“So I've lived here For about ten months now and I wanted to wait and give a review that would be honest, and also give me enough time to actually give an honest opinion about the property. First I will say when given reviews, we can't fault the property for the people that live there. Getting approved to live there doesn't mean that the people will be perfect. Everybody is different and there are good and bad people everywhere that live in every neighborhood. So with that said, I do feel that management should in some way hold reresidence accountable for allowing their children to destroy the property or throw trash throughout the property. I know that they that may be hard to do, but this community has a large amount of children and children will do children things. The trash is ridiculous and that's my number one complaint, it's always over full, and it's always on the ground because residents are too lazy to put the trash in the bins, or they are allowing their children who are too small to actually put the trash in the dumpsters. BUT I will say maintenance is by far one of the best maintenance crews that I've ever experienced. They are on it very early in the morning and getting it cleaned up just to have to clean it up again the next day. The few times that I have noticed the gate broken. It's fixed by the end of the day, if not the same day, not very many properties can say that. Any maintenance request that I have had, and I've only had about 2. They have communicated with me and they have been there immediately to fix it. So I have absolutely no complaints when it comes to management or maintenance. Before moving into this property, I lived in a home in a very nice neighborhood where there were also problems, cars parked all over the streets, people leaving trash on the curb, kids running all through the neighborhoods, loose dogs. So please don't think that it doesn't happen everywhere because it does. If residents cared more about where they lived and treated it as such it would be reflected throughout the community. Most people are at work for a number of hours during the day and don't have time to see and witness every single thing that happens on a property, because if we were many of us would not be living where we live now. I walk my dog as early as 5 a.m. and as late as 10 p.m. and have never had an issue with anyone. In this economy and prices as hi as they are, I believe that I'm paying a fair amount for what I'm getting. Of course I probably could pay less, but what would I really have to put up with. Nothing and no where is perfect”

MY APT SMELLED LIKE A DINGY BAR CONSTANTLY!!!! WE FIGURED WE WOULD GIVE THEM A CHANCE AND DECIDED ON MOVING TO A UNIT CLOSER TO THE FRONT OFFICE. WORST MISTAKE EVER!!! THE UNIT THAT WE MOVED IN HAD BED BUGS AND WE HAD TO THROW AWAY ALL OUR BEDROOM FURNITURE!!!!! FIGURED WE WOULD JUST FINISH OUT OUR LEASE AND THEN MOVE. WELL MY WIFE HAD A STROKE AND AS OUR LEASE WAS GOING TO BE UP ON FEB 28, SPOKE TO MGMT ABOUT WHAT I COULD DO. SHE GAVE ME AN OSCAR WORTHY PERFORMANCE AND TOLD ME THAT IF I DID NOT SIGN AN EXTRA MONTH EXTENSION I WOULD LOSE THE APT. MIND YOU I WAS STRESSED AND FELL FOR HER EMPATHY, BOY WAS I WRONG!!!!!!!!! I SIGNED THE EXTRA MONTH WITH A GUARANTEE FROM MGMT THAT I WOULD NOT HAVE TO STAY THE WHOLE MONTH BUT COULD LEAVE ANYTIME BEFORE MARCH 28 2022. WELL OF COURSE TO MY DELIGHT I NOW OWE CLOSE TO 3000 DOLLARS FOR BREAKING MY LEASE SINCE I DID NOT STAY IN THE APT TILL THE 28TH, EVEN THOUGH I MOVED OUT ON THE 15TH OF MARCH. Damp, moldy, dark and nothing like they advertise. You hear gunshots all the time. Don’t move your kids here. It’s not worth it. They will keep your deposit no matter how clean you leave it. Bug infestation also. Horrible place! Management sucks . The maintenance lady was the only helpful person but she could only do so much. I was a good tenant and paid my rent. Small claims court it is then! DONT MOVE HERE!”

When you tell someone that you "can't" fix a rotten kitchen cabinet, there's a problem. When you come in and make "repairs" and cover the holes with large pieces of cardboard for weeks, there's a problem. I did a virtual tour for a 2 bed 2.5 bath, when I made my choice it was made off of that. But I get here with my family and I'm told that it was actually a 3bed in the tour. Okay so I want THAT 3 bedroom apartment. The exact same one advertised.”

The staff was rude and terrible to work with. Our apartment had mold, a roach infestation, and previous water damage. You could leave your thumbprint in the walk it was so rotted. The carpets were disgusting- full of pet hair and urine. There was a large spot on the floor that was messed up and they had put a rock over it (eye roll). The front door had a huge gap between the side of door and door frame- when they would mow rocks and leaves would blow right through the crack into the living room. The dishwasher would fall out and the microwave shorted every 30 seconds. I could go on and on. It was truly a terrible experience from every angle and I can't believe they get away with it!”

Kids are pretty well behaved especially in the summer when the pool is open. they do not want to miss out. We are a gated community - so you have to have a gate card to enter or know someone who lives here to call you in. this makes security not too much of a hassle”

My boyfriend truck was stolen from the complex and the cameras work but they have dead spots and we were not able to identify the thief. My car got towed after I explained to them that the sticker fell down in my car and I was not given any of my money back. The staff is horrible, rude and liars. They are very unprofessional! The apartment that I had was beautiful but when I had a leak in the roof I had to put in two or three service repairs just for them to take care of it and it still would leak. I would not recommend this complex to anyone because of the staff and the environment. They have bad ------ kids that hang out and leave food at your door and just all kinds if foolishness. They dont have any security at all! If you love your family and friends don't move here!”
— 18001 CYPRESS TRACE RD · HOUSTON“I want to first say I have been watching this property for three years however due to the availability I had to lease somewhere else and again this year I was about to do the same thing due to current rates. 7 months pregnant and having my ideal apartment not ready to move in and having to find something ASAP was very stressful and aggravating my spouse and I decided to take another look together at Cypress Parc. And again I was sold it was perfect for my family and I so we begin the process with our fingers crossed. They was very attentive and answer the phone and return all phone calls to confirm we were approved and all things needed to move it a heavy load was instantly lifted. Even after that the communication did not stop from management to assistant and leasing professional were very polite and cooperative. I have now been a resident for less than a month and every work order I submit it is taking care of promptly , there are plenty cameras throughout the property that makes me feel safe in the community. Only cons I would say are the dumpster are always overflowing even so they do offer valet pick up 5 days a week I honestly just believe the dumpster are entirely too small. Also the bathroom are quite small especially the half bath, my mom is a little overweight using the restroom At my home is never comfortable, they is no light fixture in one of the bedrooms or living area which I wish there was ceiling fans with light fixtures in all bedrooms and living area. Last thing was not having a screen on every window was a little weird to me as well especially due to having younger kinds on a positive note their bedroom does include a screen. The parking is awesome I am always able to find a spot near my home and my visitors are never riding around for hours to finding a parking spot. I love the idea we can grill on our patio and the idea of having a balcony right off the master bedroom. Walking my girls to a nearby awesome park is amazing bonus. Again even with my cons I would recommend this apartment to a friends or anyone that's interested In a quite nice home. I will submit another rating once my lease expires to explain my entire living experience at Cypress Parc Community.. Love the staff super amazing .....”

I want to add one more things: Make sure you keep your personal information some where safe, not at your apartment. The reason I say that because: After we moved out of the complex, a couple of months after we moved out, both my husband and I's ID were used without authorization (during same period of time). When we moved in, we provided both of our SSN to the office to run the background check because they wanted both of our SSN. That was the only one time that both of our SSN were used. We don't know if our information was leaked by the leasing office staff or the maintenance people went through our stuff when we were not home after we called them to fix something inside our apartment. My husband had at least 8 credit cards opened under his name and I had at least 5. The funny thing is that those credit companies contacted my husband first before they approved the applications. I have my credits monitored so I found out sooner than my husband did. Luckily that we found out right away so no damage was done to us except AT&T Uverse. AT&T did not do a good job to verifiy the identity of the person who order the service. The person who used my husband's ID ordered the service for a CA address and the billing address was my apt address at the cypress parc. We were able to prove that we did not order the service but we did learn a big lesson after moving out of that place. One of the cards that they applied used my new address then they called the credit company to change mailing address to CA address. That was when the credit company contacted us because they believed that it was a fraudulent. When we moved out of the apt complex, we provided our new address so that they could send a refund check to our new address. So who provided our personal info for that person....??? How does that person know our new address so fast?. Everything happened right after we moved out of that place. I may be wrong but I doubted it. Better safe than sorry. Just make sure you protect your ID while living there. Don't be a victim like us.”

They fix it but their solution only last a few days to a week at a time. I was without running water December 17-18th and now on the 29th I am without hot water again. Worse apartment living experience I have ever had. If you move here be prepared to deal with break-ins (several in a one to two month span), major plumbing issues ( you do not have your own hot water heater here and the plumbing system is over 30 yrs old), trash pile up and ------ atmosphere.”

I will update after we have moved in, but Shawn in the office is the kindest and most professional staff member we met by far out of the 15+ places we visited. Seems much quieter and less cramped than the other complexes. Not too far off is that busy road, but it is tucked back pretty we'll. Plus the Lents Family Park is so cute I could die. Excited to bike there with my 2 year old, even though there are no sidewalks or bike lanes in the area. I probably won't bike any further from home though. Keep you posted!”

I woke up one morning to use the restroom and roaches were covered everywhere, from the sink, to the toilet yes the toilet, shower and floor, they were on my towels.goodness! I felt like a roach slayer at 3 am for the first couple of week I had my daughter sleep with me because I was afraid a roach might crawl in her ear. I called the office and they were good about getting my place exterminated but my place wasnt the only place to exterminate, They did exterminate the neighbors that moved. I almost have the roach problem under control, i just never thought I had to deal with roaches that bad ever!! I do see a couple of HPD and Harris Co Police cars come by regulary. Peoples places have been robbed as well. Anyone wishing to stay its fairly quiet and the price is fair.”

They say you can t polish a turd , but you can shine it up long enough to lock you in to a 13 month lease.”

The years I lived there they had roaches real bad and two of my cars got stolen right in front of my door. They have alot of car break in's and apartments brokein into. The water is off at lease two to three times a week with No notice and No explanation! When they turn the water back on it's cold the rest of the week and it's yellow and rusty!! They have Mold everywhere thats makes it hard to breath and the new ower's haven't got reid of none of the mood they just covered it up with paint and they never fixed the water or bug problem. They put a note on everyone's door before I left saying that the front office got broke into and all the apartments are getting broke into again. The day before I left someone tried to break in my front door. Don't let the new paint and flowers fool you they haven't fixed nothing but the roof's,thats it! I guess they run out of money after they fixed the roof's because everything else there being cheap on! The only thing I every liked about the apartments is that they are big on the inside but its not worth it if you have to put up with Bugs, Breakin's, No-WATER, Cold Water, and Mold and the New Ower's and the people in the front office are Very Rude and Mean and Unprofessional!!! The complez is mostly vacant but given the attitude and lack of care it is no wonder. If I was looking I would keep on going this is not a safe or healthy place to live. I am moving and so are 10 other long time residents we all have had it with this place.”

I called to Northwoods because I remember them from about 13 years ago and they were nice. Well when I called I spoke to Teresa and she told me they were having a look and lease special and in order to take advantage of it I needed to bring my money order in that day and she could have me in by July 20th and give me the rest of the month free and apply the move in special of $199 to August's rent. Needless to say I called and called and called and not once did anyone return my calls I had to call. I did not get the keys until August 7th and after all the lieing that it was taking so long because they had to replace the carpet(which they did) and get new appliances. The only thing that was new was the stove the refrigerator was old as Methusa and the dishwasher was sitting in it sideways. The toilet downstairs had brown water, the back gate was in desperate need of painting as well as the bedroom patio door. I am thinking to myself do they not walk these apartments before they decide to lease them out. Or is it they think because of the price which is not all that cheap that you will take anything. I don't think so. Anyways I get ready to move in load up the truck and go to the apartment and when I opened the door there was roaches everywhere!! YUCK I politely locked the door back and went and gave them the keys back. Once again no one will call me back to talk about me getting my money back and finally when I talked to the manager she tells me "Oh that's because we had just finished spraying, you should not have anymore problems" Is she crazy? is roaches a normal part of life in your new home? I told her thank you but NO THANKS.. Do not under any circumstances stay here if you can't stand roaches and evidently filth.”
