I went ahead and took a tour and fell in love! Not only was it one of the largest 2 bedroom townhouses I have ever seen, it was absolutely beautiful and blew my mind how affordable it was! I just could not pass up the opportunity and leased immediately! The staff has been just as wonderful as the apartment itself. There are really no other way to say it other than to tell you how responsive and attentive they are. Today, I called the office and told them my freezer had gone out last weekend, that my garbage disposal was not working (yes, I think I probably broke it) and the water in my downstairs bathroom was running too slow. Within an hour of giving them that work order, George was knocking on my door and he took care of everything in a flash. I know I am not that special but George and the office staff made me feel that way once again. Honestly, it really di make my day all the way around. It's funny how something like that can do that, but it really did. At a time where it still seems challenging from day to day, they George just rushed right over and attended to my every need with a positive attitude. Don't believe any negative review some silly negative person may choose to post on here. Summervale is unique because they care. Their maintenance man George was professional, polite and fully committed as he listened to me as I rambled on as I do sometimes. Funny thing is though folks, any time I pass George in the complex, and trust me he is always out there, he speaks to me with a smile on his face because he cares and I know he cares because they all seem to care. It's an amazing place to live.”

June 2, 2020 Summervale Apartments Executives David Slaughter 9221 Pagewood Ln. #72 Houston, Texas 77063 Dear Executive Team Members, I wanted to take a moment to compliment your team at Summervale Apartments led by Sandra Bernal. These are certainly challenging times we are faced with so perhaps now more than ever it seems vital to recognize those who make a real difference. I became a resident here at Summervale on May 1st in an effort to live closer to my children and work. At the very same time I began to look for a place, I was also completing final edits on my second book which like the first focuses upon customer service. Over the years I have determined that effective leadership starts at the top concluding that those who lead best often "lead by example." I deliver my messages through storytelling so let me share a really good story. Truth be known I have not lived in an apartment for many years, so I purposely decided to consider a number of possibilities. Evidently most apartment complexes are offering some fairly attractive and competitive monthly move in specials and most all of them rely heavily upon advertising via email after email after email. Repetitious emails can only go so far though. I would argue that achieving success during times like this depends quite heavily upon finding some special way to deliver that personal touch most customers still long for. Sandra and Kayla go well beyond standard operating procedures. They do not just respond to inquiries received on a daily basis. They follow up with promptness, professionalism and with personal pride. All in all, I probably visited 10 properties, but I was so easily swayed to choose Summervale, an easy decision for several key reasons. First, Summervale is a secure place to live proven true by a simple comparison with other properties I visited. It seems clear that Sandra and Kayla highly value the security of their residents in part based upon the fact the gates remain closed as they should be, and they actually work unlike many others I examined. At a time where I am quite certain budgeted dollars typically allocated to help properly maintain an appealing property season to season are understandably tight, Summervale stands out. Summervale Apartment complex somehow manages to be clean, well-groomed, and well maintained which certainly highlights a distinguishing factor separating them from others I saw. So yes, the trash is still picked on a consistent basis unlike several of the complexes I toured. Third, there is a certain kind of special pride both ladies displayed throughout my introduction, intake, and move in differentiating them once again from almost everyone else I came in contact with. The fact of the matter is they smile often, they demonstrate with attentiveness that they genuinely care, and (drum roll please), they do what they say they are going to do. Interestingly enough yet coming as no great surprise, everyone else on their team just seems to follow "their" lead. I watched quietly from their sidelines observing employees busy attending to things that do matter during good times and bad and it was all accomplished by paying attention to things they seem to understand do still require their attention. In my books I often refer to that kind of consistent care as a "best practice." I do give Sandra much of the credit as the property manager, but both her and Kayla work so well as a team utilizing professional voices and demeanor for all to hear, see and imitate. When employees pass a resident in Summervale's world of service they look up at you, they smile, and you know you do matter. I won't bore you with some of the bad stories as represented by my personal interactions with some of those other "competitors" I keep referencing but I will say this, the customer service afforded at Summervale Apartments is "excellent." It so represents what is needed in any organization, large or small who do desire to go from "good" to "great!" They helped make my move seamless and pleasant allowing me to remain focused on my book. So. I am now happily settled into my new home due to your team of professionals here at Summervale who help redefine the word "excellence" to be the norm at a time when so many others appear to be satisfied with being "average." “I have lived at summervale for 1 year, and have recently chosen to renew for another. The location of the apartment complex is super convenient being that i am 15 minutes away from the galleria. I also chose to renew because i have not faced any issues during my stay here, the office staff has been very helpful and courteous. I have entered about 3 work order for the whole year and maintenance has fixed them in a timely manner. Overall i have enjoyed my stay here, the only problem that i have is the dumpsters on the weekends when they overfill, but they usually take care of it by Monday morning.”

Lisa sends a lot of balance notices, but I guess that would be considered good communication. Jennifer, the manager has always followed up on any work orders I have placed with the office. If it is anything major, she comes personally to the apartment to see for herself. I have been here for 8 years. I have seen many managers come and go. Finally, it seems like the office staff works in harmony. Now all we need is a stable maintenance staff. I love it here and I love my apartment. The upgrades the complex has been going through are nice too. My rent has gone up a little for the past few years. But, that is expected if you want a nice place to live. I recommend this place. It's convenient and affordable.”

When I called to get something fix, Yecenia always says "i will call you and let you know" and she never does. Jennifer acts like she owns the property with her rude attitude and at one point lived in the property apt 266. But every time you try to address somethings with her, she takes it personal and atacks you back with something. She got really strict, but only to her convenience, and screwed everybody else. There is not such things as a professional office staff here.”

The front desk staff is amazing, very courteous, helpful and understanding but there's little she can do when there's a problem as she now refers you to her rude manager. A particular block opposite the second pool that has been under repairs for years, (it is clearly written on the gate of the pool, "Do not use, under repairs") has a roach infestation in the kitchen and a bed bug infestation in the room, the bugs crawl up from the carpet to the wall, to your bed and suck your blood, leaving your skin swollen. Also, the restroom is bad, there are moulds on the bath tub, and the toilet gets blocked constantly such that when you flush sometimes, the water and your poop backs up and floods the floor. I tell you its that bad. You'll be left without a toilet to use when it gets blocked. So an advance warning to the 'unfortunate' person who they'll rent the apartment to, don't be deceived by the niceness of the front desk staff, ask that you be shown the apartment you'll get before you sign the lease, if its the block opposite the bad pool, don't take it. Also, talk to your prospective neighbours on the same floor, if they haven't moved out in frustration. We also had an issue with theft once, when we used the laundry room and one of the things we washed got stolen from the dryer. Just imagine that, who goes through people's stuff in a dryer and steals it. Overall, it's not the worst apartment in Houston but when you have a serious maintenace issue, you'll hate the apartment.”

Manager personally called and said my apt would receive a complimentary Viper treatment due to the neighbors roach infestation affecting our dwelling. This week is over for extermination. The exterminators made their rounds and YET AGAIN MY APT WAS SKIPPED. I HATE THESE NASTY APARTMENTS WITH A PASSION. These apartments should be quarantined and sold to the junk yard for nothing on the dollar. I should be getting paid for pain and suffering to live here. My lease is up in July. I do not believe I am going to make it through the remainder of my lease. Esp since the nasty vermin here will crawl on your bed occasionally. These apartments should be free. I will be joyous beyond belief when my lease is over. These apartments should be sold to the bank. Then, knocked down. P.s. check the pictures to see the conditions of my tub. Management knows that there is rust at the bottom of my tub and that the paint that is applied to the outer side will not stick. Instead of replacing my tube, management has completely ignored the issue totally. I have NEVER SEEN SO MANY ROACHES in my life. Last time I asked pest control to spray they didn't even come. Right before labor day 2014 went to the officce to renew my contract I was told by yesenia the front desk rep. So I call the mgr next day to see if she was able to help me & she stated that she wasn't required to be there for renew. Management is terrible I felt like I was the idiot & not them. Long story short in 12/13/14 my wife went to the officce to let them know that we're planning not to stay any longer,so they told my wife since the verbal noticed was the day as listed above we as a residents were required to pay half on the rent wich we've agreed. Two weeks after my wife went back talked to lisa the ----- manager she refused what they've already told my wife she said verbal notice isn't acceptable after been month to month living there we moved out on 1/22/15 Now ------- hoes sent my --- on collection almost $2.000 ------- idiots. Please be aware of this dirty nasty place.”

This was first noticed for the billing month of October, when my water bill was $68. My electric bill is usually around $35. When i brought it to YeseÃ?±a's attention, i was assured that the apartment complex was inspecting units for leaks. For the month of November, my water bill is $76. Obviously nothing was fixed and now looking at other reviews this is a real issue with this place and something isn't adding up. Starting to feel like i'm living with a management company that will nickel and dime you for any extras. The City of Houston says that it has no control over the situation with the water bill so they can get away with it. I moved in in August, and the patio light that is controlled by timers was broken until a couple weeks ago. (12/1/14). I had never even seen bed bugs until i moved into this apartment. I informed them a couple weeks ago once I figured out what the issue was with bed bugs. I will have to pay for bed bug treatment ($200 split into the next two months rent payments) without the guarantee that the bugs will not be coming back. they will not check neighboring apartments so i will have to pay again? My hot water heater wasn't working and the maintenance guy came in and flipped the breaker and made a comment about how it happens all the time? okay?! i still check the breaker and have a hot shower maybe once a week if i am lucky. There is no assigned parking. I am half way through my lease and i can not wait to leave this place. If you don't mind getting ripped off of your hard earned money, then Summervale is the place for you!”

All our valuables were taken our huge flat screen tv was taken off the wall our apartment was upside down they took at least $10,000 worth of our stuff laptop iPad all my designer watches at least 10 of them hats purses jewelry cash money that we had saved up and jerseys who steals jerseys??? People that don't work for their crap! We don't feel safe anymore so we're leaving. I was content at one point I was thinking of renewing my lease but now that this happened forget it. Maintenance is horrible here you have to keep calling so they can fix something they always say we'll send someone and a month goes by and nothing the girls in the office are nice but that's it. My water bill comes out to 60-70 when they said it would range from 35-40. I don't recommend this place I have seen 2 neighbors move out in the last 2 weeks must be a reason. And the thugs that wonder around smoking pot in the parking lot make me wonder this is the worst complex I have ever lived in.”

When I got my new apartment it was so stinky, and they didn't even wash the carpet... IT WAS FILTHY!!! Water bill for a one bedroom.... close to $80!! THAT'S RIDICULOUS. But if you call on the phone and ask for prices, they will tell you $35 ma'm. YEAH RIGHT! The other lady in the office, who's name I don't know because that's how much she does for the residents.... She will probably be on the phone like 75% of the time. Anything you want to ask her she will just write it down and say something like "Let me write it down and ask Yesenia." Yesenia the last girl working as a Leasing Agent, she is nice, but nice does not mean efficient. She will tell you that any issue will get fixed, AND IT NEVER DOES. Maintenance, as I was saying, is made up of 3 guys... One who's like 80, and he can't even walk right anymore, all he does is clean a pool that has not worked for nearly 9 years or more. The other two are just never available when you ask for them. I had my bike stolen out of my porch. The apartment complex lights do not work at night, and have not worked since like last Christmas. I have pictures I've been taking throughout the months of no lights, so I HAVE PROOF. Don't ever ask for anything new, because most likely, they will charge you for it. They lie to the people coming in to rent. The security guard is only seen about 2 times a year, and when they are out, they will complain at you for washing car or checking up on your car a bit. But they will see people getting drunk in the parking lot and will not say anything. PEST ARE EVERYWHERE. From roaches to bedbugs, I know a lot of residents have the same issue. They do not even properly clean the apartment they will leave it dirty and clean it like a day before someone's move in day. Parking is scarce at times, but not too bad. Lately lots of young people are moving in, which means trouble. And why wouldn't they? They have signs that say all kinds of renting assurances. "Bad record? No problem!" etc. They charge you for trash but there's only 2 locations to dump trash, and they are always like a mosquito hive. The bins are overloaded, and the smell starts to spread. I do not recommend this place, unless you like LIES, RUDENESS, AND UNEFFICIENCY..... Laundry facilities, ugly, dirty, old, dangerous. Overall, BAD COMPLEX, DON'T MOVE IN HERE.”

I have been asking them for months to fix some plumbing issues and they always say they will come and never come. It does not matter who you call no one will help you. The apartments have lots of roaches, and we do clean. As a matter of fact we even caught bed bugs from a neighbor behind us. Her neighbors caught it from her too! My boys were bitten all over. I'm sure her apartment is a one bedroom yet like 10 people (NO LIE) live there. My son's bedroom smells like ---- because the smell goes through the air vents apparently. The management is okay, there is a really nice young lady in the front office. She works really well, and really friendly, but she can't do everything. The maintance guy is disgusting. He is always getting apartments dirty when he walks in them, and he does free favors for that one resident with the 464734 kids. They must hold a personal relation but she has very distructive family and one day her window or anything is broken, next day she's getting a new one. The porch lights NEVER work! You are always walking in the dark or by the moonlight at night, and parking spaces are very scarce past 4pm. DO NOT RENT AT SUMMERVALE”

My experience at Summervale was horrible, I don't recommend these apartments to anyone, I don't care how bad your situation is!! -ROACHES: Moved in and apartment was infested with them!!! -MOLD: A big issue in these apartment! Had my apartment smelling awful!! Reported it tons of times and all they ever came out to do was spray bleach and paint over it and the very next day mold was back. So I contacted the Health Department and even then they did not care about the mold. -LEAKS: Had 2 in a 8 month period. My wall got knocked down both times and replaced but I was left cleaning after maintenance. Cleaning after them was something I had to do every time they were in my apartment fixing something. -FIRE EXTINGUISHER: Had an empty one for 7mths! When I contacted office to informed them it took them almost a week to call and say "come pick it up" I refused as it is not my job to mount it. So one day they sneaked in my apt and left it on my kitchen counter. -POOR CUSTOMER SERVICE: Let me start with "The Manager" Jennifer. She's as dumb as she looks! Very unprofessional and rude. Had the nerve to call me out on a negative review that I posted. Always lied and broke every single promise. Then there's Yesenia I really don't have much to say about her just that she needs to work on getting back to resident's when she states she will other then that she was ok. Maintenance men are very rude and lazy! They half --- fix what you report. I once reported that the shower head had no pressure and they sent maintenance and when I got home I checked it and the problem remained, contacted office again and Yesenia stated that they did not fix it because maintenance man stated nothing was wrong with it. I was speechless. I informed Yesenia that I would not be calling if nothing was wrong with it and all she could say was "yea I understand" -NO PRIVACY: If you don't care about privacy then this is definitely the place to call home. Maintenance and office staff will go in your apartment when you are not home and wont leave an order slip letting resident know that they were in the unit for whatever reason. They have a banner hanging that reads: NO credit OK!! NO social OK!! That really tells you what kind of property it is.. everyone who moves in moves out ASAP so that leaves them desperate. P.S. Jennifer I did it again:)”

They are roach infested dirty you can never throw your trash away they are always full. The water bill is always over $75 that s ridiculous the most I have never paid that much for water anywhere. There s multiple families living in one apartments. There are bats that come out from the roofs of the apartments my children were scared to come out in the morning because they were outside our door. My apartment got broken into my tire got slashed and was told never to take their parking spot again. Parking is first come first serve and there is very little space I have a truck and I have scratches all over from people hitting my truck with their door. I would not recommend anyone to move there yes the rent is cheap but it s cheap for a reason.”
