We did an at home mold test kit that absolutely tested positive for mold spores in the air. The entire third floor flooded during Harvey AND Imelda, and while they're attempting to fix the leak in the roof that allowed water to come down through all exterior walls, management doesn't know enough about water damage repair and mold growth to adequately address the damage already done. It's like putting a bandaid on an already infected wound. Yeah, it'll cover up the problem, but what's festering underneath is getting worse. They've left most of the sopping wet insulation inside the walls claiming it will "dry out" (we found it already molding) and there's already new water lines on the drywall after "fixing" the flood damage. I used to think mold wasn't a big deal, but we have been sick for a while, and it turns out it was mold sickness. Additionally, management became extremely hostile and rude when they deemed us too demanding. Honestly I think demanding the flooring to finally replaced after having much of it missing for several weeks, decreasing the square footage significantly that we are currently paying $2k a month for, is rather reasonable. Incompetent management and the whole D building is a health hazard. It's extremely disappointing because I loved the location and the pool area. We really wanted to stay here and hoped that management would adequately resolve the mold issues, but it's just become too much. Do not live here.”

My girlfriend and I stayed here for a year and received the worst service and rude staff, well I won't say all staff more so Tiauna Major. What we are dealing with here is that Oliver McMillan just doesn't hire the most educated leasing agents. These girls working at 4444 Westheimer just aren't capable of intelligently solving problems nor answering questions. Remember you can determine the intellect of a person by if they escalate a problem or if they actually use some brain power to actually solve the problem or resident concern. The girls at 4444 Westheimer just don't have that ability and therefore prefer to escalate. Don't be mad, just feel sorry for them. Most are soon out of a job, and if I ever see Oliver McMillan on a resume that comes across my desk, it will go into the trash.”

I won't name any names, but one of the leasing agents did not even HINT at this place getting demolished, and gladly accepted my deposit and application for a 1-year lease. Three days before my planned move in mid-Oct, I get an e-mail telling me that they will be requiring me to move out by Nov. 30 because they will be demolishing the place. I was given no incentives, and had to make last minute arrangements to move into a different apartment. Overall, I feel I have been treated extremely poorly by Oliver Macmillan. I got my app fee and deposit back, but the added stress of finding an apartment to move into 3 days before move out was pretty incredible. I hope their new property flops. My money will be going to much better management. Oh, on top of that, they sent me a check with the wrong name on it.”
— 4444 Westheimer Rd · Houston“The management here is rude and incompetent. I agreed to terms specifying a certain level of rent and ceased looking for housing elsewhere. However, days before I was scheduled to move out of my old apartment, management at 4444 Westheimer sent amended terms with higher levels of rent than I had signed previously -- pet rent was not included initially, in fact it was manually crossed out, but then it was added. It would have been impossible for me to find another place to live without incurring significant hikes in rent from the complex I was evacuating. Tommy, the slimy Westheimer manager, insisted that he and his staff did nothing wrong (besides, you know, failing to complete their end of the contract, rescinding the agreement I had signed, and then unilaterally requiring new terms that I was in no position to refuse). Upon our initial inspection of the unit, I saw that there was standing water in the dishwasher. This issue, even though management saw it with me, has never been addressed, despite efforts to communicate it to maintenance. There was also an issue with the electricity where not more than one or two minor appliances (a phone, a computer) could be plugged in at once without all of the unit's lights flickering. This issue was resolved after management was emailed and notified that legal action would be taken if the issue were not resolved. Management here thinks that it can do no wrong when in fact all that it does is wrong. This building and its parent corporation have no sympathy or consideration for their tenants. Despite having claimed that there were no active plans for demolishing this complex, it is publicly available knowledge that Oliver McMillan submitted comprehensive plans to the City of Houston in March 2012. Management assured me that any redevelopment was unlikely when they presented me with another addendum to the lease on my move-in date, but in August, just two months after I signed the lease, the project was approved (and given $19 million in taxpayer money), management still did not notify tenants. Management notified tenants at the end of October that they would need to vacate by the end of December, practically only one month's notice. Management was signing up new tenants as late as and perhaps even after July. The management team here was responsible for a really terrible renting experience. Tommy and Arna are terribly rude, incompetent, defensive, and irresponsible managers. Their best contribution to Houston will be through raising its unemployment rate.”

When is this demolition supposed to take place? What are the sources for this besides the Chronicle article? The management never mentioned anything about a buy out/demolition. If the property is still renting to people w/ no mention of an impeding demolition, it is amoral, despite any "law" to the contrary. Rich property owners dictate the laws to the Texas legislature as it is, so the point is moot. Friends who live here just re-signed their lease, w/ no mention made to them of any property changes.”

They'll lie and say they think it's not happening, but the Chronicle has confirmed it's being demolished. Oh, and BTW, when they kick you out, they give you 30 days notice and one month's rent. Not nearly enough to pay for the inconvenience. 2) In order to get maintenance done, send an email and threaten to sue. They'll get someone out immediately. 3) Management is incompetent. I haven't had an interaction with them that didn't involve failure on their part. 4) They believe the lease only binds you. If you point out their duties in the lease, it's "not a legal document." Don't bother to move here. For the same price (AND NO DEMOLITION) you can move to Westcreek Lane Apartments less than a block away. I wish I'd never heard of this fail ------- complex. PS - I hate them. Don't move here. Really.”

We were thinking about moving out so I turned in my notice but tried to renew my lease but management refused to renew my lease under the renewal conditions. We were told that our unit was already leased to someone else and refused to relocate us to another unit without paying market price which was above the current special that they were offering!!! The special was $699 but they wanted us to pay $749.00, so basically we were forced out with no choice.We were paying $620 the last manager Lesa would've accomodated us,but Tommy was totally incompetent and unwilling to help! If you like stepping in dog crap,this is the right place for you ! If you like to see your car on bricks without tires, this is also the right place the current manager is money hungry and staff is really helpless. Hopefully this review will help you make a better decision.”

Previous to this I had maybe a couple of sinus infections in my life. The place smelled damp and the ceiling tiles in the bathroom dripped water even after the A/C was replaced. The staff was slow to repair anything. The property management changed while I was living there. The gates to the parking lot were constantly broken. There are lots of other problems I think everyone else has covered in their remarks. Stay away!”

When problems I have with the staff go no where and I ask to speak with the manager I never get a response from him. I have rented in multiple locations for 20 years, and this is the most disrespectful and unhelpful staff. I will never recommend this place to anyone. The have been multiple car break ins near my unit too. The "security gate" is never working. Anyone is free to walkin. The staff always says "we're working on it" then turn back to gossiping. I've had read the recent few and I do have to agree that the water situation is a bit odd and I too get the occossional hot to cold and cold to hot but maybe i'm not as uptight as others so its not a big deal to me. What makes me wonder is the comments about the windows and higher than normal electric bills. When anyone comes to rent here, any person with a brain would notice that this place is very old. The staff doesn't present this as a brand new complex with state of the art windows and a/c units. Its common sense see and understand that it may be drafty and higher than normal light bills are expected. More experience in life would teach you that. As far as the staff is concerned, the current staff there is probaby the most proffessional and "hands - on" that i've seen in the past 10 years. This "Brian" person was more of a used car salesman type, so glad he is gone. This is Houston. There are close to 4 million people who live here and you live in middle of one of the most busiest intersections in the entire city so crime will be present. There are HPD officers who live here and they have told me that this entire area is being hit, no a single apartment complex near here isn't having problems with crime as my car has been vandalized as well. If you want to complain, move 1.5 hours away in Richmond, TX - maybe you will be happy there. By the way, I've always had my things fixed when I inform the leasing office, so I guess I don't know what its like for those who say their appliances have been broke forever. Doesn't make any sense. What people don't want to talk about is that the Tennis courts used to flood all the time for over two years, my car was was flooded. Washing Machines in the common laundry rooms have been broke for over 4 years. The landscaping was horrible for over 5 years. The "security" was a joke. Can't tell you how many times I saw this person sleeping on the job. Plus, the dog poop seems to be all over the place. However, I noticed a new security company working here now and they are armed guards and so far, I have not seen them asleep on the job. There is a direct phone number for residents to call security when needed which is nice. Landscapers are new also and the new flowers look nice. The best thing so far is that the laundry room is now replaced with all brand new washer/dryers - I was sooo happy to wash and dry my clothes. Two months ago, the Tennis Court problem is fixed and no more flooding. It seems that the new management for the past 6 months or so have really improved things around here. Of course, its just my opinion. Others appear to be really unhappy here, but I'm fine. I pay under $800.00 a month in one of the most convenient locations available and yes this is a really old place, but I knew that when I rented here and so should future residents.”
“I've lived here for over a year and I'm not sure why...nothing is good about this place. When I moved it my fridge would not freeze my food, and I complained for almost 3 months before they replaced it with another from a unit down the hall. The microwave is crap and the dishwasher will not rinse the soap off. I've complained about that and they came in to look at it and left a note saying dishwasher turns on and works...umm really? To top it off my friends truck was broken into and a few months later my apt door was pried open and my stuff was stolen! Thank goodness I have insurance! The AC bill is always high and the windows leak air and rain water when it rains again nothing has been done about it even though I complain about it all the time. Oh, and then my friend was walking down my stair case outside and the step collapsed! The shower goes from hot to cold to hot to cold and drives me insane. My ceiling was leaking in my bedroom and it took them 6 months to finally repairing it instead of painting over the stain! I've had numerous sinus infections from living here too just like a previous poster said. I think there is tons of mold in these units. I finally wrote corporate about my problems and my burglary and mgmt is letting me out of my lease thank God! do not live here”

Like you're taking away from their social time. I asked many times to speak with the manager, and he has never gotten back to me. At one point I went in 5 days in a row to speak with him. Current office staff is so incredibly rude, absolutely not helpful what so ever, and I am actually intimidated to go in there b/c some staff will give you more attitude than imaginable. Miserable. Everything has gone wrong in my apt. I ask them how they would feel to PAY FOR AMMENITIES THAT DO NOT WORK! It's not fair! I am the dishwasher - the installed one flooded the apt the first time I used...way to fuin my date that night. A/c bill is outrageous, bugs, microwave never cooks - just makes noise and lights up, and I totally agree about the paint! anything you set on a shelf or counter ets stuck!! When they do yard work dirt blows in your house WITH THE WINDOWS CLOSED even if they "fix it". My worst complaint is that the shower will suddenly scold you - I'm talking burns and then freeze you. My one favorite, calming activity is literally torture and sometimes burns me so bad it leaves me in tears or rage. Don't spill on any countertop even if you wipe it up immediately b/c it WILL STAIN and no amount of Chlorox will remove it. I'm assuming so they can charge you later. Get back on that when I finally get out of here. I made some nice friends though. OHHHHHH! I swam in the pool all summer and my hair was falling off, skin burned and itched. I thought I had bed bugs or something. We took a sample of the water a pool store to be tested and the professional said the chlorine level was equivalent to us swimming in bleach!!! No wonder.”
— 4444 Westheimer Rd · Houston“After reading so many bad reviews, I felt it necessary to redeem the apartment complex. If you are looking at these apartments, you must keep in mind that they were built in the 70s, so know what you are getting yourself into. They are actually very well maintained for being as old as they are, and are in a great location (except for Christmastime, when traffic sucks as you are between the Galleria and Highland Village). I have lived here since June 2009 (in two different apartments) and I would still recommend these apartments to any of my friends. While I'm living here to save money and would love to live someplace nicer, this has become home to me. Every problem I have ever had in my apartments was immediately rectified by maintenance and aside from unfortunate incidents that happen in every apartment, I have been very happy here. I rarely get any insects in my apartment and if I ever see a roach, it is usually just 1, and I immediately make an appointment for the exterminator to come and spray. This usually only happens in the summer. The gates being broken has been a problem, and I think that is mostly to blame for car break-ins here and there, but I have never had any issues with theft. If you lock your car, don't leave anything valuable in it, and don't have $10K tires/rims, then you should be fine. I think my biggest complaint with the apartments is the size of the kitchen. Each apartment (regardless of size) has about the same size kitchen. I know there's not much that can be done about this, but it's the biggest issue with living here (along with small bathrooms as well). Also, keep in mind that since these apartments are older, the air conditioning units are not amazing, and you may notice a spike in your electric bill during the summer since it can feel as though the air can't get below 75 (this is due to the age of the apartments). I love the staff and they have always been extremely friendly. I have had issues with several of the managers, but every time my fiance and I have a big problem, the current manager will get back to us as soon as he can. There are issues with pet pooping as noted in other reviews, but this is mostly due to pet owners being neglectful and the lack of grass near most of the apartments. Parking can also be an issue since (like most apartments) they do not give out more than 1 space per apartment and the guest spots are limited. You can pay more to get a second parking space, but it can be inconvenient when you have guests over. However, I think this is a problem most apartments face. The walls are thin, and if you have an exceptionally noisy neighbor, this can be a problem, but most tenants in the complex are pretty considerate. If you are looking to save some money for a few months/years, these are the perfect apartments to start out with. We will probably sign another year lease and move after that, but the apartments have been good to us and I will leave without any major complaints.”
“I was excited to view this property because my apartment locater told me he leased a lot of tenants here. The location was close to work and Central Market is down the street plus the rent was super cheap. The pictures on the website were pretty nice so I came to vistit ready to put a depsosite down. Well I was wrong. The lady who helped me was super nice so I'll give them that but the complex needs some seriouse work. The leasing office smelled like old food and looks run down and it may sound petty but that's a first impression but I was willing to look past that. So then it was time to look at a 1 bed 1 bath model. It smelled as if there had been a flood and the carpet was dirty. Nats were crawling all over my arms and I looked at the ceiling in the corner and I'm not lying but it looked as ifthe celing was detaching from the wall. It was a huge opening for bugs and this was the model. It looked as if it was furnished from Goodwill. Then get this...they charge for a washer and dryer and it's located in the closet in the bedroom. Wtf! Really who does that? Wouldn't that cause mold on the clothes from the moisture. That is not sanitary. I wanna know if people really don't have a problem with that. The pool was dirty the hot tub looks unsanitary and I left with my money dissapointed. I would rather pay 1000 a month than live in that dirty unwell kept apartment. I feel bad saying this because the lady was so nice but they need to read this review and get to work.”

I think the place is cute and well maintained; the staff and my neighbors seem friendly and helpful. Sure there aren't granite counter tops, and the place has some history, but if I wanted fancy and uber-modern, I'd move down the street and pay twice as much. I have seen the gate broken a few times but it is always fixed. Everytime we have a problem and call maintenance I believe the problem is fixed in a timely matter. I have never had roaches or rats although I did have bed bugs. The apartments did have the exterminator come 3 times before they were actually gone, but I think that was probably the worst thing that happened to me and I am sure it doesnt happen to everyone. Other residents do let their animals poop and pee everywhere which does suck but I have gotten letters on my door regarding this situation informing all residents to pick up after their animals.. Theres not much else management can do about that problem. When I first moved in I had never seen the manager and the staff wasnt all that great or helpful. Recently I met with the manager personally regarding parking and he was very helpful! I believe things will begin to get better with the new staff. Overall the place is not bad because of the price you pay and the area that you are in.”

Then I decided to check out the ground myself and I drove right through the unlocked/broken gate and just walked all over the apartments. potholes is an understatement and what is the smell coming off of landscaped areas? I think it is animal matter and it is putrid. suffice it to say, I found this review site and after reading all the reviews I dodged one heck of a bullet!”

Over the past 12 months, most of the pet owners let their pets piss in the gardens, which has caused the plants to die. Tenants don't clean up after their pets, and leave piles of dog poo in the walkways. Because the courtyard is a giant toilet for the pets, it smells RANK when it's hot outside. The gate has a magnet lock that releases when you enter the code. 60% of the time that magnet is faulty and the pedestrian gate is wide open. Sometimes it locks shut entirely, which is dangerous in case of fire. Smokers leave cigarette butts everywhere. Outdoor grills are used as trash cans. Pool needs a good scrubbing. The employees in the leasing office aren't trained properly, so are incapable of answering most questions. We had roaches in the kitchen. It was a constant battle using many different methods. My boyfriend and I never had roaches in any apartment or home we lived in before this place.”

Here is what I do not understand about people's complaints: There are pot holes, the air conditioners are old and break down, or the apartments are not upgraded. Point taken. Here is another point you need to take: didn't see the ground when you visited the complex? Did they put brand new concrete on the ground to fool you then remove it and only leave the pot holes after you moved in? You do realize that this is a complex built in the late 60's and the office staff does not lie nor do they try to hide that fact. Its obvious you are not getting a top notch upgraded apartment and you are the one who chose to live here, just as I did. What do you really expect for $600 to $700 a month living in RIVER OAKS? If you want something sooo nice and top notch everything, then go down the street and pay $1200 for 600 sq. ft. and be happy there. The maintenance staff works from 8am to 8pm almost daily to fix items at this complex. So yes, things seem to break often when there are almost 700 apartments, but they do try their best and they do fix them. I moved here simply because of the location 1st, the charm of the complex 2nd and the staff is wonderful 3rd. I have seen the staff change, but I see the bad employees leave while the good ones remain. So if you have a problem with that, then keep complaining to the wall. Parking is never a problem because each resident has an assigned parking space. How can parking be so horrible when the residend residing has a permanent parking space? Some people complain just to complain. I've seen a gate completely broken and pushed off the tracks because a drunken resident ran into it while driving. The office fixed it in 3 weeks. Also, i've seen the other gate broken a few times and i noticed the key pad broken by guest or residents and yet the office still fixes it. Do people really think the staff breaks the gates for fun? Think about it. The pools needs some serious cleaning and the landscaping could use some work.”
— 4444 Westheimer Rd · Houston“I've lived at this location for just over 6 months now and I honestly don't have many complaints. However, I will admit that I'm a very easy, laid-back resident. That aside, let's address the main topics: Parking is bothersome for anyone visiting here, but mostly fine for residents. There have been problems of people parking in others' spots, but that will happen anywhere you go. The part of the complex I lived in was exceptionally quiet. Only during the evenings (before 10 PM) was there any problem of noise, and it was a puppy in one of the units next to mine. Other than that, noise is kept to a minimum during normal sleeping hours (10-7) The grounds are old but reasonably well maintained. Since they don't have much foliage, insects were never a problem for me (although, I was on the second floor). The buildings are older so they are beginning to show their age, but they remain completely functional. Safety in the compound became an interesting topic when there was a rash of break-ins. The door construction is sturdy, which will hamper all but the most determined of burglars. In addition, there are several police officers that live in this compound. However, due to the location of the complex, the area is fairly rife with vandalism and burglary. I have had no issues either way. Maintenence is slow to respond and, in my case, have a tendancy to push non-priorities so far down the list they go to oblivion. However, by staying polite and giving reminders, I get any minor work I need done finished fairly quickly. I will say the maintenence staff seems impolite for the most part, but they do have some friendly people that work for them. The staff as a whole is very nice and very helpful. All the people in the office are exceptionally well-mannered and the complex is well-run given the constraints of their management. Simply put, they are understaffed. For a complex as large as this one is, they need a few more people to make things smoother. Every time I go into the office, it quickly becomes some kind of circus. However, these people are hard workers and honestly try to do the best they can. There have been a few staffing changes that are, very obviously, for the better. For the price you pay, this is a good place to live. The location is unbeatable, but there can be issues with outside traffic. As far as breakins is concerned, don't be a moron and your place won't be hit. Leaving your door unlocked while you sleep or go out makes you a target. I would recommend this place to others because it was clearly improving while I left.”
“I am on my second year renting here and I now know that I was crazy to sign a second year with them (the only reason I did was because I didn't really take the time to find something else when i should have). Here is a list of issues I have had with my apartment, number of attempts it took them to fix it and how long it took them to address it and to resolve it. Issue-----------response time......resolution time.....number of attempts to resolve washer..........about 1 month......replaced after over 15 attempts ("new" one not working either) microwave.......aprox 30 days.......nearly 2 months....about 3 ac not working...about 1 week.......nearly two weeks....about 4 fluctuation in water temperature in the shower .................about 2 weeks.....3 months(first time..more than ten and the problem is ongoing... wind coming in through the walls.... ...............1 week...............problem is still ongoing and they refuse to address again (on this last complain they came and said they fixed the heater when i never mentioned it was not working and now it is not working; i guess they though i deserved some payback for getting them away from their precious facebook time.. I hope you get the idea an if you are planning to rent here run away as fast as you can,,,,if you don't believe this take a walk around the property but not just the parts that they show you on your future resident tour...thanks for reading sincerely.. incredibly dissatisfied tenant. i”

We lived 1 year over in H building and the last 2 years over in building number 5. In the 3 years that we lived there it was a constant change of the management. When there was a problem, example: flooding in parking lots, you would tell the management in charge at the time, they would say it will be fixed. When it happens again, you tell them again, of course by that time you have new management and because they didn't know about it you would have to start all over again. Now lets talk about "Bed Bugs"!!! Apartment building #5 has a problem with "Bed Bugs" they are in the walls. I have lost $2,000 of furniture because of this. They did have a pest company come in, but the only solution was to get rid of all our furniture. Now, I know for a fact the problem is still there, because as we were moving out we saw them along the wall in the one bedroom. Mold, if you live in a downstairs apartment in number 5 facing the tennis courts, there is a very good chance you will have mold along your baseboards. When you get a big rain water pools along that side and comes up under the foundation. Their solution to this problem...paint over it. When security problems come up in this complex they do not notifiy the residents. There is a constant problem with car break-ins. We knew about them because we became friends with the night security. One guy who gets to walk or ride around by himself. He would always let us know what was going on, but when you asked about it at the office they would deny it. They were afraid to tell anyone anything...wake up the residents talk about things and share information, you are not fooling anyone. Crazy people...OMG!!! The quality of people they started renting to was off the charts!! If they are crazy and leave you alone that is one thing, but when they are crazy and they start attacking residents and you have the police out there every few days you would think it would be time to get rid of the crazy ones. NO!!! That didn't happen and last I heard...they were letting them back in again. So many stories and so little time. Before you make a decision to move in there talk to the people that live there...ask questions. Management is not going to be honest with you. Their job is to get leases, some of the office people are really nice, but because of the situation and the fact that they need their jobs so they have to play the game. Maybe someday if they get the right management in there and KEEP THEM!! The place will get straighten out. The location is great, but it got old fighting the fight, right now I could not with a good heart recommend 4444 Westheimer to anyone.”
“I have lived here for two years and I have had several days in the summer with no AC. The hot water is always out and the water is rusty. The laundry facilites are always broken. The pools are always green. This past Christmas and January my heater would not work on some of the coldest days of the year. On top of all this when they decided to repaint the buildings they painted the outside dark gray and black with of course hold the heat and makes the electric bills 20 to 30 dollars higher in the summer. Residents are not required to pick up after their dogs so the courtyards always smell of urine and feces.”
