“I currently live here in a 2 bed 2bath. My main problem is the horrible sewage in this area. Since I’ve moved in I’ve had plenty of water issues with both toilets randomly stopped up on several occasions. Also problems like the washing machines leaking or bubbles overflowing in the toilets, randomly. My other problem is the thin walls. Lower level apartments aren’t worth it unless you want to be on the same sleep schedule as the person above you. Walls are so thin I can hear a child having a child’s screams while having a temper tantrum I guess. Also between the sewer problems and the walls we can hear a stream of water down our wall when the people above flush the toilet. That once was a problem when it began to water damage the wall down here but maintenance fixed it and it has been good since. One good thing is the office is responsive to maintenance calls. Unfortunately I know because we have called often. We first moved in also there was a MAJOR roach problem that took about a month to completely get rid of, Learning lesson with the virtual tours.. For the decent part the community is quite quiet and sometimes there is a lot of loitering but I have seen someone picking that up.”

The reason that I came to really give this score of a 1 is because after all this time I had a package accidentally delivered there and realized that the system defaulted to my old address. I tried to contact the office to inform of them of this so that I could arrange a pick up of my item. I called them a total of three times and left 2 voicemails all prior to my item being returned ....I then (24 hours later) received a call stating that my item was refused and returned to sender... I called back to the apartments after the conversation to inform them of the several attempts that I made to contact them before they returned my item and upon speaking with Ms. Americas she told me that was I was saying was untrue and then hung up in my face. I am very disappointed in how they conduct business and I would NEVER refer anyone to live here....”

It has become more frequent. It happen a lot during the summers and holidays. The break in are always a row of cars. The persons goes down the line and breaks the back window of each car and just go through the car. I have had neighbors tell me they have had to fix there car window multiple times in a week. You can have everything put away but they will still break the window to see if you have anything inside. I have ask that the apartments do something about this issue and nothing has been done. They sent a letter basically saying the owner knows about the situation however, it is our responsibility as residents to keep ourselves safe not the owner. I requested nightly security as well. Residents are moving out every month because of the safety issues. Is Adams LaSalle do not handle the safety issue in Ranch at city park than I assure it is not being handled in any other apartments they manage. The apartments look nice but the safety is a issue. I do not recommend moving into these apartments or any other Adams LaSalle apartments.”

There have been many changes in management but the newest company seems to be the worst. I have been given incorrect balances and over charged for rent due to accounting manager being 'new', according to property manager. The grounds are poorly kept and no one is ever in the office. Residents have began to dump pet waste over their balconies onto the sidewalk in plain view of all residents. I informed management of the exact location of said waste. I was told that I'd need to provide exact apartment number before the maintenance crew could be dispatched. After explaining that it is in plain view and providing exact location of waste NOTHING WAS EVER DONE. If possible spend a few extra dollars and move into Pearland. Furthermore rent is constantly increasing without any upgrades to the property or security. There are at least 2 car break-ins weekly but management won't tell, you'll notice the police cars every week. Staff refuses to hire security officers and instead place blame on residents.”

I wrote down that i had a misdemeanor and a deferred adjudication that was both over 15 yrs ago, i explained to her one was a misdemeanor and was was a felony as i told her i should not have a problem because of the circumstances and that I am a Registered Nurse. I even told her i leased the apts right next to her Stone Bridge with no problems. She called me the next day very rude and condescending, she went from friendly to very rude telling me i did not tell her about my criminal background and that she can not give me back my $87.50 because it had been deposited, and im like " in less than 24 hrs?' wow!!!!! i think she pocketed the money reason why she wanted blank money orders, but what can i do its my word against hers? . Anyhow dont rent from dishonest rude people who lie, maybe the manager needs a background check”

CALL the office and speak to someone or it will NEVER get done. In addition, been here for 6-7 months with my dog. Never had fleas in her life. After a month, guess what I find on her? Yup, fleas. They don't spray anywhere, yet they allow the community to have pets. So good luck with trying to treat them. They'll just keep on coming back. I've thought about treating the area where she goes out myself just to do us all a favor. I've yet to see a security guard driving around like they claimed. BUT, the fact that the parking lot has very visible cameras that also pick up sound does KINDA compensate for that (I have to admit). The office staff is very friendly, although don't expect a courtesy call if FedEx delivers a package for you to them. Trust me, no matter what it is, it WILL sit in that office until you call for it. The staff treat everyone with kindness, from what I've seen and from what I've encountered. Not many other complaints that I can think of at the moment. The fleas in the grassy areas are what's REALLY my issue, though. Update 2/22/16: We have received notice that we have a new management company. We'll see how this goes.”

I have not experienced any issues with management; all of them have been nice and professional. I read a few of the reviews complaining about management. I suggest that no matter how frustrated you are, express that you are not blaming the person you are talking to - that may help. It is true the gates are broken consistently, but I don't think this increases the likelihood of crime. Throughout the past two years, I have felt as safe as one can in a large city. I completely disagree with the posts regarding pests. I have found in the summer there tends to be an increase in spiders, but again, you are living in Houston - management can not control that. There is consistent pest control, which helps. I do agree with the some pet owners do not pick up after their dogs - that's be my major complaint. Overall, I'd recommend the apartment complex.”

Light bulbs missing, cabinet knob missing, cabinet door off hinge, grit in bathroom tub and bath tile walls and crud(dirt). Commode had rust build up. I was so discourage and disappointed. If I could have, I would not have moved in. I had to clean it myself. All management did was to apologize and they did send maintenance out two days later.”

We were in a bind and are lease at our last apartment was up when we found these we believed them to be a god send and signed a lease right away despite the dangers we heard about this place, Let's start with security, the front gate breaks every 3 days so anybody can just walk in, there have been several home invasions and robberies since we moved in, almost every week a car gets broken into! They should just get an entirely new gate! Let's then go with the paper thin walls, I can hear everything the people that live about me do! Privacy? No, not really. Then let's go with the bugs! Don't like roaches? What about spiders? Do you even know what a silver fish is? Well them this is not the place for you. Last but not least let's talk about the pets that are allowed to defecate anywhere, the apartments allow owners to let their pets go anywhere without having to clean it up! It's infuriating! For almost $1400 a month I expect so much more!!! Take your hard earned money somewhere else, the 3rd ward may be better than this.”

Thus far, I haven't had any problems with safety/security although I have seen quite a few reviews on this site discussing it. Directly behind the complex is low-income housing for those who do not know. But the apartment complex as of July 2014, did not, and from what I understand, has never accepted low-income housing residents (we crank called anonymously one day). Management was a big issue when I first came. Different staff quoted my roommate and I different rental rates and we were very confused! That was finally settled and we haven't had anymore trouble since. Maintenance is prompt and my requests, depending on the nature of the work, are completed within a day or so after being called in. The walls are thin. I can hear my roommate talking on the phone in her room or watching television. I can also hear my neighbors below me when they close any doors and especially their washer/dryer and sometimes when they're in the bathroom. I'm used to it now and I don't pay very much attention to it. I'm a pretty light sleeper and I never have had a problem falling asleep or staying asleep in any case. Overall, the apartments are nice inside. We have stainless steel appliances and full-size washer/dryers. I have never seen a bug in our apartment. Pest control comes by every now and then and schedules our apartment for routine check-up but we have pets so we don't get picked very often. The grounds are quiet most of the time and kept up. There is supposed to be a security guard watching the property but I've only seen one lady and she's always talking on her personal cell phone. I wonder how she can do her job of guarding the property when she's discussing her private home situation with her friend Tina. None of my business - I'm just saying. I don't visit the pool often or interact with any of the other public "community" amenities so I can't rate those at the moment. Overall, I like it and I can't complain.”

The complex itself is nice and kept up with regularly, I have not had any problems with roaches or mice. I have had two maintenance issues and both were handled within the same day (kitchen light/living room light fixture). My upstairs neighbors were ridiculous with noise but since they have moved out I haven't had any noise issues. I hate that I'm having to move only because of rent increase. One things I can say that I absolutely hate is the issues with the entry gate. There are always issues with the gate working properly and a line of cars waiting to get in.”

We'll begin with the CONS: ROACHES - literally the day that I moved in I saw a HUGE roach in my apartment. Since then I have seen SEVERAL ROACHES of different sizes on many different occasions. Apparently at one point there was also an infestation in my building, but the staff FAILED TO INFORM ME of this until I called to schedule a routine pest control spray- I asked several, very specific questions, otherwise I would never have known that the entire building was INFESTED. I was extremely bothered by this. The vendor used for pest control has been changed 3 times (to my knowledge)since I've moved in. This could be a positive point, if not for the fact that when scheduling another routine spray, the most recent vendor claimed that they had entered my apartment and sprayed, when in fact I knew for CERTAIN that they had not since I had a guest in my home all day that day. I was EXTREMELY bothered by the fact that when I called the leasing office to discuss the matter of my apartment not being treated, a male staff member went into DETAIL about all of the things that the pest control vendor did in my apartment, which was completely inaccurate and untrue! When I explained that I knew for certain that no one had treated or even entered my apt, the staff member then "investigated" the matter and called back (actually I had to call HIM back to follow up) to tell me that the pest control vendor informed him that pest control had in fact NOT TREATED NOR ENTERED my apartment at all that week as they (the vendor) had previously claimed ... absolutely unacceptable. CRIME - I have received SEVERAL notices on my door from management/staff regarding criminal activity on the property- ranging from domestic disturbances, to break-ins, vehicular vandalaism, etc. PRICE - The fact that the rent increases SUBSTANTIALLY each year is an issue for me- this year it increased $125... And now for the PROS: MAINTENANCE - The maintenance staff is awesome. They are very prompt, friendly, helpful, and they do a great job, the first time! PARKING - Plentiful; I (nor my guests) have never had an issue finding a spot. STAFF - The staff have always been friendly and helpful in addressing my needs and concerns; however, there is ONE staff member who often "fudges" the truth and omits pertinant information- I know this from having several instances when I had previously spoken with other staff members in the leasing office regarding certain issues and received ALL of the accurate information. It seems dishonest and as though there is something to hide when this individual dances around certain questions instead of being straight forward and direct. Other than that, I've had a great experience with the staff. OVERALL The leasing manager and leasing assistant have always been very helpful, pleasant, and friendly. The community is nice and I've not had any issues with any other tenants. There is occasionally an issue with trash, dog feces in the grass, and noise from a tenant working on his vehicle (sawing/sanding, perhaps), but you will find some inconsiderate people in any community. I've enjoyed living at the Ranch, but I have a constant fear that I will see roaches again in my apartment at any given time, and I am not pleased with having to pay such HIGH rent increases each year. I have paid for two different parking spots in the past 4 months and they have both been double booked now. The first time it happened my car was actually towed by the other person who was parking in the spot as well. Luckily, I was able to catch the tow truck driver before he drove out of the complex. When I called the front office the next day, all they had to say was that my car wasn't technically "towed" if I didn't have to pick it up from their lot. The second time happened after they assigned me to a different spot and I had been parking there for over 2 months. The other person that they assigned to the spot was nice enough to not tow my car this time and just talk to me about the situation until we both figured out that management was to blame. This time when I called the office they were very unsympathetic and said it had always been mine. I told them there is no reason why anybody else then should think that spot is theirs and they couldn't give me an answer. And you can forget about calling the property management company to make a complaint. I have called three different numbers now: one in Colorado, one in Dallas and one local number and I have yet to hear from anybody. You are better off just complaining to the local media about these people which is what I intend to do!”

The community is pretty nice, I have had no problem finding parking, and the management and maintanence has continued to be mostly responsive to my needs. I will say that over the Thanksgiving break I did have my first experience with the crime everyone has mentioned. I had proudly displayed an American flag outside my apartment and some delinqent decided to come by and burn it. I am assumign this was either some kid playing aroudn and not being watched by their parents likely the two that live upstairs, or just some really dissatisfied idiot who lives here. I will say that I have never lived in any complex whether crazy expensive or dirt cheap without experience at least one or two crimes. Whether it be theft vanadlism, robbery etc. Anytime you get a bunch of people in clsoe proximity there are going to be a few bad apples in the bunch. Overall I would continue to recomend this complex as a reasonably priced option for those looking to get a little further out of town and away from the chaos. (The traffic on 288 can be rough but managable if you time it right.”

When I brought it up to the management's attention they just told me that I should get better acquainted with my neighbors. Recently, I paid for covered parking otherwise if you don't get home by 6 p.m. you can kiss a parking spot goodbye. When I walked out to my car 3 days later I noticed that my car was missing and that it was on the back of a tow truck. Needless to say I had to run and chase down the town truck driver to explain to him that I had paid for my covered parking spot and that my hang tag was hanging which we then discovered had been double booked by the front office. I was lucky that I walked out when I did otherwise I was looking at paying a $150 fee to the tow truck driver. If you want to live in a crime ridden complex with a staff that is made up of completely useless morons, then the Ranch at City Park is for you!”

I moved in these apartments in July and I have been disappointed ever since. The first day I moved in I found out that my air conditioner was not working and they wouldn t be able to fix until 3 days later. So the first few days in apartment were suffered in the 100 degree heat and humidity. During the first week I moved in, I also noticed BUGS everywhere. Every insect you can think of including ants, spiders, and ROACHES. EVERYWHERE. I called and requested for the pest control (that is included in the rent by the way) and it took them 3 weeks to come and spray house. After they sprayed, I still had roaches. I continued to complain and the property manager came to inspect my apt as if she thought I was making up the roach infestation. After she inspected my house the pest control company put sticky traps in my house and then never came back to check. 3 months later, I ve been spraying my apt with roach spray that I bought out of my pocket and I still have roaches. Nothing has been done about these roaches and the amount of rent I pay each month to live in a roach infested apt is ridiculous. Several people have mentioned how cheap these apts are, they are correct. I can hear everything my neighbors above me are doing because the walls are so thin-- talking, walking, watching tv, etc. And the crime is my biggest worry because the management has made no effort to provide any sort of security. Cars have been keyed, tires slashed, and people have been robbed. I would never suggest anyone stay in these apts.”

They are the best group of guys I have ever seen: hard working, always busy, quick to respond to requests, and they keep the place clean. That is an accomplishment because some of the residents who live here do not know the meaning of clean. SOME of the office staff is friendly. The bad aspects: crime is ridiculous, management does nothing about the crime, no security what-so-ever, the furnishings and carpet are cheap and fall apart (and the apartments will charge you for this when you move, even though it isn't your fault), constant marijuana smoking on premises (the other reviewer mentioned this too, and it's true), the manager is seriously a robot and has no sympathy for any of the residents (i.e. if your stuff is stolen, it's your fault, for living in the apartments). I would have to say that if they got a decent manager who paid attention to what is going on, than this place would be a decent place to live. I would not recommend this place to live if you want to feel secure.”
