“Lie and steal your deposit. These WHORES are misleading ppl and keeping your deposit. They never give you a straight answer keep stringing you on and when you withdraw your application after not getting anywhere with the peanut gallery they come up with a -------- --- LIE about why you can't get your money back. These crumb snatching --- LOSERS are thristy and undeducated. I swear if they went to school it was only for the free lunch. These MOTHER ------- are some triffling -------. Not to mention the property and unconcerned owner's. Car's and apartments broken into, prostitution, drug dealing and homeless people living on the property grounds your children can't play outside due to these ppl bothering them. Bedbugs, rats, roaches, termites and raw sewage coming up through every pipe in your unit. DO NOT be their next Victim! I you don't have a brain and need a job this is the ideal place for you. I swear you are required to have a crash dummy degree to be employed at this travisty --- complex. I stayed there for 6 months TOO DAMN long. If you get lost trying to find somewhere to live pass these DAMN ZOMBIES up. PLEASE read the fine print at the bottom of the app before signing oh that's right it wasn't on the original app it was altered above my signature (you MAY NOT) get your app fee back if you withdraw your app because they play this game of cat and mouse. No one will ever give you a straight answer whenever their fat asses decides to answer the phone. If you go up there it's always an excuse after waiting for these incompetent rejects that is going to steal your deposit. I understand we're in a pandemic ------- this is why I settled for this DUMP! So with that being said to keep from losing my DAMN money I stayed the six months and moved the ---- ON! Spineless --- Drunk Whores (all of them) honestly they don't want you there they're going to take your money REGARDLESS!!!!??????????????????”

“These apts are a disaster... horrible maintenance , bad management, it’s not safe at all... they don’t care about their tenants they just want your money. They left us in the street and didn’t want to give us another apartment to live in because the one we had was in horrible conditions..”

“DONT MOVE HERE!! They deserve -100 Stars. Idk where to start. Maintenance NEVER Show Up On Time.. WEEKS & I MEAN WEEKS Before they will show up. They DONT Fix Shxt, All They Do is patch work. Trash can stay full & all over the ground on the sidewalks & by the trash can . The walkways are also disgusting. The parking lot is full of potholes & once again PATCH WORK! There is ALWAYS (Every Week) Sewage Back Up Outside The front gate .. (One Time I Had feces stuck on my tire) Of course they have ROACHES .. My MIL Apartment has Mold & they have yet to do Anything. Her bedroom carpet recently( 4 Days Ago) got wet from the upstairs unit to the point it looked like the roof is caving , the wood has started coming up & you can see the water & mold coming from the ceiling in the bedroom AND bathroom. My Kids Are all congested . Think they care? Don't get me started on the water problems & water bills. Last night the whole complex had to take cold showers .. think they notified tenants about the water heater problem? ..I can write a book on this place & it's PATHETIC . They'll fix the empty units to make more money before they fix tenants who's been here YEARS units. DONT give these money hungry Mfs your money. I will be reporting them to the Apartment Association come first thing Monday Morning.. I don't even stay here & im fed up! Enough is enough . Heard they're charging 7-800 for a 2 bedroom.. don't waste your time .”

“I will be breaking my lease. Dont care..this is 2015..and we stay in the 4th largest city in the world. I will also be calling the health department out here..they are charging us water bill..but have to go days with out water... water came through our roof..and they just ripped out the wall.nit has yet to be fixed...I am sick of these nasty --- --------...who run this apartments....DO NOT MOVE HERE...YOU WILL REGRET IT EVERYNIGHT”

“Third time this week alone had no hot water! Hot water isn't a luxury; it's a necessity!! Emergency number is a joke! They never have any information and the problem doesn't get fixed promptly. Owner and staff lie through their teeth with regards to when something will get done. I hate this place! Can't wait util lease is up. Wouldn't recommend to an enemy!!!!”

“I just got out of this hell hole. I never wanted to be someone who wastes their time and writes negative reviews out of frustration, But I can't help but feel sorry for people who are about to sign a lease with this property. First of The owners didnt let me sign a lease saying they are doing me a favor since i am a student, but they knew no one in their sane mind would live here for more than a day. They are lying about it's Blue cross rating in crime watch. There are gang members and hookers loitering around my balcony which they refuse to notice. They are lying about the amenities. The water comes and goes every week. But most of all these apartments are filled with German Cockroaches and the authority refuses to take care of it. I wont even let my hamster live in this hellhole for a day! BY not having me sign a lease they had the upper hand and so when i complained about the roaches they simply asked me to vacate the premises within two days. I took an extra one day in the process and they got even more nastier. All in all these apartments are not worth $625 without electricity and water. I hope people read this before going near this property.”

“well, first of all. we had an apartment that faced the apartments next door and the kids kept throwing rocks and braking our windows. then we moved to a bigger apartment there to move away from where they were throwing rocks. Then, we got robbed walking to our apartment.”

“I,moved into The Ludington because I liked the floor plan and the manager. This new She starts off to be sweet then she started talking ugly and down to the you. She informed us that Ms. Beverly was dead and would not be returning and she ran things around here. She is so rude and talks rude even to the staff I went into turn in a work order and she was nasty. She has this big man to walk around putting people out of their unit while she sits in the office. I thought this was the office job not someone thats not even in management. she placed alock on a woman door and would not let her in telling her she had 5 mintue to getg her stuff out then later on she was in the apartment moving the woman stuff out. Thats not right I want someone to tell me how to get in touch with her Supervisor. she need not come in my apartment unit i give her my key. Thats flat ot stealing and now she only wants -------- in the apartments. fair housing help me”

“I have had a good experence since I have been staying in my apartment.Ms.Beverly is a very nice woman with a kind heart.If i needed anything she is always there to help out. The security was great.I have not had any problems.My guess is everyone is just mad cause she is keeping it real and she is handling her ----.As long as I been staying there Ms.Beverly has never came to me with a attutide.I mean hey pay your rent on time and quit acting like hood rats maybe it wont be a attutide or ---- talked towards you.But overall I love my stay at the ludington apartments.”

“i haved lived here for about 4 1/2 years i recently moved to a bigger unit the apt is huge but the foundation has shifted and the apt in leaning we had a hurricane and my bedroom and closet carpet got wet and the lights were out for 9 days and the office was closed the wetness fron the carpet made the entire apt smell so bad when the lights came back on management show up to their office i called beverly to let her know that the carpet needed to be pulled up and that the baseboard in the bedroom had mold on them she said she would fix it someone came and shampooed the carpet and painted over the mold and what ever they did the carpet with has the entire apt smelling like pee to go along with the paint smell and did i mention that my son has asthma and the mold is not making it any better and when i to complained they hung up on me and the next day the came and put some more paint over the mold i guess they don't know that paint does not make mold go away i could just scream and the killing part is that i make sure that i do what i am supposed to do i pay my rent on time i don't have loud parties going on or any of that bull i only park in my parking spot and did i say i pay my rent on time i mean what tha hell if i am doing what i am supposed to do why can't everybody else these people are so disrespectful and i am so angry about the entire thing i may have to break my lease and move out”

“I have lived at the The Ludington for 2 1/2 years and since I been there,I have had nothing but problems with Beverly(manager). For starters she is never is the freckin office(never)and when u do get a hold to her,her attitude is terrible.You pobably can get in touch with Bush before her. I haven't had a problem with them fixing thing,they are prompt with that now.Parking is another story , u get a assigned parking and when you come home,someone is always blocking or in your parking spot. I haven't encountered any bad volience or drug activity,but now I can she is starting to let anyone move in.I mean sitting oustside playing music,babies running around in pampers.Just ------ Now don't get me wrong the apartments are nice size and come with w/d to say the area that its in and the prices are good when you first move in.But this is how she get over,when you move in you sign a 6-month lease and every 6-months your rent goes up $15.00.Before you know it ,you will be paying high-end prices for that ----. And now, I'm trying to move out of there and she doesn't want to verify my rental history.But,she has til Today to verify back at the complex im trying to move to or I will contact my lawyer. I would not reccomand ths property to anyone!”

“even after reading the reviews i still reluctantly signed a 7 month lease on a townhome here and i have been regretting it since about month 4. when i first came here i had my doubts, it looked a little run down, the manager was extremely hard to catch up with and kind of rude, and repairs seemed a little slow. but i really liked the space on the 2bd townhome so i said "okay". but i havent been happy the last few months. you have to deal with horrible neighbors who fight constantly(and im not exaggerating either), slow repairs, drugs being sold in broad day light, an office "staff" who is never available, and the parking is unreal. at one point i had to threaten people on a daily about parking in my spaces because we had no where to park when we came home. there are so many undesirable people here. they keep up so much noise and the company they keep is horrible.its like a club or something so many people coming in and out the complex at night. during the day its quiet but once the office closes it turns to ------ city. for the price one would think you would get quality but boy was i wrong. by the grace of God i only signed a 7month lease and im happy its almost over. even though im having trouble finding somewhere else to move due to personal reasons, i wouldnt dare renew here if i could. i need peace of mind and this is NOT where its at. i wish i would have heeded the warnings on this website. i would advise anyone else to do the same. if you have a family, like a quiet place to stay, then dont move here.”

“I lived on the property for 8 months. I was a victim of stalking. My first incidents was when someone kept turning my lights off at the breaker. Then someone broke the lock at the patio window. Hub caps on my car was constantly being damaged. Finally after reporting all these incidents after completing my 6 month lease and signed a 1 yr. lease someone broke into my car destroying the inspection sticker. The following week someone broke back into the car because i couldn't afford to replace the broken vent window because of fixed income I reported these incidents to the office. Was told by the manager she would have the security officers to pay close attention to my area. The same evening someone strached the car doors. I called the police out and was issued incidents numbers but to no avail. Then someone hit my door the following week keep hitting the door. But what scared my son and I so badly I had a panic attack, someone I thought hit the door with a pipe or something. It was so loud I called upstairs to my neighbor and she said she heard that loud noise and she thought it was a gunshot noise. She advised me to call the police but I called the office number. I spoke with someone and she told me to called HPD, my remark was can to send the security officers to me apartment, her reply was they didn't have any security officers on the property, I was stunned because the manager said the property had security officers. The police came up checked the door noticed the hit on the door but because it was so dark in front of my door because I didn't have a light, he searched the alley but stated he couldn't see anyone because it was dark. He issued my an incident and I was so afraid to come outside door, I asked the officer to ascort my off on the property to stay the night with a friend. I issued a 30 day notice in July, 2006 and typed another notice in August because the manager said I had to stay the 30 days after issuing the notice, I paid the rent and stayed in fear of everything until the 30 day period ended. I cleaned the aparttment, issused the keys to the manager. Later received a call from the Credit Bureau asking what happened at the apartments because they turned in an amount of $5,000.00 for leaving the property. I would have been a fool to continue to live there with my son not knowing if we would be killed or not. Now I face this problem at the Credit Bureau because the officer told me I should move because Fondren acrea wasn't a safe place to live because it's a high crime area. I pray no else go through what my son and I went through, praying now God will remove this information off of my credit file. I am disabled and a senior citizen writing this letter. I pray for everyone safety who reside in this apartment.”

“I have kept quite about the way Ludington is being run until I read the prevoius email. I lived at Ludington for 1 year. The managment is very unprofessional and the grounds are kept in very slum like conditions. I will say that the inside of the apartmetns are very spacious. However that does not make up for the way the Manager acts. She thinks she is over everyone and talks down to everyone. I would not and cannot recomend this property to anyone.”

“I recently had the displeasure of coming across the psychotic management in the Ludington office who is quick to jump up in someones face and even quicker to lie about it. She takes no responsibilty for her actions or the actions of her staff. And when called on her -------- wants to rant and wave her arms around and loud talk you as if she is ready to kick your ---. well her behavior is unwarranted and unprofessional and she seems to get away with it constantly. well until now. But those are details for later time. anyway i don't even reside at the property i was visiting and had the misfortune of getting involved in some tenant drama and she came at me that way. i don't know all the details of her price gouging,but i do believe she is a liar and will do whatever she feels she can get away with to manipulate a situation and twist it to her side or in her favor. The property is a bit old and rundown,but look whos running it and she has this fake --- rent a cop/maintenanace man who feels he can come and speak to the tenants any kind of way as well. And when this issue was addressed the guy flat out lied to our faces,knowing very well he was at fault. I'll keep you posted. But in the mean time unless you don't mind a crazy --- overtalking manipulative psychotic ----- for a manager and you don't mind going to jail,because you will probably end up ----- slapping her or one of her entourage and going downtown. i resisited because i don't look good in orange. But if you can deal with that then this is the place for you,but if your paying attention to my words run for the hills.”

“They been having a $99 move in for the longest. Watch out for the fast talking manager, Beverly, with her lion looking ---. You'll know its her by the shape of her thick --- eyebrows. She has a very nasty attitude. This place is a dump. Mold everywhere and terrible parking. The rent a cop is always looking and telling everybody bussiness. Your car will be stolen within the first 3 months you're there. When you see that albino ----- in the office till that ----- to go suck her ----. The worst place in Houston to stay. St8 trash!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!”
