And VM states: "no hot water is not an emergency" so we can't leave a message about it. There ate always issues with the water yet the bill keeps going up. In the last year it's increased from $28 to $55. The dumpsters constantly overflow. The complex becomes an island and cars get flooded when it rains. Maintenance sucks. Don't move here! Ignore those 5 star reviews. They're fake. They have to be. There's nothing good/nice about Chestnut Hill. I've been too busy/lazy to look for a new place, but even I have my limits. If I could break the lease w/o consequence I'd be gone already. I've attached an image of the times we've received notice about the water, so you can see how frequently it occurs, but most of the time we do get that courtesy. Just ran 8 miles, want to go home and shower? Too bad. There's no hot water. I'm embarrassed I live here and can't wait to move. I hope I can post this with 0 stars. 1 is too many!”

I pay to live here and they’ve towed my vehicle 3 times for no valid reason. The pool never opened the entire time I lived here. The grounds are littered with garbage. Ive attached pictures. look elsewhere if looking for sanity living. Security is never present and gate is always open. You see new strangers everyday trying to run phycological schemes on you. Inside apartments are laced with cameras/pin holes; this is the sad truth”

Location wise, the metro bus rail is only minutes away walking, and for some like me who goes on foot for commute a lot, that is amazing. Apartments are nice with wall upgrades and granite counter tops. The staff is very friendly, always there to answer or help with any questions. Pool has been closed for a bit, but only due to the past storm. Maintenence guys are cool and friendly as well. Looking forward to decking out my upstairs patio balcony with lights and decor!”

— 7500 Bellerive Dr · Houston“Living in these apartments has a huge downside. I'll list some of the reasons to back up my claim. 1- They are cockroach infested. Say goodbye to cooking or leaving your plate without washing it right away. 2- After you rent a house, you have to pay another fee to have your parking space for them to leech on you a little more. Expect yourself to park outside the apartments if you don't pay that fee. Make sure your visitors park outside or they will for sure get towed. The reserved spots look very similar to normal ones. two of my friends got towed already. 3- Sleeping is hard when you have paper thin glass and everybody is blasting -------- music with annoying loud quick beats to back it up. If music doesn't wake you up, people arguing and yelling will. 4-maintenance do their job well, except that I woke up once with a maintenance guy in my house fixing stuff. he opened the door with his key. quite trippy. 5- expect to see trash on the ground, things I saw included diapers, to go boxes.. all kinds of stuff. 6- my apartment has a disgusting smell to it since the day I moved in. I can't get rid of it. 7- I itch for 5 minutes after every shower, I don't know what kind of skin munching bacteria they mix in, I just know that im only showering in the gym or my friends houses. I did not want to write this review since they are trying to work on these apartments and I wanted no harm, but my tipping point came when yesterday there was an accident in front of my reserved parking spot which blocked me from going in. I parked in a reserved space without noticing since all the spaces, reserved or not, have the same color. two hours later, my car got towed and I had to pay 219 $. Beforehand, I went to the office to talk to them. I talked to the indian manager, he is the rudest person I ever came across. after a couple of minutes of him being aggressive, he started yelling at me and told me he is not going to help me. very unprofessional and "un-manager like." My motivation to write this post is my car tow and the rude manager, but all the above reasons are 100% true.”

The latest management came in July 2014 and raised the rents, promising to do the repairs. They sent two idiot service men who stood and acted like they could not understand English. A rodent came into my apartment through an uncovered dryer vent in August, AS OF DEC 2 they have yet to resolve and remove the animal. Don't even bother to move here. Management is rude and only is concerned about making the outside of the place appear inviting.”

I JUST woke up to my ceiling leaking in two different places. It's almost 5 a.m. as I type. Horrible living experience considering I pay rent on time every single month. The buildings were built in the 1970's everything is out dated and old. Maintenance is forced to work cheap to stay under budget I am sure leaving your service works uncompleted or poorly service perform due to the lack of funding by the property management and/or owner. Now: I am simply writing out of true and honest experience. Nor am I angry at the apartment property because I have bigger and better options than Houston. I am not renewing my lease at the end of Oct. 2014. I can't wait to get the hell out of this crap of community. Management professionals aren't professionals they could care less about the community you can tell this is just a pay check to them and nothing really matters to them. Here's just a few I have witnessed or seen happen since the time we moved in. When my family moved in everything seemed to be alright until we started using Toilet, AC and Shower. The toilet wouldn't flush properly, our first work order took management and maintenance to finally put in a new toilet after 2.5 months. Shower knob broke off after couple weeks and bathtub was never replaced or cleaned. Absolutely terrible and unacceptable on the part of management!!! AC Unit flooded our bathroom causing mold smell and flooded out our apartment in master bedroom and hallway. Totally ruined the wood tilt in the bathroom. Still waiting new carpet... We asked for second exterior outside lock that was denied when we offer to pay for the locks ourselves just wanted maintenance to install the locks because the property belongs to the owner and management... Very dark campus and half the time outside lights don't work or never replaced fixed etc... To mention car break ins and apartment break ins will happen in this area and community. If you decide to move to this complex I would like to warn you. People watch you when you leave your place and 100% know your schedule. Once they have your work schedule down they go to work. No security guarding the gates or no security onsite ever! Trust my wife and I pack our guns with us every time we leave our apartment. No in house security alarms. We asked if we could have a private vendor to come into our place to give us a quote and management told us where's a $500 deposit to have this feature installed. Really?????? Maintenance tries to clean up the grounds the best they can but the people in this area do not care about the community but will be the first to complain. People leave their garage outside for hours or days at a time that attracts bugs and roaches to garage bags. People speed through the parking lot regardless of who's walking or crossing the opposite side of the parking, also people tailgate your vehicle when trying to drive at a decent speed. Maintenance work orders take forever to acknowledge most of the time you have to call second time and always have to come back for a return visit. Since moving into Oct. 2013 we've had 15 work order submitted and its only been 6 months into the lease. If you think this is out of anger be my guess waste your time for a year of stressful experience. I'm moving my family back to New York City. We should've never left the city... Good luck!!!”
“UNDER NEW MANAGEMENT, TENNANTS HAVE TO PURCHASE A GATE CARD, WHICH IS FINE. HOWEVER, THERE'S NO ACCESS GATE CODE FOR VISITORS, CHILDREN COMING HOME FROM SCHOOL, ETC. HERE'S MY EXPERIENCE: I BECAME ILL ONE NIGHT AND NEEDED TO CALL MY GIRLFRIEND TO COME AND PICK ME UP TO GO TO THE DOCTOR. THIS WAS ABOUT 2:00AM, AND SHE HAD TO WAIT 30 MINUTES FOR ANOTHER CAR TO COME TO LET HER IN. HORRIBLE SOLUTION: FIX THE GATE, OR PLACE A GUARD IN THE GUARD SHACK. YOUR CRIMINALS ARE NOT COMING THRU THE FRONT GATE, THEY ARE BUSTING THE WOOD FENCE YOU KEEP PATCHING UP EVERY WEEK! I PLAN TO GET A PETITION SIGNED, AND PROTEST THIS UNKIND RULE.”

Im writing this to say im quite HAPPY with my apartment. I got new appliances, new carpet, and when the ac broke down last week they had a maint. guy out same day. This is not a new property, but for the prices they have and the steps they take to ensure safety im saying now. THIS ISNT A BAD PROPERTY. I Shopped around the Southwest for a community for AWHILE. and honestly this side of town is like houstons armpit people and properties alike. Thank god for chestnut hill, at least they have standards and a uniformed crew. all the other apartments looked a mess. For the area, its the best deal, and more difficult property to get into. I think people should look around before criticizing thier own floors.”

Lets just say she got all her stuff and left the next day. The only reasons why I stayed here so long was rent was cheap and I was going to school so i couldnt afford anything else at the time. Now i have a much better position with alot more pay so this place served its purpose but I will advise anyone do not stay here. I really felt unsafe after like the 4yr, no security, the gate stayed broken.”

There are at least 20 unsupervised children roaming the apartments at any given time, as young as three years old. The kids climb on your car, open your car doors if it's not locked, and leave trash every where. They throw glass bottles and break them in the parking lot, write on the buildings, and run around screaming all day. Most of the two bedroom units have two families with at least three kids each living in them, so that's ten people in a two bedroom unit. There's no parking. Management is rude. This place sucks.”

They think I dont speak Spanish, so they talk about me in spanish, pero yo hablo espa ol. They towed my car for no reason, that cost almost $300. The hot water goes out every other day, and its over crowded. every two bedroom apartment seems to have at least six people living in it, and at least 4 cars: 1 for sale, 1 with flat tires, 1 that wont start, and 1 that might, and yet they towed my car that runs fine, has up to date tags, and insurance. There's always at least 20 kids running up and down the stairs, hanging out in the parking lot until midnight making noise. I can't wait until we move.”
