“To Whom it May Concern, I am writing to express my grievance in regards to the Grounds keeping at 18204 Chisholm Trail via Chisholm Trail Apts. (specifically buildings 7, 8 and 9). I am highly disgusted and embarrassed by the way the parking lot and grass areas look. I am a resident and the walk from my car to my apt door is hideous, unsanitary, and outright repulsive. There is trash all over the grass, sidewalks, and stairs. For weeks, I have witnessed old crawfish in the stairwell. I have also witnessed dirty men's underwear in the stairwell for weeks (which I have pictures of), candy and food wrappers EVERYWHERE EVERYDAY. These conditions are usually like this for at least 6 - 21 days in a row. In our current state with this COVID-19 vvirus emergencies, I highly recommend a better process for the cleaning of buildings 7, 8 and 9. When I made my complaint to the front office, I was told that there was only one maintenance and because he does not work on weekends, the area doesn't get cleaned until Mondays (which will explain the weekends, not the rest of the week for at least 2-3 weeks in a row of no cleaning). I do believe there should be someone on site everyday to do grounds keeping and this should be done everyday. I also suggest a trash can so that children can put their trash there instead of the ground. I am embarrassed to have company over because the apartments look like the slums of the worst projects and ghettos. When I had my viewing, prior to moving in, I was showed "the good area". To my surprise upon move in, each building is not given the same respect. I have actually seen project complexes that look better that Chisholm Trail. I am appalled. Please advise. Sincerely, Disgusted and Embarrassed”

“These Apts are really nice.. We were there looking to rent...But... the Manager is a rude horrible lady..She was yelling at the leasing girl and she was yelling snapping and talking rude to a -------- older maintenance man..When we drove up Maintenance man (bald one)was very friendly and was picking up trash..Once inside office atmosphere was totally different..I decided not to rent there because of comments I over heard Manager telling office guy..The rolling of her eyes made me realize I could not live in a community like this..I drove around asking about property and Nothing good was said About Manager Angie..Seems like People are just waiting for leases to be up so they can move..I feel she should not be in the position she's in..She has No people skills...At all!!! Maybe if Company had new Management I'm sure these Apts would be a good place to live its close to stripes family dollar Jack in the box and a school...Horrible Horrible Property Manager has no professional skills at all...Maybe I will check back one day and it will be different Management!!”

“Horrible would give zero stars if I could I've lived here 2 years & it was ok at first the parking is horrible if your not home by a certain time you can just for get it also the place have gotten very trashy I mean its are out all times of night making noise damaging property the roach infestation is horrible its like the stay in hiding until your all moved in & than BAM they come out to play ..... I've told them so many times they did nothing they don't care I've paid my rent early every month stay to myself & still get treated like ---- I also had a mold/mildew problem they took over 3month's to get it fixed kept sending someone to my apartment who kept put paint on the wall instead of going to my negibhor & telling them they had a leak that needed to be fixed I hate this place & can't wait to move in a couple of days overall they layout of the apartment is nice its really big but this place have a lot of issues just drive through one night you'll see all the trash & loud bad --- kids outside on a school night after 10 run its other places way better you have been warned !!!”

“I have lived in these apartments for 6 years and have had several issues. This is a high crime area and with that said I was robbed at gunpoint walking to my apartment coming home from work. Almost every single one of my neighbors either were robbed at gunpoint or had their apartment broken into as well. Over the past year work orders have never been completed on time and take either weeks or months to complete unless it is an emergency like your AC. No matter how much I clean and get rid of clutter the roaches here are an epidemic and is ridiculous. Even though they offer pest control it does not help as they live in the walls, vents, outlets and every crevice imaginable. Parking is non existent unless you rent a garage or carport. If you are planning to raise a family here I would not recommend it unless you are armed and protected at all times. I will be moving next year because for the money I pay I would rather go somewhere safer, nicer, and less stressful. Even though the water is free along with basic cable the cons weigh the pros and honestly it is not worth everything you will encounter here.”

“This is the worse place where to live. I got assaulted 2 times over there. That's not a safe place at old in particular if you are planing to live with your family or if you are an honest person. Those apartments they look pretty nice from outside but everything change while you are living in there. Every night you see gangs activities and the criminals who are assaulting people with guns they live over there. They sleep during the day and work in the night waiting for you to come back from work or live your apartment alone. I believe every single person living in there have been rob or assaulted. Just today I find out the send me to collection because after to aggravated robbery I left those apartments. They are pretending me to pay 7000 dollars because " they wasn't able to find somebody to life at my apartment in 8 month"... They didn't find nobody to live at my apartment in 8 month so they want me to pay for now and this just ---- up my credit. These people working over there they pretend to be nice but are very unprofessional and don't care at all about customers. They just go home every single night and when they come back next day have more police reports than the whole greenspoint area and this is the reason why: because this apartment complex is in the heart of the greenspoint area, the worse place to live in Houston. I am not gonna talk about they tow your car really easy even when there is not enough space at the parking lot for the customers cars. But you can read a lot reviews talking about this problem with the parking space. I just want to talk about how unsafe this place is because this is what I have been suffering over there and right now they destroy my credit history. this is my tip: Get away from this apartments and this area. If you don't have more money to pay another apartment and want to live In here so be ready to see a gun just right in front of your face one of this days or arrive in your apartment and see how there is no more tv, computer and everything has gone...”

“I lived here over 3 yrs ago (2009-2012) & recently found out they put a judgment on my credit saying that I owe them for the repairs after I moved out. I was furious. I called the apartments for an explanation &Juan told me they charge the tenants what the cleaning crew charges them. Therefore, I was being charged for new carpet, paint, new appliances. I asked aren't those conditions of normal wear and tear because the carpet wasn't new when I moved in. They never painted the entire time I lived there. when you ask at the time of renewing the lease, you're told you can bring in a container and they'll supply you some paint. My front door was kicked in, in broad daylight but no one saw anything. One Christmas my mom was robbed at gun point in the parking lot while parking her car. The office staff changed a few times during my stay. In reading these comments i see most everyone had the same experience. And i will be seeking legal representation because this is absurd how they rip people off. It was made very clear that I owe the charges despite my disputes nor was he willing to compromise.”

“Nice apartments as far as looks, Management is not too bad, but the parking is a JOKE if you come home after 8pm good luck finding a spot, they have covered parking for a fee, and garages for another fee, the visitor parking is never empty, so if you don't have a garage you are out of luck and they will I repeat tow your car ! When I first moved here it was quiet, but know it loud and getting over run with trash in the parking lots, they gave us a hard time getting approved for the place because they say I make too much money, well the standard has changed, because they are letting anybody live here now and we are leaving!”

“Future Tenants, Beware! This is not a good place to live in! I signed a one year agreement with them which just came to an end and MAN am I GLAD that it did! I put in 64 days notice of my intent to Vacate. The staff at this location is not friendly at all, they might show a bit of friendliness at times but don't let there be an issue or something wrong with your property because they will turn their backs on you COLD TURKEY. They are very slow at repair orders and when you finally get someone to assist you they leave a ticket inside your apartment saying no problem was found. ITS A JOKE! Also, PARKING, oh man let's talk about parking!!! You have to get there by 9PM every day in order to find a good parking close to your unit, get there any time after 10 PM and you for sure won't find a parking PERIOD. It's horrible, cars get towed 24/7 I got home from the club once at 2 AM and there was no parking at all I man nothing, not even visitors. I waited and waited and suddenly some man came out of no where and started banging on my car (I was parked waiting for a spot) He was clearly drunk/high or something, I drove off FAST and he ran behind me, the entire time swinging something. I called the cops, they got there but couldn't fine that man anymore. I guess the cop saw how shaken I was that he offered to stay behind until I found a parking spot. Finally about an hour later someone left, it was far from my unit but by that time I just wanted to go inside my apartment! The officer stayed until I parked and then asked me to hop in his car and he drove me to the other side of the apartment where my unit was located. The officer questioned me while I was inside his car, he said: "Why did you choose this apartments, you don't fit-in here, this apartments are very dangerous, we are here at least twice a week with a different complain, you should consider moving soon, you seem like a good guy" SERIOUSLY, THIS COMING FROM AN OFFICER! Needless to say I took his advise. Now that I am no longer there, I received my deposit back, but instead of $350.00 I only received a check for $51.00 lol!!! What a joke. The letter only explained the deductions as: Carpet shampooing and cleansing $140.00, apartment full cleansing $75.00 and window shades $25.00 and I'm sure there was another senseless bogus charge on there but I cant remember at this time. I will each out to the property manager, if no help there I will reach out to the management company, if that ends up being a dead end then for sure I will report this apartment complex and their staff to the TAA (Texas Apartment Association) and a locat attorney. I'm not joking here, something is has to give, I'm not just going to loose my money without a fight. Bottom line, DON'T DO IT! DON'T MOVE IN HERE. FYI, I was not paying the discounted rate for my unit like others were, i was paying full price $710.00 for a one bedroom, no government assistance and I was ALWAYS on time WITH MY PAYMENTS. Sometimes even paid before the due date. Never gave anyone and trouble, yet I was treated like trash.”

“Don't move here!! Management and staff are extremely rude and not helpful at all. Maintenance Work orders are never completed when needed. High crime and violating of property, car thefts, vandalism from neighbors and their kids. Fitness center is only open m-f during office hours which is not helpful at all. the pool is only open 2-3 months out of them year. the playground is always trashed and overrun by unsupervised kids. Be prepared to be towed and pay over $200+ each time. I Have been illegally towed twice since moving here. Yet many vehicles continue to park in "no parking zones" or "reserved parking" and are never towed. You can call the tow company to remove the vehicle but they never show up and management never fixes this problem. Management and maintenance enter your apartment whenever they want without prior notice and they threaten you with lease violation for refusing them violating your right to privacy. Management is very discriminating here. You can't even go out to the laundry room or mailboxes without someone creeping/stalking/violating you. For the most part some of the neighbors are nice but mostly all ------ and rude! There's always trash everywhere on the property and the gated playground is always trashed and overrun with unsupervised kids and teens. Not an ideal place for someone with small children who like to play outdoors. If you don't mind giving up your right to privacy, being overcharged for maintenance repairs that are supposed to be free while you are renting, ever rising rent cost each year, failure to complete maintenance work orders when needed, smart meters which turn off your appliances, outlets, and hot water without prior notice even of you are current on paying utility bills, bullying neighbors, car thefts, discriminant and rude staff and management, getting your car constantly towed then by all means move here but speaking from experience YOU WILL REGRET IT! the staff and management dont give a ---- about their tenants or even attempt to make tenants happy. Neglect neglect neglect! Be prepared to pay $$$$ once you move out because everything they neglect to fix they feel you should have to pay for.”

“To be honest these are the best apartments in greens point if you are trying to stay in greens point yea they have crime but really it's everywhere but the up keep and crime etc is the best you going to get in greens point you could go on greens point and be where there bus lines are and where things happen every single night office never have any trouble at all they are perfect pool stays cleans clean he out there every morning faithfully cleaning they have activities and movies sometimes for the kids I mean it's the best in greens point”

“Bad place to live, very limited parking, and if you like to secure the parking you have to pay extra for $20 for cover parking or $50 for Garage and you should be prepare to get you car tow and pay over $200 if you park in a unauthorized parking, robbery with weapon its been happen inside of the property, trash all over the parking lot, the buildings are relatively new but the nosie insulation from the other neighborhs is very poor you can listen everything thru the walls and the appliances reflect bad maintenance and abuse as well, lot of the garage's in the property are been use as storage's for residents, they offer free cable but you are able to see only 5 or six channels if you want to see some more you have to pay for the box extra money”

“Chisholm Trail Was Average My Stay There Nothing Spectacular About The Property But I Didn't Have A Busload Of Issues Either. Besides The Roaches.!!!!!! I'm A Very Clean Person And So Is My Fianc , But The Roaches At This Property Are REDICULOUS.! I Think The Office May Know Because They Offer Free Pest Control EVERY Tuesday. Now I Never Had Any Issues With Roaches In My Food Or Anything. But We Cook & Eat Alot In My Home And Its Disgusting When You Go Into The Kitchen For A Late Night Snack And See Roaches Scatter On The Floor... YUCK.! I Asked The Office About It And I Kinda Just Got A Blank Stare. But My Mom Says Maybe Its My Neighbors, I Think Its The Site. Besides That Parking Is Also HORRIBLE.! But Thats Alot Of Places I Guess.. But Other Than That They Have Nice Size Floor Plans And The Site Is Pretty Quiet Most Of The Time.”

“Move move moveee !!! Not a safe place to stay.. drug dealers, management sucks, they fine your kids for everything.. when they play basketball football whatever... 100 dollar fine the police come in the wrong hour of the day.. they need to come in the morning when we are heading off to work or in the day time.. when your maintenance people are lurking in your apt figuring out who they will get next... Management has excuse for everything and don't complain to much if they feel you are a threat they will find some excuse to get you out of there... Maintenance take to long to fix doors.. if your apt looked like mine.. the inside of my door had a big opening where the kicked the door down so much they had to come fix it right and can you believe they didn't want to fix it.. CRAZYYYY. I only stayed a year and a half and broke my lease... Yes sir... I believe in being safe.. some people don't care.. someone got killed when I was there I knew then it was time to go.. my garage broke down so much it was crazy.. I was late for work some mornings and the 24 hour hot line was a lie when I needed to get my car out I couldn't I had to wait till the office open. These alts look good on the outside and that's it.. they need new management and maintenance people..... O and sleep light cause when the kids set off the alarm in the building that's a whole nother story.... Lolo ..say I warned first..lololo”

“I lived there for a yr... N apt 438 1st building by the gate. The apts appearance was ok. Rental rate was even better. Over the years time their were fights, kids pulling fire alarm, anything r anyone treat your car like target practice. A couple break ins. My bestfriend boyfriend was robbed at gunpoint and my sister's boyfriend Tahoe was stripped of its TIRES N LEFT ON BLOCKS. But the last incident that took the cake was the MURDER n my building. A young man was shot n killd on the first floor n the hallwcoypleay runnin for his life. THE OFFICE LEFT THE BLOOD ON THE GROUND N THE WALL/// for a couple of days. Bullet holes n the wall they patched it up wid puddy. You coyld even see his foot prints where he skid across da grass.. After dat i decided to leave. I kno crime is everywhere. But i dnt want nor need dat type of crime that close to home. Laura is fat nasty trailer trash.. Juan n Kim r pretty cool. do ya homework before movin here. Or ask da fat b&$@_Laura how many times are the police called, or called the sheriffs office n get a report.”

“This is the absolute worse apartment complex I have ever stayed in! The management here could not care less about their occupants. The parking is horrible, and they do not care about fixing anything until they are ready for it to be fixed. They made it to where their children are not allowed to play with balls outside or they will get fined. The first month I stayed here there was a man that got shot ten times and died. There is not one thing redeeming about this apartment complex. If you are a family person please save yourself the trouble and do not get an apartment here.”

“When i first saw chisholm trail apt i thought wow these are nice. However i have only been living her for six months and have foud out that this is no place for a family, single parents,kids, men and women of all ages. Within six months there has been a murder near the play ground, people breaking in cars, robbery at gun point. Its always something going on. The people in the office may act as if they care and seem to be so friendly when they are trying to gain your business but as soon as you move in its a different ball game...... Yes they will come and fix a whatever is broken in your home they also will fail to tell you it was a fee to do so and if you dont pay they will just take it from your rent and now your rent is late. Within two weeks of living here i had to contact the bbb because i had nast black stains appearing all over the carpet and everytime i call to they would act as if it was there first time hearing of it. They are Great on letting you know about pricing of cable, internet....... But they fail to let you know when you of the break ins, murder, robbery...... Please dont move here for the sake of your safty.............”

“I moved in march 2011. The Staff have been helpful and polite to me. Lori speaks to me every time I go in the office, and we have talked. Juan is friendly and helpful. The Matanience men have alwalys spoke and helped me with my bunk beds. Thanks You. Grounds are kept clean and when a problem occurs in my apt. they come.”

“March 4, 2011 I became a resident and I personally hv had no problems at all, Lori and Juan and Kim are extremely nice I LOVE MY LEASING OFFICE...they are always there to help you when you need help, maintenance they come fix everything you need to be fix within 24 hr of putting in the order..outta the apartments in Greenspoint i think tht this is one of the most up kept apartments with out problems tht i hv moved in..They do hv security and they do patrol threw out the hrs of night. I am a mother of three and i feel safe in my apartment...Playground pool fitness center thursday and fridays they hv things for the kids they inter act with them and residents as well...I wld recommend these apartments to anyone....”

“The interior and exterior of these apts are nice.. the floor plan for the 1 BD is really spacious!!! And the rent is very affordable! I really LIKED IT at one point in time!!! For the last two months these ------ --- people who live bk here are fighting like 2, 3 in the morning, or riding through the apts with their music blasting. the kids play football all freakin day and night. They hit your car with their balls, bikes etc. Not to mention but the adults lean and sit you to car. And these grown --- teenagers who can't drive hit your ---- bk up and leave the scene as if nothin happen. And if that's not enough some one was shot and killed in these apartments lastnite!! Blood n ---- n the grass.and the walls. It's 1:12 pm.and they just now stRtinh to clean that stuff up... the office staff hasn't said a wrd. Goin on with their day as if nothing happen. I have lived here since June 2011 my lease is up n may and I'm.gettin the hell outta here.... the apts are nice but the people are really bringing the apts dwn and the fat ----- Lauren doesn't give a rats --- bout wats goin on n these aptz cuz she doesn't Live bk here. Again the apts are nice but the violence bk here outweighs that.... do your research before you move bk here..”
