My nabors are always coming to my apartment and banging on there ceiling bc I have two babies and they can here them trying to walk and crawl. Also the floors are so bad they have huge holes that are just packed with some fome or have a pice of wood shaved under the layer carpet like everywhere., I was pushing my babies bassinet in to my room and the baby flipped over fell out and hit the wall from one of the holes, when I told them they said they would have to see if they can fix that, one year later nothing. And don't even get me started on my electric bill I own some stocks in my electric company and my rate is 0.051 so how is it that my electric bill is 320 and I have never payed more than 100 dollars in the three years I have been renting from other apartments. Last thing bc I could go on and on but who in the heck paints the bath tub like the bottom where you stand so your feet stick when you turn on the water, and when they did the left dirt in it and painted over it so when my kids take a bath there legs and bottoms get scratched up. Either the people in the office keep forgetting to put my apartment down or pest doesn't show up. What kind of place does that. So unprofessional. I am paying rent each month on time which already includes all those amenities so why am I not getting serviced for what I ask. I only moved here in the bginning of January. After I moved in, it was a struggle to get anything fixed. I put a work order in through online or over the phone and no one ever shows up. Then when you call and ask what the hell happened to the request they make up some -------- that no one recorded the request or the maintenance need a few days to get through all the other requests and still never show up. This will be my 4th month here and already I know that anything I ask for they will not complete. And then my neighbor got robbed last night in the parking lot. Apparently this is the 2nd time this week. So as I'm writing this, I'm trying to call the office but it keeps going to voicemail. On top of that, their voicemail box is full and I can't leave a voicemail. I go on to their website and find another number, turns out that number isn't even for this apartment, it leads to another apartment complex. So over all, they lie, they are disloyal, and they don't give a ---- about their residents. I would never recommend this place to anyone. Moving to Mexico would be 1000 times safer and nicer.”

We moved in our unit and I was disappointed by the condition of my bathtub, the low quality of the "wood" floors, and the thin floors and walls. Then....the roaches started appearing when our neighbors downstairs moved. Yet, we pushed through because who could beat $760 a month on this side of town. When it came time to resign, we decided to sign again because we would not be able to find time to apartment hunt with mine and my husbands schedule. We resigned even though our rent went from $760 to $840 a month. Then,.....the roaches REALLY started to show up and show out. We were so embarrassed to have anyone over. Every time we would call the office, sometimes they would conveniently "forget" to put us on the list and sometimes they would come in our unit. They would fake spray some powder and the roaches would tap dance on that. the only time we had relief was when this one couple moved in downstairs. I believe that was because we both were calling the office regularly. Management constantly changes. The quality people they have been leasing to is going down hill. It went from quiet to random people hanging outside all the time at all times of night. Our new neighbors have HPD at their house regularly. The dishwasher is some trash, the toilet runs all the time. The bath tub is molded have rust stains. We are one week from moving into a new apartment complex that is ten times better and paying the same amount we pay now with cable included. Do yourself a favor and don't lease here unless you are out of options. I hope they do a deep clean and fix what needs to be fixed. If they did and kept steady helpful management, this place would be decent.”

At first sight the complex seems well kept & very nice, especially for the rate of rent; but do not be deceived by the outward appearance. Positives: Very spacious living quarters. Updated appliances, carpet, doors, etc. Negatives: SAFETY! This is not a gated community which allows residents direct access to the street, & pedestrians direct access to your building. I've personally witnessed robberies, threatening of gun violence and domestic violence since moving here. It hasn't even been a year. RESIDENTS: To me it seems as if there is a decrease in standard to be met for potential residents. My newest neighbors which stay directly beneath me are extremely ------, loud, trashy and rude. Weed and cigarette smoking in the main corridor of the building; random men hanging out on the steps; a rock is kept in the door to allow access for their "visitors" to have free access to our building; their living room window was punched out by women trying to attack another person in their apartment (this occurred 2 months ago and the window has not been fixed); young people sitting on top of cars, using profanity and playing loud music in the middle of the day and at night; at LEAST 5-7 occupants in ONE apartment. I've complained several times to the leasing office in which they finally sent a lease violation out. But since then nothing has changed and I am only instructed to call police EVERY TIME they do something. MAINTENANCE: Seriously, you have to place at LEAST 4 requests in and call with complaints just to get maintence to come fix the issue AND also pest control. Pest control came ONE MONTH after I complained about an outbreak of ants in my closet. Due to their lack of attentiveness I had to handle the issue myself. When we moved in there were several broken objects in the apartment, and several walls were not repainted. They still remain unpainted til this day. Maintenance and/or pest control also left a large stain on our living room wall while filling a request which has yet to be painted over. It seems as though their main concern is receiving your rent money monthly. They show no sympathy or urgency to accommodate their tenants. This is NOT a safe environment for families, children, or single women who live alone or with a roommate (as I do). I am extremely anxious to leave this property when my lease expires.”

I contacted them and was rudely told to file on my rentals insurance that's what I have it for and they would go the contractor out when he can get out. Unacceptable for the amount of rent I pay. I asked for assistance to move my sofa out the way to place bu keys. Today, I woke up to enough water to splash in within the carpet from the window to my bed. Recently water was spraying out of my shower wall. It was eventually fixed after weeks, but they have never come and recaulked so I have mildew constantly. If you put anything near a wall, there are dark spots from moisture inside the wall. I have to call maintenance 5 times for anything, and they usually still never come. The office does not follow up on maintenance requests and seems to have no record keeping of previous requests. My whole apartment smells moldy. I did not want to resign my lease, but my husband wasn't ready to move immediately and they stated that our month to month would be $2200. I thought that was surely a typo, several office staff assured me that it was correct. The floor plans are nice, and I loved my kitchen. But don't live here. My husband's car stereo was stolen from the parking lot. The tree outside of our window has a gang tag on it now. There've been 3 murders on our street since I've lived here. Look elsewhere. Other problems: Washer & Dryer came a week late. Stove wasn't fixed for weeks. Hot water heater flooded entry way and computer room. Guest bathroom shower does hot water, but not warm. I have a cracked fireplace that hasn't been fixed since the day I moved in. I had moldy vents that took a year to replace and that's just because I refused to sign the lease until they were changed. There is no night drop box for rent, and the online payment option is unreliable. They have posted eviction-type notices on my door for less than $10 when they weren't able to accurately estimate the water bill. Dog mess on a good percentage of the grass between street parking & sidewalk. Have your guests watch their step. Small infestations of millipedes and cluster flies due to of poor state of building. Pros: They did fix my AC immediately when the motor in that went out.”

Do NOT move here. I have been here several years and finally made the decision to move when my lease is up. For the past two months I have had roaches (big ones) and ants. My place is clean, I am not dirty or messy, do not leave dishes in the sink or trash out. I am still waiting on extermination yet we are charged every month for pest control (tenants look at your invoice). Also the noise is a HUGE issue for me. I live in a downstairs unit and am constantly being woken up from people going up and down the stairs and slamming the entry door at ALL hours of the night. There is no respect from neighbors. I have tried talking to my neighbors directly and the staff but nothing has changed. Once, one of the neighbors physically threatened me. I placed a cordial note on the door asking neighbors not to slam the door just to have it torn down and was told by one neighbor I was doing this based on the race of the tenants in the building. NOT true at all but that is the mentality of the people around here. In the past year and 1/2, I have had 9 different neighbors move in and out. 9! That amount of turnover is ridiculous. The office staff is....well, who are they? I have yet to see the same staff memeber and/or MANAGER for more than a few weeks, month at most. It is impossible to establish any kind of relationship. My AC has gone out 3 times in the past 4 months and it took them 3 days to fix it the last time. They will not reimburse you for a hotel so you have to suck it up and endure the summer heat until fixed. Emergency maintenace is a joke as they do not respond at all. NO Security even though they tell you there is a courtesy office that patrols the property. As for the price, it varies. I live in a 2 bedroom and pay $875.00 water and trash fees (average $40mo). When I had a 1 bedroom, I paid $725.00. None of my neighbors pay the same rate as me. We all pay different amounts for the same apartment. It depends on the special you get at lease signing. It disappoints me to leave because I really like the interior and size of the apartment but not enough to stay here without any MAJOR changes to staff and/or caliber of tenant. However, after I renewed my lease for my 2nd year, everything changed. NOISE - the walls are paper thin. I'm on the first floor, because I had to have the wood floors. Big Mistake!!! In the 2br 1ba the master bedroom shares a wall with the foyer. You can easily hear the door slamming shut at all hours, people talking, and what sounds like stomping up and down the stairs. I don't know what upstairs is like... But I can hear my upstairs neighbors stomping around often, even as I type this review it sounds like they are rebuilding above my head. I also live by the pool... And any given time people are at the pool way past pool hours. I'm talking 1 and 2am on a week night. There's no one to enforce the hours so people do what they want. PARKING - its not bad, but far from good. I had my spare car towed for an expired inspection sticker and had to pay $250 to get my car back. Granted... My inspection sticker was expired for approximately 10 days before it was towed. No warning at all aside from what you sign on your lease agreement when you first move in saying that you understand your car can and will be towed for any offense. I've seen them put orange warning stickers on some cars... too bad I didn't get that same courtesy. Additionally, if you have guest they will have to park on the side of the street or risk being towed. And trust me... THEY WILL TOW!! My BF had his car towed from the parking lot during the day in the midst of packing his stuff in it. OFFICE STAFF - Whoever was in the office at the time you signed your lease, you'd be lucky if you saw them by the time it was time to pay your first months rent. In my 2 years I could easily name 10 different people I have had to interact with. Also... at one point you could pay rent online for no charge, but now they charge $15 to pay online. Additinally, I'm glad they stopped putting threatening "friendly reminders" on your door on the 2nd day of the month. It would say friendly reminder but would be telling you that you owed $1,000 if you paid after the 3rd day. WATER - for 1 person I have been charged $50 a month on average. They go based on how many live in your unit. Personally... I know for a fact that I have never used $50 in water for any 30-day period. But know this, if there if a water leak on the property you're gonna pay for it. I've had some majors issues since living here, that of which I won't get deep into... From the towing of the car... Being without a working bathtub in my home for a week... To the noise from neighbors keeping me up at all hours of the night. This partictlar neighbors was finally evicted but chose to move out of his upstairs unit at 3am on a Monday morning. I have only a few months left in my contract and have already given my 60-notice. I've always considered leaving a review but would never actually get around to it. However, now looking for a new place to live I see how helpful truthful reviews are when searching for the right home I felt it was necessary to give truthful feedback. I hope you do your research before moving here, or anywhere else for that matter. I can't wait til I am freed from this place.”

I had a great relationship with the office staff, maintenance and the manager. The property was well kept, issues were handled immediately. Long term tenants were rewarded by the way of good renewal rates and incentives to stay. After a few years, the property was sold and the awesome staff was replaced. Since then, the place has had its ups and downs. Unfortunately its been down for far too long now and doesn't look like change is anywhere in sight. I couldn't even tell you the current managers name or even name a staff member as it changes so frequently. Because of this, EVERYTHING suffers. The maintenance is a joke. I had to wait 6 hours for a call back from EMERGENCY maintenance and am still waiting (3 days) on another call made to them for a serious issue that needed immediate repsonse. Once when they came to repair something, they used my towels to clean up their mess and then left them in a pile on my floor. They are extremely unprofessional and I seriously doubt their qualifications. Management offers ridiculous move in specials ($200 less a month than I am paying) to get people in and these same people are moving out in the middle of the night when the regular rates kick in as they can't afford it. Then when my renewal comes up they want to increase my rent. Where is my incentive to stay, my reward for being a great tenant who pays their rent and doesn't cause problems? My last two neighbors were both evicted for non payment. One of my neighbors was dealing drugs from his apartment. Management told me that I need to call the police. Come to find out later, the guy was actually a friend of a staff member. The entry halls are trashed. They used to have housekeeping come in and clean once a week but that is long gone. I will sweep the entry and pick up trash left by neighbors but I dont know why I bother as they just keep trashing it. There is staff that picks up trash from the parking lots but they don't pick up trash by the dumpster or trash in the bushes. My entry door intercom system (one of their key selling features)in this apartment has NEVER worked. After numerous calls to the office I just gave up. Noise is an big issue. The walls are thin, the ceilings are thinner. When I call the office to complain about EXCESSIVE noise (I live downstairs so I am used to normal sounds), they tell me to call the police. I have seen several posts about rats and theft and thank GOD I have never experienced either of these issues but I can honestly say that the ways things are going its just a matter of time. I am not surprised by the rats as our dumpster area is always full and people place things behind the dumpster that the trash men don't pick up. I have seen the same trash back there for over three months. Yet my trash/water fees keep increasing (almost $50 a month). I am having mold issues that have yet to be addressed by management. Parking is great for tenants. I can usually find a spot in front of my building. Unfortunately my guests have to park on the street and can never find a spot close to my building. It is also difficult to see oncoming traffic when exiting the lot due to all the cars parked along the street. Twice I have almost been hit. The sad thing is that I really like the layout and upgrades of my acutal apartment. That is the ONLY good thing about this place but it is not worth staying here. My apt was completely flooded out floors , walls , electrical outlets and vents had water pouring out of them , and it took three days for the issue to be addressed . The last straw was when a large black rat was seen running within my unit and management addressed this issue by putting glue traps out and when the exterminator arrived management told him not to seal up any holes . The maintenance man came in and taped all the large holes which were found under the kitchen sink and under the sinks in both bathrooms with ie; computers land laptops ... This truly was and is ------ living at its best . I am currently living in a totally different environment now and am so bleesed and relieved to have left ! At the time when my roommate and I walked through the model apartment we were impressed with the openness of the floorplan and were excited to move in. The first problem we had was that our apartment wasnt ready the day we were supposed to move in, despite signing the lease and getting everything in order over a week ahead of time giving the staff plenty of time to have our unit ready. Our moving truck was already there the day we were supposed to move in so the staff decided to let us move in on our agreed date anyhow, even as they had maintenance still in it cleaning the place from the prior residents. The second issue became (while not an entirely major one) that our door buzzer (in this complex all the buildings contain 4 apartment units each that have one front foyer door to the 4 units) so that you can buzz guests in the door, never worked in our apartment. And has never worked the entire 2 years i've lived here. When I asked the front office staff about this they told me that it fell into the responsibility of the area Home Owners Association and that they (the apartment complex) weren't in charge of that. ???? Sometimes they are good about service requests but other times i've had to submit multiple requests to get things fixed. I've currently waiting to get my kitchen lights fixed so I don't have to cook in the dark anymore. This apartment complex has had a revolving crew of people who work the front office. In two years of living here i've almost never talked to the same staff member twice and they've cleaned house in the whole front office at least 3 times in the 24 months ive lived here. So its hard to build a relationship between staff and tenants when they are constantly changing the staff so they never get to know you. CRIME- I know its an apartment complex and crime is rampant in all complexes. In the first few months I lived here they did actually have a security person that drove around on some nights. Then it was every once in a while, then it stopped completely. The first year I lived here my roommate had her car broken into. My roommate got transferred for her job suddenly a couple months ago and with no other option I decided to stay here another year and my girlfriend moved in with me. Within the first couple weeks of living here, one night somebody punched in both of her door locks and destroyed her ignition in an attempt to steal her car. A police report was filed but the office staff basically just told me to get a copy of it to "put in your file" PARKING- When I first moved in here the parking was a free for all and it wasnt much of a problem because in my particular area there is plenty of parking. Particularly if you have guests over. After the first year of living here the management decided to implement parking passes to put on your windshield so that only residents could park in the parking lot and guests would have to park out in the street. Which would be FINE, but they management doesn't enforce it. There are numerous vehicles in my area that have been broken down with flat tires, etc and have not been moved in months. I've had to call the tow truck drivers myself to get them to tow off vehicles without parking permits. The cars that have flats and never move? Still sitting there despite my reporting them to the office staff. Despite my lease clearly stating that vehicles in disrepair and non driving condition are subject to tow. STAFF- Besides the office staff always changing every couple months, they've always been fairly nice to me. Though I am usually respectful to all people and expct that in return. However I constantly have to remind/ask them for things and get the feeling that they dont really care very much for their residents problems and well being. They want your rent money and thats it. For the most part they're kind of morons. I re-signed my lease a couple months ago but when rent time came this past month and their system showed that I was on month-to-month basis now (which i'm not because I already signed another 12 month lease) they proceeded to put not 1, not 2, but 3 different notices on my front door that I was now on month-to-month and needed to pay them the extra fee. After calling their staff at the office three different times to make sure my lease was in order, I finally got them to stop. All in all, i'm happy with my actual unit itself. Its open and nice enough. Although the walls are paper thin and it sounds like the upstairs neighbors are always stomping on my ceiling but that goes with apartment living so I cant fault the apartment complex management too much for that. I see a lot of complaints on this site about the landscaping, and while a lot of the plants are dead in my particular area, I can say that I do see lawn maintenance people come by weekly with mowers and blowers. And while the area isnt the cleanest most of the time, I do see staff walking the area picking up bits of trash now and then. I would trade ALL of that for some security that walks/drives the complex every night though. In a heartbeat. I just feel that the staff runs this place like slum lords and try to collect as much money from their tenants as possible with putting as least money as they can into the upkeep, maintenance, and safety of their buildings. For the money you can find nicer places in the area. I CANT WAIT TO MOVE OUT OF HERE.”
“I have not been happy in a while since living in Mansions of Shadowbriar. This place is always so dirty and the rain does not help the muddy sidewalks and walkways to the entrance. It is so gloomy living in this place. They need to do some serious landscaping and I am so tired of seeing trash everywhere. They want to charge you for every little thing but do very little for your needs. I believe if they make the neccessary changes to the place Shadowbriar will have huge potential. Starting with NEW AND IMPROVED LANDSCAPING! Wouldn't that make up for going on your balcony and feeling exciting about living somewhere beautiful! I am done. I am tired of living in a filthy environment and the light system is very poor. It is not enough lights that brightens this place up. I would not advice anyone to move here because it is not a desireable place to live. I am tired of coming home to a dirty hallway and trash all over in the grass and in front of my building. The prices are constantly going up and for what I am paying I can move in a much nicer complex that is gated and clean. I advice anyone to look at the upkeep before moving in. My roomate left me high and dry because she couldn't deal with the building and the problems we have been having. The office landscaping is very nice but that's just to lure you in. That get you with a move in special and suddenly inflate your rent which is unfair. My balcony is very ugly because all I see is dirt and ugly grass. My neighbor moved out last week without notice...makes you wonder. I am the side where the mailboxes are. It is like a war zone at times. I think mansions are moving in suspects just to fill the building. There is nothing professional about the neighbors but riff raff and section 8 type people. My car was towed while I was moving in and the leasing office would not refund me even thought the did not tell me to the day i picked up my keys that I would need a parking permit. And the towing company is owned by the apartment manager. They will tell you that they clean the foyer once a week I have been here for 6 month they have cleaned it 2 times both times because I would not calling. On one ocassion there was blood in the foyer and it still took 2 days to clean. ROACHES, ROACHES ROACHES!!!!!There everywhere and they sent someone to exterminate he acts as like if he bends downs that it going to kill him. And I do not believe that he was an actual exterminator I think they just gave him a shirt and some spray. I had to instruct him on some places to spray they exterminated over 10 times and I still had roaches everywhere I could not cook they would jump into pots. I had to get a outside exterminator to get rid of the problem. Oh and they try to blame it on your apartment being dirty or if you live close to the trash can. RATS!!!!! I came home one night and a rats was infront of the foyer door I had to sleep inside my car to morning. -----!!!!NOTHING BUT A HEADACHE, TALKING TO HER IS LIKE TALKING TO THE WALL SHE JUST DOESNT CARE EVEN THOUGH SHE PLAYS LIKE SHE DOES. The pest control is a joke I had to purchase my own bug cleaning systems to reduce the roach problem----and I have a housekeeper who cleans once a week so my apartment is far from dirty! 2) Maintenance- to get anything fixed you have to call 1000 times. No one ever comes, I have requests that are 2 months old and I am still waiting---if you notice that is a common theme amongst all the threads; that s because it s the truth. 3) Towing- wonder why there are at least 2-3 tow trucks lined up along the street? That s because they will tow at the drop of a dime, inspection sticker expired-car gets towed friend comes to visit and parks anywhere on the property; car get s towed! Trust me!!! 4) Walls- the walls are sooooooo thin. If you don t believe and you decided to visit the property go with a friend have the friend stand outside and talk loudly and see how easily sound travels try it for yourself if you don t believe me .living by the pool area is the worst cause you can hear kids in the pool and the sound travels all over you apartment! 5) Rude Managers- Katie one of the apartment managers is the rudest person I have ever met. She once told me to get out of her office because I was getting on her nerves . I was so blind to this when I went to sign my lease I notice her being rude to another tenant. If you don t believe me pretend you are a resident already call and ask for her and tell her you are having an issue and see how she talks to you .or better yet pay attention how she speaks to other tenants if you ever make the mistake to come down and view the property. Finally, please don t get taking in by the upgrades to the kitchen or the floors it is very tempting but DON T DO IT! Yes, the floor plan is open and the upgraded apartments have hardwood floors and some of the appliances are new, that is all they have to offer and it is not worth your piece of mind ..”

When I realized that my unit had bugs, I constantly called and had them to exterminate my apartment. You really have to stay on them because the office is very incompetent. The only MAJOR problem that I had with my unit is my darn upstairs neighbor. I complained about the noise over 17 times and management could care less. I have personally not experienced any issues with crime on the property. HOWEVER, my problems came with the management. The office manager is so incredibly ignorant and unprofessional. I really do believe that someone felt sorry for her so they put her in that position. I called her in reference to the many many complaints of noise from my upstairs neighbors and about a notice of me leaving.Anytime you call and make a service request, you better write the persons name down that you speak to because at any extent and cost, they will lie and say that they have no clue as to what you are talking about. My advise comes from a series of experiences. If you choose to lease here, do it because you like the home, as far as the staff( I literally mean the 3 people that work in the office) do not trust them. They lie and are deceitful. Put them in their place 1 time and let them know what you will put up with and what you will not.”

Yes, it is mostly quiet. But with no gates or fencing, over a five month period, three persons were either murdered and brought there or murdered there and taken somewhere else to dispose of their bodies. So quiet isn't the end-all/ be-all you might hope for. the front doors as quite secure with the new key-pads and foyers before you get to your apartment, but the rear sliding door set-up is a joke! I remember when these were very nice, but thats been some time now, and so much of the interiors have deteriorated to the point that much of it needs some serious revamping. These could be very nice... but if they were, they'd no doubt be more expensive.... but I think it would be worth it. Like I said... several pluses and minuses.”

There are some goods like the counter tops, garden tubs and loads of windows but there are a lot of bads. Lets start with the actual unit. Very drafty due to old windows and it skyrocketed my electricity bill when I needed to use the heat or ac the unit never wanted to turn off at all. There were also roaches that seemed to not go away despite best efforts. I would also see rats scurrying on the roof of the unit behind mine. Also every night I would go to bed with the sound of sirens outside. The others are absolutely right when it comes to the crime it's insane the amount of violent crime that happened within my year there, you will also regularly see glass next to cars because of them being constantly broken into since there is no secured parking. As a result it is now a street with lots of police but they seem to just pull people over instead of fixing any of the other issues. The staff changed over frequently as well and seemed to get ruder with every change. A couple of goods to go with a whole lot of bads. Overpriced, Poor Staff, Unsafe, Loud all trump how nice the counter tops are”
