Now that I've been here a few months I can give an honest assessment. Apartment itself (inside) - Super nice. I don't know how lately it was renovated but mine is pretty modern with all LED lighting. Kitchen is all stainless steel. Biggest complaint was with my AC unit but the awesome maintenance dude fixed me right up quickly. Have seen MAYBE 1 bug, which is outstanding for the city of Houston. However, I keep impeccably clean (seriously. don't keep dishes in your sink and sweep up a few times a week) and spray with Bengal once a month in addition to the pest control that the complex does. At first glance you'd expect this place to be a roach motel. Nope. Clean. Management - Seem like good people. One of the signs that convinced me to sign the lease were their interactions tenants coming in. The management knew them and everyone was all smiles even when paying. A good sign. Any issues I've had so far were addressed pretty quickly other than their online payment system questions, handled by a 3rd party. I think that's my biggest complaint. It hasn't caused an actual issue yet, it just perpetually says I'm unpaid (and tries to bill me for too little) despite management saying it's good/saying nothing. Whatever, I'll keep paying it! Grounds - Bleh. The outside is pretty ugly. It's close to 59 and the road it's on sucks. The noise level from 59 outside is pretty high. Since my unit is pretty far into the complex area it's dead quiet road-noise wise inside my apartment. The pool is supposed to be re-done this winter, but we'll see. I saw some people using it once or twice, but I'm not so into it. The inside area is kept fairly clean though and there's a strict "no stuff in the walkways" rule so people pretty much abide by that. The coin laundry area is also meh. No hookups in the units. Noise - The people above me apparently love walking in high heels. It's not enough of a bother to raise to management. It's an apartment complex and there are jerks everywhere. There are some drunk kids making noise here and there on the weekend, but when you have 5 universities in a 3 mile radius, what do you expect? Other than the occasional annoyance I can't complain much. Safety - I drive an almost brand new car and it hasn't been broken into here. In fact, someone tried to steal it when I parked it in the safe suburb I work in while I was on a work trip and caused tons of damage! I thought it would be safer there than here. Goes to show crime can and will happen anywhere. The location itself is close (2 blocks) away from the not-so-desirable part of midtown (wheeler station) - but since it's on an unassuming road things stay pretty quiet. Overall, for around 700 (only paying electric and internet - cheap for excellent and fast service) this is one of the best deals (if not the best) in Montrose. Period. An old friend who stopped by called it a hidden gem. I don't know about that, but anyone I've brought over has been amazed at the price for how nice the inside is. Two blocks further up into Montrose or down into museum district they could get 1K+ for these studios. For all of it's shortcomings (size, outside looks, and other small complaints) I have no problem staying here until I can afford an even nicer place.”

It was definitely not new or clean, but it allowed me to get through school without breaking the bank. I could step outside my front door and within steps be in the pool. When I lived there it was really quiet and peaceful. There are lots of palms, and green outside the large picture windows facing the pool and courtyard. I lived in an efficiency, but still had a full kitchen. The laundry is in a gated area for security. There's always plenty of parking. But be sure to lock your doors. I left mine open one night and someone went through my change in the console. But never a break in. LOCATION LOCATION LOCATION.. its super close to lots of restaurants, shopping, downtown, the light rail and highway access. Yes, I did see a few rats in the neighborhood, but not actually on the property. And yes there were cockroaches that you will find in most older buildings in Houston. But I always kept my place clean and sprayed for bugs. That helps a lot.”

I have lived in both the eff and the 2bdr and I have no complaints. Sure there were cockroaches; but once you name them all, they're not so bad. The 2bdr rooms are ginormous and there is plenty of closet space. The building does look a little scary, but the homes in the nieghborhood are beautiful. It's within walking distance to downtown and all the "hot spots". People jog and walk their dogs in the neighborhood so it can't be that bad. It's not paradise, but it works and it's inexpensive.”
— 714 WOODROW ST · HOUSTON“This place is a typical small, efficiency apartment complex designed and built in the 1960s. Small but nice swimming pool in the middle of the courtyard. Walk-in security gate; parking exposed to public. Coin laundry. When you first move in they usually change the carpeting and paint. They will fix what's wrong, but beyond that, the place is old, worn-out, nearly zero-maintenance done on the exterior, and cockroach-infested. I had cockroaches so bad that I once used two full spray cans of insecticide in one month. They must be immune to the stuff because they came back within days. Once I sprayed into a hole in the wall and behind the cabinets and I could hear them falling to the floor there were so many of them. They were everywhere. Would typically see them crawling on the carpet or wall while watching TV. Plumbing fixtures are okay but antiquated-looking. Bathroom vanities have been "renovated" at some point but still look basic and old. For example, corrosion behind the bathroom mirror; heavy rust stains around bathtub faucet. Kitchens are dark. However, excellent, unlimited hot water. Decent closet space for an efficiency. Besides the cockroaches, the worst thing about these places is their design. All apts. face the central courtyard and the single large, floor to ceiling window also faces the courtyard. Sidewalk goes right by your window, so you can't open the blinds without everyone walking 6 inches away and seeing in. Only the small bathroom window faces the outside of the complex. So the main room is dark unless you open your apartment like a fishbowl, which you might do in the daytime but obviously not in the evening or even on cloudy days. The place was designed with pull-down murphy beds that fold up into a closet when not in use. Clever feature, and they still make these kinds of beds but the ones in the apartments are original, with broken, lumpy springs and all. Impossible to sleep on because of the worn-out springs. Also because the air conditioner is directly above the bed, so in the winter cold air floods in and in the summer you wouldn't want the roar of the AC over your head. Looking back I don't see how I tolerated it. Parking lot is ugly and they've made no effort to improve its looks. It goes from street to curb to paved parking lot to the walls of the building---no hedges, no plantings. Ugly garbage dumpsters in plain view. Coin laundry is in a covered parking area and not in its own separate room. Ugly surroundings in lanudry area. Another negative: freeway noise, building is maybe 100 feet from highway 59. You can tell what time of day or night it is by the volume of traffic. You sort of get used to this but I could never go back to living so close to a freeway again. Vehicle crime became a problem when I lived there; many times I'd go to my car in the morning and see the remains of car break-ins. Then one day it happened to mine. Not the management's fault, but just another reason to move out. The management was responsive to maintenance requests, e.g. stuck garbage disposal or faucet problem. But the cheap kitchen cabinets were worn out, the finish was literally worn off from use and routine cleaning. Ugly kitchen color scheme. Oh and the refrigerators are apparently ALL used, second-hand ones or throwaways. I had to have no less than three of them replaced because they stopped working. Spoiled meat in freezer, etc., what a mess to clean up. The ice cube trays NEVER froze on any of them. Totally cheapskate management in this regard. Pool area could use a thorough makeover. Ugly, overgrown appearance to the plantings. Habitat for mosquitos. Pool was nice though, often had it all to myself. I mentioned near-zero exterior maintenance or beautification. The design of the buildings has rafters that extend beyond the roofline. From lack of cleaning/painting, ferns have actually started to grow on these rafter tips. Well past its prime and overpriced for what you get. If I owned them I'd renovate, open up the exterior walls for windows, close up the courtyard-facing windows, renovate laundry room and pool, and have a nice hedge and landscaping around the parking lot. And new kitchens. And paint the exterior. Easier said than done but a tenant told me he was paying less than half of what I paid when he moved in about six years previously. So they make a lot of profit on the rent.”
“Littell Properties uses the Texas Department of Public Safety (DPS) database to check out prospective renters. Unfortunately, this is not a very well maintained database. My application was refused because a person with the same first and last name was under inditement for child abuse and child molestation. The physical description and age didn't match mine and the person was in jail at the time I made my application (and had been for several months). I talked about ID theft and a lawyer until they refunded my application deposit. I do not recommend them!”
