“Let me just start out by saying this place absolutely sucks and will make you want to cry after living here for so long, you feel helpless and disgusting and taken advatage of, i’m losing my mind living here, and I lived in army barracks for 5 years of my life. Roaches and rats, that’s one big thing, we pay for pest control but can never get them to come out. The walls are EASILY damaged, the shower fixtures, towel racks and toilet paper holders WILL fall off the walls within 2 months even with little to no wear or tear, and you will have to pay for it. Sidewalks around the entire complex flood so good luck walking your dogs. People never pick up poop. Good luck actually getting anyone to answer the phone, you have to call 11 times back to back and annoy the office workers just to get them to answer. My rent got raised to $1,300, I've lived here going on the end of my 2 years and thought things would improve after the complex got bought out but it didnt, they painted over the damages and just barely stapled on new shingles that go flying off the roof during storms, without scheduling a tour if you walk through the property you’ll automatically see the state of the apartment and know you shouldn’t live here. Gunshots at night time on the sidewalks outside the apartment as well, so lets hope you don’t have sleeping children or work early in the morning. Also in a few of the 2nd floor apartment people will leave their kids outside to play and they’ll throw dirty diapers, water bottles and trash off the balcony so that’s cool. Just choose another place to live to be completely honest. DEFINITELY NOT worth it for the price of $900-$1,300 you can find way better. Dont get roped in.”

I asked to please use the restroom before I can begging signing the paperwork, the lady told me I could not use the restroom and If I wanted to use a bathroom I needed to go to a nearby Kroger store. I asked to speak to a manager and very arrogantly told me that she was the manager and I could not use the restroom for COVID reasons. I told her I was vaccinated and told I can show my card. I really needed to use the restroom. I asked if she rather loose a one year leasing over the use of a restroom and she said yes and a gesture as she didn’t care. The lady was very arrogant. This incident happened on 11-10-11.”

Smaller too, while charging me for the higher amount. Was not clean at all..mold in freezer, dishwasher had crusted food and mold, ROACHES hanging from cobwebs, stuck in carpet, and a live one in the bathroom. I was in the apartment for a total of 2 hours before getting a hotel…disgusting and they didnt want to replace anything. Water damage on doors, carpet and trim had gap between, scuffs on every wall, dirty toilet, rusty shower drain, caulking was horrible and browned from bacteria…worst apt complex I have ever seen…thanks Stephanie…only drove 36 hours to get bait & switched while you guys dont even seem to care.”

Very few people fell for paying the $25/month to have their parking space secured. That has only created a situation where there are several parking spaces that no one ever uses for the fear of having their car towed away, but those are parking spaces that people could be using as opposed to having to park far away or even out there on the street outside and risk having your car stolen. It's ridiculous that people have to hassle for a parking space, which by the way, should be our right to use, just because paying for rent SHOULD come accompanied with a parking space at no extra cost. They should have instead increased the number of handicap parking spaces as I have observed there's people in our community that have mobility problems. Every night, the empty parking spaces that are unoccupied are those with the unfriendly 'Reserved Parking' signs. I suggest to remove some of those 'reserved parking' signs so people can use those ever unoccuppied parking spaces. If there's nobody paying for them, it's no use to have them reserved.”

Plus the AC is leaking it has been leaking since I moved in as well as the toilet over flowing with almost each flush. The fridge makes a constant noise. I have reported these issues and I was told that they will exterminate the place and if doesn't work they'll have a special treatment done. Obviously, the extermination that was done prior to me moving didn't work. Still waiting on the restroom to be fixed. I want out of my lease ASAP and expect my full deposit back! Apartment 905-P”

The Staff is very nice, and willing to work with you on issues that arise. There was brief moment when maintenance issues took a while to be addressed, but that was due to being short handed. This has been corrected by management.”

The leasing representatives act like car sales men, they are all nice and "helpful" until your sign your lease contract, after that you are on your own. The manager is never available, always busy or away to face the music, like she's tired of the hearing complains about the things that are wrong with the place. Every time you go into the office to talk to some one they act like you are bothering them or they make you wait forever for no reason. These people forget that they even have a job because of US the renters. Maintenance is very slow, it takes at least a week to take care of a problem...unacceptable! US, Customers are last in this the place! The apartments are old, Yes! they are, but what make it horrible to live here is the stuff, rude and careless, they even tell you if you show up more than once about a problem that hasn't been addressed yet "I forgot to pass the message along" or around those lines... What??? Seriously?? "You forgot!?" They warn you at the very beginning that if you don't change the electricity bill to your name they'll charge you $50 and even though when you changed it in front of them they still charge you for it later...it happens all the time. Whoever runs CONSERVICE "The Utility Experts" doesn't get the memo that you changed the electricity bill, so what's wrong with this picture? Or is another way to make a quick $50 bucks?? Charging regardless if you did change the electricity bill to your name on time. I call it BS and don't worry about calling Corporate or leaving messages neither, they don't bother picking up the phone EVER nor call you back just like the manager of this place, they are too good for you, so what can you expect then??... but they do show up apologizing on Yelp though, ridiculous... If you get to read this CORPORATE don't bother to answer it because I don't believe in your crocodile tears. Get your people in some serious management training and at least hire some people that do care about their customer because that's what we are, all of you get a pay check because of US and many business go out of business because their management sucks, just a word of advice.. keep your renters happy and you'll thrive, show zero concern about them and you all will sink”

The management is liars and will charge you fee for any and everything. They take forever to come fix things but they quick to leave notice on your door for late rent. I owe $740 late rent but $1,100 in late fee. When I paid it 2weeks later they turn around and ask for $480 more. Trust me the stuff you going have to deal with is not worth it. Everyone I know left right when their lease was up. Update: when I refuse to pay they $480 and continue to pay my rent on time, they return my $800 money order back to refuse to accept any money unless I pay the $480. They inform me they will not accept my payment and I will have to move. I check my credit score they put in collection that i owe them $6,600. The apartment was even worth that much money. I clean the apartment before i left and made sure i took pictures so if they was going lie about how dirty it was i have proof. They refuse to accept my money but want put on my credit that I owe them. I have file complaint with BBB on them and I will continue to fight because they are wrong. I repeat DONT MOVE HERE.”

Maintenance crew will not fix my crack cheap living room wall which I've reported to maintenance personally and to the office 3 weeks ago to maintenance over a month also since move in Aug of 2018! Also not to mention please don't get nothing deliver I had a AT&T iPad order to me for my daughter Christmas stolen off my porch before I arrived home to get it off my porch no one in the office known of anyone turning it in or nothing! I'm telling you for the price of the this two bed room apartment and the quality of this cheap 2bedroom small apartment is wayyy over price hands down! I just moved from mobile Alabama stayed in a well too luxury apartment 3bed 2 bath for 1000 a month and was over happt i can't wait too move out of here I been looking and preparing myself to pay more because surely you get what you pay for!!”

I Admire their candor and eagerness to assist and help all residents with any and every situation possible. The only issues I have had was due to my miscommunication with maintenance every now n then, BUT all my service calls have been promptly taken care of by the time I return from work. All smiles in the end. I have yet to encounter a member of the staff that has not been helpful. I must admit that I am feeling a little better about living here as we were off to a rocky start. Being new to the Houston area, I was excited to find such a nice, affordable apartment. I had to call repeatedly for the status of my application but was finally told that I had been accepted. I had movers arranged! I was allowed to move in as planned. They exterminate weekly which is nice. I noticed that security and police are very visible on the grounds. I wished the landscaping was more inviting. So far it seems quiet! I'm adapting. Management has be great. The office always has little events, meet and greets, and gym exercising classes that all residents are welcomed to.”

Told management our water heater needed to be replaced, they sent over their oh so educated maintaince guy who literally just turned on and off a breaker and claimed it was an 'electrical issue'. Our water heater then exploded then next day and flooded our apartment, and the guy who lives beneath us to a point where both of our apartments are now unacceptable to live in. Went to the office and they claimed they couldn't do anything about the issue for several days. So while the water is turning to mold in our flooded apartment my spouse, 18 month old daughter, and my 8 month pregnant self have to stay with family members while management has done absolutely nothing to resolve the issue. The staff here is a joke and when pushed to provide certifications for their 'maintaince' crew they can't even show any proof that the people they hired have any training whatsoever.”

Melyssa and Jackie are absolutely awesome. I had very few issues while living there, but when I did, they did their best to make sure things were corrected in a timely manner. You can definitely tell they are doing their best to get that apartment complex updated and running under better conditions! The new office staff and maintenance seem to be more knowledgeable and much nicer than the last team as well.”

She goes above and beyond for her tenants. Also, Ms. Florance was very helpful and plesant. The communication skills of the entire office staff was overall great. If anything in my apartment needed to ve fixed they made sure it was taken care of. The manager Jackie does follow-up calls to ensure that the work order was completed correctly and in a timely manner. I must say this is an awesome team. The complex is very quiet. Neighbors are respectful of others. This is a very nice community.”
