I told the property manager and he said that he was going to reimburse me haha still waiting my lease agreement is about experienced. I asked for my gate openers when I first moved in and they said that they weren't given no more. Three weeks ago they promised me one I'm still waiting! The previous property manager was so rude and discriminated me because I complained about fruits flies coming from garbage disposal. They never did anything about and manager asked me lo leave my apartment and to pay them $1,300 cash. The lady had criminal back ground records! They check all residents criminals back ground and what about the employees”

During my living there , at least 2 break in was reported to police and one happened in my friend's apartment. The gates are constantly breaking, you can hardly find a parking if you arrive home late after 8pm, The apartment is really noisy, you can hear the traffic from your windows, I mean every window :-( . save your money, find somewhere safer and better......”
— 11212 WESTPARK DR · HOUSTON“Oh my God. Where do I even start? First, DO NOT MOVE HERE!!! I lived those apartments for 2 years. My mom had been living there since 2011. We both just moved out and I am so beyond glad. First off, my mom was living in a one bedroom with a sun room. When I needed to move back in, we decided to get a two bedroom. The craziness ensued. I turned in my application nearly two weeks before the moving day and on the day of the move they said that we couldn't move because they hadn't finished cleaning it. As well, they lost my application, meaning they never ran my background check. We had to wait an additional week for them to finish the apartment and for them to run my background check. Then after moving into the apartments, we discovered that we had VERY LOUD fresh off the boat Nigerian neighbors. They were always screaming at each other and on one occasion I had to call the police because there was crashing and crying. It turns out that he frequently abuses her because there were bruises all over her body. Eventually, we had a drug dealer move in underneath them. He regularly had customers in the middle of the night that met him in their cars, never went upstairs and he didn't seem to have a regular job as I always saw him during the day. Someone was shot and nearly killed in these apartments. I was followed across the grounds until I was made aware of it by another resident. He physically stopped his car and watched us for 5 minutes, waiting for me to move again. When he realized I wasn't going to move, he finally drove away. When I told the office about it, they said to "call the police next time". Didn't even offer to do anything. In the 2 years that I've lived there, management companies have changed 3 times. All of the leasing managers have sucked except for Sunny, who got fired. I guess the only nice one didn't fit in. The other girls in the leasing office are completely unprofessional. They actually have arguments in front of the residents. The others sit on their phones. For the price of $1200-1300 for rent, the people are way too damn trashy. Finally, they completely ----ED us out of our deposits. DO NOT MOVE THERE!!!”

I had to go back 3 times to sign papers for rental becasue that young girl working there keep forgeting to give me all the paper work in the first or the socond time. She also on internet when people walk in. The manager definitely need to be fired. Several people in my section have complained about lights turning on late and dark places becomes a safety issue. But she has no done anything. My neighbor who has lived ther for 1.5 years was telling me that that manager has always been like that. We just received a notice that another break in the complex has taken place. Saftey is no real concern here. And one day Royak Oaks is going to get his with a huge law suit. I DO NOT RECOMMEND THIS PLACE.”

The new manager is not as bad as the last one but upon renewing my lease the prices are through the roof and in my personal option its not worth my hard working money considering these major issues...the apartment is nothing fancy but they are above average however for the price appliances could be newer and fixtures could be more modern. Parking is a nightmare!!!! Cars park anywhere they want and managers dont do anything about it accept send out surveys about what to do about the problem???? I am a single woman and I have to run from one side of the property to the other to my apartment because I sometimes work long hours. Although I have personally never had an issue with crime here I have been aware that there have been robberies at gun point I dont want to be one of those victims so I run as fast as I can to my apartment everytime i work late. I refused to pay extra to reserve a spot so I just put up with it because I dont want to move.... the other big issue is the trash on the weekends... residences just leave it out and it piles up...it looks so ------ but manager hasnt addressed it so I guess it not a big deal....I love the fitness center and pool here. All the office staff are very nice and so are the guys who clean up the property. In general I dont want to move but I guess I have too with the current parking problem and price increase its just not worth it to stay at Alta Royal Oaks! Sad but true!”

Unfortunately, the gates are constantly breaking--one gate arm at the back of the complex came crashing down and hit the top on my new car while I was driving through for no apparent reason. Another major issue with this complex is that parking is very difficult from 10p to 5a--with residents parking cars on corners, at car wash, at trash compactor, etc.--the prospects of some type of future resolution of this issue appears bleak---its been going on since I've moved here--no assigned parking---where is one supposed to park--Wilcrest Dr or Westpark Dr? Also, the yearly rent renewal offers were excessive--6.14% increase per month for the 12 month lease "Premier Plan"----a jaw dropping 14.36% increase per month for the 8 month lease "Preferered Plan" and a earth shaking 30.01% for the month to month "Fexible Plan"---thought we were still in a recession! WOW! Please note that a 6 month lease was not part of the offerings for renewal!!!!!Interestingly my first lease was a 6 month lease---what happened??? Additionally, management staff appears to have the attitude of "take it" or leave it"-- So with all this in mind, I WILL be moving! Good Luck!”

Every other day it seems, if you're outside you get to gag on the smell of other people's feces. Imagine a hot Houston summer day, except instead of fresh yet moist air, you're breathing in moist excrement vapors. Yum yum! If you can tolerate it, then it's a good place to live. Thankfully the smell does NOT carry into the apartment itself, it's just outside. If you're lucky you can move in on a day when it isn't strong or you just aren't that sensitive to the smell because let me tell you carrying furniture and trying to catch your breath but breathing in poop is really disgusting.”

This place is full of loud, unruly kids who scream at all hours of the night no matter where they are - pool, hallway, inside small apartments. The walls are paper thin anyway and some residents think it's perfectly fine to blare loud music and host karaoke parties - on work nights. I work 70 hours a week and need quiet, and sleep, when home and get neither anymore. The place is a dump as lazy residents can't put forth the effort to actually place the garbage into the trash compactor, they just leave it lying around near the dumpster. Definitely not worth the extremely high cost of rent - can't wait to move out. Front office staff is no help and you have to complete paperwork multiple times because of their ineptitude.”

The grounds are neat and well kept, the buildings look fairly new, the apartments are very modern, the area is very safe, maintenance team is prompt but the best part in my opinion is the staff. I have never lived in a complex with such a kind and caring staff. They listen to your needs and even request your input on issues that arise. I really like the fact that they do the pizza at the gate during the week.. And the breakfast at the gate is awesome! I love the different events and activities they provide for the residents, they definitely put in a lot of effort to make their residents happy and I definitely appreciate it. I do have to say, the issue with the gates not working was a bit frustrating.. But the staff kept us well informed on the issue via their online portal. I don't blame them for the gate problems, I've actually never seen an apartment complex that has gates working properly at all times anyway, but I'm glad Nicole, Ernesto and staff worked so hard to get them working again. You guys rock!! Thank you for everything you do!”

The management team is kind, friendly, and highly responsive. They're also super creative, always coming up with fun added "perks," like hot pizza waiting for you when you drive through the gates, chocolate-covered strawberries, breakfast treats as you head out to work. There's a lot more, too, and it's mostly because of the people who work there, in the management office. They're wonderful. All heart. I am very happy to have found Alta Royal Oaks.”
— 11212 WESTPARK DR · HOUSTON“I have lived in this complex for six years and I will admit that when I first moved in I was completely impressed. the management was great, the maintenance team was awesome and we had no real issues. But in the last year or so my experience has gone from bad to worse. The management is horrible. I feel like certain issues should be addressed before I have to call you. The light that was by the call box lay broke on the ground for two days with glass everywhere before I had to call and let the clueless leasing agent in on that it had been broke for two days. As of date it has not been replaced. The lights on the building facing the parking lot are always out and I have to call to let the office know that they are out. I had issues with my floor in my kitchen and it was replaced finally after being patched up twice, both times my kitchen was left filthy and I had to call and complain about that and once again the tile is coming apart and it has not even been a year. No one has come in in the four years I have been in this apartment and did any maintenance to my washer and dryer. On the weekends I am embarrassed to have visitors because the apartments look like a landfill. Trash overflowing at the mailbox which makes that area stink. The area by the compactor is nasty looking with trash everywhere. Truly Ridic. Also there was a couple of break ins and they decided to get security for two weeks I guess to make the tenants feel comfortable for a bit and then all of a sudden the security was gone and the tenants were never notified. We pay a lot of rent to live there and you dont even feel safe in your dwellings. I am pretty sure you could get a couple of rent a cops for little or nothing to at least make a presence be known to people who are thinking of trying something. Especially with the gates being constantly broken. In six years I can not remember a time where the gates have been broken for this amount of time. You could at least have some security then. I have to scan the parking lot in the morning when I am leaving and from my car when I am getting home and when I feel somewhat safe, I make a mad dash to and from my car. I have went to several apartments that are tremendously cheaper and they at least have security. My lease is up and they are increasing my rent and I am truly shocked by this because I have been a faithful tenant never late on my rent, never been complained upon and you go up on my rent yet you have done no upgrades or anything. When I asked to have my carpet cleaned you did not even do that right but you want to keep going up and up and up on my rent. My advice to potential tenants. Do your research before moving in anywhere. Go after hours and ride thru the complex at night and on weekends before making a decision on where you rest your head. I absolutely dislike packing and moving especially when I have been here for so long but I spoke with the new management and the the counter offer I received was unacceptable and the even worse the manager was in the office when I came in and heard everything I was saying and did not even try to step in and do anything. When I first moved in to ALTA ROYAL OAKS I never had any issues with mamnagement or the leasing agents. I wish Sherri or Jessica could come back and show this new management how to run a property effectively.”
“Revised - 11/1/2012 Main gates are left open over 3 weeks, the office was not even up in arms to get it fixed in proper time (i.e. a few days or less), and pest controls are not being implemented on a regular basis. There were no courtesy patrols at night in light of the broken gates. So even though we have security gates, strangers can just drive in irregardless. Also there had been roach infestation in our place and we'd pretty sure the roaches came from the neighbor. We wish Alta took better charge in regular pest control as they charged us monthly without our permission. We would be happy to get the *uck out of dodge (i.e. this stupid complex). The rent is extremely high compare to what little amenities this place offered. In effect I have changed my vote for this place to "Not Recommended". ------------------------------------------------------------------- This is a current resident of 4 months and we are planning to buy our house next year. As for rent it is to be expected to in the $1000 - $1200 for 2 bedrooms in this decent looking apt complex. However, we are able to move out next year and we believe our mortgage will be comparable to our current rent of $1100/mo. So the staff treat you well enough. In the confines of normal courtesy, they fulfilled their role of being a helping and friendly staff. For 2 bedroom, the layout is okay. We got the balcony view from 2nd floor and we think the view is $100/mo of the monthly price. No problem here. Safety is good, parking is ample, and facility features are there. As for the entry gates, it would break down about 15% of the time. Even if it's working right, there are always people trying to get in without a remote. Sometimes, these people don't always have the best of intentions (i.e. ----- opportunist thieves..) I can recalled getting 2 notices from the office about resident thefts. To help prevent this, you drive your car in a bit and let the gate close behind you but you stay there. Once it's completely closed, you can drive on. This will prevent stupid trespassers from entering the premises or at least from following your car. Swimming pool is excellent and we prefers zero/minimal swimmers as we like to have the whole pool by ourselves. Excellent time to relax. Playground is also good. Overall, the experience so far at Royal Alta Oaks is decent. The only gripe I have is price but I believe this also help in filtering out the worse crowds (i.e. --------, ------, and -------). I say this because the tendency to commit wrongdoings is greater in these populations. I believe crime statistics and textbook cases are relevant to my previous statement.”
“First, I am NOT an employee of Alta Royal Oaks, I am a resident who has lived here for over 4 years. (And I m usually one who posts when I am unhappy like most people. But I decided to take the leap and be a positive reviewer.) I recently decided to move to a larger apartment at the end of my lease, and I did look elsewhere. I wanted to see what my options were around Westchase. But when it came down to deciding, the staff at Altra made it very simple for me to stay. I was able to move with no extra cost, added to that, all the improvements being made here, and it was an easy choice. As far as the apartment, I loved my apartment and the amenities were nice. The main issues that I had, which caused me to move was the parking and the constanct break-in notices. It was absolutely, positively HORRIBLE!!! I found myself trying to get home before 4 p.m. b/c if I did not, I would have to park very far from my apartment or have no spot at all (I have literally gone to a relative's house b/c I did not have a spot). The other reason, the constant break-in notices were just too much. I am not naive enough to think that there will be no incidents, however having the single female above me have her place broken in and to be a single female, I didn't feel safe. As I remember, my work orders were taken care of in a timely manner. I wouldn't have moved if I did not have those two issues.”

— 11212 WESTPARK DR · HOUSTON“This comment is a response to marcnm. I moved from these apartments 1/2010. I lived at Alta Royal Oaks from 2007-2010. I recall hearing about this incident concerning a missing lap top just before I left these apartments. I recall some fire alarm employees from offsite visiting Alta Royal Oaks just before this incident. It is possible that it could have been them, but please do not rule out management. I had something very expensive stolen, yes, stolen from the outdoor storage located on the side of the garages. This closet was locked. I initially had this item in a suitcase in my sunroom at the apartment, then moved it outside to the storage. I came home one day and noticed that my sunroom appeared to have been "visited", the next day or so, this item was stolen from the closet/storage outside. Maintenance was the only entity that had access to my apartment, and the feeling that someone had been in the sunroom became more apparent when the item came up missing after it was moved. I gather they went through my suitcase when they were supposed to have had a work order, saw what was there and intended to come back for it, but noticed it was gone. I believed they then checked to see if I had an onsite storage and you guess it...took the item as their own. I was floored, speechless and done by the time my lease was up. In addition, One lady in unit 6 was held up at gun point, two women had been mugged in front of the gate that was always broken in the front of the apartments and trash was always on the ground. Paying renters had a hike longer than Mt. Everest is high if they came home after 6 pm any day of the week. I am disgusted with my stay there to date. They went form 1st to 5th gear in no time. I would advise anyone looking to lease there to do so with caution.”

This place has many problems, starting with the revolving door of management and ending with the property needing a complete overhaul. Don't be fooled by the model apartment because yours will not be as well kept. The units were built with cheap materials, and the wear and tear of many tenats through the years leaves you with a raggedy apartment and old worn appliances. The buildings need to be painted and the power washed, and the might as well not have gates because they are ALWAYS broken and wide open for everyone to have free access. I wish I had walked the entire property and viewed the unit that I was to move into before signing the lease. This places sucks!!!! The only good thing is that it give you rapid access to the beltway.”
