Apt managet said they emailed residents that we have to pick our mail up @ post office. I ask if the owners are going to get security she said she didn't know. This place is a joke. I'm trying to make it until my lease terminates in June.”
— 1500 Witte Rd · Houston“Every week we do not have hot water for over a month now. The owners Monument Property Management doesn' t think no hot water is an emergency. They keep having people fix the boiler that do not have any experience. The property needs a new boiler. The repairers should know this since the boiler keeps breaking every week. They have an answering machine message that deters residents from reporting the hot water is off. This management deems the residents inhuman since they feel it is not important for us to have hot water and they refuse to fix the problem. Maintenance ignores the maintenance requests. All the owners keep doing is raising the rent. They have raised the rent so high until they have pushed people out that have lived here at least 15 years. They are constantly pushing people out. They are not fixing anything, only increasing rent. Some people that lived here have ended up homeless. This is no longer a place we can call home. Now one has to choose do I spend all my money on rent or do I choose a cheaper and better place to live so I can enjoy life. The complex is close to the bus line and lots of places to eat and shop. But only choose this place if you just want to pay rent and not be able to pay anything else.”

These office staff has horrible communication. Not to mention they always change . Residents do not leash their animals . They never fix anything in a timely manner . Rent is overpriced for absolutely no reason at all. The sidewalks flood . Roaches everywhere. Not sure if they even do background checks anymore because so many criminals have been moved in within the last three months . I’ve literally seen people selling drugs all times of day and night . Random people just hang around outside . Definitely fear for my safety 75% of the time . Just pay attention to how many residents have left this community within the last six months . You would think they would see that and try to correct it but no. Never any parking . Literally do not even need the sticker because they never have a wrecker come . People have their friends come over and take parking from residents and that forces us who actually pay to live here to park on the street . People have loud parties and are never given lease violations. Overall really disappointed on how Springwood park treats their residents. I have a lot of pictures that i have taken of things around the complex as well as inside my until but i am afraid to post right now due to retaliation. Will update with photos once my lease is up. Also don’t believe the fake review she works for the management company.”

The malfunction of the gate makes him responsible for the damages to the vehicles. He tried to use the excuse that the gate only let one vehicle through at a time. His changing the functioning of the gate makes him responsible. He did this because this is his way of not fixing the gate properly and keeping it closed. He was upset with the residents because we wanted the gate closed. This is his way of retaliating against the residents. Legally he cannot hide behind the gate only let's one vehicle through. His changing the gate without giving residents notice about his changing the sensors make him responsible. He could not change the sensors without giving the residents notice because the gate never malfunctioned before. The gate malfunctioning makes him and the property owners responsible for all damages by law.”

In less than a month we have had 2 different managers. Melissa would keep the gate closed after they broke into our mailboxes. The new manager Luis is petty because we the residents want the gates closed for our safety and because people keep breaking into our mailboxes. Our mail is all over the mailroom floor. He deliberately keeps the gates open. We pay rent and live here and we have a right not to want our mailboxes constantly broken into and our safety put in jeopardy. This time we will not be renewing our lease. As time past things should be getting better but with Monument and all these different managers they keep hiring things are getting worse. This is not a good place to live if you care about your safety. Out of 7 managers they have only had 2 good managers. Luis is not a good manager. Good managers care about the residents too.”

They keep hiring these different managers because they are not held accountable for their actions. The only thing they have to report to the owners are rent and the other bills we pay. They hired another manager, Melissa Simon. She has left the gate opened over 2 weeks now which is putting our safety in jeopardy. Our mailboxes were broken into the first night the gate was left open. This was the 2nd time our mailboxes were broken into since she became the manager. Trash cans and trash are left out in front of the apartments now. Some residents that never had pets now have them. Some have a cat and dog in their apartments now. Dogs are still pooping all over the grounds and the owners are not picking it up. Residents are playing loud music which has never ben done before. Old residents that have been here for years too. This manager put out this letter with all these rules and did not enforce one of them. This is how we as residents know what kind of managers we have. Those that enforce rules we follow them. Those that do not force rules we ignore them. The greatest thing this community has going for it is the greatest, kindest, and hardest working Maintenance Man this community has ever had. He keeps the property clean. The coronavirus still exists and it requires social distancing. This Manager has requested we come to the office to get a new parking sticker which we cannot social distance to do so. There are eating places around here and places to shop. There is a bus line. We have easy access to many things. There is a park across the street and it has a jogging trail.”

If residents complain about the cleanness of the property, the maintenance men are allowed to retailiate and not clean the property at all. The managers and owners allow them to do this all the time. There is no purpose of having managers and owners because they allow maintenance to control the property. Before Monument Management took over this property it was always clean. Everything is going downhill since they took over. You would think the Owners and Managers would care that the property is not clean. The front of the office is not even clean. People do not know the trash goes into the dumpster. This property would be better if they would keep it clean. The biggest problem this community had is allowing maintenance to manage it.”

Maintenance comes tells me they fix it and they didn't so they don't know what they are doing. They tore down all of the fencing on my patio and it took them 4 days to replace it but there was no gate until a week after. They have been tearing up the front of the apartments for 3 months now and it looks terrible and I can't even comprehend what the people who live in the front feel. They ruined the internet tearing up the front Comcast is not having any outages and I have no internet for many parts of the day, this makes me really angry because I live of creating music and I can't sell my music without internet. All they are really doing is losing customers by what they think will bring more. Bad business strategy in my view first by them doing this gives them a bad review such as this one you are reading right here. Which in the future will detour any future residents.”

Other apartments have cracks. You can see the cracks outside on the buildings. Due to the foundation cracks these apartments are not worth the prices we are being charged. These cracks are so severe, one day a lot of these buildings are going to come tumbling down. Some of these apartments were not being leased because of the cracks. Berkshire looked at $ signs and fixed them up and leased them.”

You took out the pool and out I'm a dog poop area that most residents dont respect..I'm tired of smelling and seeing dog poop! My niehbor is the loudest I've ever lived next to! — 1500 Witte Rd · Houston“When we first arrived, our unit was infested with roaches. After a couple of days, the manager offer a unit that had come up. We switched right away. The professionalism was excellent. They made sure that all problems were fixed right away. They were very patient and cooperative with the situation. We have no roach issues at all in our new unit, the one they gave us was because the previous residents had caused it. I am overall very happy with this complex. I feel secure at night, the gates system is very secure. I love the townhomes for the prices. I love the location. I love that we have a park next to us. Management is great. When a unit has a leave notice, usually people don't have time to wait until it's vacant to see. Because people take it right away. Very peaceful environment, would recommend. Only complaint that they did tell us up front is the parking. At night you have to park outside because there is no spots. But they are working on resolving that issue by issuing stickers to residents. Previous management didn't keep Track and you had people parking there that didn't live There. Now they are towing people who shouldn't park there. Overall I'm satisfied. If your the type of person who isn't not understanding about things coming up, and mistakes happening everywhere- then don't come. You are always gonna no to have things come up everywhere you go. If you are able to see that this is someone's job to do their best to serve their tenants, and that they will try their best but things don't always go right. And are able to oversee the small bumps, for a safer better contract period of stay then come here.”

I have lived here for almost four years and loyalty gets you no where in this place but a raise in your rent. When I put in my notice to vacate, the unprofessional and incompetent property manager, Therese Barton, decided to make the repairs for the next tenant and not me. I came home to contractors in my unit repairing drywall WITH NO PRIOR NOTICE to me. The contractors told me they were making repairs and I couldn't enter MY UNIT! When I went to complain, Therese called the police on me!”

We were never notified about the need to do any repairs before moving in. The repairs took a week to complete, and the conditions were not livable in the meantime. We were not offered any place to stay and we had a newborn baby girl and had to stay in a hotel. The staff purposely did not tell us about the repairs ahead of time and waited for us to move in before telling us. I expect the apartments to reimburse us for the hotels we had to stay in that we paid for out of our own pocket. I am appalled that the apartment staff would force us into such a situation especially since we had a newborn. Not once did they check with us to see how we were doing. Never have I been so mistreated in my entire life.”
