Property is located in a prime location just minutes away from local eateries within walking distance and offers easy access to major freeways for daily commute. Although the property itself is old, the renovations to the building complex over the years help keep the property well-maintained. However, with a building complex as old as Montecito, there are bound to be bugs and roaches crawling throughout the complex. With that said, I've had more than my fair share of squashing bugs and roaches on the spot in almost every corner, cracks, and walls of my unit and still do to this day. As a result, I've had to order my own pest control products and treat my unit with different products to remedy the bug and roach situation regardless of pest control treatment being provided by management. On another note, it seems as though the same sentiment is being echoed among other current and long-standing tenants at the property regarding the office staff. I myself have noticed that as well. Communication has been lackluster between the office staff and residents. Emails and requests are not responded to by office staff in a timely manner and seems to be ignored in some cases as I've experienced this myself. At times, there are no email or phone call follow-ups regarding maintenance requests nor are we given any timeline as to when our maintenance requests will be resolved. It is only after tenants, including myself, reach out to the office staff again to follow-up with our maintenance requests that we receive answers and a timeline of the completion of our requests. Regarding office staff, Damari seems to be the only staff personnel I've interacted with that truly and genuinely treats tenants with kindness, respect, and professionalism providing excellent customer service each time I've spoken to her. The assistant manager, Crystal, does not seem to treat tenants, myself included, respectfully, but rather in a rude, short, and condescending manner which overall makes the experience of going into the office and speaking to her in person and over the phone about anything very unpleasant. I really hope her behavior changes towards tenants, especially those that are considering renewing leases at the end of our respective contracts. However, Brad, the property manager, seems to give off a pompous air, presenting himself in a pretentious manner towards tenants. While I haven't experienced any unpleasant interactions with Brad, the most recent interaction I did have with him in the office felt like I was interacting with a facade. As a resident, I would appreciate if the office staff showed more transparency, genuine respect, and professionalism so that each and every interaction with any and all residents of Montecito exemplified excellent customer service that is truly satisfying for all. Unfortunately, with this honest review of the property and the office staff/management team here at Montecito, my rating of this property and staff and has dropped since my last review in 2025. I truly hope that all of the points mentioned in this review improve as I look forward to publishing another review later on this year.”

I haven't invited not one guest to my home, Trash in front of others doors, when they say place it out around 6 3p pickup is at 8:p ( people have multiple can sitting at there door. Sidewalk full of stan trash juice, lovely staff, but no investment by owners. But yet you want this rent on time, I want elevators working all the time, I shouldn't have to walk down the parking lot ramp, over parking only working elevator when it's one outside my front door. I'm hurt, because I was thinking I was moving into a lovely place to call home.”

They recently painted the outside exterior and corridors of the apartment but due to lack of cleaning it’s flirty again. Additionally they have an incompetent management that can never get their work done. They don’t answer calls, you have to keep going in to speak with them and even with that,it takes weeks or months to resolve anything…my advice is for you to stay away. If cushman replaced the manager and team with artificial intelligence am sure the place will be even run more efficient because they are just bunch of useless employee. Stay away like others are doing.”

I emailed, I called, I left messages. Nothing. Finally, after a month of subpar communication I got my application approved. Due to my situation it was too late to switch apartment but I sure wish I did now. I moved in and the apartment was clean but my washing machine was broken. I told them and emailed them about it on the first day. The weekend passed and I got no response. I called again with no answer, left another email and voicemail on Monday. They ignored this, so I called, emailed, and left a message again on Wednesday. I got no response so I did this as well as walking to the office and telling them about my problem in person on both Thursday and Friday. I still have no response. When I went in person they said they were too busy, too busy for an entire week to return a single call or email. You have got to be joking me. This place is an absolute nightmare, save yourself and find an apartment complex that even pretends to care about the residents because this one doesn't. I regret living here and can't wait for my lease to end. Absolutely atrocious management, maintenance, and customer service. It is ridiculous that they can just continually ignore you and that is why I am writing this review. SAVE YOURSELF AND DON'T LIVE HERE.”

I was told two separate times they would come on specific days/times and nobody showed up. I tried calling the office numerous times and was ignored. I finally got to the office to speak to someone (they are always "stepped out of office") and was told that there was nothing she could do to help me further. However, as reviews below have indicated, although the security guards themselves are very nice, the overall security at the complex is awful!!!!!!! My car was crashed into last year. The entire bumper was dented and everything. We reported the incident to the office and they said they reviewed the security camera footage but did not see anything at all. They would not let us see the video. Then this morning I go to my car and my drivers window is smashed in and my entire car is trashed!!! I immediately called the police and insurance. My husband went to speak with the management office. Once again, they said the cameras did not catch anything. My husband asked if they could at least add more cameras because it is ridiculous that TWICE our car has been vandalized and the cameras have not caught anything!!! We were actually not even the only car vandalized last night either!! This is ridiculous!!!! We have asked them to put up more cameras but they said they do not have the authority to do so. I feel sooooo UNSAFE here!!! I'm scared to be home alone and I am afraid while I am at work my apartment will be broken into next!!! This is awful and nothing is being done!!!! So unless you want to live in fear and worried about your car being damaged, do not live here, find somewhere else to live!!!!!!!!!!”

The move out experience was terrible and costly. management team changes every 6-9 months and they are getting worse with the customer service. I had signed in the renewal lease in 2015 Oct-Nov and due to change in family wanted to move to a 2 bedroom apartment. The lease contract stated 2 month rental to break the lease. I emailed/walked in to talk to the leasing office and got the confirmation that they have revised the breakin clause and it now stands at 30 days. Based on the anticipated move out date I was told in an email that it would cost me 30 days rent of $1344 the last few days of the month, effectively the cost about $ 1655 for the month in Jan of 2016. When I was about to move out they asked me to pay 2 months rent and the current monthly days of rent. Effectively collecting 75 days of rent. When protested that I had given the notice at the last of this month and you have sent an email confirming the final move out amount Lindsay Kiefet and Michelle Mahony who had sent an email confirming the move out cost of $1655 completing turned a blind corner blaming the management office. I don't remember the name of a male associate that worked over there whom I had spoken in person at the leasing office, he walked around with discrimination attitude and didn't acknowledge that he spoke to me. I had to wait to write the review as they could give a negative feedback on my new apartment lease. Please don't do this as one's hard earned money is not the management/corporate's leisure trip. I wouldn't recommend leasing here”

I have never lived somewhere that had 24/7 security and zero issues with parking until I came here. I have always felt safe and me AND my guests can park in the garage and there was ALWAYS parking close to my apt. The maintenance staff is incredible and the office staff is very friendly and helpful. The location is amazing and the price is incredibly reasonable for the area. You can find newer, more modern apartments but you are going to be paying a lot more for it. I really can't say too many negative things about the place. The most important things to me are safety, parking, friendly neighbors, location, and price and nothing beats Montecito for all of those things in the Galleria area!! If I ever move back to Houston, I know exactly where I'm going!”

When my fiancee and I received job transfers to Houston this was one of three properties that our management company would allow us to transfer to from Austin. We chose Montecito and I am starting to realize it was a mistake. My move-in date was May 8, 2015. I called the leasing office on May 5 and spoke with ----- (sp) and asked if we could pay our rent and sign the lease ahead online so that we'd just have to pick up keys upon arrival. We were told no and all of that had to be done when we arrived. Arrival day - We drove three hours with two vehicles and a U-haul truck to the property. Things went sour upon arrival. I will admit I had on yoga pants, a tank top and gym shoes. It was moving day. The security officer upon entrance treated me like trash. When I arrived I told him I was moving in to the property today and he proceeded to look me up and down and ask which property I was moving into. I told him I was moving into Montecito and he asked me for documentation. If today is moving day, what documentation would I have? I haven't even signed the lease yet. He asked me for ID and everything all while at the gate. My ID had my Austin address on it. Who changes their license before they sign their lease? He also treated my moving company like common criminals. I sat at the gate for 10 minutes sorting this out with him before he let me in. I am now on the property and I park in the garage. My fiancee and I head into the leasing office to sign our paperwork, receive our keys and begin directing our moving people. We sat in the leasing office for over an hour being berated and belittled by -----. We signed the lease electronically. I have NO idea why this couldn't have been done prior but we were told no. Next, he told us we could NOT pay our rent yet we had to wait on a link from the online application portal. Another 20 minutes rolls pass, nothing. No emails, no nothing. I logged into the resident portal with my applicant credentials and saw our move-in balance of $1,900. I asked him if we could pay it, receive our keys and get our move started. He said no, I needed to wait for this link to arrive via email. I got a little upset because I am paying my moving people by the hour! He didn't care. He told me that if I wanted to speed the process up that I should have arrived earlier. Are you kidding me? I called three days before my move-in date? My fiancee finally forbid him from saying anything else to me. We finally asked to speak to the property manager. ----- said no. We were sitting there just waiting. Finally I called the Austin district office for Lincoln Property which forwarded me to the Houston office where I spoke with the only pleasant person during this ordeal, ---. She got ahold of the property manager who was in the next room and I believe heard the entire situation go down but just didn't give a damn. She came out and told us we could pay the online portal move-in fee and receive our keys. This is an hour AFTER we'd been sitting inside while our moving people kicked rocks around waiting on us. We were finally allowed to move. Please note, this is an older property. The money paid for these apartments is simply because it is smack dead near the Galleria. There were bugs.. it appears the apartment was vacant for a while. The flooring was broken, the windows didn't stay open and the washer and dryer sticks out like sore thumb in an awkward part of the kitch. Fast foward to the Houston Floods of May 2015. My carpet is wet in the exit path and entry way leading to the bathroom. It took me an entire day to realize that's what the carpet was cold. They sent someone out to remove the pading, sanitize and replace the carpet. No one looked into why the water was leaking in the first place. It happened again so I had to put a second work order in and they came back and did the exact same thing. All the while leaving a large contraption in the walk way in my bedroom on my electricity. Today, June 4, 2015, my sister told me that they came to clean the carpet again. They cleaned my ENTIRE bedroom carpet at 3:30pm in the afternoon. Knowing that this takes HOURS to dry. I get off at 5. Are you kidding me? I want to love this place but it is hard! I am really just here for the location. When the lease is up so am I.”
“I have lived here for 6 months and I have very few complaints. Favorite things 1) Location. Easy to get ANYWHERE. You can avoid Westheimer or San Felipe or Post Oak depending on where traffic is. I work in Sugar Land and it only takes me 20 minutes to get to or from work. I can walk to the Galleria or to alot of the delicious restaurants or grocery stores nearby as well. Its also fairly quiet for being located in the heart of a busy area. 2) Security. I always feel safe here with the 24 hour security officers and having a monitored gate. I have no issues with getting my car broken into or anything of that nature. 3) Pool and grounds. I got tired of looking at cookie cutter apartments, and this one, though maybe "older" has more character. I think the pool area and grounds are very pretty. 4) Maintenance. The maintenance guys here are awesome. I file a service request and it is addressed within 24 hours. So grateful! I think the place is very reasonably priced for its location and amenities. The work out room is a little small, but it serves its purpose. I can occasionally hear people next door or above me, but it is not enough to bother me -- I assume this would be something that would happen at any apartment and fortunately my neighbors seem nice and courteous. The staff have always been friendly and seem to know who I am when I come in. I feel very at home here.”

At that time I felt they were too expensive for not offering the amenities that other apartments surrounding them. (I.E. wood floors, backsplash, and granite in bathroom) I finally caught them on a special for under $1300 a month for a 1/1 877 sq feet. I should have known that this was too good to be true. The overall apartment grounds are nice, and well kept. The leasing office staff is o.k. nothing to write home about. I put in FOUR complaints to a leasing agent in regards to my upstairs neighbour (Corporate Housing) blasting his subwoofer from 5am until 11pm the entire day with no results. I had enough and spoke with the assistant manager (Amber) and she called the tenant company to have him play his music at a tolerable sound. It has improved slightly. The straw that finally broke the camel back is when my vehicle was side swiped in the garage! (Enclosed garage, with multiple cameras.) I advised the leasing office that the vehicle that hit me had to be a SUV because where the damage was located on my vehicle. They also broke their tail light as they tried to back in. I ask the apartment if I could review the tape. Their camera that points in that direction, where my car is parked was not working. Not to mention that their cameras are fussy, so you cannot even read License plates numbers. The cameras are useless. It is also a safety concern if anything happens, because you would not be able to identity anyone from the tape. So they are just there for show! A couple of days ago, my neighbour, (yes, the same one above me) left his stove on with something in there and left! Causing his fire alarm to go off. I had to get the Security Guard to call someone because the smoke was coming into my house. The property manager finally arrived 10 minutes later to air out the unit with the neighbour nowhere in sight. I asked the assistant manager if I could just get out of my lease or even move to a different unit. She advised me that I could not get out of my lease, and I could move to a different unit, but I would have to pay the market rate! Are you kidding me! After all the complaints for my personal safety, and well-being, you would think they would accommodate you. Nope. Not even slightly. I would not recommend these apartments to my worse enemy. “This community is completely overpriced for condition it is in. I would really take an in depth look at the property compared to other places around for similar prices before you sign a lease here. It hasn't been my cup of tea. There are no BBQ pits in the pool area. Cars are constantly getting hit and run because there are no assigned parking spots so there is no way to hold people accountable for what they do. Floors and Walls are very thin you can hear every move your upstairs neighbors make. Gym is a joke the treadmills shake when you run. No business center so no printers or computers for residents. Security lets anyone and everyone in they do not call ahead to ask permission.”
