The location is great, the grounds are well kept and the staff is cordial and helpful. Any maintenance issues have been settled quickly, usually within 24 hours. It's a small, quiet community with a beautiful pool area, a fully-equipped gym, a community game room and several spaces for socializing. I recently moved to a smaller apartment in the complex, and management was very helpful in working out the details. They do whatever is in their power to make life better at San Marino.”

Cleaning of the gym and elevators had slacked off since new ownership. The landscaping around the property is fair to poor. No mulch. No drainage. Some dead plants and shrubs. Dog park needs improvement”

The building architecture, design, and common areas are excellent, However, landscaping is below par for such a property except in the front where prospective new tenants go. There is an illusion of security with the front gates, because anyone can easily get in. They wait outside the gate until a resident comes in, then follow. We have a guard, but the guard is almost never stationed at the gate. They roam the property, meanwhile, non-residents are able to drive in. There have been car thefts and burglaries. This is my greatest concern about the property is the lack of meaningful security and focus on creating the illusion of security. The stairs were dirty when I first moved in, and they remain dirty. I haven't seen any evidence that they've ever been deep cleaned. They are rarely swept. There is a problem with dog crap not being picked up. The obvious solution to this is the DNA test and stiff fines, but there seems to be a lack of conviction that the problem needs to be solved. Some residents are very noisy. We used to live below one and had to move to the 4th floor to get peace. That predates the current ownership of the property. There are a few exceptionally loud cars here, all of them are Mustangs. When they start up, they can wake me up from sleep, or interfere with Zoom meetings I conduct with clients. I believe there should be some type of screening for disruptive cars with enhanced noise-making exhaust systems.”

We have experienced a car break in even though security has been stationed around the community at night. We have had issues with communicating and reaching staff at the leasing office. We have also experienced a lack of communication and urgency from maintenance staff. I have a had great experiences with Jordan and Rizba.”

— 15255 VINTAGE PRESERVE PKWY · HOUSTON“Well in January 2018 I took a tour of this community; it was just what i was looking for after living at the Raveneaux 2016-2017. the staff was so helpful loved all the girls in the office always professional. We had a Christmas party with a tree every year. we had pool parties with cratering companies serving great food. Everything was so nice, my sister moved to your community. But ever since it was sold to the new owners' things has gone downhill.... for instance: This Wednesday 08/09/23 at about 7:00 pm - 8:00 pm a tenant from building two had her friends at the pool they started a confrontation with another tenanted... It got out of hand I went upstart to my apartment as soon as it started. I do like confrontations I get very nervous that, people will fright or maybe start shooting. At about 3: 00 AM my sister who lives in Building 2 on the second floor under the tenanted that started the confrontation earlier called me and said that the tenant and her guest were jumping over the gate to get in the pool. The old security guard that lives in my building 1, had to come out and tell them to get out of the pool at 3:00 am, they woke up about fifteen tenants, trying to sleep and go to work on Thursday morning, needless to say my sister could not go back to sleep! Also, the kids have taken over the pool area. Also, Mathew signed for 1 of my packages, I never received it. I sent two emails with no response, so I called the next day, and spoke with manager, he put on hold and took a look in the package room. He told me my package was not there. I told him that Mathew signed for it, he said he would check with Mathew; that has been since Joly 20th, I gave up! no replies to my emails... So that's why i will not be signing a new lease! it's just not the same with the rusty food truck, and old security car with flashing light setting out front when I arrive home every day! it's no larger a beautiful place anymore! Was Happy, but not anymore! I would like to be let out of my lease " reason management has gone downhill". oh, and I would like to say, parking is really bad. Cars with no Sticker are still parking where they should not park! I so Sick of all the bull. I need a letter to break my lease ASAP my lease is up in January 2024 I don't think I can make it....”
