I tested the online portal by submitting 2 maintenance request and my issues were resolved the same day. So far I have no complaints, things are quiet, parking may difficult only if you get home late at night.”

And noone seems its important enough to care. I have been here 3-1/2 years and the change in management and Leading office staff is evident. Its never been this bad.”

Management was attentive, maintenance was on top of any repair requests, they even left birthday cards on your doors! The last two years had me dying to leave. Management is awful and changes more often that I change my clothes. They didn't charge for water for nearly 6 months because of "issues" and then ramped up charges the last few months I lived there to recoup costs which was incredibly burdensome on my budget. Every person in the office has an incredibly sucky attitude and they never want to help with anything. They claimed to not have a package of mine and then two weeks later, I get a notification saying I need to pick up my package or they're throwing it out. They don't take care of their grounds as meticulously as they should - there's dead grass and limp trees all around the property, not to mention duck droppings everywhere. They will extort money from you however they can so be sure to watch your statements. They claim late fees when none are owed and inflate your water and trash bills. When I moved out, they claimed I had a balance and took it from my deposit when to the contrary, my ledger online, my emails, their online account portal - even a telephone conversation I had with the "bookkeeper" - claimed no existing balance. I decided it wasn't worth the fight. The disgusting, thieving management, the poor grounds, and the paper thin walls and ceilings above you make this a pretty crappy place to live. It's unfortunate - the area is wonderful and the rent is a great deal but if you can't get repairs done and if the place you live tries to steal money from you every chance they get - it's not worth it. Don't move here.”

First thing is the safety of the apartmensts is a huge problem. I've had to call the police twice on random people trying to get into my apartment at 3:00am. I was terrified out of mind. I have seen peoples car windows get busted right in front of my apartment at 3:00am. Again these things should not be happening. I am a young woman who lives alone that is not okay. The second thing is the mounds' of trash that is dumped all over the place is horrible. One trash area for 500 units is unheard of. There are several other reasons why you should not move into THE LODGE AT SHADOWLAKE. Why pay all that money if your safety is at risk, and the staff is not up to par, they do not do what they are supposed to in following through with request. I will be filling a Corporate complaint against this complex. I am also moving as fast as I can. The only nice thing I can say is the maintenance people are very nice and get things done.”

After a few days of moving in, I noticed my fridge was leaking water very bad, the water pressure was very low in the bathrooms. I contacted the office and they promised to send someone to fix it but its 7 months and Im still waiting. It was only last month after I threatened not to pay the rent that they cam and exchanged the fridge but with one that was worse than the one I had. It did not even have an ice maker. They promised to bring another one and I am yet to receive it. It took 7 months for someone to come and look at my water pressure and when he claimed to have fixed it, I could only have scalding hot water and no cold water. I called the office and its been several days and I am still waiting. My kitchen sink sewer backed up and it too them 6 days to come and fix it and again I had to go to the office and act stupid before they could get something done. I could go on and on. I can not wait for my lease to end this November so I can move out. For the high price they are charging for the apartment, you can move anywhere else and be happy. Its not worth it. STAY AWAY FROM THIS PLACE. The main problem I believe is the staff. They do not care. They just want your money but don't want to provide any service.”

If you have time for a couple of examples, please see below. For the management, I would put a negative star if available. Their mgmt. changes every a couple of months, during my short 6 months stay; I have dealt with 3 mgrs already. Their corporate managed to find a worse mgr. each time. When we have a concern and report to the office, they would pretend to agree with us and promise to follow-up. Then you never hear from them again. We have an inconsiderate neighbor who has a nasty habit to wash down dog feces from their top floor patio. The smell stays strong and turned a big portion of the bush yellow, which tells you how long they have been doing it. We reported to the office mgr. verbally and in writing for them to fix the issue and clean the bad smell. Guess what, they agreed with us verbally and promised to us to stop this nasty behavior or evict them. Yet, 6 months later, we are still the victim of the toilet smell. The new mgr. Janice has neither logic nor common sense. She recently responded to me that it is possible the bush was just dead that's why it's yellow because she has another case, which the bush is also dead. It would be quite bazaar the bush just decided to turn the portion which is directly below the top floor patio into yellow while the rest of the bush stays green without reason. Even after I sent photos of the yellow bush and dog feces in front of my window, the mgr. was still making up excuses to avoid responsibility. She simply said "we told him to stop doing it, and he agreed to stop. If you did not catch him doing it but still smell dog feces, too bad, this is all we can do for you, and this is what my regional mgr. advised." Since when I got a new job to catch my neighbor dumping animal feces to my patio for the office I PAY every month?? Another outrageous situation happens weekly is every time they clean the sidewalk, I have to clean my patio. They blow all the dirt and dead leaves from the sidewalk to my patio. I reported to the office hoping they can improve the situation. Their answer was, we also live here, and we know what you are experiencing. We all have to clean our patios. Sorry, we can't do anything about that... I couldn't believe they actually said that to me... Unfortunately that's what they did. Finding a nice place to live is not always easy, and often by the time you find out the facts you have already moved in. Don't be fooled by the cute ducks and the facade like we did. You live in the apartment, deal with neighbors, and pay the mgmt. once you move in.”
“I've only been living here two weeks and I already know that I'm not renewing my lease. I'm actually researching ways to break the lease. I noticed a roach infestation on the day I had my furniture moved in!! I had to put in two work orders the day I moved in. The AC pipe above the tub had gaping holes between the pipe and the ceiling. Also, the screen door for the balcony was completely disconnected and just propped up against the bedroom window. It's almost as if there was nothing done after the former residents moved out! I've emailed the apartment manager four days ago about the roach infestation and transferring to a different unit. Still no reply. I've had the apartment sprayed and it's better but I still see roaches everyday. It went from 10 a day to anywhere from 2-5 per day. I've also called him twice. He says he'll call back and it doesn't happen. Today, I go to pay my rent and see that a mysterious $250 charge. I wasn't required to pay it but the explanation given was that they were playing catch up on posting charges to the ledger. How is that a reasonable explanation? I don't know. Apparently, Winter was the last competent staff member and she left. She's the one who rented me this apartment and now I wish she would have taken me with her.”

Connie, Karina, Winter, and the tall red head lady are all great and personable! the property was great until manager Audrey left she was great with people. New manager is very inconsistent and not very sympathetic at all. The property management is terrible they've been having gate problems for the longest I didn't even get a remote when i moved in. Neighborhood is wonderful you're surrounded by everything you need, but safety is very meh -_- definitely had to watch my back if i came home late at night. Trash compactor gets disgusting I've seen a dead animal there before. Saw very few roaches, but i did see some so make sure if you come here you get pest control as much as you can and check apartment before you move in for signs of infestation. Oh one last thing security is horrible the security guy drives around the property with his girlfriend in the car and I've seen him at the jack & the box down the street while he was supposed to be on the clock. So just beware if you decide to lease here. I'll say one thing if the property staff continues to change this property will for sure go downhill.”

Since the new manager started, this entire apartment has gone down the drain! The staff is extremely rude (with the exception of Winter and Linda both are very friendly and helpful). Carina or Karina, not sure how she spells her name and I really don't care to be honest, is the worst of them all. I asked that she send someone, anyone to my apartment and pick up a package that was left on my doorstep and she states she will send someone over immediately. I get home that evening and she never sent anyone. My package had been sitting on my doorstep since 1 that afternoon. Luckily my building does not get a lot of foot traffic and my package was not stolen. Another time I called to double check another package was delivered as I had gotten the delivery notification and she says I have nothing. 1 hour later, I come into the office and Linda brings my package out to me. And Karina is the one who signed for it! She's very unenthusiastic, and very unhelpful. Moving on, the noise level is horrible. I thought live by on the second floor would not be so bad however 5 months into living here, someone moved in above me and they are constantly stomping around the entire apartment. Morning, noon, and night. I've called and complained several times and no one in the office seems to care. Not sure what my next step will be with this situation. Maintenance is another horrible entity of this complex. Rarely ever do I put in maintenance requests but when I do, it takes no less than a month for problems to be fixed and completed. It took 6 weeks for a broken shelf to be fixed. I call and ask what the hold up is, and they just tell me "we don't have enough people" as if that response will suffice. There are silverfish all over my apartment. They claim pest control has taken care of the problem however I still see them to this day. Also every time maintenance enters my apartment, they leave all lights on. I come home from work around 5:30 everyday. Once I came home to the kitchen, dining room and bedroom lights all on. I called the office to inquire and come to find out they had been left on since 3 o'clock that afternoon. This has happened on 3 separate occasions. So I know this is super long and you're probably tired of reading this and I'm tired of typing. I could go on and on about multiple other issues I have with this complex. Overall, I would absolutely, positively, without a doubt NOT recommend you move here. The only positive thing I have to say is that vein a girl and living alone, I do feel very safe here. But that's about the only nice thing I have to say. This place is the worst and I can't wait for my lease to be up so I can get far, far away from this hell hole.”
“On this place nothing happened but being NOT safe, on holiday time I got robbed and hurt from the beating on my face , and 3 weeks ago the stole my car right from my home, yes right from my home and the manger sucks she was so defensive on the theifs and she provided them a safe garage to hide the car, crime doesn't stop up there, every month , they get into your house to steal, your car, and they see everything recording in camera but they are ok with it most likely , and I bet they know about it and they are encouraging there is defenilty a huge benefit for the manager otherwise she won't deny what the camera shows that the guy who stole the car is in the complex and the camera showed he carried a gun by the gate, if you want to live safely, please believe every word I said and never think about those appt, nice place but sucks security and sucks management .”

The prices are good for the type of apt I live in its a 1b 1b and is very affordable, as well love the safety we have a security that's is always doing rounds even at night. So far so good the only issue i can think my neighbor upstairs that makes lots of noise on in proper times like 4 am nd 7 am vacuuming or just jumping around but I'm already thinking of moving out to a 2 bedroom in the same apartment complex and to stay away from my noisy neighbor. Other then that I love the lodge at shadow lake and don't be afraid of the reviews on Google because I was scare to move on here to but I still tried it and never had issue I guess the problems was with the old management . So don't be fooled.”

The property looks nice a lot and lots of parking available. I couldn't ask for a better location I am located near everything malls, grocery stores, restaurants you name it. Maintenance team is helpful. However, I have noticed that not all the apartment issues are solved immediately. I have a recurring issue with bathroom caulking. Each time the maintenance team will apply a patch and ask us not to use it for 2 days. We have done that with discipline. Still the problem exists. Each time we have requested office to fix this issue permanently, but it is always a patch over patch solution. I don't think this will turn out to be a good review for maintenance team here at Shadowlake. But the facts remain facts. They need more people in their team. I raised the issue with office management, they keep saying that there is a huge pile of issues (backlog) , then why dont they add another staff to the maintenance team. As promised and sold, that issues would be solved in 2 days, I have observed that issues prevail longer than a week at times.”
— 12360 Richmond Ave · Houston“I lived at this complex for a year. It wasn't bad at first, but the experience got worse as the year progressed. After a few months, new neighbors moved into an apartment down the hall and they would...worship (I guess? I don't know how to describe it honestly...) late into the evening several times a week; it was not uncommon to hear them chanting, clapping, and making other weird "tongue" noises at 2 AM. They were so loud that it sounded like they were making noise right outside of my apartment; furthermore, they would occasionally start chanting in the parking lot before going inside. They persisted despite noise complaints, and it was definitely one of the main reasons that I decided not to renew my lease. My rent wasn't unreasonable in 2014, but they wanted to increase the base price by around 75 dollars in 2015. I had so many problems with my unit (and the noise) that I couldn't justify the spike in price; my carpet was matted and really needed to be replaced; the windows leaked water and air; I could see light shining under my front door in the morning because it wasn't properly sealed; the washer died and wasn't replaced for weeks. That's just to name a few issues that I had with the unit. On my floor, people left trash outside of their apartments for days (one apartment sometimes had as many as 5 bags outside their door at a time), so there were always gnats hovering outside the door that would follow me into the apartment. Safety became a concern after the holidays when I came home from vacation and found a notice on my door about two burglaries that had occurred in a 48-hour period around December 22nd. I wasn't thrilled that they had left the notice jammed in my door either. Way to advertise that I wasn't home! It's true that crime can happen anywhere, but I felt like this complex was especially vulnerable due to the frequent problems we had with the gates. It was not uncommon to see the gate by Richmond Avenue stuck open late in the evening. The gate by Shadowlake also had frequent problems and couldn't be opened with the clickers for weeks, so that one was left open too. Maintenance was prompt on some issues, but they took entirely too long to replace my washing machine. I understand that requests are handled by the order they come in as well as by the level of urgency, but having (functioning) washers and dryers in the apartments is a selling point for the complex so I don't see why it took weeks to resolve this issue. Anyway, the machine was acting weird for a few weeks before it died, so I submitted a request describing at what point the problem occurred during the washing cycle, but whoever came to look at it said it was fine. Well, it died later that week. And after several weeks with a dead washer (that was full of water) and many phone calls, they finally replaced it with a rusty machine. They left grease stains on the carpet and scuffs on the wall from where they had dragged the washers in and out of the apartment; needless to say, I wasn't happy about that. I also had frequent problems with the windows. All of the windows in my apartment leaked water; I would find puddles on the windowsills frequently. In the summer of 2014, I noticed water dripping from the top of the largest window in my bedroom. This also seemed like an urgent issue because water damage is never good, but it took more than a week and many phone calls to get a response. Naturally, it rained almost constantly while I waited for them to do something about it. Anyway, these were problems that were specific to my unit. I can't speak for the condition of other units at the complex. On the positive side, I made frequent use of the gym and found it decent; the only downside was that a couple of the treadmills were frequently out of service. I also liked the pool by the clubhouse. The staff members were friendly.”
“When I first toured this apartment, I was in awe of how beautiful it was. The rent was a little on the high side, but we moved in and for our first 6 months, we were fine with the property. After about 8 or 9 months, my husband's car and along 5 other cars in the same area were broken into. There were no cameras on the premises. After another year, there was another mass breakin and people were getting their cars broken into and being robbed. It seemed like no one was doing anything about it. Another thing, for the amount of rent we pay, the issues with maintenance and the ants are atrocious. The last straw for us was our 2 time signing the lease and our lease payment jumped 6%. No one could believe it. It's over priced for nothing. There's knats galore, and we have mold growing under our sink which we are waiting for our bathroom to be repaired and redone...which has been months. The staff is not bad at all and they're aren't the problem (other tenants have complained about the property manager, but I haven't had any direct issues with her). In fact, they're pretty friendly. I think since there has been new management, so much as changed and I wish we could go back the way it was. We're definitely ready to move. The workout area is very sub par. I would recommend it, but it's too expensive for sub par amenities.”

Always gate is broken and opened. Just come now and see yourself. After repeated complaints they have fixed security camera in near the gate . One of friends house break-in happened , leasing people called resident after 3 hrs and informed casually. Please ask near by police station on number of crime reported on this community. Why this place is still occupied is just because of school opposite to. The new management is money minded and they wont bother anything else. Maintenance crew is very horrible they will fix only few days of reporting. NO SAFETY AND HORRIBLE EXPERIENCE.”
