“My impression of City View has dramatically changed over the past several months. The recent cosmetic changes were sorely needed; and it seems all the work was top notch. I rarely interact with the office staff (because of frustrations with the previous versions of the staff). I have observed many issues and I've been pleasantly surprised by the consistant and professional actions and behaviors I've witnessed. Now the downside... I'm allergic to cat fur and my neighbors children keep feeding the numerous strays in the area. Everytime my upstairs neighbor sweeps; I have to leave the apartment because all the fur settles on my patio and around my door. In 12 months nothing has been done about the strays. My appliances are ancient. Many items I requested to have repaired when I moved in have still not been taken care of. Back again to the positive. The majority of my negative feelings about this complex come from my interactions with the lazy, lying, useless staff (who have all been replaced). The current staff has been attentive and proactive but a full year after moving in is really too long to deal with all of the issues I've had with so few resolutions.”

I agree the previous management was very incompetent; however they've just hired a new manager who is very professional, cordial and attentive. I've had my share of issues here, prior to her taking over; however I think we should give a chance and let her make the necessary changes. I noticed the landscaping is clean for once, since her being here. Um no I'm not her friend or anything, I'm just trying to let this new person get er done. I've managed properties for 15 years, and at this point I'm noticing the changes, slowly but surely. Of course, she does need to send the staff to customer service classes. As far as the maintenance is concerned, they need to implement 24 emergency service PERIOD! They also need to stop telling the residents it will be tomorrow, prior to their work order being taken care. Especially, when there is only one bedroom; that's common sense. The laundry rooms are ridiculous! They need to fix them and lock the doors on them. Have them open for a certain time. The resident living on the side of the office, they need to tone it down and stop freaking acting ------ with the loud music and so forth. There is a little boy whose always outside(24 hours) causing havoc with the other children. The management needs to give his mom, who it seems never lets her son in the house for any reason, but to go to bed several lease violations! Honestly, she should be extremely embarrassed. I understand that she has a million people living with her, but she needs to stop that child with those problems he has. Otherwise, again let's give the manager a try. I'm sure she can make this property a normal awesome place to live!”

There front office staff is incompetent, the maintainance guys break more than they fix, and the corporate office is a Joke. When we moved in it was real nice and quiet they sold us a dream. we had to several issues over parking until they finally assigned parking however there is no place for visitors to park without the risk of being towed.a string of breakins in 2012 caused them to put up bright lights on buildings and hire night security. we have had a total of 7 diffrent neighbors in the past 3 years and the last ones are very noisy security comes at least twice a week for them. neighbors leave dog poop out when walking dogs. And maintenance never comes no matter how many times you call And when they do they end up messing up more. Last month our heat didnt work so they fixed it befor that A/C didnt work. come to find out they cut the wires to the heat to fix the air and vice versa in the end my husband fixed the problem because he is hvac certified. There were 5 diffrent managers in the 4 years we lived here also, and the front office staff is rude and obnoxious and they always tell you they busy so one day I droppped in instead of calling and they were having a party. Now there is only 1 person working the front office and she is very nervous and some of the residents scare her when they come in upset or angry. But todays incident is the last straw After 3 days of rolling blackouts the residents still haven't been notified but there is a note on the locked front office door as the nervous lady pulls off And the corporate office does nothing about any of the problems that they know about.”

But, it all became even better when Manrique Amaya arrived. He combines professional, productive managorial skills with a truly friendly and caring personality. I was involved in a major auto accident that I'm still recovering from, so, he allows me to move at my own pace, when it comes to household responsibilities. But, he DOES make sure that everything is taken-care of...with his awesome staff (Anna, Zuma and the maintainance men)and my personal imput. The rent is very reasonable and there's always specials going-on, so, I highly recommend these quiet and clean apartments.b”

However, my move in experience was awesome! I had to down grade to a more affordable apartment, so I chose Cityview, due their affordable prices. When I moved into my apartment, it was actually immaculate. Honestly I thought it would be a hot mess! I noticed that there are a lot of negative reviews on here, however I'm just giving you my experience here so far. The maintenance staff has been awesome. I'm not sure where it comes from about their untimely promptness to implement requests; however every time I've called they responded the same day. There is one particular maintenance man who I noticed that goes above and beyond the expectations. No offense, but the black maintenance man is awesome! His service seems to be superior. Every time I pass him, he greets me with a smile and says is every kosher in your apartment? He also states, remember if you need anything please contact the office and we will get er done; as he puts it lol! I simply just like the fact that every time I see that guy he's busy doing something. I've lived at apartments where the maintenance doesn't implement requests timely, or even speak to you when they see you. It's interesting how he is the only maintenance man that does this. They need to train the other guys to implement this. It makes us feel good as residents that their concerned about our apartments and that we have friendly maintenance whom we don't have to be afraid of. I love the fact that the office staff remembersme by name, and apartment number when I speak with them. I just wanted to let you all know my experience here so far. No problems.”
— 400 GREENS RD · HOUSTON“NOT RECOMMENDED!!!! I lived there for two years while my home was being remodeled. I moved into an incomplete apartment. My stove had dials that I could not read. (Shown below) My kitchen sink was routed out and leaked when I turned the water on. (Shown below) I also had a visible water line to the refridgarator. *side note the ice tastes funny even after cleaning the maker* The carpet had stains in ever room. I signed my lease before seeing my place being that my home was flooded and I needed a place like asap. I reported these things on my move-in paperwork and when I moved out October 5th I still had those issues. I asked through phone calls, faxes from work, and letters in the night drop for repairs that took months to be fixed or just never were fixed. They didn't mind asking for $1100 dollars a month when I didn't want to renew my lease but did mind repairing broken things in my apartment. Even after I moved and turned in my keys, my neighbor called and told me that they put an eviction notice on the floor of my empty apartment and sent me a photo to prove it. (also shown below... blury since she took it through the patio door window) The office staff is indeed rude and unfriendly... but only after you move in. (Go figure) I just happen to find this site looking for the parent company's information to complain to them. So maybe they will see this and start over with this property.”

One of the earlier reviews was correct. They do sell you a dream apartment and then once your lease is signed, you are moved in, and the time to get out of your lease without additional fees passes, it's all downhill from there. The laundry room is dirty and not kept very well either. Try another Cityview apartment complex but please skip pass this one.”
— 400 GREENS RD · HOUSTON“When I moved in to my apt I had to move in at night because they said they didn't have any lights on in the apt so i had to wait for my own lights to come on. the place was not ready until the day I was to move in. 2nd the place was FULL OF ROACHES!!!!!!! I had to let off 3 bomds a and put posion down. Then there was an electrical problem so my lights kept goin off I call the help line 4 times to no answer my ac/heatin was not workin and it was 30 degrees I froze that night. There was a water was a water leak up stairs when I can home and there was 4 big huge water mildew stains on my cieling I told the front office and a guy came and just painted over it I'am sure it's turn to black under the paint at this point.All of this took place in 6mths wow people please take this review and run for the HILLS!!!”

They changed the maintainence staff because some were stuck in the GFI ways. They brought in someone who has been with their company for a few years and I do believe things are changing. They do need to re-stripe the parking lot and figure out who has what but I do believe things are getting better. Except for the issue with the water but the boilers are so old we would have the problem at any property in this area.”

This place is not well kept and people move in out every six months. The tenants that do stay they try to go up on their rent and not fix anything in their apartment or replace anything. Saving money of the tenants backs. They have no customer service here. The positive reviews about this place must be written by the employees and not the tenants.”

The staff is under new management but they suck. esp the manager. It's like no one knows what they are doing. I called the emergency line for help one night because weird people are always randomly walking around. No one returned my plea except for carlos the Maintenance guy & he didnt help. They claim they have officers on duty that live there..NOT! people can get in /out the gate easily. Work orders take at least 4-6 days to complete. & the have a pest issue. I have seen spiders, silverfish , * roaches consistently for the last 3 months. I complain weekly & nothing is done to solve the problem. RUN WHILE YOU CAN.”

Very nice with a LOT of space! The staff have been nothing but pleasant, helpful and very professional. Every Thursday they have "Town Meetings" with snacks and fresh coffee. This is a very nice complex! It's clean and quiet with no criminal activity. This IS the place you should live! It's affordable,with hot water and powerful A/C...which helps to reduce my Utility Bill! I lived here 10 years ago and when IKE destroyed my home, I came back here. Things had only improved! Just check it out...you'll like it!”

The A/C doesn't work in my daughter's room and hasn't work since the first day I moved in. I have called it in, but no one has came to fix it yet. People are always standing outside all times of the night. The people stand out and smoke weed during the day and I have brought it to the leasing office attention, but nothing has been done. Trash is always everywhere, they just don't keep it up like the use to. If management would address some of these small issues they could keep the residents instead of losing them. I have talk to some other people and this is the same reason why they want to move. Cityview could be a okay place to stay if they would just handle some of these issues.”

But now, there is soo much trash over the property and kids out in the parking lot at all hours of the night. Our upstairs neighbors left right after Hurricane Ike because the roof was damaged and to this day, they still have the temporary blue roof on. The gate on our patio to our apartment is broken. We reported it in November and it took them almost 3 months to come out. Only after my boyfriend threatened to sue if the gate fell down on one of our children, did they come out and ONLY took it off the hinges. It took them another couple of months to put a couple nails in just to put it back up. The whole thing needs to be replaced. The entrance and exit gates to the apartment are always broken. Our porch light has been out for the past 5 months and the A/C in my daughter's room has never worked since we moved in. The management only cares about getting the rent on time and tenants referring other renters into the these crappy apartments. Only thing that i actually like about my apartment is the space.”

Since I have lived here, I am still waiting on them to come and exterminate for "creepy crawlers." ----- is VERY RUDE AND OBNOXIOUS. My car was broken into the day after Christmas and all she could say is "Sorry, its just one of those things." The rent a cop they have doesnt do anything but smoke weed with tennants. I wish I could leave tomorrow and get something a little nicer. It is like a romper room after school with all the damn kids outside. The one swimming pool in the middle of the complex is nasty, filthy, stinks!! Don't be fooled by the pool that sits in the front, that is a coverup for the eyesore in the middle of the complex. The people are friendly, but it is a horrible place to live. Anything with the name City View is a horrible place to live. Greenspoint is not a bad area, but the people make it a bad place to live. The only good thing I can say about the apartment is the rent, that I really don't want to pay. I would rather use this 600 dollars towards a nicer apartment. The only reason why I moved here is to get away from parents.”
