I was told my apartment was been "renovated", and it is just the same as the one shown. I got the key and moved in with my wife, kids, and parents on January 3rd,2021 from out of state. The moment I entered the apartment, I had the worst regret of my life!!! No heat, low-pressure water, toilet not flushing, refrigerator not working, stove not working, walls with cracks and huge holes that were painted over. Rats and bugs and cockroaches everywhere!!! I contacted the front office same day, and they said they will send the maintenance and the cleaning lady to my apartment, but nothing ever happened. I went to the office a day later, and they threatened to damage my credit if i move out (That was the same week I moved in). They are evil scammers!!! I was attacked twice within 2 weeks of staying in the apartment. Gates are wide opened, No security whatsoever. Homeless people, prostitutes, and drug dealers hang out in the building. They will solicit from you. I spent close to $5000 moving from Out of State into 2929 Dunvale and moving out within 2 weeks and looking for a better place to put my family. It is not safe!!!. We are going to court!!! They never refund my rent or deposits, and I had to pay another rent for a better apartment within the same month.”

(a) This section applies only to a tenant in a multiunit complex, as that term is defined by Section 92.151 . (b) If at the time a lease agreement is executed a landlord has vehicle towing or parking rules or policies that apply to the tenant, the landlord shall provide to the tenant a copy of the rules or policies before the lease agreement is executed. The copy of the rules or policies must be: (1) signed by the tenant; (2) included in a lease agreement signed by the tenant; or (3) included in an attachment to the lease agreement that is signed by the tenant, but only if the attachment is expressly referred to in the lease agreement. (c) If the rules or policies are contained in the lease agreement or an attachment to the lease agreement, the title to the paragraph containing the rules or policies must read “Parking” or “Parking Rules” and be capitalized, underlined, or printed in bold print. (c-1) As a precondition for allowing a tenant to park in a specific parking space or a common parking area that the landlord has made available for tenant use, the landlord may require a tenant to provide only the make, model, color, year, license number, and state of registration of the vehicle to be parked. (c-2) Notwithstanding Subsection (c-1), a municipal housing authority located in a municipality that has a population of more than 500,000 and is not more than 50 miles from an international border, or a public facility corporation, affiliate, or subsidiary of the authority, may require that vehicles parked in a community of the authority, corporation, affiliate, or subsidiary be registered with the housing authority. (d) If a landlord changes the vehicle towing or parking rules or policies during the term of the lease agreement, the landlord shall provide written notice of the change to the tenant before the tenant is required to comply with the rule or policy change. The landlord has the burden of proving that the tenant received a copy of the rule or policy change. The landlord may satisfy that burden of proof by providing evidence that the landlord: (1) delivered the notice by certified mail, return receipt requested, addressed to the tenant at the tenant's dwelling; or (2) made a notation in the landlord's files of the time, place, and method of providing the notice and the name of the person who delivered the notice by: (A) hand delivery to the tenant or any occupant of the tenant's dwelling over the age of 16 years at the tenant's dwelling; (B) facsimile to a facsimile number the tenant provided to the landlord for the purpose of receiving notices; or (C) taping the notice to the inside of the main entry door of the tenant's dwelling. (e) If a rule or policy change is made during the term of the lease agreement, the change: (1) must: (A) apply to all of the landlord's tenants in the same multiunit complex and be based on necessity, safety or security of tenants, reasonable requirements for construction on the premises, or respect for other tenants' parking rights; or (B) be adopted based on the tenant's written consent; and (2) may not be effective before the 14th day after the date notice of the change is delivered to the tenant, unless the change is the result of a construction or utility emergency. (f) A landlord who violates Subsection (b), (c), (d), or (e) is liable for a civil penalty in the amount of $100 plus any towing or storage costs that the tenant incurs as a result of the towing of the tenant's vehicle. The nonprevailing party in a suit under this section is liable to the prevailing party for reasonable attorney's fees and court costs. (g) A landlord is liable for any damage to a tenant's vehicle resulting from the negligence of a towing service that contracts with the landlord or the landlord's agent to remove vehicles that are parked in violation of the landlord's rules and policies if the towing company that caused the damage does not carry insurance that covers the damage.”
“I moved in and gave bern here approx 6 weeks and have sat in water that has caused me serious illness. I’ve been to Er Urgent Care three times and not getting better. I reported to manager nothing has been done. They do not have ways to get to a dumpster have to carry trash down street from apartments, mail has been continuously an issue with someone getting in boxes added expense NO DELIVERY at main office my Cell phone delivered and stolen at my door! Raining can’t get to front door without wading water and then to make matters worse was targeted at a parking place handicapped and towed at a tune if almost for 24 hrs without car to get car returned at 314.00 more and so I’m very unhappy and looking to addressing management . No way would I say anything good as to how I’ve been treated. Everything on line no parking place and in between being ill and going to ERs I have car towed where I was parking for 3 weeks. Filing report and having to give notice to now redue packing boxes that still sit in my living room. Costly hurtful physical injury and now car being towed unbelievable! Worst place to live their computer room doesn’t work and so it’s really sad to do this to bring in income do nothing for their tenants. It’s obvious that there’s sharp attitude and feeling unsafe and unpleasant over problems. Seriously hurt by this apartment finding sorry I came here!”

People fighting above me, black mold in my vents, hot water went out in November 4 days, then 2 days this month. I waited & waited for a new stove & refrigerator since day 1. My 1st week, i set off roach bombs, with no success. My apt was by the gate, which was hardly ever working & was open most of the time. My bathroom was disgusting. I complained multiple times & all i ever heard was, ill come walk your apt & look at it.. the manager NEVER came. Theres cigarettes all over the grounds, maintenance is a joke. My fridge hardly worked, and the light in the fridge never worked. The part to fix it supposedly was being delivered or ordered- never happened. When i complained about a RAT, the maintenance came, pulled out my dishwasher that was broken & then i saw what was the last straw. Mold. Black mold. Rotted wood. This place has NO PARKING. At least for visiting ppl. I left for 1 night, came back to find they had been in my apt & refinished the bathroom & left my door unlocked. I still have things inside & they lwft it unlocked. Not cool. At all. They get u with the low move in price. My patio door was broken, & never shut. RUN AS FAST AS U CAN & DO NOT WASTE YOUR $! The washers and dryers never work. The mailbox are is disgusting & the boxes are always broken.. The security is a damn joke. I found out from an Apt locator , this placee is a hoke & they actually owe him $.. multiple staff changes since i was there. THIS PLACE IS BAD FOR YOUR HEALTH! RUN RUN RUN!”

The apartment we took is the larger of the 1 bedrooms and offers a large walkin closet as well as another closet in the bedroom. There is an additonal hall closet in the dining area. We have enough room to fit a table that easily seats 8-10 and have 3 sofas in the living room area. There is additonal patio space that can be used as well. It is generally quiet and on the rare time when a neighbor was loud at 2 am we were able to call security to request the music to be reduced. The community is gated but we have had no issues at all. When we have needed maintenance, they have responded promptly. The office staff is always friendly and willing to help. We will be relocating out of state but if we were to move back to Houston, we would have no issue rerenting from this complex :)”

I'm glad I took off right on time and I was and ideal tenant with payments always on time almost for 2 years. Cars recently got broken into by breaking the glass inside the parking lot. mine was one of them. Services didn't get much better. I'm a big gym fan and if your are you would not want to go there. I was shocked at the bill they charged me after I left. I cleaned the flat except for the carpet but the cleaning fee was a shocking $133 (for the stove and few counters!) plus $100 for the carpet. They don't bother calling you if you're suppose to deliver something before leaving. they'd just charge it on your account.”

Now myou in laws have called and went to the office numerous times to ask them to fix the mold issue. The ceiling has mold black mold right above their bed then in the living room there is more . They use the excuse when it stops raining then we can fix it but I find it so ironic that it hasn't rained in the parking 4 days and still nothing has been done. Now my in laws are very very sick and the mold will only make it worse. These apartments are horrible even the ladies in the office are rude. I hope some one sees this that works for the complex so they know the truth about them selves.”

I lived here for 1 year and referred tons of people, the first year was fine mainly because i was never really home (working, school, traveling,etc.) however my 2nd year when i actually got settled in was horrible, but i wont go into detail about that because i moved out due to a $90 water bill. A year later i moved back into the complex (only because it was closer to my job and i had no choice) but oh was that a mistake i would have had a better chance of going to live in a shelter!!!! Upon moving in i did a walk through of my apartment and filed requests to the office to fix a few things, i was put under the impression that maintenance had an overflow of requests which would put a delay on my requests, i made no big deal about it because i felt as long as they knew about the problems it wouldnt fall on me. Six months later still no repairs done at all, and to add injury to insult i had a funny smell in my bathroom/bedroom area, only to discover i mold/mildew coming through my bathroom walls as a result of leaking pipes from the neighbors upstairs from me, i informed the office and they had management come out (Lisa and Nancy) they inspected my bathroom and confirmed/agreed that there was mold/mildew there, and said they would have maintenance come right away. Well 2 months passed by and no maintenance and at this point the mold had spread to my shower area. i had to threaten to call corporate for them ti even send someone out, when they finally did the maintenance cut a huge hole int he wall where the mold originally was and just left it like that for almost 2 weeks (exposed pipe, ventilation, etc.) a couple days later i was admitted to the hospital because i was having breathing problems only to be informed that it was because of exposure to mold. i took the paperwork to my lawyer and then we proceeded on to take it to them as well, i requested to be moved out early due to this reason only to be denied that right, when i got home that day my bathroom was flooded in water, the pipes from upstairs had burst. they came out and cleaned the water but still left the hole open. i covered it with a piece of cardboard and since my lawyer was charging so much i had to basically give up on perusing a case i figured my lease would be up in a few months and that i could just stay with my uncle (who i referred to live there) the remainder of my stay. that next month, someone tried to break into my apt. i called security who didnt do anything so i called and made a police report. still staying with my uncle while paying rent and high water bills, i decided to get a few things from my apartment, only to see a huge freaking rat out by the pool! when i informed the office lisa and nancy told me that a few other residents reported the same thing and at the time it was probably because the rain had overflooded the sewers...anyhow fast fowarding a year later, i have been out of those apartments, and receive a notice from a collection agency with outrageous charges from this complex, stating damages to the bathroom, items left outside the apt., kitchen damages, water bills from the months when i was and was not living there, sewer charges, carpet replacement (i have no kids, pets, etc. dont smoke, drink, and had hardwood floor over my entire apt!) the damages totaled out to $606 and then with the amount of my deposit added on to the balance left me with a balance of $457. i contacted them and wanted explanations and proof and asked why they hadn't informed me within 30-60 days even after i had given them a forwarding address, and also had all my mail forwarded by the postal services, and not to mention i had came into that office over a handful of times since i had moved out to handle a few things for my uncle and not one time had i heard of any charges! now i have this hold on my credit and cant get another apt. because of it, and now the collection company is charging me interest fees, and late charges, not to mention i got gbs from all the mold in the apartment and ended up loosing my baby a few days after talking to them about these charges from stress. these apartments are horrible!!!!! i ad bedbugs also, they came and inspected my apt before moving out and not only was i the only one who had them but nearly the whole complex did! there were constant random power outages, parking is terrible, staff is rude, and i could go on for days...”

Parking was a hassle. We got two parking permits. One was at the other end of the property. When we finally moved they charged us $50 for each parking permit. Didn't give us the $25 for the gate control, kept the $300 deposit. And said that we also owed them an extra $235 because the old carpet that had been there since before we moved in "was damaged". Basically saying " the whole apartment was destroyed ". We cleaned everything head to toe in that apartment. They are just looking for a way to get more money from good honest people.”

I have had the worse experience, not to mention they raised the prices up---$700 for a 1 bdrm that's extremely small, and not worth it, water bill is extremely high, parking is terrible, if walmart wasn't across the street, visitors or additional residents parking would not be available. there are no amenities for the children, aside from the pool that's never open or clean, and the workout room, which has never been updated, half the equipment doesn't work. Nancy one of the leasing agents their she is an extremem liar, if your not -------- forget about getting anything accomplished. Lisa however is cool, but tends to forget a lot of stuff, mainly because all of the girls their are unexperinced and throw everything on her. Jessie the book keeper, never release packages to residents, completely rude (I told her I needed some things fixed, and she told me I had the option to move) I thought that was really rude especially since I had never been late on rent, referred tons of people who had moved in and had terrible experiences as well. Bottom line is these apts, are horrible, I wouldn't even recommend a homeless person to stay here. so glad I left!!!”

Here are my reasons why.... 1) My apartment has flooded TWICE in the last 6 months. First flood-bedroom I called the office during working hours to inform them of the emergency. I wash told by a new leasing agent that someone will be there shortly. Well, that someone never came and the next day was a holiday. While waiting for maintenance to my entire bedroom floor, including both closet were completely soaked. The walls also were wet and moist. I know. Disgusting! NO ONE SEEM TO CARE because the next day was JULY 4. I called the office the entire night and the following morning and left a message explaining the situation and the 24hr maintenance came. He was nice. Tried to solve the problem the best he could. But my floor was still SOAKED and reaped of mold and wet. I had to WAIT a WEEK in order for the MANAGER to clean my carpet.. 2) Faucet Leak- everything under my sink was wet.. Maintenance fixed the issue. 3) Water Bill- $45 for a 1 bedroom/ one occupancy. Ridiculous. When I had company over, more than 5 ppl the bill was $45. 4) Foundation is very old. There are cracks in the walls. 5) Dishwashing is older model. Reaps MILDEW AND MOLD. Doesn't work 6) Washer/Dryer- You have to purchase a Washer/ Dryer card for $5 then put money on the card. The Washers are extremely small and the Dryer dont dry..... Why waste $$$$ when you can go to the WASHATERIA on Richmond. 7)You never know when the Gates will work. Most times they are. BUT there are times when the GATES are WIDE OPEN for days. 8) There is SECURITY at night. It consists of ONE Guy that walks around getting CARS TOWED. 9) When I 1st moved here, the premises was decent NOW I noticed TRASH everywhere. 10) When there is no room for TRASH at the GARBAGE, there is an overflow of trash left by neighbors. 11) This is the main reason why I will NOT renew my LEASE with 2929 Dunvale Apartments/ ROLIDO PARQUE APARTMENTS. NOISE............. Yes the walls are extremely thin but one can control this by not walking like they have bricks for shoes. - I have the most inconsiderate NEIGHBORS... that run back and forth all day.... and stomp like their in a Marching Band!! - I have talked to my neighbor about dropping items mainly her CIGARETTE BUTTS on my Patio more than 4 times before getting the MANAGER involved. - My neighbor is an old lady that have nothing better to do than throw her CIGARETTE BUTTS on my patio. Guess she wants some type of ATTENTION. Thats so sad for a woman her age to conduct herself in this manner. - I talked with the MANAGER 3 times, This has been happening over 4 MONTHS and all I get from the MANAGER is I have talked to your neighbors and even charged them a small fee. Well Im calling the B.S. FLAG. -There are still BUTTS on my Patio and will be there until I leave... I have cleaned up BUTTS twice already but NO LONGER.. Basically I do Not Recommend Anyone To Move Here. Only reason I moved here is because its convenient. When I do not have the RIGHT TO QUIET ENJOYMENT, There is a PROBLEM. “I had very bed experience on this complex, most of the time when u request a work order, u need to go back again to ask for it, bad customer services may be there is only one person who doing the job right, the manager is so tough not understandable at all, ,,,,,,,,,,,, bill for one person in one bedroom is 45 box almost for the whole year, roaches everywhere, if u don't request apartment spray they never do it. they think that they giving a good deal comparing to the market and they forget that the complex is very old and not renovated, the dishwasher and the stove very old, nothing is clean. the AC never work right which make u pay the electricity bill very high.”

Even if you live there!! The maintence is good, If you call on a problem they usually show up the same day. Security, is horrible!! I got robbed twice at gunpoint in these apartments, once my car was stolen and the other was when i was checking my mail at 7pm!! I'm glad I'm leaving.”

Even though you see air-conditioners in two other apartments, do not be fooled into thinking that you too may enjoy electrically cooled rooms. We also like to snoop around your apartment once a month under the guise of smoke alarm checks. The neighborhood gang activity keeps things lively as well. The dealers are all within walking distance. Convenient for drug users who are fed up with high gas prices. Enjoy real culture with vibrant artists tagging their area. See that broken glass on the curb? Thats where a local artist liberated the contents of a car the night before. Its OK, the owner needed a new stereo with iPod hook-ups anyway. Win-win.”

Another group of people in the office were so rude and I knew that it was not getting any better here. These apartments are not safe, PERIOD. We had a break-in in Feb '09, and after the break-in my S.O. the next week was nearly attacked by a group of 5 guys around 3 pm in broad daylight. Police were called and when they arrived, guns drawn, they said that the group immediately left. My neighbor, who I later found out had his place broken into around August, and I identified a member of this group who about a week before the incident was scoping out our place at night. My S.O. is in and out of our place at different times while I work full-time so these guys were scoping out our place and knew when I leave/arrive and when my S.O. is at home. I have to admit that management did respond to our break-in and set us up immediately in another apartment on the other side of the property so we could have a couple of days to figure out our next move. If my S.O. didn't arrive home with a friend on that day I don't know what would have happened. She may not have had the time to call me and then I immediately call the police if the friend wasn t with her to make the group think twice. Maybe our situation was just a weird chance occurrence. But I believe that this area is a magnet for criminals. The automatic gates and pedestrian entrances to the apartment are always open or broke and will never be fixed. The bad guys have too many ways to simple enter and exit these apartments quickly. Also the laundry facility are incredibly filty and the machines are always broken. Remember you get what you pay for. Don t let the office and free coffee fool you. I recommend that you make your decision carefully. I really agree from some of the previous reviews left, These apartment are something else ! Were its a great price for the location but I really regret moving in here... For Starters The WATER HEATER was always going out we would go with out hot water for days at a time, the ROACH INFESTION IS SO HORRIBLE WE HAVE EXTERMINATED THIS APARTMENT ourselves A NUMBER OF TIMES since we moved in and still the same problem and yes we took it upon ourselves to do it because is we were to call the office they will only do a HALF --- job at it. We were given a covered parking spot but some reason or another some one is always parked there when you get home, when you go and complain nothing is done about it They did give us another one but then take it away about a month later we just stopped dealing with it and just started paking on the STREET,You have to walk all the way across the property just to get rid of your trash since theres only two trash cans. What is not nice are few of the tenants whose presence make this place a living hell hole. Or if you like strange people parking in your spot and then NOT moving, then this is the place for you. I once had an unknown vehicle parked in my spot for FIVE DAYS!! Each day I would tell management and they would say let me check. Nothing happened. They would keep repeating some stupid thing about changing parking spots. I'm like, "Dude. I want this idiot out of my spot. It is my spot." Finally I got a manager to tow the sucker. But for a whole week I had to find a parking spot each time I entered the lot. The actual homes are nice and they maintain the surroundings well, and they are relatively cheap, but they are awful when it comes to customer service.”

The apartment complex doesn't look too bad when being showed the property behind the office, either. As the saying goes however, never judge a book by its cover. At first sight, the beautifull landscape in front of the office, the well-maintained interior and exterior of this office, and the advertisements of a gallery area gated community; this property is quite attractive. In reality though, the grounds flood during small afternoon rains, the neighborhood is closer to '------' than it is to 'galleria', and the secure gated community is anything but safe and secure. For example, 25% or more of the property's buildings have stopped up gutters that result in falling walls of water during rainstorms, water collects along pathways sitting as much as 6 - 9 inches deep, sidewalk gates that should be accecssible for emergencies are welded shut, the gates to the tenants 'secure' parking areas are always broken and freely left unfixed and open for weeks at a time, and it is not uncommon to see area retailers' shopping carts littered throughout the community. Oh, and not to forget, some of these shopping carts are in fact used by the apartments very own maintenance and cleaning personell; it's quite disgusting! Personally, I have many times complained about the gate situation. The way they advertise a "gated community" it is only fair to assume that is portion of the cost of your total rent, and that these gates would be among top priority when broken or malfunctioning. Far from it! I was once told that fixing the gates has to be approved by the owners of the property and that such situations take some time. Well, I think I could understand this awful explanation if when these gates were fixed it were done properly so as to ensure that years went by before they were not working again. I think they penny push the maintenance on these gates in such a way it just costs them more money in the long run; they always need fixed! That said, I think it is only safe to assume they never fix them properly. Just last week a vehicle was stolen from inside the gated area. You know, from one of the communities "secure parking" lots. Go figure, the gate was wide open as usual! This having happened almost a week ago now (management well aware), the gate IS STILL WIDE OPEN AND REMAINS TO BE FIXED! Twice in the last week I also had to tell visitors that they were parking in someone elses spot. "Oh geez, I'm sorry; I had no clue, the gate is wide open... I thought the open gate was visitor parking". These visitors wouldn't have even had access without the tenant they were visiting allowing them to enter the 'visitors' parking area had the gate been working in the first place. To the manager, "What in the world are you doing except collecting rent"? Come on! So, if you're looking to live in a community with waterfalls, rivers and ponds along sidewalks, secure gated (but always broken) parking, and management that talks the talk, but far from walks the walk; then well, Rolido Parque Apartments is the place for you. Welcome home... it's a mess over here! Speaking of which, I'd love to sublet you my apartment; I want the hell out of here...”

— 2929 DUNVALE RD · Houston“I've been living here for almost 6 months and honestly I don't plan on seeing another 6 with this complex. It's not bad, but most def not worth the amount they charge you. I'll start with the good first. The location is awesome. Almost everything you need is close by: banks, Wal-Mart, Target, Home Depot, Subway, The Galleria, a movie theater, resturants, etc. You don't have to go to far to get what you want. The staff, most of them, are really nice. I don't know why Linsey has been called out so many times. I thought she was very polite, professional and easy to work with. On my side-the side facing Westheimer-I don't hear cops or see hookers/drug dealers. The trash pick-up is pretty cool too. I'm too lazy to go to the trash can so I think it's awesome that they come and get it. I'm glad that they allow pets. The pool was alway clean and most of the people I come across are pretty nice. The condition of my apartment is not bad at all-at least I don't think so. It's not ran down and everything works. My apt looked nice when I moved in and not like it was in the ------. I think they could do a better job on the townhouses facing Westheimer but aside from that I think the complex looks pretty decent. <br><br>Now with the bad. There are stray cats everywhere and as a result there are fleas all over the place. Every since I've lived here I've had problems with fleas. I called and told them twice. Once no one ever showed up and the second times it took them too long to show up. By the time he came I either forgot about it or got my own flea killer spray from Wal-Mart. There's this leaky thing on my ceiling in the tub-after it rains the water makes so much noise hitting the floor of the tub. I have to put a towel down just to quiet the noise. Sometimes when I turn on the water, it looks rusty. Kinda like it does in Iraq-a yellowish color. If you've ever been there then you'll know exactly what I'm talking about. The biggest complaint I have about living here though are the people/pets. People have their huge horse dogs crapping everywhere and now when I go outside it smells like a toilet. They let their dogs go anywhere and don't even have the decency to clean it up. Just walking outside you're bound to walk into at least 1 pile of it. It's annoying and it stinks. And the cost of having a pet is waaaaayyyy too much! They should go off the breed of the dog or size because $300 for a chihuahua or something that small is just too much. You should only pay that if you have a German Sheppard or something. Now for all this, $550/$595 is just too much to pay- AND THEY DON'T EVEN INCLUDE ANY BILLS. So you have to pay the rent ultilities. If they're going to charge you that much, they should at least include 1 ultility. I'm really hoping that I can move across the street and pay $625-at least that's all bills paid. They should either pay a bill or lower the rent because frankly Rolido Parque is not worth what they charge.<br><br>Oh and that laundry card machine charges too much and shouldn't be in the front office, it should be in the laundry room. I don't like having to wait until the office opens to put money on my card. I should be able to do so at 3 a.m. if I want.”

You do get what you pay for. I'm the starving artist type, a designer and a journalist, and so I need some place low-rent to accommodate the fact that people in media don't make nearly as much as others think we do. Problem is, low rent tends to attract other types that you may not want to deal with.<br><br>The apartments are compactly arranged, and nice enough for the price, though my little one-bedroom costs far too much to cool in the summer, and I can't blame it all on Reliant's rate hikes--my front door has a gap under it so large that I can see my welcome mat under it from across the room, and I get hordes of insects coming in as quickly as the cold air goes pouring out. They do free pest control on request, though, very prompt about that--and in my experience, living here less than a year, the management staff is very sweet and accommodating (save for one particular person, can't say I like her, but I never have to deal with her much, either). <br><br>Since I don't have a car and tend to be up and about all hours of the night, living across the street from both a 24/hour Wal-mart and a theatre is great for me. Truthfully, my neighbors are my only real complaint. They're loud, and quite nosy--I've had people try to cruise my place, and I can't be sure they weren't casing it--and since I live on the first floor I have to deal with the noise of people thundering up and down the stairs and trundling what sounds like a sack of elephants across the floor above me--not to mention some people seem to think that outdoor conversation with the person next to you requires shouting at the tops of their lungs. For a while there were problems with people playing horrendously loud music, loud enough to shake things off of my shelves, but that hasn't happened in a couple of months. Every once in a while we get a screaming weirdo on the property making trouble with some tenant or another. <br><br>There's little security, which bugs me a bit; there's supposed to be a rent-a-cop, but the one time that a few neighbors noticed someone peeking in windows and called, he never came out. The grounds are all right; they clean once a week, and I'd rather put up with the noise of the leafblower than deal with the mess that can accumulate. I don't mind all the stray cats around--in fact, I feed them sometimes--but it really annoys me that people take their dogs out for walks around the grounds and let them...y'know...all over the sidewalks and grass, as I get a good noseful any time I go out to get the mail or even just head out my front door. I like that we get front-door trash pickup three days a week, but it would be nice if my neighbors could remember which days, as they tend to toss their stuff near my door (as they're above me) and I'm sitting there with their trash on my patio until the next pickup day, when the dumpster is less than 100 feet away and it wouldn't kill them to take a walk. Also, there's a huge problem with people leaving Wal-Mart carts everywhere. When I moved in I was told there was a strict rule about leaving the Wal-Mart carts in the Wal-Mart parking lot, no matter how I have to kill my arms carrying everything home in one trip. Still, I do it. On rare occasions I have snitched a cart, but the moment everything's unloaded I take the cart right back to Wal-Mart. Still, so many other people don't that at times we have trains of carts stacked up in the parking lot near the dumpster, and sometimes they'll just leave them in the stairwells or on someone else's front area (I'm getting sick of having someone else's stolen carts parked in the dirt/grass just past my patio).<br><br>Like I said, the average tenants really are the biggest problem. I'm a fairly quiet person, work from home, so I keep to myself a lot--so when they're a problem for me even when I rarely have to see them, that should tell you something (other than that I'm uptight). To be blunt, most of the residents are rather...------, and this place was my last choice--I've got a good renter history, but bad credit, and this was the only affordable place that wouldn't run my credit. You know how it is--you make mistakes when you're younger, and spend the rest of your life dealing with the repurcussions. So for the credit thing, I was grateful. But that doesn't change the fact that this was the last place on my list of apartments in this vicinity, as I was really much more interested in the Arbors across the street. It's not safe here, and half the break-ins can be traced back to the residents or their friends. I usually go out to do my Wal-Mart shopping at about three a.m. (I'm an insomniac, plus prefer to avoid the insane day crowds) and yet I'm always looking over my shoulder, and I hurry back quickly.<br><br>I've even avoided taking an out-of-town vacation for more than two or three days because I'm nervous about leaving my apartment unattended for that time; while there are two deadbolt locks on the doors, only one locks from the outside, and the door wouldn't be that hard to break down. A lot of the downstairs apartments have fencing around their patios, affording them more privacy. You'd be better off in one of those unless you like people occasionally peeking in your windows or snooping around your front door.<br><br>I haven't seen the prostitutes that others complain about, but then I don't make a habit of hanging out in the parking lot after hours, either. Though some of the banging I hear is pretty suspicious...who knows. Can't pass judgment on that without seeing proof, and frankly I'd rather spare my eyes.<br><br>Addition, 08/03/06:<br>I've just about had it with this place at this point. They've gotten in the habit of making "modifications" to my apartment without my permission, and sending people in at all times of the day when I'm trying to work, usually on phone calls that can't be interrupted. Do they knock? No. They just unlock the door and walk right in. Not only that, but sleeping at night is impossible. If it isn't the tenants, it's the police coming after the tenants and leading them out at gunpoint, yelling and screaming the entire time. There are strange people wandering around day and night that I'm pretty sure don't live here, and I'm damn tired of going outside at night to see people camped out and living next to our goddamn pool.”
