“The worst place I’ve ever lived! I just moved out and if you have the opportunity to move anywhere else, DON’T SIGN A LEASE AT STONEBRIDGE! I paid my rent until the end of January and as I’m typing this it’s 1/22/26. They illegally entered my apartment and threw away the entire contents of my kitchen without permission. This includes a china set that I inherited from my grandmother. ALL OF MY PLATES, my appliances, my silverware, my drinking glasses…everything in my pantry including my spices and vitamins. GONE! I’m sobbing crying and shaking as I write this. I went to the dumpster and found some of my valuable china thrown in there. So I’m standing outside in the dark in my work clothes picking out my grandmother’s china because it meant that much to me. When I called my family sobbing on the phone they told me to stop digging through the dumpster and I finally left. From day one there was problem after problem. The water heater was constantly leaking, the washing machine didn’t work. I had an electrical fire in the air conditioning unit that filled my apartment with smoke. The a/c switch catching on fire was a known issue and all they said when they came to fix it was how calm I was ‘because the other residents that experienced that this happened to called 911.’ What a joke! When I moved in and filled out my property condition form I didn’t have the remote to my ceiling fan and was told I would get a new one. I kept opening a new ticket for my fan remote and they kept closing it. This wouldn’t have been an issue but the ceiling light was powered by the fan. This means if I wanted cool air from the fan I had to leave it on. This means I couldn’t leave the fan on at night unless I wanted a light shining in my face while I tried to sleep. They told me they no longer had a match for the ceiling fan in my unit but I would get a new ceiling fan. I never did. I opened ticket after ticket and nothing. I opened the ticket and they would close it. Next I wrote an email to corporate and after corporate was contacted I got a little movement and got a credit on my rent. I didn’t want a credit on my rent, I wanted a working washing machine, a non leaky water heater, and a ceiling fan that I could use! The washing machine was constantly draining and I kept opening a ticket because it would try to drain all day and night. They finally replaced it with another washing machine that machine DID THE SAME THING! That second washing machine in the unto is still making noise right and trying to drain right now. The property grounds were filthy. I had a colony of spiders living above my door because I don’t think the property exterior has ever been cleaned EVER! The water pressure was non existent. They had roaches even though we paid for pest treatment. Big roaches and smalls roaches. I finally put down roach baits in my apartment because I was constantly anxious that a roach would pop out somewhere. One night one crawled on me in my bed while I was sleeping. There is absolutely no maintenance done on the property. Don’t bother opening a ticket because they will just close the ticket and hope you forget about your issues. The cherry on top of the whole time I lived there was coming into my apartment tonight and seeing all my things gone. What hurts the most is the stuff that meant the least to me and was the least valuable is what they left inside. All they left was my broom, and 2 mirrors I couldn’t care less about. But they threw away the things that meant the most to me. The parking was a nightmare too. Thing after thing…stay away from this place! And if you read this far you can read my other review using my other email address. I have a few more email addresses that I’m going to post with as well. The toilet wouldn’t flush. I forgot about that until I just watched a TikTok video from a lady describing her experience after less than 24 hours in her apartment.”

I do not recommend moving here you will have the worst experience ever, Amy is only nice to older people, but is very suspicious of people who do not look like her. She needs to be fired.”

I’ve had maintenance issues since 10/2021. I grew frustrated with the old apartment staff b/c my maintenance needs were never fixed after several emails and phone calls. I explained to Aimee once about ALL of my issues. All I can say she got my #1 issue fixed in the 5mins. Literally 5 mins. I’ve been waiting 5 months.”

From Sandy to d maintenance team, I can wholeheartedly attest to the fact that these individuals are rare breeds. We (hubby and I) moved in September 2020 after a terrible experience with Cobblestone where we had been given a move in date only to be turned down two days to move in date. Luckily, d disappointing experience turned out a blessing as my hubby and I have had it really nice here. Our application process presented what could ve hampered our approval yet they gave us a benefit of doubt and we have not disappointed the management. Everything is black and white with this management, no unpleasant surprises whatsoever and they are in reality “first human” in their business interactions with us. I mean, they would work with you in a reasonable manner for as long as you earn their trust. You know the exceptional touch one can give to retain a relationship? That’s what you get here. I love d manager Sandy and d maintenance team, they re very friendly. No roaches or bugs, absolutely neat environment. You won’t regret moving in here, our experience have been awesome. The only thing we don’t like is living in d last floor but that’s bcos at d time of our application, we made d choice to align with our budget. We re hopefully moving to a bigger unit or same on d 1st or 2nd and it would still be here in Stonebridge. It’s very peaceful, neat and secured, couldn’t ask for more.”

They moved me into a apartment with multiple things needing to be fixed, the parking is terrible and they pick and choose when to tow cars, they claim to have a "state of the art gym" and the machines barely work. Do not move into these apartments!! You can find something much better for a similar price”

They both went above and beyond to help while working in a management system that is not overly helpful. Kenneth is always professional, pleasant, helpful and does what he can to try to help the residents. Gilberto is efficient and effective in repairs and getting things done. They both want to help the resident and put the residents first. Kenneth has been incredible improvement over the past management people and far and away the only working there that seems to care about the residents.”

Pearland is right down the street which has all your well known retail shops and restaurants. Those are the most positive assets for this apartment complex. If you want to experience a professional and well managed property, DON'T MOVE HERE! Management is horrible! They don't follow up with any issues, but rather respond rudely or lie and say they will follow up to rectify the issue. Maintenance takes over a month and 3+ requests just to come and fix problems in the apartment. I have seen the management and maintenance staff change frequently over the course of 3+ years. Neighbors play loud music all day and management did nothing about it. The issue was escalated to corporate, in which I came to the conclusion that this company/residential apartments are money hungry and can care less about your overall quality of living for their residents. I would not recommend anyone to stay at these apartments until they employee better management.”

The refrigerator in the apartment leaks and they won't replace it with a new one. There are birds nest on the stairway and ginormous amounts of bird poop everywhere to the point where you can't touch the rails while walking up. I've complained many times and no one has done anything about it. This apartment is good and has it bad moments as I'm sure all complexes do. However, renewing my lease next year may not happen if things don't improve.”

The apartment complex went all the way down hill. Don't even get me started on the staff. I use to love the old staff members but they are no longer here. They were the best and they got things done! The staff members now are horrible. I know two specifically that need to be fired but I won't put their names on here. One of the staff members lost my package and I was calling the office to see what was going on and that person would not pick up the phone. I decided to call from another number then that staff member decides to pick up and gave me a dumb excuse as to why they didn't picked up the phone. I sent my significant other down there to watch the person as I was calling and that person was doing NOTHING! Basically that person was trying to avoid me and that is messed up! They don't take their jobs seriously and they don't take our complaints seriously. It literally feels like what we say to them goes in one ear and out the other. We should not have to complain about things over and over again. THEY DO NOT DO THEIR JOBS! The gym is pathetic! They hardly have any equipments in there. The pool has little hairs in it and I refuse to go in there. My neighbor is constantly blasting their music and when I complained about it they did ABSOLUTELY NOTHING. Till this day, my neighbors are still blasting their music. My friend, who actually lived below my neighbors complained about them as well. It got so bad for her, that she decided to break her lease and leave! It's first come, first served for parking and sometimes I have to park all the way on the other side of the apartment complex, which is really scary especially at night. They say that a police officer walks the complex but till this day I have not seen one officer. Also, I started seeing roaches in the apartment which is terrifying. I guess they stopped exterminating. The appliances are so old and outdated. Everything about this apartment is just a mess! I guess the only good thing I can say is that I haven't gotten my car broken into and I haven't gotten robbed. I heard stories about the robberies from the people who live in the complex but I haven't personally dealt with any of that. Thank God! JUST DO YOURSELF A FAVOR AND DONT MOVE HERE!”

And the bad started to outweigh the good. Like: space for dogs, they just repainted the exteriors and it looks good. Close to the inner loop-commute is pretty good. Rent is a good price (but it's higher now- our rent hasn't gone up much since we moved in). Pretty spacious place. Dislike: no one respects the complex. People leave trash all over the place (although the apartment does a good job of picking up) and it's constant. Online payment system isn't too good. Over the three years we've dealt with solicitors at our door, breakins in our building and cars, and people fighting and yelling in the breezeway to the point where I'm afraid to even walk outside. The appliances and interiors are pretty old. And if something breaks, it takes the office forever to call you back...if they even do. We put in a work order and it took so long that I just fixed it myself-we still have had no contact (and it was a crucial issue. We've also been dealing with a crazy amount of bugs. This is a new issue, but I don't think they exterminate anymore because literally there are so many roaches now that I can't handle it. I've killed one or two everyday for a few weeks. I'm really disgusted by it. Last thing - I know stuff happens around here all of the time, break ins to cars and apartments, but they dont ever let us know. I don't want to know about every single one. But when something like that is happening, they need to send out tips and stuff. They do send out noticed telling us about our trash all the time. It'd so lame. I only give a star for the rent being cheap. I'd find a way to pay double the rent for somewhere else that actually cares about its residents.”

I have a great view from my apartment, and I like the new dog park they installed. We're also not that far from the loop - and it only takes about 25 minutes to go to the galleria, and about 15 minutes to hang out on kirby. Love it. I, so far, haven't had a problem with crime, and the office staff and maintenance are courteous. There is an HPD officer (or a few) who live on site and I see them patrolling when I walk my dog at night. All of the other apartments around the area are way more updated, and I wish we had things like stainless steel appliances, and wood flooring in the living areas, but I'm okay with out it. I think the price of rent for a 2bd 1ba is AMAZING, and our rent did go up pretty significantly in the second year which I sucked, but we didn't fight it, we like it. Everyone in the office is so sweet to us - Michaela, Johnna and Amber have all been really helpful and and very nice when we have questions about anything. I never feel like I'm asking a dumb question even when I am. Maintenance is also great. We've had them come out on a holiday to help us fix a power outage in our apartment, and they were happy to help and even taught us how to fix some smaller issues (since we felt a little bad for calling). My neighbors do get rowdy sometimes, but what are you gonna do? You can't choose who you live near. People here tend to be generally polite and lots of people have dogs and will stop to have a conversation with you. One time a neighbor of mine was yelling and screaming at his girlfriend, it sounded really serious, and everyone came out of their apartments to help her and be sure she was okay. If those aren't good neighbors, I'm not sure what is. I do wish people would also stop throwing their out on the grass. You also can't help that people can be lazy or dirty either, but I don't think that's the fault of the complex, it just is what it is. Parking is also an issue for some. I hate having friends over because they can't park inside the gates if they want to come over spontaneously. My boyfriend and I both have car ports, in front of our building, so I never have an issue. When we first moved in, we didn't, so if I got home late from work - good luck. Overall, I think my experience was good. I am really looking for a more updated apartment, so I may think about moving when we want to renew our lease, but I would stay if I could have that more "luxury apartment" feel. I actually really like it here, and I think the location is very convenient.”
“DO NOT!!!!!! I repeat DO NOT MOVE HERE!!!!!! I have live here for over 4 years and the apartment have went doen tremedously. My mail packages was given away to another resident and I was never compensated for it. As well as, My home and car has been nroken into within the last 2 years. When asked to break my lease i was told no and it would be filed as a broken leave. The apartment above mine air condition froze up and as a result my carpet and dining room was flooded. The carpet was ruined and there was mold all around the baseboards. Not to mention the mold in the bathroom. Needless to say this is not a place you would want to spend your hard earn money!!!!!!”

Don't leave stuff out in your car because it WILL get broken into (mine hasn't yet, knock on wood). Rent is relatively cheap.The pool, laundry room, and fitness rooms are a joke. They mow Saturday mornings so I hope you weren't planning on sleeping in. If you need anything from the office, talk to Johanna. She is literally the only person that is able to help you or get anything done. Two people on the back side of the complex (first floor) were robbed while they were at work, the complex did not inform us, nor did they offer footage from their outside video cameras to the cops. Maybe they only record the front office and gates? However the repair guys are awesome! So all-in-all not a bad place if you live on the "good" side of the complex.”

Two months ago while moving in, I moved their refrigerator out to put mine in. A swarm of roaches came running out from under that thing. I was so upset I went outside, got in my car and drove around for about an half hour. Come to find out they were coming in through the wall socket behind the fridge, so I covered every unused wall socket in that place with masking tape. Of course they still found another way in. Two months later my car was towed because there was no place to park but in a handicap spot. The parking is terrible here. You would think you would receive a warning sticker. Not at this place. I'm moving as soon as possible.”

My apartment was not thoroughly cleaned upon move in. The carpet has several stains and should have been replaced. The maintenance crew does a half job on all projects, no attention to detail. I had to call them back on two occasion to fix the work they started. The entire complex is dirty! It needs a good power-washing and the doors need to be repainted. Hopefully, the new owners will dump some money into the complex before it turns into a dump. Some of the residents let their dogs run without a lease. Nothing you can do about your neighbors. There needs to be more lighting. It seems they have the minimal amount of outside lighting for the grounds. I like the apartment but I won t be renewing my lease. If you need something for a short time and reasonable price then go for these. The parking is a joke, get you cover parking spot or garage. I was at home by 5:45pm, never an parking spot close to my house.”

I have a two bedroom on the first floor and it is nice except for the noise from neighbor above me. The walls are not insulated adequately and the sound travels quite easily. I am however totally satisfied with the staff! They are very nice and friendly. I have had all of my maintenance issues take care of promptly and the manager and the office staff have responded to all of my concerns with sensitivity and caring attitude. As a matter of fact I stay put because of them. I do not use the onsite facilities so I can't offer an opinion. I think the rent is a bit high for the property but it is still affordable.”
