— 6767 Bennington St · Houston“Emerald Bay staff attitude rude when you request something to be fix in your unit all I can say is good luck NOT GOING TO BE FIX and if you call and check on the work order you requested attitude come with that and for sure now you will get no work order for maintenance to fix. over all staff not friendly they treat the resident bad and don't care to get anything done it does int matter that this is a section 8 and very low income it give them no right to treat the resident any kind of way I truly regret making this place my home..”

— 6767 Bennington St · Houston“The new manager is horrible! I repeat HORRIBLE! She's the absolute worse! All of the ladies in the office are terrible they are lazy and have extremely bad attitudes! You have to threaten to call the corporate office to get anything done! They are rude, lazy and disrespectful. The office is suppose to close at 5 but they almost always closes the office 30 minutes to 1 hour early. I tried to pay my rent the day it was due, I went to the office at 4:15 but they were closed I had to wait until the next day then the lady in the front had nerve enough to put the date I brought it in as if I was late! I was fasely asscuss of threatening the maintenance guy with a bat. Instead of the manger calling me to ask me what happen or was I even involved she automatically assumed I did it! After the maintenance guy told her it wasn't me she still fail to apologize and acknowledge that she made a mistake she's rude and a liar! I don't trust any of them in that office.”

Was broken the manager demanded I stand there and wait for a copy of my work order after she already had a nasty attitude now yesterday I reported my freezer and fridge is not cooling or freezing properly plus they haven't put the weather stripping on my door only stapled foam on the sides from the last order now no copy of the work order was given to me so I just go in to ask where's the new fridge my food about to go bad and they claim the maintenance man has my order so I asked for a copy of the order and they claim they can't give it to me they don't have it somehow I feel this is solely so they aren't responsible if my food goes bad and trust this is only a few of the problems at this complex btw they don't have 30 days notice when your lease up they have 60 days so yes I got trapped another year shrugs”

— 6767 Bennington St · Houston“Roaches roaches roaches. They won't get rid of roaches. You can't even sit down and eat dinner with out making sure all the food you cooked it sealed away. You'll have roaches on anything you leave out and it'll only take minutes. I just sat down to eat got up and got a drink came back there's a roach on my plate. Takes weeks to get maintenance then they came and fixed the wrong thing. Now I have to wait a couple more weeks. Neighbors are loud and shoot dice. Front gates doesn't work hasn't since I been here so it's actually not secured by a gate. Security maybe walk through once a week @ 12am. Neighbors roll weed on the stairwells and leave cigar tobacco all in front of your door how disrespectful”

Yes they USED to be kind of rough but that was was before we I moved her in 2011. They have cleaned the complex up a lot and has a lot of resources for kids. They have after school programs and summer programs also. They have a curfew that is to be followed and is reinforced strictly..come through at night and you won't see anybody hanging out. The leasing office is very nice and they are very good about getting things fixed.. with the new management that has been there for the past 3-4 years.”

My heater has not wireless since I moved here, they can't give me the screens to my windows. I had to get a rental car larue ay night since my car caught fire some kind of way and within 20 minutes of getting home they towe the rental, I try to explain the situation and they just look ay me like I'm from another planet not wanting to help since it's their fault.... The walls are so them I hear everything they do down to them in the bathroom... Every night I have to beat on my neighbors wall for there squeaky bed and sex moans.... These hood --- apartments should be better but tretu want act like it's high scale with this stupid gate having to have a key to get in them and this towing cars if you dont park on the other side of the apartments in the dark area...i highly recommend you to run wh entering these apartments..”

I GOT MY CAR BROKEN INTO WITH BELONGINGS STOLEN. THERS FIGHTS IN THE PARKING LOTS. MANY GUN SHOOTINGS DOWN THE STREETS. ALOT OF MARIJUANA SMOKERS ALL AROUND THE APTS. KIDS RUNNING AND BREAKING LIGHTS ALL THROUGH THE APTS SO ALWAYS DARK. ALOT OF YOUNG BOYS VERY DISRESPECTFUL TOWARDS NEW RESIDENTS. MY LIST CAN GO ON! I LIVED HERE FOR 2YEARS, BUT NOT BY CHOICE. WHEN I PUT MY NOTICE TO MOVED OUT THEY TOLD ME I HAD TO TELL THEM MONTHS AGO, WHICH DIDNT SOUND RIGHT BECAUSE YOU USUALY TELL THEM 1-3 MONTHS BEFORE. SO THEY MADE ME BELIEVE I HAD NO CHOICE TO MOVE OUT AND MADE ME SIGN ANOTHER YEAR. AFTER MY APT GOT BROKEN INTO I TOLD THE OFFICE TO LOOK INTO IT BECASUE NUMEROUS OF PEOPLE BEEN HAVING THE SAME BREAK INS AND BASICALLY THEY COULDNT DO NOTHING BECAUSE THEY DONT KNOW WHO IT IS. SERCUIRTY SUCKS, ATLEAST THEY CAN GET A CAMERA TO TRY AND STOP THE VIOLENCE. OH! BUT THEY BEGGED ME TO NOT MOVE OUT! THEY SHOULD HAVE ENOUGH MONEY BY THE WAY OVER PRICED APTS, WHICH ARENT DECENT AT ALL. SOMETHING GOES WRONG AND MAINTENCE SHOWS UP 2-3 DAYS LATER. IF ITS AN EMERGENCY MAYBE 1 DAY THEY WILL SHOW UP. When I called the complex to see about getting their name off my report I was given the run around.... Which led me to believe that they new I didnt live there and that they let someone use my info to obtain a lease with them.... Not cool..... When I figured that I wasnt gonna get anywhere with them, I called the corporate office(management) claimed they didnt have the number...big surprise there!!..The manager calls me back to inform me that since I called her supervisor, I was gonna have to call the credit company to have them take their name off my report. They have me listed as living there in 2011,I had been in my HOUSE for th e past 3 years. All they had to do was sign a piece of paper saying that I did not live there.... To be honest, I wouldnt drop off an unwanted pet in those apartments. If you live there because thats whats affordable for you.... You have my utmost sympothy...The staff tells all kinds of OBVIOUS lies. I think there was only one person in that office who wasnt full of BS and Im not talkn about the manager either. The whole experiece had my totally stressed out.”

Break in's on homes are daily. Car break in's are daily. They are to clean your carpet once a year and that is in your lease agreement and they do not stand by that. There is no security and there is to be security on grounds. Not a good place at all.”

Two yrs ago when I moved in the gate was broken and was "" in repair. to date the gate has yet to be fixed the managers are very lazy and frequently change,my second bathroom has been inoperable for 1yr or more and my garbage disposal has been broken for 6 months there is a leak in my bathroom somewhere and mold keeps appearing only for maintenance to come in and spray bleach and Kilz over it. To make a long story short I am on my way out and can't wait,cause at night it's like ateen club out here and (well I guess I can't blame that on management) but this is not the place to live if you are looking for peace and quiet or a safe place to raise your kids.”

But like the majority of the reviews these apartments have received and the life that takes place makes this place a a very unsafe and scarry place to live or even visit. The kids that hang out are horrible the old lady that stands out drinking beer everyday discusting. The foul language all times of the night and loud LOUD music uncalled for. I have really tried to look past the stereotypical views I have seen being portrayed and let me tell you anyone of any common sense look at this place would agree this is a haven for low lifes and people on housing with no positive outlook on life. The group on housing aspiring in school and to obtain better jobs my hat is off to you. I would never try to raise a child here unless he/she in training for gangster 1 on 1 or hoes in training. This apartment complex has great potential just need extremely strong management not all the people here and kids are destined for doom I have had the opportunity to meet some fabulous families with goals and great ambition and I loved being around them but the rest of the evilness that takes place out ways the good. The apartments are very nice but the management is unprofessional and slowful. From what I here new managment is taking over and I will pray for them daily. Maybe they will be the VICTOR and not victim of these hoodlums and hateful kids that dwell taking an advantage of undeserving American citizens trying to survive in these hard economic times. It is going to take more than hope and prayer to change Emerald Bay maybe by Obama making office this will actually change some of the thinking of the parents and the kids. It is not only the kids but the parents are as bad some of them not offering any guidance when they are in need probally more-so than the kids. KEEP HOPE ALIVE!!!”

Don't get me wrong when I first moved here it was a very nice place in 05 and the office personnel were great the manager Tomeka was a wonderful person and she stayed on top of everything. Now!! This complex has lost a lot of good staff members and ths leasing personnel now is ridiculus they have very nasty attitudes and are very uninviting to the property.There is a no pet policy and I see (Pitbulls) everywhere including puppies they are not suppose to be there and there are plenty of dogs there. There is all sorts of traffic on the weekends I believe for DRUGS and that is not an enviornment for a family with some type of morals for their to live in. I believe that this is why they are losing so many good people. The manager tries to be friends with everyone and in a buisness like that you cannot do that (bad girl!!) You have to stay firm with your tenants or they will walk all over you and that is just what they are doing!!! Maintenance is very slow and the only person that really tries to take up the slack is the assistant manager and i know that she is worn out from all of this but it is for the good of the company that SUCKS!!! THIS COMPANY IS HORRIBLE. COME ON PEOPLE WORK TOGETHER FOR A CHANGE!!!!”

— 6767 Bennington St · Houston“people do not move here this place sucks yeah it looks great on tha outside and nice in the inside too but honey if you like nice things this is not the palce to bring them i was in my apt for about 2 months before i got some uninvited visitors who felt as though they could come up in my crib and attemt to steal some things but lil did they know someone was home so the fool jumped out the window and went on to another house where he was later caught by a teenager (lol)shootouts, you better believe it they have shootouts often and the only time you see the damn cops is when somebody is going to jail and baby if you got a nice ride you better park it somewhere else cause they love to scratch up ---- that aint theres or that they cannot have maintanace yeah right you'll be waiting, and if you live in building 5 don't be suprised if you see roaches even if you are clean the people around you will run there roaches in your house so have some bombs ready management is horrible and they need to do something about them damn kids staying out all hours of the night what is wrong with these damn parents and like the rating above said they not gone quit until somebody get's killed and me personally the ------ should be glad they have something nice and appreciate it but naw peeps don't know how to act so it wont be long until the place looks like it belongs in the ------”
