“Do not move into these apartments, the pictures you see online is not what you get, these apartments are full of roach's roach infested, I still haven't seen the sterminator, sterminate the apartment yet. I have to put my dishes in my refrigerator just so the dishes can be fresh and not full of roaches every time I cook, it's always a roach somewhere in sight. my roofs have caved in I went over a week with a whole in the middle of the living room ceiling Before someone came out to fix. The whole was humongous to the point where it was embarrassing for company to come over. When the hole was finally fixed as of today December 9th 2025, it happened again where the ceiling is leaking, Maintenance did a poor job with leaking ceiling, Because I Continue to have this same issue.”

The second year once they changed stafff and management has been an absolute nightmare. - if you have an issues with your car being broken into or rims being stolen they declare “the cameras don’t workâ€� but as you can seee in the picture attached they do. I called because the staff likes to park in the handicap spot, and unable to leave the ramp and spot for residents or future residents who are in need of ada assistance. - Maintenance, requests are always marked resolved immediately. Before anyone comes out to work on anything. I’ve had maintenance take over a month to fix these which have affected me financially and my residence and caring for baby. - Dog Park, is unkept and always full of feces. - parking , my own car has been towed, the parking stripes are non existent and they don’t care to repaint them leaving parking in a bad situation. - pool, closed all the time, current closed and it’s 100 degrees outside. When it is open it is so dirty and there and so many unsupervised children it’s dangerous - pest control, the services do not work I’ve spent money on my own services yet you are charged monthly whether you use it or not. - Internet, barely works and is also being overcharged to residents. They have att fiber hookups but force you to use fiber stream for 55 a month and it doesn’t work. -staff, always put resident issues back on the resident, are not personable and very rude. They want you to fix all your own issues and do as little work as possible and even threaten eviction on you so they do not have to fix things.”

I was in 1103 roaches everywhere, 3 months into my lease and I took off. in the 3 months I has pest control come 5 times and nothing works. now I have to spend a lot of money to have my stuff treated for German roaches. what you see online and the show apartment is not what you get. almost 1600 dollars to get trash. don't even bother with this place.”

Maintenance blamed it on dirty neighbors. Me and my husband haf terrible sinus and eye irritation everyday. Found erosion hole at the corner of unit. Told it was safe to live there and was not allowed out of lease. The smell was terrible from the hole and was going into unit. Office told me they knew about a on going issue with foundation and erosion problems and possibly leaks under unit for months. To expensive of a job to repair. After 3 to 4 months of getting nowhere with the office. I was told to pay a relleting fee and give up my security deposit for unsafe living conditions. I have moved and my clothes,furniture and belongings all smell of mildew and the odor was so bad had to hire professionals to clean furniture and area rugs. Please consider moving to Lakebridge they will not care and take your money going in and leaving. Unit 1141 is horrible!!!”

Though the staff at Lakebridge has tried to maintain good relations with the community, Summit Property Management has destroyed it by their ridiculous fees and non-support of the community. The grounds at Lakebridge used to be well kept, but now, the grounds have become terribly mismanaged and poorly kept. Summit Property Management along with Sentinel Peak Capital has literally destroyed the peace at Lakebridge by their poorly designed landscaping to the high driven fees that they now charge clients; it is the case of paying more for less. Tenants will soon find out how hard it is to reach Summit Property Management when they file a complaint or wish to inquire about an issue with Summit Property Management. If you move into a Summit Property Managed Community, you may wish to read the fine print because they will fleece you for every dime they can when it comes to fees. You will be paying much more in rent and costs if you decide to move into their apartments. If you leave one of their properties, expect to pay a large portion of your deposit to an exit fee even if you ensure the property is cleaned and well maintained. I am sorry that I have to write such a dismal review, but talking with other residents who have lived here long term, they feel the same way about Summit Property Management and their lack of response and mismanagement of the Lakebridge Community.”
— 300 WOERNER RD · HOUSTON“I wouldn't rent here again I'm moving out in 2 weeks it is now January 14th 2021 I have been here 2 years Every family and there's been for that lived above me were loud and trash domestic violence singing at 3 o'clock in the morning having arguments calling each other names at 11 o'clock at night I had to call for a noise complaint early this morning because the apartment is empty and cleaning crew was in there at 435 o'clock this morning woke me up and I had to be to work tonight it's now 1035 and there's people in the apartment still plastering and doing what else they're doing it's noisy over Christmas a car was stripped of its tires and broken into Joyce in the Office Is rude and condescending she talks over you if you want to live around trash then definitely live here”

Several people cars have been broken into and stolen tires. My sons bike was stolen right of my front porch. This place is just getting worse and worse and the rent keeps getting higher and higher.. like how is this possible. I will not be renting here again once my lease is up. Tons of pest around. They never pick the trash up but they charge us for that. There is trash full in every bin and on the floor. Would not recommend this place to anyone...”

My lease is up in august and they literally just told me that I cannot renew my lease because they cannot update it while I'm living in the unit so they said I have to leave my unit and apply for a bigger unit that cost more lol how is that ok? Only a two month notice? They been knew they were going to upgrade my unit so why tell me last minute? And they have roaches! you want to go up on my rent and these apartments have roaches? Nawww I do not recommend! That is not how you conduct business.”

If you like getting 4 feet of water in your apartment and losing everything you own, this is the place for you. If you like fist fights outside your extremely paper thin window/wall at three A.M. on a constant basis, this is your place. If you like waiting 2 weeks to get someone to come repair issues, this is the place for you. If you like office staff that give you attitude after having to remind them three times to send someone, this is the place for you. If you like broken glass in the parking lot and trash all over the place, this place is for you. If you like people entering your apartment without any legal warning, this place is for you. That should sum it up. Oh, and I experienced a lifetime first. I actually got to see a car on cinderblocks after my neighbor had the wheels and tires stolen off their car. Who knew that was really a thing?”

When I realized the issue I called maintenance and they came out & fixed the problem. Proper protocol in regard to black mold was not used and testing was not conducted to ensure the mold was gone. When I moved out I was billed for a replacement of baseboards to the tune of $250. Pretty expensive baseboards if you ask me. I negotiated to try and get the bill lowered to actual cost and assumed the issue was resolved as lakebridge staff stopped responding to my emails. Best part is that I was only advised I still had a bill when it hit my credit report. The staff at this complex genuinely do not care about people unless they are currently paying rent and remain quiet about apartment issues.”

This is an older community and it is not updated, but I find my own stuff makes it feel at home. Others are complaining about staff, but I have never had a single issue. My emails are always answered immediately and maintenance is usually very quick. I transferred to a larger apartment and received most of my deposit back from the previous location. You can hear your neighbors walking above you at times. If you are a light sleeper, get second floor, night owls stay on first.”

After water came into my bedroom and the leak turned out to be more than just in the window, I called the emergency line and at 8 pm one night, BJ and Led immediately came to help. BJ took care of everything, had me moved to a different apartment within a week. I have always dealt with Jackie, whom I adore but now have had the chance to work with BJ and everything she said would be done in the new apartment, was. I love it there. I feel safe and the upgrades for such an older apartment are great. Of course the noise from the upstairs neighbor isn't always pleasant, but sometimes that's the price you pay for wanting a 1st floor apartment. Overall, I'd definitely recommend Lakebridge to anyone.”

In most cases all they do is paint over, refinish, or mask any issues. Complex is fairly quiet and most of the time you can't tell you have neighbors. Do as others have mentioned and take photos and/or good notes (preferably emails for a record) so that no issues come up when enter or leave the complex. The mentioned townhome units are all on the second floor so in reality your dealing with 3 floors, so keep that in mind.”

Very nice grounds, with a man made lake thing that winds through the property. The property is well maintained and they have "poop patrol" to walk about and pick up poop. The surrounding neighborhood is very quiet and nice for a bike ride or stroll. Lots of parking, at least where I was located near the back, in the "second phase" area. The second phase apartments are about 11 years old. Typical older apartment features, but included a washer and dryer, for a reasonable price. Well lit parking lot. Traffic along Kuykendahl around rush hour is a night mare, but usually after Werner Road. The office staff was very friendly and helpful. Did not receive any of my security deposit back and owed them about $2, which they mailed me a bill for. I thought that was funny. Overall, good experience.”

The staff was rude and it took several times to get maintenance to come out when it was needed. They would forget to write up our requests. Myself and other of my neighbors got many threats to remove our property from our balcony. Such as beach towels and floats drying after a day at the pool. Even though they have plenty of time to threaten to take your things, they can't manage a maintenence request. Upon move out, we were refused a walk through. A month after I left I received 2 bills total of $1600 claiming damage. When I approached the staff and ask for proper documentation I was told they didn't have all of the receipts and claimed they would make adjustments and send over the rest of the receipts for the "damage". Part of the charges included slab treatments for a leak in the ceiling that was not properly handled. It continued to leak and was never dried out. They just painted the wall and patched the ceiling. 1 year after speaking to the office staff and being denied a phone number to the owners, that bill was placed in collection. I was very unhappy and afraid to leave a review for fear of retaliation by the staff.”

I am writing this review in the defense of the office staff per the review below mine. I was in the office while the incident occurred waiting on my renewal. I was in shock to see how the guy came in yelling at the ladies in the office and how threatening he was being toward them. No man should ever speak to women that way! No matter what the problem may have been. I believe the ladies handled that situation very well by asking him to leave. This is a great place to live and I highly recommend it.”

When I confronted the ladies in person for hanging up on me, they told me they didn't want my business. If you're the type who doesn't want to live in a substandard apartment with substandard service I would say look else where. My bathroom vent fan doesn't work, I have crooked burners, the bathroom doesn't drain well and smells of mold.”

We had just left a horrible set of apartments at Portofino Landing and were robbed literally the day we moved from that place. Maybe that colored our experience somewhat, but the Lakebridge Apartments were easily the best place I ever lived. The grounds are excellent and were perfect for a couple with two fairly large dogs. They are extremely accommodating of pets. The area is safe; even though it is bordered by a less well-maintained community next door, they keep the area safe throughout. The best part was the community, though. Everyone there was very friendly and we still keep in touch with friends from there even now that we've moved back to Ohio. I highly recommend this place, in fact I can't recommend it enough from my experience there.”
