“There are many aspects of the apartment community's overall health that I can comment on. Perhaps it has been a bit too lenient on the residents applying to live here. Yet I will give my assessment of the past 10 months of living here in the community at Sunset Shadows. Sunset Shadows is a diverse community of people: white, Black, from various Latin American countries, veterans, adults, and children who, for the most part, all get along. But there are structural problems that exist underneath. Here's what I find. 1. Ad hoc rules that get posted to one's door because a neighbor will dry their clothes in the summer sun on their patio. New rules are preventing such things from happening. I would think that the management company would have enough experience to have included these in a set of community guidelines that one has to accept to live in the community. 2. Residents who do not respect the quiet hours, causing one to be up at all hours of the night, as you listen to strange music and your floors and walls shaking. 3. Management that is incapable of obtaining bulbs for the lights of walkways and common areas. Some places are completely dark and not safe to walk. 4. Entrance doors that are jimmied open so that anyone walking on the street can walk through the side of the community, often breaking into cars, homes, stealing from first-floor patios, or items that are left by delivery services. a. Related are doors that do not close automatically when left open. This is a wear-and-tear issue easily resolved with a new spring, lubrication of the hinges, etc. 5. Residents who are obviously prostituting from their homes to make ends meet. 6. Night fights where certain residents are loud and yelling in the common areas, where their disagreements can be overheard. 7. Bottles of alcohol are being found along the various walkways around the community most mornings that are cleaned up, but certainly leave notes of the types of people who live here and their lack of disposing of their own vices appropriately. 8. I've been blessed with not having a large issue with insects. So far, I've seen two roaches that were likely just here by default. After taking a vacation and spraying beneath cabinets, plumbing fixtures, windows, and all corners, I've not seen one since. 9. The oven was not very clean when I moved in, so I decided to just clean it myself and bear the labor of ensuring that it met my standards. Along with the clothes dryer exhaust, it was full of lint and hair. The management company provided a fix by sending a cleaning service to force the contents out of the vent. 10. Winter time is now, and the insulation in the unit is uneven and poor in places. Air conditioning circulation is good in the bedrooms; however, poor in the common areas. 11. Front gate does not have a pad for entry. This causes the HFD to cut the gate most weekends, forcing the access of the community to open by default. This allows non-residents to roam the property freely. Also, a lack of controlled access forces some delivery drivers to fail their deliveries because there is no way for them to contact the resident for a face-to-face delivery. This is a major faux pas. In summary, Sunset Shadows lacks strong management, a grateful community, safety consciousness, and a lack of respect for standard courtesy in today's world. I am sure that I will not be renewing my lease at the appropriate time. Regards,”

Loud music is coming from different apartments after hour. To many people living over capacity in different apartment units in the complex, example: 1 and 2 bedrooms. Management teams are changes often, with in the last 3-6 months it's been about 3 different management teams.”

If I ever had issues or questions they were taken care of quickly. Only reason I moved is because my job transferred me out of state. When I come back to Houston I will be back to Sunset! Funny how the front entry is all Lush Green Beautiful - water sprinklers. I enclose pics of the REAL Dark Shadows, as all the renters say. No security, Gym was CLOSED the entire year we “lived” more like SURVIVED here, tennis courts I was told were “under repair’” are dilapidated, filthy torn window screens, laundry room fulla RUSTY old machines, smell of marijuana everywhere, teens smoking it out in plain sight. Clearly a lax, unattended, poorly “managed’” project that somebody makin profit on cuz it sure aint going into anything but all the fake front Flowers Of Eden & the lazy, rude, never in the office staff. Of the wind blows hard or it starts to rain they send out an OFFICE WILL BE CLOSED email. Self serving, untrained & take their cues fm a totally unqualified “manager” & mgmt company, RockBottom I think their name, the lowest of the low. ROACH MOTEL!!!! The roaches own this place, I know of several renters who showed me the MOLD!!!! in their homes! God help the poor souls who make the mistake of moving here. Regrets for sure. Dont say you were not Warned.”

I moved here from one of the other apartment unit that they have thinking the things will be great but however from day one they did not have my apartment ready to move in so cost me over $200 to stay in the previous apartment I was promised that they will waive her the $200 and I had to argue with ----- day after day to get them to waive that fee. My first upstairs neighbors will play their music at 3 a.m. all day long until they moved out and now I have a new family that live over me what up rackets little kids running constantly washing at 1 a.m. in the morning just horrible I complaint it to ----- she told me they have rights to live there and I told her that I have rights as well and she did nothing about it. Moving forward with other issues I asked for them to put installation around my door because of the air and bugs is coming into the house I never seen such a sloppy job buy maintenance and they refused to correct it, anybody that knows how about weather stripping know that you don't put it on the front of your door it goes in between the door this foolish maintenance man screwed 12 screws into my door with a piece of plastic and said it was weather stripping this is unbelievable this is not the place for someone to live thinking that you have a luxury apartment there's no patio screen door they refused to give old few boxes that when you turn the heat on the fuse constantly blow. The manager seemed like she is afraid of ----- the manager is a ----- woman and ----- is a ----- woman ----- -----------------------------------. She's a liar amongst Liars. Take a look at the pictures and you tell me if this is worth $1,025 per month”

I noticed the office worker DARCY was across the tennis court leaving. We gained her attention and she was very rude with us, didn't come to the office and walked off. The time was only 4:40 and I had just called and spoken with her and let her know I was on the way so why would there be no one in the office at all during office hours if they knew a soon to be tenant was coming to pay? Very unprofessional! I rushed there after work only to knock on an empty office door. I spoke with the manager after this and she was only concerned as to when I was coming to pay my rent and did not apologize for the way I was treated when I came to pay for the apt. The way I was treated the day before move in made me have no interest in living in these apts....if they treat you rude before move in it can only get worse. I'd say don't move here. I was also shown one apt style and upgraded cabinets BUT when I went to finalize what my apt would look like and take pics DARCY said that my apt would not have this upgrade..but she only stated that after I started taking pictures. Beforehand I told her I would not move in the apts without the upgraded cabinets. Very sneaky and unprofessional at these apts.”

Management had contracted a company to help with the problem but a nightmare was about to take place after. Just the very next day after the two men left and complete the job one (teen) in training attempts to rob our apartment in broad daylight. I had face to face contact so I already knew who he was and therefore was shocked. After chasing him away he swiftly out ran me and got away . My wife was in panic and immediately didn't feel safe anymore cause he knew all the valuables we own inside our house. We contact management moments later and stated.... No worries he will not come back and we'll have an office employee check on your unit 2x a day for 2weeks....police said they knew who he is and is under an investigation. Wow! The neighborhood had crime everyday and attempts of parking lot robbery at night. Two ladies in office were nice once you get in and sign lease but later attitude was snobby once you move in...we have never been late nor broken a lease with them but some how after we moved BROKEN lease was on my credit after I have e 60 notice and verbally telling them we were leaving at the end of our lease... What an incredible staff they have!!! Yeah right....the only good thing I can say about these apartments is the rent Is low but that's what you get for that price.”

People are loud and partying in the pools until 3 and 4 in the morning. With the windows that have no insulation, the sound goes right through them and into your bedroom while trying to sleep. The maintenance staff is very nice. Our air conditioning is constantly broken. We've put in probably around 10 tickets for it and the wonderful staff comes pretty promptly (excluding weekends) and repairs some such part in it, and it'll work for a couple hours and breaks again. The maintenance is doing their best, but the unit must be incredibly outdated because they're replacing TONS of parts to it and it's not helping. Previous reviews: I just moved in to this complex. The good: The location is great. It's very central to work and shopping. My unit is fully upgraded with granite counter tops, new cabinets, and new appliances. I cook a lot, so the upgraded kitchen was a must for me. The wood flooring in the kitchen and bathrooms is nice. The staff have all been very friendly, and during the day it's never super loud. I haven't seen any bugs anywhere, and there is plenty of parking. The little fitness room is nice too. The not-so-good: The windows are old and not well insulated. Sound goes right through them, and they have quite a bit of air leakage. For all the upgrades, they really should replace the windows to be more energy efficient and help stop noise. There is also an issue with dogs being around off leashes and dog waste not being picked up. Overall: Even with the slight downsides, I find this a perfectly acceptable place to live. Friendly staff can carry you through a lot, and a great location that makes errands convenient is very worth it. I'll update my review as time passes.”

Minor things were incorrect or not done in my apartment, but the staff was very swift in resolving the issues. I LOVE my apartment. It's fully upgraded and I cannot hear my upstairs neighbor which is a plus. It's quiet at night so far. I wish I had covered parking, but it doesn't matter to me much. There is a dumpster near my apartment and I am near the exit gate. The ONLY thing lacking in my apartment are my washer and dryer. Supposedly my unit is one of the only ones that did not come with the connections, but that's o.k. I have to live with that. I loathe ALIEF I.S.D. Their elementary school seems like it will not help further my kids education. If you can live with a lil ruff looking property, I believe this is a diamond in the ruff. Westchase has many, many places to offer for shopping and entertainment. It is also near Beltway 8, Highway 59, and Westpark Tollway. You can be anywhere with in minutes. She was, and still is very professional, and her disposition has not changed since I have been a resident here. The rest of the TEAM are also AWESONE!!!! When ever I call the office regarding anything, even after hours, they try their best to return my call within normal business hours. I must say, I have made some requests for maintance when the office has closed, and maintance personnel have came out. When I have to call the office after business hours, I alway have spoken to the after hours operator/representative, and have ALWAYS been pleased with their professionalism, in responding to my requests for maintance!!!!!! KUDOS for these office workers also. When someone in the office do return my phone call, they address me as Ms.....which shows respect for me as a tenant. The maintence crew are professional also. Mr. Tommie I have not forgotten about you either, always a SMILE, on your face when I come into the office, I'm still trying to learn the STOCKS!!!!!”

People arent out all night hanging out in the parking lots. I feel very safe here. You can definitely tell they care about their residents.”

I work at night and take the bus, often coming home after 11pm and neighborhood seems very quiet even late at night (having a Marriott hotel and Hilton hotel nearby, with business travelers from around the world, plus some mid-rise office buildings, including a newly-built pediatric medical office and a 12-story office building that just broke ground, does help). Neighborhood is Westchase east of Beltway 8, which is awesome. Westchase is not perfect but is clearly one of the nicer/safer areas in Houston - which overall is one of the nation's more dangerous cities due to drug trafficking and high percentage of "working poor" and worse knuckleheads (gang members, drug dealers, etc., of various ethnic groups) who commit crimes. Most violent crimes in Houston do NOT occur in Westchase, there are frequent police patrols and the Westchase business association pays to have additional HPD patrols in the neighborhood. Grounds seem to be well maintained. Recent appliances. You must pay your own electricity. Office staff and maintenance staff seem professional and responsive. Laundry rooms are Coinmach, I contact them directly with maintenance issues and they seem responsive.”

I came to Sunset Shadows and realized they too had everything I was going to get at that top A propety with cheaper rent. Good service, great staff and are always on top of things. Well to the point... my kid sister leased at this top A property and since then she has been waiting to end her year lease. Toooooo many breakins. I did another lease here at Sunset Shadows and my sister is moving in this week-end here. Couldn't ask for a better neighbor. :)”
