“My husband and I have lived apartments since we go married (5years!) and this has to be my second favorite place. It doesn't have much going on like gym or parks. But they have a cute gazebo! This complex is very small and the maintence workers live here so everything is done swiftly. Our apartment had a washer and dryer on the outside patio area which was a plus. The only noise for us was a lot of work has been don't lately like the sidewalks. Office staff was a bit rude handful of times but hey, we are human. The reason we may soon be leaving is the price! :(”

Maintenance comes either same day or next day. I rarely have to call them. I mean the amount for rent is expensive but I guess that would be my only complaint. We only stayed for 6 months, didn't mess up the appartment; we had no pets or anything. We did not get back our deposit and the management still put a $255 bad credit on our credit report. A BALLON RATE! I had a crystal clear copy of my lease, and it said nothing about a ballon rate! Yet, every month my rent went up 50 bucks! I started at $650 a month, by the time I was thrown out on the street, with two childern and one on the way I owed $950. Since I gave the power company a 150 to turn on the power, and we where cutting back on everything we were able to keep that off my credit. A few months later,the apartment complex sent my a HUGE BILL! They racked up charges of 2,000 saying that I ruined the carpet, and the countertops needed to be replaced. It just so happened that I took pictures of the apartment before I left. I cleaned it top to bottom! It was move in ready when I left! DONT sign anything with them unless you want to live in a homeless shelter for four months trying to find a place that will take you with a broken lease!”

— 10903 Highland Meadow Vlg Dr · Houston“i've lived here for about a year now and honestly there are only a few things to complain about. first, the apartments are old and therefore need maintanence. i've had to call about four or five times this year about water leakage. the maintanence responds very fast and are really friendly though. they always fix the problem right the first time. secondly, there are a FEW roaches. i've seriously only seen a few small ones the whole time i've lived here. like i said before, the apartments are old and these things are to be expected. you get what you pay for. but an exterminator comes once every other month so it's all good! lastly, is the quality of the materials used. i don't care for the cabinets or the tile in the kitchen and bathroom but it's really not a big deal. so yahhh, there are downsides but they are things that can be overlooked. nothing special. nothing too bad. just average.”

They send strangers to your door & if you arnt there how could you trust them in your home. There is a new person each week! The manager is a .....! We are getting out of our lease a month early & they came up with over 2,000 dollars worth of fines to get out? why not just pay the last months rent? So i said thats what i would do.. but no they came up with other lame reasons why i couldn't do it. I have had SO MUCH problems with mold its ridiculous. I have a baby first of all & second of all I have been in & out of the doctor with respitory & headache problems! They send people to "fix" it but all they do is spray spray paint over it? No, i had to hire someone to take care of it. Our AC is broken like every other day & the noise? It never ends. always people bassin' & bumpin there loud music & hanging out in the middle of the road? And the parking sucks. you have to walk a block sometimes just to get to your unit. Also if we run our 2nd tub the water leaks downstairs to the fan. all they do is patchwork. our fan is about to fall off but they never fix it right. It always breaks a day after they leave. One of the reasons we decided to rent was because they supposidly had a onssite security guard. well after 3 different times of gun shots on the complex. we finally were told that no one walked the premises? & the gated area? might as well count that out. half they time the gate is pryed open & you can go in & out as you please. There is dog ---- all over the ground because they dont inforce rules here. Its been a horrible horrible year! Cant wait to get out of this hell hole!”

I have lived at these apts and still currently do for about 2 years now. I am not getting kicked out, evicted, forced to leave, ect...I just really do not like the new management. Every since they took over the apartments have gone to crap. The area where I live constantly has a plumbing problem and water coming out the ground and flooding the side walks. AND IT SMELLS HORRIFIC! And this has been for over 2 1/2 months and the problem is still not fixed. The trash is barely kept up with and you will see things sitting by the dumpsters for weeks until they are picked up. Its not because the trash people but the apartments. Then they allowed a towing company to come into the apartments and tow your car at their own will. I mean for the littlest thing they will tow your car. My friend came over for not even an hour and when she walked out her car was gone. Then come to find out the tow truck company took it because her tire was on the yellow line...not over the yellow line and in the other lane...but on the yellow line. When I went up to the office they said it was out of their hands because of the contract they signed. My friend had to pay over $200.00 to get her car out. Then one day I had a sticker on my car from the tow truck company saying they would tow my car in 8 days if I did not get my inspection sticker up to date. It expired 09/09 and it was 10/02/09. The police department doesnt even pull you over unless its been five days since the end of the month. This tow truck company is ridiculous and the apartments that I live in dont even offer to help or tell the company they are in the wrong because they get a part of everything they make. Then during the end of the summer the health department came and closed down the pools because the new management stopped cleaning them and instead of fixing the problem the apartments just closed the pools. Even if they did open them back up I wouldnt swim in them. ANOTHER MAJOR PROBLEM and why I know a family would not feel safe here is because you hear gun shots and cars are always broken in to. I walk my dog and constantly find bullet casings on the ground. And some lil punk spray paint the pavillion thing in one of the court yards and it sat there for over a month until the apts came and painted over it...not the color of the rest of the pavillion...just a big white blob right in the middle. The old maintenance crew used to be friendly and say hi and now the new maintenance people just walk by and stare. They are not nice and when they finally do come to fix a problem its about 2 weeks later. AND after everything they want to raise my rent. I already pay $567.00 for a one bedroom apartment and they are tryin to raise it $150.00. They are absolutely nuts. No one would pay $700.00 to live in these apartments and if they do they must be desparate. Overall, I would never recommend these apartments to anyone. If it was a few months ago I would feel completely different but now these apartments have just gone down the drain. They are unsafe, unsanitary, and not friendly.”

Maintenance was really quick and thorough up until that point. Once the new managers took over, it has been nothing but untruths and put off today what they can do a few days to a few weeks from now. It took several weeks to fix a water leak in the parking lot and a couple of days to have a plumber fix a sewage problem, there was sewage on the ground during that time. The pool is filthy. They also have a 25 pound limit on dogs, but I have seen several large dogs on property. Dogs are also supposed to be walked along the fence line, yet you see dog mess everywhere. The rules must be for only a few of us.”

Tenants are usually informed about any incidents that occur on property.No apartment complex is free of auto breakins and some other forms of crime. Rent is affordable if you are currently on a fixed budget. Usually well lit parking lots, only takes one call to have lights replaced. Parking lot recently redone--good job. Gates work 85-90% of the time, if broken they are repaired within a day or two. Property is well kept. Located in a convenient area. Not perfect but decent parking. Cons: If you have more than one child you may want to consider more space if you allow them to play outside. Apartment complex is very small and tightly knit. Apartments are older(built in the 80's). Weathering around doors and windows may need to be replaced. Wasps & hornets heavily populate the bushes around the property. Walls & ceiling are thin so if your neighbors are heavy footed & loud like mine you will hear it all. Unfortunately, the largest problem is the changing class of people....I'm not lying when I warn you that they are moving in. Loud hood music bumping throughout the night and into the early morning amongst other negative things that I am begining to notice.It's like one person invited all of them to move in at once.”
