does not get any better at the neighbor complexes. Or at least management tell you that for you to stay with them. Seriously?”
— 1600 Eldridge Pkwy · Houston“I've lived here for four years now and I love it. Its very quiet and most of the neighbors know each other. The pool is amazing; I'm really going to miss that. Its very family oriented. Unfortunately we are moving but I wish I could cut my apartment out and take it with us. The only things I didn't really care for is how often Lincoln Property changed the staff, sometimes taking out the good ones that cared about us. Also, we lost a big heavy outdoor fireplace (it was sitting outside of our garage, my truck blocks it in) while I took my son to school. I was gone for about 15 minutes. Pretty sure it was one of the companies that are hired to come into the property to do work. There is one resident that lives here thats a certified nut job; can't believe he still is allowed to live here. We and other residents have had several incidences with this person (which were so bad we wanted to move). Also, that apartment is zoned to schools that are no so good but there is a private school close by that is amazing, The Village School. Thats about it though. I absolutely loved living here. Maintenance shows up same day to make repairs and they fix them right the first time. They also change the landscaping a lot so you don't always have the same view. The only reason we are moving is that the renewal rate is a bit steep. Our renewals have gone up $100 or more every year. As a prior leasing agent I know thats a bit much. Not to mention, we are happy to be rid of the nut job.”

Entrance gates always broken and left open allowing anyone to come in to the complex . Apartment robbery lacking safety of who enter the complex and checking multiple subcontractors with easy access and no control . 2. Apartments lack safety alarms 3. Onsite security NON EXISTING and DO NOT monitor who comes in and out the complex especially as cars tailgate other cars into the complex again a security issue. 4. No control of cars entering and leaving the complex . Non surveillance cameras. 5. After robbery report none action taken. Is considered by police and insurance a dangerous place to live in.”

While signing the lease the agents provided me a document called "bedbug addendum" and asked me to sign it. I was somewhat disconcerted and asked whether there is a problem with the apartment and they replied no. But I still had to sign that paper work which basically says that they do not "know" of any problems. When my children joined me to live there, I was shocked to see my daughter had got bitten all over her body and arms. Suddenly I remembered the bedbug "addendum" and immediately I knew that the apartment was infested. I even found the previous resident who had fled the unit because of the same issue and he told me all the problems he has had with the apartment unit. I reported this to the management and asked to help me remove all the infested items and replace them as it was their fault to lease an infested apartment unit. They already had an issue with this unit and they did not report it. They have also not treated the unit effectively after they knew about the problem. Since bedbugs generally tend to travel with the people I asked them to replace all the items that were likely infested - replace bed, launder clothes, and replace suitcases. Now the management is playing hardball with me and wasting my time and energy saying they will not do anything to help me replace the items which became infested in their apartment unit. My suggestion to new tenants is that make sure you put down all your conditions during leasing itself. Better yet, just go live in some other place and that will save you a whole lot of trouble.”

The management and the maintenance are very responsive -- I regard them as one of the better management teams with which I have had to work. The maintenance of the apsrtments is also relatively low. And the apartments are usually fairly quiet -- most apartments have garages though there is some outside parking still. Also, there is Kroger's right across the street and several small businesses located conveniently nearby. I would highly recommend this place.”

But that is to be expected when you live underneath another tenant. General noise; music, tv cannot be heard. The apartments are a little dated but unless they knock them down and rebuild not much can be done about that. Pool area and gym are OK, not the best I have seen but far from the worst. Management have always been first class with us. Packages delivered on time. Maintenance requests sorted same day by friendly staff.”

I have lived here for 3yrs, 1st the apartments are pet friendly , the gate are mechanically operated and yes will sometimes have problems but the office has the gates fixed immediately. The gates are never left open. The issues with parking, no one has an assinged parking except for their garage and your garage can be used for storage or parking. I have never had an issue with the managment company or the staff at San Montego. My reguest and repairs have always been taken care of in a timely manner. As for some resdients feeling unsecure nothing has happened since I have been here and dont feel I need to worry. Issues with loud music I have not had that problem, but I am sure if you where to contact the office that the issue would be resolved.”

Barking dogs all hours of the day, loud music at night, people not parking in designated parking places, people using their garages only for storage ( which is a fire code issue I believe),,the walk in security gates have never worked since I have been living there. The list goes on. But to me it all boils down to poor management. This is probably why the place continues to get worse and worse ratings. Renewing my lease ? I don't think so.”

But when I left this apartment complex and asking for my deposit, Joan Casimiro, the lady who works there , told me that she is not giving us back any penny. I asked why ? She said that there was problem with kitchen and carpets. I could not believe that because we hired professional service to clear our apartment and we kept in very good condition. I asked her for proof and photographs of those damage portion. She told us she is going to provide us but we never got it. I called so many times leasing office. So my recommendation is before moving there make sure process for vacating apartment.”
