No gate (hasn't worked since the new management came on). Half naked children running about late at night without adult supervision. I have stayed here on and off since 2001. The current management company (Lincoln) is doing what a slum lord would do: People who can not pass a background check are allowed to move in if they pre-pay. They let anyone move in here and it shows. If you like the smell of animal feces and dont mind living in some uncivilized sewer, come on down.”

HIDDEN FEES IN UTILITIES, WATER IS FREQUENTLY OFF, BAD WATER PRESSURE, STRAY CATS EVERYWHERE, DOG POOP EVERYWHERE, MUD AND DIRT EVERYWHERE, IF IT RAINS YOU CAN BARELY WALK ON THE SIDEWALK AS THEY ARE UNEVEN, FOUNDATION ISSUES. HUGE RACCOONS EVERYWHERE INCLUDING WALLS AND CHIMNEY, POOL HASNT BEEN REGULARLY CLEANED SINCE EARLY 2020, THEY LET IT GO AFTER THE FIRST COVID LOCKDOWN. DOGS ESCAPE FROM BUSTED PATIOS. SEVERAL PROHIBITED DOG BREEDS. A LOT OF VACANT APTS. MOST PPL LEAVE AFTER 90 DAYS, BREAKING THEIR LEASE. NO ONLINE RENT PAY WITH NEW MANAGEMENT CURRENT MGMNT.LITERALLY HADN'T EVEN SEEN A MONEY ORDER OR WRITTEN A CHECK FOR RENT IN LIKE 10 YEARS. SEWAGE ISSUE AND HIGH,UNEXPLAINED WATER BILLS. POWER GOES OUT IN THIS COMPLEX ONLY ON A STREET FULL OF OTHER APARTMENT COMPLEXES. When i first moved in, this complex was well taken care of and appeared to be at full capacity. All of the companies that have purchased this property just to resell it basically own other properties all over the US. They are all neglected, low rated, not properly maintained properties that were once great. Westchase is THE location in Houston, in terms of accessibility, I wish that the associations that govern Westchase would step in and set a standard to be maintained. How can tenants be expected to abide by rules per our rental agreement, but owners and mgmnt continue to not hold up their end of the deal? All the while correcting an exorbitant amount of rent? I've seen Section 8 apartments in Houston that are waaaaay better. Make it make sense..... oh, also a raccoon fell out of a patched hole in the ceiling of one of my bathrooms...so there's that....smh”

If each house can only have one car registered it should have enough spaces for residents to park on this side of the complex. I have to park by the gate and walk to my house. Also I don't like how they didn't get me a rfid card to get in. I have to use a gate code that sometimes takes forever to work or just don't work, and I have to wait until someone else leaves out to even get it. It's a very dangerous situation especially when I have my son or at night.”

There has been a squirrel infestation that hasn't been handled the best way, and I continue to have Squirrels live in the walls of my unit. Besides that, the apartment I love in seems pretty run down and older, with cracks and seems in the foundation.”

The apartments could definitely use some updating, and friendlier office staff. People also need to practice picking up behind their pets and only being at the pool during the hours posted.”

Neighbors are always willing to help you out in an emergency. The program used for rent collection sucks. It automatically adds a late fee if payment is not received by the corporate office before the 3rd of each month and if you don't get paid until the 3rd and it still has to be mailed, all because the property manager isn't allowed to input any payment made on site. Maintenance personnel could be more knowledgeable and less standoffish when asked a question. Other than failure to maintain the property, such as trimming trees, keeping all outside lights burning, keeping the sidewalks level and mud free. You would be hard pressed to find a better community.”

Amenities barely kept up, pool was opened a month throughout the summer dryers in wash rooms need servicing as they leave a stench on anything dried.”

I have called months ago and informed the office that the folding door from the wash room, fell on my arm and no one has come to fix the problem. The winter storm left water spots and mold and the custodians only painted over the water stains. The tile in the second bathroom is cracking off the wall, because of the winter storm. When it rain, tenants have to walk in mud because the sidewalks are broken leading to building 15, and 14. The entrance gate is broken most of the time. The yard people blows the leaves on the patios and the tenants have to clean their patios. The front doors are not nice, the paint is peeling off the doors. It took me weeks to get a front porch light bulb. But the apartment complex wants to raise the monthly but there are not any upgrades.”

Maintenance is terrible has called me a liar to my face left holes in my ceiling and badly repaired if ever repaired anything else. I've reported that he makes me feel uncomfortable in my home and apparently other complaints have been made by some of my neighbors and nothing has been done about him. Whole suffering with covid my ac went out and instead of trying to do everything possible, I was told that Noone would be able to assist me because I had covid and before they came to my home I would have to have it professionally cleaned at my expense. I had to evacuate my apartment for 10 days and call corporate before the complex agreed to even look at the outside unit. The manager is rude and it has gotten to the point that we only communicate via email as any fave to fave interaction only leads to her having a nasty attitude. The apartments are infested with pests (raccoons in the walls, opossums, stray cats and roaches) I had to remove my pet due to his allergies and now theres mold in my bedroom due to the non repairs done after the Feb. Ice storm. Have I said that I hate it here. I wanted to break my lease but not ruin my credit, so I'm stuck here til 2022. Asking why I stayed, because of the price however even that is becoming a problem as I keep getting charged extra fees that I have for the last 5 months had to question and get readjusted after errors were corrected. So yeah, I hate it here!”

First apt had bugs but they got rid of them. This one too but not yet fixed! A new bug guy came this week, seemed more thorough. We will see. Maintenance has been good and more guy in the office is polite. Apt price is good but monthly water fees have doubled since the storm. They were between $35-$55 now between $90-$125! Have called and no explanation! Claimed new lease calculations are different. I am a emigrated in a 2 bed/2bath with no washer/dryer. My water bill should not be so high!”

The only thing that has kept me here is the size of my apt for the price and the fact that my children are stable in Alief ISD! The constant turn over in management is very irritating because certain issues do not get addressed. Marquay was the best manager we ever had but he left shortly after the freeze due to the owners not wanting to repair things properly. Maintenance is a 1 man team so some repairs have gone unfixed. The neighbors are pretty cool in my building everyone looks out for eachother. Parking is becoming a pain..if you don't pay for a reserved spot after 10pm there is barely any parking In the front and they will tow for any little thing. And there are no amenities on the property other than a very small pool at the office and wash rooms that barely work.”

Crime is high. Murders. The location is top tier and these really could be luxury apts with a lot of TLC and new owners/management.”
