Underneath is nasty infestations that no amount of pest control can take care of. Management is okay, but this building is from the 1800's ask yourself why dont any of the apartment managers live there like other apartment managers at the property they manage?? I can tell you why because THEY KNOW how nasty this place really is. Save your money, houston is huge, im sure theres better lofts out there somewhere.”

We were upfront about our credit issues with Gaston, the leasing agent, and asked if in the event the application was denied, were they going to reimburse the $200 administrative fee. But since moving to a new loft, the noise level here is fantastically loud! You get to hear EVERYTHING; the neighbors intense 6 AM fights, your neighbor's new dog that barks from 7 am to 8 pm (still barking now, honestly why have a dog if you're going to leave it unattended and this unhappy all day?????). Which is super super freaking awesome! Really lends a great ambiance to this super cool location. Also super fun? The sewage that backs up into your tubs/showers and drips from the ceiling. Real Stephen King's The Shining vibe! Sometimes it's a downright down pour! Which is amazing since the water pressure here is so non existent, a shower outside during a light drizzle would be more effective. Nevermind attempting to run your washer, or dishwasher. Takes so long that you might as well not bother, so score on the eco-friendliness! And if that wasn't enough of a super cool feature, please let me tell you about the maintenance staff that appears whenever you're in the shower naked. Awesome!!! Even better than that is when you come home to your apartment and the lights have been left on, doors opened, and there is no note or explanation to accompany this mystery. Is it ghosts??? Who knows! It's an old building and it isn't like the mystery of the dripping water has been solved in months (the suspense is really building nicely). So it couldn't be maintenance, because they only pop up when you indisposed (read naked). My money is on the ghosts and they seem unhappy, which is surprising because there are so many great features here! Let's not forget the security here. We pay extra for reserved parking, which is behind not one, but two gates, and although they are frequently broken, the plus side is that is super helpful for our thieves out there! It's not their fault when we make it this easy to steal; which could explain why my car was broken into. Or why motorcycles were blatantly stolen. So if you're afraid of getting your car broken into because of the insurance deductible on replacing the broken window, fear not! They took the whole damn motorcycle in those cases! Score for those owners!!! Altogether, if you're looking for a dowtown loft, with excessive sewage problems, bad pipes, no water pressure, no security, lots of theft, loud neighbors (who needs cable, am I right?), and spotty maintenance (they try their best), this is the place for you!!!! One whole star!!!”

Located just minutes from Downtown in a beautiful brick building with old school charm (I have stained concrete floors, high wood beam ceilings, brick walls, and large wood framed windows), this place is for you. None of the hassle of being micro-managed (something found in mid-rise living) , and the staff is just AMAZING!!! Jennifer who leads the crew, is always here to help you with anything you need. Meagan who works the front is as sweet as pie (literally you could just eat her up). And they are always open to new ideas. Some days there are food trucks, free yoga, a space to host a party or art showing if thats you're thing. There is an amazing pet friendly cocktail bar with a giant garden space around the corner called TNP (The New Potato). They host Karaoke, an amazing steak and whiskey night, and have great staff. Pheonecian Market (an amazing grocery store in DT) is minutes away, and groceries can be delivered through several apps. (very convenient fi you work from home or have long days and want to just chill on your days off). You don't even need to leave the house. The maintenance team handles all your needs, usually within hours. The are pure gentlemen, clean up after themselves, and often go beyond what is needed on the spot. I can't say enough about this place. It's an awesome community. Cedar”

My girlfriend is afraid to go to the gym at night because of the shady characters we see roaming the hallways. I'm rather certain I have a dopeman living next to me now, unless they just have a lot of friends that just like to stop and visit for 7-10 minutes while they leave their friend or spouse in the running vehicle. Security has to be addressed meaningfully somehow. Whether it is a gatehouse with a 24hr attendant (I've had these before) or full time security walking the halls. The security plan can no longer consist just of newsletters that say "Be Safe" or temporary security that show up for a couple of days after each vehicle break-in. If someone was to ask me to describe the community in two words, it would be "dog piss". Residents are not taking responsibility for their pets and staff is not cleaning up the halls. So this stalemate just leaves everyone wading through urine. Maintenance has been fairly well over the years. I can only think of twice where I got an email saying a task was complete, when it hadn't been. Response time is less than 24 hours. I really loved the place for my first 4 years or so hopefully this is just a temporary spell. They really need to start being a little more picky on their qualifications. Require more deposit, better credit rating, something. My rent has been stagnant for the past few years, and honestly I wouldn't mind paying more in order to get the situation fixed. Raise rent $40 a month and there is $10,000 a month community-wide. If they could keep the common areas clean and safe for that, I wouldn't complain about paying it.”

Our loft is super unique and industrial and the price was incredibly competitive/affordable for the square footage and location. From the start, the staff (Jennifer and Megan) were very helpful, kind, and responsive about everything. They worked with us financially, and have quickly answered any question from maintenance to packages/mail. The lounge areas are super cute and the gym has everything we need! I office from home and needed to find an apartment that worked for that, and our loft is surprisingly quiet/tranquil for being right in EaDo. I have never had an issue with parking (I think the higher up you go in the garage, the more spots there are which is fine for us living near the top floor.) Safety was also a huge priority from me living downtown and I certainly feel safe and secure around the property. I would highly, highly recommend this place to anyone looking for a downtown loft with a lot of character!”

They should bring back the original staff and fix the building. All of our good neighbor friends moved out. They still have not responded to my private emails. They do not take accountability for their actions and expect their tenants to just take it and move on. FYI... She is disrespectful, unprofessional, and nothing gets done anymore. The parking situation is a JOKE. There is no guest parking, and I had to ask a guest to park on the street which resulted in their car being broken into. The hallways are now dirty and the walls are smudged with filth. There's furniture left very regularly in the hallways like a dumping ground. When we moved in two years ago, the leasing staff was the best, ----------------- helped us with our packages and they used to throw resident events and address our issues promptly, no one in the office smiles anymore, and they are all very dry and unprofessional. It's really sad to see the good staff leave and be replaced with new people who don't know what they are doing. We will be moving out at the end of our lease.”

Fast-forward well as of now this timing here has been unpleasant for many reasons. Safety is now questionable, 2 of our vehicles have been broken into, they attempt to steal our motorcycle while damaging many others the same night, the security is no where to be seen, the security guard didn't report as follows of what happened when clearly my vehicle was broken into and others as well, the office didn't do anything - they did ask if we were going to do to a police report. Now this is where to me is a major inconvenience so if I do not file police report - the property doesn't do nothing about the case ? I notified the office within the timing it happened with pictures and by email !! The garage doesn't have cameras, needless to say most of the property doesn't have cameras, as of now I do not feel safe to live here. I don't think a resident should have to go and babysit the garage to see if the security guard is doing their job or if they are asleep in the patrol car ? I don't think I should have to go about killing my time early or at night to check on our vehicles and the security guard. We pay our rent on time, all the fees the property includes, gone by the guidelines of the property and yet there hasn't been no change. I have every email of notices of break-ins, theft on the property and they are several... and I am not exaggerating. Recently, our vehicle was towed as well, its insane you pay to live in a decent area go about the guidelines the property gives and still get screwed over. The property is in a location where there is a lot of homeless people walking at times, I do not leave nothing in my vehicles for the same reason to avoid theft. It is very upsetting things happen, and the only given excuse / remark management team reminded me possibly theft was because of the holidays - Yes I do understand that, but I am here to tell you I do not leave nothing in my vehicle view-able at all for the same reason. I do not feel secured in our own property, the "security guard" we have isn't cutting it obliviously. When we had the most recent issue I reported to the office within the hour of it happening, only ------ was available in the office to hear my out. The community director - -------- was there but was told I had to schedule an appointment to speak to her ! REALLY - is this how you treat the residents ? Does she not realize we can see her through her office glass window sitting at her desk ?! I was happy when I moved into this place why because I was blindsided from all the flaws the property does have. poor customer service, poor management, poor security. Yes, I am looking forward to moving out because I do not feel safe at this location any longer. PLEASE, do more than just sending the "Crime Notice" that has been emailed in the past - which I have plenty of the crime notices on file ! - Choose wisely guys, I hope this review helps brainstorm of the choice of moving in.”
“Once was great, now the worst place I've ever lived. This place is a drug den with people openly smoking pot in the halls and pool area. Never clean, no safety and right across the railroad tracks from section 8 housing. Break in's happen all the time, animals wander the halls no attened, building smells and several times I have found homeless people sleeping in the halls in the last two months. Dirty slum lord place. Save your money. Many of us have had enough so we are moving out and it's sad as it was once one of the best places to live. Hopefully I can upload some of the photos of the lack of parking and dirty building. Also floods every time it rains.”

For example, if I was expecting an important package on a particular day, and knew I wouldn't be able to retrieve it from the office between the time the package arrived and the time the leasing office closed, I used to be able to send an email authorizing leasing office staff to place the package inside the front door of my apartment. This way, I wouldn't have to wait until they opened at 10 a.m. the following day to get said important package. This was particularly helpful, since I regularly get home after the leasing office has closed (at 6 PM) and leave for work before the office opens again. It's really inconvenient to have to try to make a special trip home in the middle of the day just so I can actually get mail that's delivered to me. Other residences of comparable luxury will gladly provide this service. Before the change of staff, this service was provided here. I lament that I can't ask the new staff to do the same thing. Also on the topic of parcel service, the mail room is a mess. I used to be able to quickly find packages because they would be properly labeled and on a particular shelf with all the other packages for people who live on the same floor and in the same building as me. This is no longer the case. Packages have been mislabeled. Sometimes they aren't sorted out at all, and I have to fish out my packages from a randomly arranged pile of parcels. Sometimes they're sort of sorted, but on the wrong shelf. This makes the aggravating circumstances under which I already have to get my mail all the more aggravating. Also, service requests used to be addressed within 24 hours. In fact, under the stipulations of the lease agreement, basic service requests should always be addressed within that time frame. However, this is no longer the case. The past two times I have requested more light bulbs, it has taken no less than three days for that service request to be filled. I haven't even asked for the new light bulbs to be installed--just for the new bulbs to be placed in a bag outside my door or on my counter inside so that I could later install them myself. For some reason, this takes 72 hours, and that's frustrating. Another issue I have is that residents regularly allow their dogs to go to the bathroom in the hallway and don't bother cleaning it up. Even if this occurs during the week, when there are plenty of office and maintenance staff on the premises, the animal waste often remains for days on end. This didn't used to be the case. I used to regularly see maintenance people cleaning the floors in the halls and elevators. Now, I hardly see that happening at all. Now, sometimes walking down the hallway here feels like I'm in a third world country. I used to be able to walk into the leasing office and be greeted immediately by a staff member anxious to hear what I had to say. These days, people don't bother coming out of their offices to acknowledge I am there, and I often have to walk back there myself to make my presence known. Lastly, in order to use the valet trash service (which is non-optional; I have to pay for the service whether or not I actually use it), I have to use specific black plastic bin issued by the leasing office. The bin I have to use in order to take advantage of the valet trash service is cheap and breaks easily. It is not a garbage bin I would ever choose to use in my home, and the only reason I have it around is because I am forced to use it if I want to use the valet trash service. I resent this. I don't understand why I can't just use whatever trash bin I want to use, since, after all, I'm the one who has to use it and look at it on a regular basis. Why can't I just put a bag outside the door every evening for the trash valet service? It's really annoying to have to put my whole trash bin outside the front door until the trash is collected, because that means my trash can (the trash can I don't even want) is not easily accessible for several hours every evening. This, unlike the other issues mentioned in this review, has always been an issue. That is, it has been a problem since the inception of the valet trash service program.”
“Moved in awhile ----- was manager and things were fantastic awhile he was here. After ----- was promoted the community has increasingly declined leaps and bounds. To the point becoming the worst place I have ever lived thous bringing me to the point to move. There is noting positive I can say anymore about this community plus if I did lust everything it would be to long to put in this review. It was hard making this decision because I don't like moving and things started out so great, but there I had to put my happiness and value for my dollar plus my safety first. I will miss some of the great neighbors and friends that I have meet here (who are also moving) but it's time to move on. Word of advance major improvements and turnaround is needed fast in this community. Currently compared to other competitors it's way over price for what you get.”

Walking into the office, the staff used to be really nice and always ready to greet me and/or ready to assist me with whatever I needed, but now when I walk in the office all of the new current staff stare at their computer like they don't even see me walking in or they continue their conversations with each other. The community is not safe at all. There is always a car waiting to follow me into the gate that is not a resident and always people wandering about trying to find an unlocked door. I have even seen on multiple occasions the residents from the PROJECT housing next door walking over with towels in their bathing suits and using our apartment pool, and I've seen kids under 10 from the housing climbing the fence of the pool as well. For the money we pay to live here, there should be 24 hour security monitoring the non-residents entering the property. And I agree with the other reviewer, pets are NEVER on a leash. My dog is very skiddish and doesn't appreciate being greeted by dogs jumping on him and barking at him while not on a leash. I will say a few positives, my apartment is beautiful and so unique and I really love the location, and the maintenance team is AMAZING. Luckily they haven't changed since I moved here and they are very hard workers and very kind and know us by name. Hopefully this review will actually generate some changes for the negatives instead of just receiving a generic response, because going and talking to the office about the issues everyone experiences has never helped.”

This forces everyone to use a service that only picks up trash, at a minimum of once per month, and does not allow tenants to opt-out if they do not desire the service (for example, I fill up a single trash bag every 3-4 weeks so trash pickup is not a requirement for me). I'm already paying over $2K per month in rent, so why add more fees with something useless? In addition, they recently increased the price for trash service as if the tenants approved of the service (everyone complains about it). ------> The pets are never on a leash and there is urine and feces in the stairways, elevators, and hallways. The waste just sits there and never gets cleaned up as it dries to create stains in the pathway. The hallways and stairs are filthy as they are never cleaned. The janitorial service only cleans the public bathrooms, offices, and vacated properties (there are cob webs and animal hair all along the stairs). So now there is the smell of animal urine/feces and festering trash when walking the hallways smh...------> Security has always been horrible as my vehicle has been broken into 7 times since living here. Management has installed cameras (not useful as they do not send the recordings to the police department after an incident) and they hire security guards, for temporarily assignments, just to show a force is on the property. The vehicles and storage units are broken into very frequently. I have never felt safe here as I see many strangers lurking at the security gates and locked doors being allowed entrance by tenants they do not know (if they don't have a key or know the code, this confirms they are not tenants). I have watched the thieves in action breaking into cars from my window after hearing alarms go off...crazy! The local Shell gas station is notorious for robberies. --------> AT&T has a monopoly on the property so its not possible to get Comcast internet or cable services (AT&T or DirectTV only). -----> The walls are SUPER thin as I can smell the marijuana and hear all kinds of crazy conversations and sexual moans through the walls. -----> There are electrical spikes and sags throughout the building as lights go off and clocks are frequently reset (had to install a stronger UPS to not lose data on my computer). ------> The water levels fluctuate as it trickles out of the faucet on some mornings. ------> Lastly, maintenance enters the lofts without notice or permission as I frequently find tools or moved furniture when I return. I later find out there was work done in my loft but I did not receive any notice to schedule the work. Entering my dwelling without my consent or presence is not complying with standard protocols and stolen/missing items might be blamed on them.”

I never made a noise complaint but apparently people heard me here and there. Nothing too bad. Patio areas are pretty, nice bbq/pool area. People seem professional for the most part. If I had a bad light bulb, would get changed within 24 hours. Cant say enough good things about the staff. Only complaint is the surrounding area is a little sketchy and had some car break ins. But the staff has had security posted every evening since then. Parking can be an issue sometimes, however I paid for a reserve spot. Overall positive experience and they have food trucks, yoga, and artsy fartsy stuff on a regular basis that bring the neighbors together. EADO is definitely 'in development', you have new breweries, amazing restaurants, and other fun things... But they can be right next to the projects. Definitely has a lot of character. I enjoyed my time here.”
