I'm gonna be blunt that when the new owners brought the property, they start changing and pricing everything. Paying $35 for a parking spot is ridiculous. This is my main issue. Water bill has always been high, I don't get why should we pay for gas, but lately it got a bit lower but it's still high. Cockroaches appear everywhere. My mother in law wanted to obtain a parking sticker because the person who used to live with her took it and the Indian lady said it cost $100. Really? It's all about the money and I never had any issues before new management came in. We renewed the contract because rent increase is not much of a difference and because of my son's babysitter who lives downstairs. I don't recommend to anyone. Oh and my sister used to live in Parkway and she didn't like it.”

In the restroom when it rains the walls swell with huge pockets of water that you can physically push and water will gush out because the roof leaks. The refrigerator works like a car with 500,000 miles on it which means it doesn't work. The bottom drawer fills with water and has to be dumped out on a weekly basis. The sink's food disposal leaks as well. The wood and paint inside the kitchen cabinets is very crusty and unsanitary. I had to lay clean rags down in them. The main burner on the stove doesn't work. The cover to the A/C vent is held on by paint and will fall off if you bump it. MAINTENANCE WILL NOT FIX IT NO MATTER HOW MANY REQUEST YOU CALL IT, WHICH IS WHY IT IS STILL IN THIS CONDITION! Parking is hell unless you pay $10/month for a reserved spot. At night you need a flood light to scan the parking spaces to find one available. There are speed bumps everywhere that will work your nerves. The main ones are when you exit. You have to park in between 2, wait for the gate to open, then turn your wheel to the right like hell to turn and exit. It's so annoying and awkward.”

I've seen so many people move since its sad. It used to be increasing hard to rent here because nothing was ever available and of course now vacant apartments are everywhere. Firstly its the noise. I don't know if its the Cubans like everyone is saying that are moving in or what but there's parties and loud music ALL THE TIME! And if you live by the pool forget about peace and quiet because they'll try to be there all night drinking beer etc. We have to call security to kick them out the pool which even then he takes 20+min to get over there. Before they always locked the pool up at 9pm but I don't know why they don't now. Secondly all the comments about mold is true. We had a leak they fixed on the roof but never came back to fix the inside so we cleaned it ourselves and AC also has mold. Third, trash is everywhere. This place has become increasingly trashy beer bottles lay by the porch and in the grass. God forbid you have little kids running around. Apparently management doesn't care because the picture is weeks old. Also they changed the drive in and walk in gate few months ago requiring a card and had the nerve to charge all its residents who had already been living there $25 for it!!! Are you serious?!?!So you've just locked me out my apartments out of nowhere and you want me to pay $25! That should've been given automatically for current residents and only paid unless you lost it. In conclusion dont waste your time and money moving here, it's not worth it. I just wish I knew where all my neighbors went. Hopefully I find a place when my lease is up.”

However, I am looking forward for our lease to end. The apartment is dirty, we have had problems with roaches, and even spotted a mouse recently! Maintenance takes a while to complete work orders. You really have to be calling and reminding staff about your work orders. I have noticed mold on the bathroom ceiling. The worst is parking. There is barely any parking for tenants, parking for visitors is always risky because there's a high chance that they will be towed even if they are parked where allowed. Even though rent is cheaper than other places, I feel like it's still too expensive for the quality you get. However, it is a good location in terms of being in close proximity to essentials: grocery stores, good food, parks, libraries. I think that is really what you're paying for by living here. But it's not enough to keep me here.”

Pet feces on the sidewalk and roaming cats (need to call the SPCA); I never understood why they cut down the trees; looks to ------ for me; reserved parking fee is too high. Tell me why should you have to pay for parking anyways. They should assign parking spaces according to apartment units for that matter. 5. Laundry rooms, LOL, please are the washers working? 6. Hot water? Water bill too high - was told if you have a W/D connection, your bill will be high even if you dont have a washer or dyer. Whats wrong with that picture. 7. Had bugs coming from the outside at night. Moved sofa one day cleaning and there were about 50 dead bugs. It was scary. 8. You are right, nothing to offer. Went up $100.00 on rent - these are not luxury apartments and not even worth the rent that's being paid now. They online setup for rent payment but did not tell you there will be fee for that ($25.00+). I am moving once lease is up. 10. Also, they hire lousy painters - I mean an elementary child or a blind person could do a better job. Walls have running streaks of paint; not even sure if they use a paint brush, also they paint the bathtub thinking you will be move before the paint starts to wear off. You are within walking distance to Chinatown (good eats), plenty of hookah lounges nearby, Westheimer and the Galleria are less than ten minutes away, you are near several pharmacies and banks. Area seems fairly safe (for Houston of course). Leasing office is incredibly incompetent in general, so be prepared for that. Not rude in my experience, just incompetent. The leasing office employees do not communicate with each other, so every time you go in and someone else is working you have to repeat everything you told the last person you talked to, which makes it rather difficult to get things done. This especially proved to be a problem while moving in. I called in advance and asked for a tour of the unit. The agent I spoke to, whose name I cannot recall, told me the unit was available and I could stop by any time for a tour. I gave her a specific time and date I would be visiting. Well I take off of work and show up that day and was greeted with, "We don't have any units to tour." My "tour" wound up just being the agent GOING OVER A PICTURE OF THE FLOORPLAN WITH ME. I could have done that myself online!! I left quite upset and returned a few days later. I was very straightforward and told her if I was to lease at their apartment complex I must see a unit. She reluctantly agreed and took me to a unit that WAS IN THE PROCESS OF BEING RENOVATED. Like literally, plastic was all over the floors, the kitchen was in shambles, work was being done while I was walking around the unit. Better than nothing I suppose. The grounds can be pretty trashed sometimes, but that's really the residents' fault; maintenance does a pretty good job with groundskeeping. I live in a 1B/1B and love the layout of my unit. You could say it's "refurbished", but it really just looks like maintenance put another coat of paint on everything, but considering the price I pay to live here I'm just impressed they did any updating at all. I've seen a few bugs here and there but definitely not the equivalent of an infestation. Noise levels are low for the most part. You are right next to a park and a golf course is literally in my backyard, which is nice. Parking is so-so but only because I don't want to reserve a spot (I may in the future); I live on the backside so I usually just park on Harbor Town, as I can see my car from my patio. All in all, not a bad place for a single guy. I was expecting much worse.”
