“The place is just as trash as the staff. Everyone in this place complains about roaches and they do not care. Pest control does nothing but lay traps down to catch them. They won’t let you transfer to another unit without paying $300, I didn’t bring roaches here they were here when I moved in. They trash Monica the trash property manager just resigned so now there’s a new person taking all the heat for Monica’s poor management. Valerie is the Regional manager and she’s even worse. No one cares about the low class living situation, don’t move here unless you don’t mind roaches and cleaning up after maintenance trashes your place and leaves the door unlocked. Oh, and I’ve had a work order in for months, my wall still hasn’t been fixed. these people don’t care.”

I got robbed by 4 people and broke my elbow. The leasing office assistant Natalie is like a robot .,, there is no thinking outside the box, there is no service recovery ... all you hear i NO from her. I paid my rent on time and even ahead of time . Never missed. My car got towed in the covered parking i am paying 25$ a month., because it got blown by a wind or AC , the parking tag design is not stable as is always slide down the mirror when you latch it it always fell when u turn your car. They design it like that so you wont notice that the tag was blown away and they got you to paid . 199$ . I missed my flight as i am a flight attendant and got a points taken down on me plus not giving me a schedule for 15 days thats about 1600$ i lost for not showing up my schedule . Plus the Uber expenses of about. 90$ to airport going back to apt office and to the towing place . It is very painful in my part that during this Covid19 . People are trying to be greedy and smart to take your money. Which i am paying my carport. The lady who answer my phone in towing company said they shouldn't tow your car because the leasing office should have the record of your plate number and car specs which they actually did. The leasing office should gave the tenants car infos in covered parking so they know that we are a paying tenants and car is registered just incase the tag got blown by air out the mirror. Lastly, my unit has lot of issues before like flooding in my room ... and even the bathroom has a leak that has been taking care of but it takes a lot of weeks before they do it that leads me to stay in the hotel. There is no service recovery with those as well. And now because my Park Tag got blown out the mirror. They will charged me 199$ where is the justice and being fair in this champions at ponderosa. I called the NOIPM .”

It's affordable and has stainless steel appliances, outlets with USB ports, and nice hardwood flooring. I was thinking about moving out because I was not sure about new management but I do like the improvements they have made to the apartments to make it a more satisfying place to live. Definitely would recommend getting a renovated apartment here.”

There is a new pool area (always closed.) The photos are going to LOOK great. They're painting over the rotten wood on the outside of our units. They pressure washed my patio for me and helpfully sprayed dirty water through the bad seals on the windows into my apartment. There is a construction dumpster, new storage building and a pile of old doors taking up parking spaces. A lot of parking spaces. I'm actually having to sleep somewhere else because there is no parking at my home when I get off work. But I could pay for a covered parking space, so it is probably my fault for not having any extra money. When the new management came in they cancelled my renter's insurance policy with no warning. They took my rent money with the $12 added for renter's insurance and then left a note at my unit saying I had no insurance any more. They informed me I had 3 days from "today" to get it fixed, but there was no date on the letter. Very unprofessional. I then received a text and an email saying that I still needed to prove to them that I had renter's insurance 23 days after providing proof of renter's insurance. Disorganized. Parking passes were also cancelled, and again, with a note, we were directed to get a new parking pass, and comply with the instructions on a "chart provided below." There was not a chart, but instead 3 paragraphs on the preceding page. When I asked about the chart, they explained to me that the previous page, with the 3 paragraphs, was the chart. The roaches are bad. Uninterested in poison, immune to radiation, the roaches cannot be conquered. They will be here long after I leave. I've heard there is a guy who comes once a week to spray but he has never been in my unit. I have seen him, walking around outside of apartments, but only once, many months ago. My neighbors are good folks, hard-working and quiet. I like them. The maintenance man is very good. I'm constantly worried they'll get rid of him because he's also hard-working and very nice. New management did not think that an air conditioner failing to work was an emergency in Texas in August, but the maintenance man came that same morning and fixed it. Management might be disorganized and unprofessional but the maintenance staff is excellent. I loved my apartment when I first moved in. I had no problems. Management then was friendly and courteous. Still a little disorganized but they were also kind to me and my dog. In short, while the apartments are going to look good when all of the renovations are done, it will not make up for the age of the units--they are from the 70's--or the rotten wood simply painted over.”
“The apartments so far is good. I hope the apartment continues (in good condition) to be that way. Just the parking lot that is a bit confusing. I recently got the car's rental towed from the parking lot without even let me know. they said, I parked where i was not supposed to. I did not know the place was for reserve parking. I believe people need to communicate specially when you just moved in the apartment.”

Pondrosa is an nice place, with all you can want for a neighborhood. They have a great elementary school across the street, every store you can think of on one block and my apartment is AWESOME no complaints. GREAT PLACE! Quiet, NO ROACHES and privacy.”

They break in your cars. Parking lot is horrible with broke down cars in free parking. Full of ------ non working ------. Drug dealers and users on property. Management is lazy. These apartments are so old moses lived here. Infested with roaches and nats. Property is ugly. No grass and I have to go to my car with my gun. Management is poorly unprofessional, uneducated, rude, and incompetant. The gate break diwn all the time. Maintenance don't speak english.. and still my ungoin list of things need fixing isn't yet. Management sucks. Where do they hire these people from a shelter. Rent is too high for this rageddy crap. Water and gas is rediculously high. Not safe if u are single or with a family. They move any and every one here.”

We now have Security Guard on the property is not so loud a night anymore. I can sleep at night, they also fixed the entrance gate. I see the new Manager walking the property all the time. She stop and talk to resident and the kids. I have not meet her yet, but I will go in the office soon. I hear a lot of people saying they do not like her. But I live here for 3 years and the people saying that or the people that have loud party in the parking lot and fight. So I think thing will change I can not wait to see.”

I moved here to be closer to work and because the childcare across, which is ------ by the way.PLEASE do not move here. Everything breaks and the work orders request are never completed. I have a 2/2 but I have only one working bathroom and my appliances do not work correctly, my ac goes out every other month, I have a broken thermostat, my electric bill is $300 and they still wont fix it. The cost of utilities to live here makes no sense. Parents do not supervise their small children. They tolerate people who pull guns out on their significant others, fighting screaming and yelling in the middle of the nights. THEY ARE MONEY HUNGRY. The staff never seen a staff member more than twice turnover is crazy.”

I moved here in 2011 and haven't had any problems....the maintenance and old management was good. Now, its new management, the rent is not the cheapest but experience here has been good..! Laundry on site here is a mess, the washer machines and the dryers are not worth a ---- but that's one of their biggest flaws and the fact that, they don't offer wash and dryer connections in the one bedrooms and the smallest two bedrooms and no business office or anything extra......”

Yes I realize now that the place is actually in the hood, but as far as the apt itself goes, I don't care if the manager is ---------which she is. But their is a cockroach INFESTATION in the entire community. The first apartment we tried to move into actually had cockroaches lining the baseboards, you could see whee the help had vaccuumed the rest of the carpet but didn't do the baseboards and literally every 2 in there was a dead cockroach. They tried us in a new apt, which as soon as we walked in there was a huge dead cockroach on the floor in the middle of the smaller bedroom and at least 50 baby cockroaches surrounding it!!! The manager has told us that it's not "people who are dirty that get roaches, apparently everyone here in houston has them." Yeah right, I'm sorry I don't beleive that but she does come off as a very un-educated ----- -for lack of a better word. To make a long horrible story short, we hired our own pest control on top of the people the apts have under contract which are a bigger joke than the mngr herself. And he discredited everything she said. And I quote: "Absolutely not does all of houston have roaches, only the dirty places, like this." Then he proceeded to tell me to carry mase everywhere I go because his friends g/f got beat up in the parking lot here. He then told us to not even do our laundry in the horrible littlw laundry facility here bc my husband might get hit in the back of the head while folding clothes. HORRIBLE RIDICULOUS, HOOD-RICH --- PLACE!! DO NOT WASTE YOUR TIME!!”

There are kids outside everyday playing soccer or baseball right next to residents' cars!! One day, their ball landed in the back of my truck, so the kid freakin jumped in the back of my truck. Another kid walked from the hood all the way to the trunk of my husbands car. You could see the footprints all the way! Apartments always get broken into, even in broad daylight! Gates sometimes don't work. But why do we need a gate, when everyone knows the code anyway! Loud music, engines revving, crotch rockets being loud, people hanging out in the parking lot, etc....”

Her like of people skills, like of knowledge of her inability to answer questions without making the residents upset just don't cut it with me. As the manager she is suppose to have the information in front of her or at least be able to get it but I think she is afraid to ask her supervisor because she dosen't want to be thougth of as dumb. She also will tell you straight up that she is not going to argue with you because really she doesn't have the answer. As far as the trees, some needed trimming and maybe some needed to go but to rape the place of almmost all the trees is a little much. I will give them one more month to get the manager on the right track then I will make another rating.”

First off, the gates are constantly broken, though when you first move here they'll tell you they just broke and they're just waiting on a part to fix them. Secondly, the ductwork looks as though it has never been cleaned, and dust is bad. Bugs become a problem after awhile, not to mention everything looks like it has had many years of just being painted over. Also, the laundromat washers and dryers are constantly broken, and the laundromat itself is too small for how many people live here. Also, as mentioned in another review, after a couple months the management will add on surprise water and gas bills and tell you they've been there all along, and act surprised you haven't been recieving them. Again, as mentioned, parking is way too crowded.<br><br>In the six months I've live here at least 10 vehicles have been broken into, one stolen, and recently my friend was robbed at gunpoint outside his car. It is rediculous to wake up every morning hoping your car stereo will still be there, much less to look over your shoulder every time you take out the trash.<br><br>Everyone I've talked to who lives here tells me they are not renewing their lease, and I constantly see people move out only to make room for more unsuspecting renters.<br><br>In short; do not move here.”

Maintanence like many others have commented, do not really fix anything, they merely put enough proverbial duct tape on the problem to suffice the issue. DO NOT LIVE ON THE BOTTOM FLOOR, if anyone lives above you, you might as well just have an alarm clock going off at all hours of the day and night, at least thats what it seems like when you hear every footstep the people above you make. Heating problems, air conditiong issues, and a severe draft from the commercial windows put in 15 years ago leads to cold winter nights and hot summer evenings. There is no forum for discussion amongst neighbors via web either...or email to contact the office for a problem. Rent is adequate but I would rather pay a little more than be disappointed with being in a cold noisy poorly managed property.”

However, if you have roaches or other little critters in your apartment, you may or may not get someone to come in and exterminate. Oh yeah, if you live downstairs, expect it to flood. If you can get a hold of someone in the office, you still may not see a maintenance person to come fix your problem. In fact, they don't really fix anything. They clean up the mess, but don't actually fix the problem. Parking is bad also. Dimly lit and big rigs taking up four to five parking spaces so that you have to walk a long way to get to your apartment. I wouldn't recommend this place to anyone. It's not worth the hassle, but I guess it's not too bad for a first time renter. If you have kids, there is no playground for them. If you don't have kids, don't worry because everyone else does. Kids everywhere and mostly unsupervised.”

They do little to discourage noise in the complex, they forget to write down maintenance repairs to apartments, they add on surprise fees to water bills and then claim that they've been there all along and it's difficult getting in touch with anyone in the office. At one time this was a well-run staff and a great place to live. Now, there are drugs being sold and consumed on front porches and it's becoming more dangerous.”
