“These apartments are overall trash not worth the price that you would be paying best tip i have is keep looking there are better places for cheaper and wont have deal with their nonsense here with them”

“I have lived at this complex for 6 consecutive years and have never been late in rent, always kept my place clean inside and out, helped my fellow neighbors around me and have been a very good tenant to you. In the past year you allowed a refugee family to move in next door to me, which is only pointed out because that is so you will know exactly who this review is about as no one else in the entire complex exhibits the absolutely obscene behavior as these individuals. Since they have moved in next door there has been a never ending occurrence of soiled feces filled diapers thrown on my porch, trash thrown on my porch, 2 broken windows that you have yet to fix and we are going on to a year for one of them, my porch was vandalized by them with white paint, their dirty laundry is hung up on my porch, and the surrounding neighbors to air dry…one of the people In the household threw a glass beer bottle at my dog, my dogs outdoor crate was destroyed a couple days ago, I have had children from that household defecate and urinate on my porch and in the green spot outside my windows, I have witnessed their children defecating in the swimming pool which is apparently not safe for use and has been that way for the past 5 years fyi…they dump their garbage everywhere, their food and now there is a bunch of drug baggies scattered on the ground from a male visitor that stays there often and usually is outside late at night doing drugs…I have called countless times about all of this over the course of the year and absolutely nothing is done to fix this nuisance neighbor problem. I invite you to read up on the nuisance neighbor laws and your obligation as a landlord to at least address the issues….especially when it pertains to the improper disposal of human bodily waste, garbage and illegal narcotics. Using the excuse that they do not speak English is very weak…as this type of behavior is universally viewed as negative in every country and in every language. You have had 3 people this year break their lease and leave because of these people, the property is almost bankrupt because no one wants to live here…it would seem like it would be common sense to deal with the problem in a very direct way vs running the risk of losing tenants that have paid you rent for 5+ years. Also I won’t even touch on the issue that there is 9 people living in that very small unit….which has to be some type of fire code violation….this is absolutely ridiculous and has made this year an absolute nightmare.”

“Great management! They complete the work order within the same day, I’m super happy living at Trails of Woodlake Velma the new manager is great and staff as well! I’ll recommend Trails of Woodlake .......”

“DO NOT RENT HERE!!! I been here 5 years and in the beginning it was ok. Since last year the administration change over 4 times and they are very unresponsive to solve any maintenance issues. I been waiting more than 6 month for maintenance, closing it the reports and telling me lies. I have a full list of Issues with pictures without getting anything from the Office. One of the main issues is the sealing my bathroom, sealing felt due to an Unexperienced personal sent from the office. The Admin has no communication between their personal and the residents. Pools are closed over 3 years. No GYM, NO 24 HRS MAINTENANCE.”

“Last night a man tried to come upto me as I was walking towards my car. It was 10 pm at night, I was so scared I loudly yelled and he walked away then. I have been told the man is mentally unstable, I'm worried why is he loitering around late hours in the COMPLEX. There is no SECURITY NOR CAMERAS IN THESE APARTMENTS. EXTREMELY FILTHY AND UNSAFE. Taking rent from each apartment but terrible place.”

“I mostly meet a employer named Sheia sue is very professional and nice. IMy name is Nuakosha Campbell and i have all my problems taken care of when i go by the leasing office.They make sure that you are their top all the people that live here in these apartments they make it seem like you're the only one that lives here and i love their prompt response.”

“Son los peores apartamentos a los que te puedes mover no se lo recomiendo a nadie. Yo siempre e pagado la renta a tiempo, el servicio de mantenimiento y de oficina es pésimo. Primero vivía en un apartamento de dos cuartos dos baños y me pasé a uno más grande y en la semana que me dieron de mudanza ni esperaron a que terminara de pasar mis cosas y las mismas personas de mantenimiento se metieron al apartamento y se robaron cosas y dinero todo quedo ay y no paso nada porque dicen q no tenían pruebas. Cambiaron al equipo de mantenimiento y de oficina y es peor porque no saben nada y tampoco hacen bien su trabajo, ahora llevo dos semanas esperando que me arreglen la puerta de cristal que se rompió y todavía hasta el día de hoy siguen diciendo que van a venir a arreglarlo y todavía no han venido, a causa de estoy cómo se mete el frío aunque tenga la calefacción puesta, y mis dos hijas tuve que llevarlas de emergencia al hospital enfermas las dos con fiebre alta... espero que todos lean esto y sepan del mal servicio que ay en estos apartamentos y nunca piensen en moverse aquí...”

“DO NOT move here. Even with new management the maintenance still sucks. We have holes where rodents are coming through. Not to mention I have small child. A/C does not cool. I have complained about this for the past 4 months. Apartment smells like mold in the closet and bathrooms. Not safe for my little 1. My child can't play on the patio as the wood is weak, im scared he will get hurt. The office seems not to care. The front of my apartment looks like a deserted desert. Then when they let the grass grow its a jungle before they cut it. Not at all what I expected when I moved here.”

“Its worst experience place to leave ever , if anything broke you have to fight them to come fix you have to raise hell at leasing office to send maintenance guy its bad experience ever”

“This is not a place to leave management is ------ as hell if their is problem.nobidy comes to fix anthing unless you go to office and fight do not leave or believe if they say someone will come because it will be two days I ready to leave”

“Listen to the reviews when they say to STAY AWAY FROM THIS PLACE! I cannot wait for my lease to be up. My toilet pipe bursted and flooded my entire downstairs living area and it took about two weeks to get the toilet fixed(They did come out get the living area right, but the toilet took weeks). Then my A.C went out and it took them about a month to fix that. I had to run my A/C on ALL DAY and on 60 degrees and it was still Hot. But can you imagine the cost of my light bill?? My current problem is my Hot Water does not work. It has been out for 3 weeks and no clue when they plan on fixing it. The best part about it is that the management team COULDN'T CARE LESS!! This place needs to be shut down ASAP!!!!!!!”

“Units are reasonably priced, but the repair service is abysmal. Oftentimes it takes multiple calls to get someone to come out for even the most simple maintenance work such as replacing a light bulb or air filter. There are about 3-4 repair people for a complex with several hundred units. The complex dropped curbside pickup without warning with no change in rental fee, and the complex uses a central hot water boiler that has had outages lasting a week. Imagine having no hot water for a week! The lower rental price is not worth the hassle of poor maintenance.”

“I can't wait for my lease to term! I never can get maintenance taken care. Most recently I've complained about a bathroom sink being clogged and that was 6 weeks ago. I went without a heater last winter and finally had my ex come fix it. The tenants trash up the place literally leaving bags of trash all weekend curbside (see photo). I pay for 2 parking spots although I only have one vehicle, however, my neighbors always park there and call for a tow truck if I have someone park there. I DO NOT RECOMMEND LIVING HERE!!!!!!!!!”

“So Bad! My AC kept breaking (10 times in a year), took over a week to get it fixed each time. They gave me a key to a "show apartment" to stay until they got it fixed. How am I supposed to eat, and sleep, do my work or take care of my animal in a "show apartment"? Problem 2: when I ended up there, they said I would get new stove and fridge. Showed up to move in, no new stove or fridge. Told management, they got on the walkie with someone and said "well they have to go buy it". Called hours later, finally someone came to take the old one out. The head of the maintenance team stopped the other guy and said "no! this one is fine". LIED TO FROM DAY 1! Problem 3: The water, gas, pest, trash bill was $80 a month! What in the world? That is absolutely ridiculous. When I agreed to move in it was supposed to be 30-40. So I guess I was lied to since before day 1. Super Gross: Apparently, instead of cleaning my apartment before I moved in, they decided to just paint over everything. This is not normally upsetting to me, except that it looked like someone had shaved in the bathroom and then thrown the hair around. How do I know this? There were black, shaved hairs permanently adhered to most surfaces in bathroom with this new, clean, white paint... DO NOT MOVE HERE! everything breaks, never gets fixed, they never pick up the phone, never return messages (will tell you the messaging service has been "broken"), etc. etc. etc. etc.”

“Honestly worst management. During my stay I did not have many issues, AC was always going out, but lucky my apt did not get too hot. It was not until recently that everything began to go down the drain and my problems were not resolved. The office rarely picks up the phone and when they do the only one who has common courtesy is the Book keeper. The manager and leasing agent, do NOT know how to speak to people and definitely need to take a class in phone etiquette. The apartments are old and I understand that it can have issues from time to time, but when there is an emergency, they should be taken care of in a timely manner. Two weeks is way too long. I feel that they like to have their tenants suffer. The grounds are not kept up very well, there is always noise, the entrance gate is always getting stuck, and the parking is not adequate. When I first moved here I would have recommended this place in a heart beat, but with that ---------------------------- I would say, do not even bother taking a look.”

“I thought that I'm the only one that have problem with the management/service, but when I asked my neighbors they all have the same problem. Anything else is great! If you ask them to fix anything in your house it will take at least 30 days even if it's emergency! They will knock on your door only if you have a late payment!! I have been moving around the country but this was the worst apartment ever!”

“I have lived at Trails of Woodlake for about 10 months, my lease is up soon, and I cannot wait to leave! I enjoyed living at the complex for the first two months until management changed. Since then everything has gone downhill in a hurry. When you call the front office with any issue or question the staff is very unhelpful. When you try to inquire on issues the response is ummm , I don t know about that , and etcetera. It is very frustrating when very simple questions cannot be answered Maintenance is almost nonexistent. I moved into my apartment with a broken dish washer and it took 2 weeks to replace it with another used and broken dishwasher. My dish washer has broken twice since then and I have had the same problem with getting it replaced in a timely manner. Each time the dishwasher is replaced I get an old used dishwasher. I ve found broken glass in the bottom of every dishwasher they have installed. Maintenance will not call before they enter your apartment, even though I have requested them to do so on numerous occasions. Only recently have they started leaving work orders and work order as in a crumpled piece of paper where someone illegibly scribbles a name and what they where there for. On one occasion, one of the maintenance men proceeded to look through my apartment after he was done working on my dishwasher, not knowing I was home. When he saw me he gave me an excuse of I am sorry, I heard something so I thought I d look . This is completely unacceptable as the kitchen is the first room you enter and there was no reason the maintenance man should have left the kitchen since he was there to only fix the dishwasher. I have been without hot water 15 times in the past 6 months. Each time a pipe breaks or the water heater breaks it takes 10 hours or more to fix. No money is put into preventative maintenance at this place. Instead they spend the minimal amount of money to put a band aid on the problem. There is an onsite laundry facility that has 4 washers and 4 dryers. The appliances are old, but they got the job done. 2 months ago someone cut the lines to the washing machines and broke the coin boxes open by throwing the washing machines on the floor. I notified the front office of this and it took them a month to even pick up the washers off the floor. The only thing they did was lock the door to the facility. When they did decide to fix the problem, they only replaced the water lines rather than replacing the entire units that were old and worthless to begin with. This could be a beautiful complex if management cared enough to but any decent amount of money into it. On one stretch of the parking lot I have counted anywhere from 5 to 10 abandoned cars. It is easy to spot them because the tires on the cars are either deflated or the registration has expired more than 6 months ago. Rent is cheap, but I have found you get what you pay for and the amount I pay is not worth the crap this place has put me through.”

“I have been a resident for the last 11 years - but regret to say that for the 1st ever time i have thought about moving out. The current management is the worst of the lot - rent has increased, water bill is on the rise every month, no mainetenance, rude and complacent managers on site, non responsive, harrassment by the leasing management. I am documenting all my correpondence with the leasing office so that I have enough material to persue legal course. I pay my rent and utiliy bills on time - its a legal commitment. The rent must be used for mainetnance of the property but NOTHING. No one should make the mistake of moving into this property - its a dump and the worst management team. They give marketing speeches about good things but its a lie.”

“I HAVE LIVED HER FOR 2 YEARS, AT FIRST IT WAS NOT A GOOD EXPERIENCE WITH THE OLD MANAGEMENT. ONCE VENESSA, PATRICIA AND DAVID CAME TO RUN IT (AS NEW MANAGEMENT) IT HAS BEEN AWESOME!!! I JUST RENEWED MY LEASE FOR ANOTHER YEAR. PATRICIA OFFERED ME A SPECIAL TO GET ALL NEW APPLIANCES AND WOOD FLOORS THROUGH OUT MY TOWN HOME FOR ALMOST NOTHING EXTRA TO PAY... SINCE I WAS RENEWING MY LEASE MY RENT WAS GOING UP EITHER WAY SO THIS MADE IT WORK OUT THE EXTRA THAT I AM PAYING NOW!!! I AM GREATFUL THAT I HAVE GOTTEN TO KNOW THESE GIRLS AND THEY WILL HELP ANYONE THAT THEY CAN... I "DO" RECOMMEND THIS COMPLEX TO ANYONE LOOKING TO GET A VERY NICE SPACIOUS TOWNHOME FOR A REALLY GOOD PRICE!!! THANKS AGAIN GIRLS FOR ALL YOUR HELP, I REALLY APPRECIATE ALL YOU HAVE DONE TO MAKE ME AND MY KIDS ENJOY OUR HOME AT THE TRAILS OF WOODLAKE!!! MERRY XMAS!!! LETICIA”

“I have lived at Trails of Woodlake for 4mnths and prior to i stayed with my cousin. I love the complex, prior to me moving in they made sure that everything was to my likeing. The office manager is wonderful anything i had a question or concern about she addressed it without hesitation. The leasing agent is full of energy and if the office manager is out she does her best to see that you are accomdated at soon as possible. The maintence men are nice as well. Over all i love the complex. I have read some of the reviews that were posted on here, and im sorry to hear that you all have had bad expierence. I dont have a problem with roaches, i absoutley hate them, so if you have or had them i suggest you clean up. The bg tree roaches are not anyone fault, just keep your door and windows closed. I have never seen a mouse yet alone a rat so im not too sure about that. I recommend this property to alot of people, because the leasing office mademe feel as if i was apart of the family and not just a resident.”

“I've just moved here and I have to say I love it!!!! I love the fect that I can get a one bedroom with washer and dryer connections in the unit, that is soooo hard to find now adays, at a decent price. The location is great, especially since I enjoy checking out all of the shops and wide variety of restuarants. The office is so helpful, when I ask for maintanence to fix something in the apartment it is fixed in a timely matter. David the accountant is nice, respectable and knowledgable of the property. Since I get paid after the rent is due he works with me and the new manager is doing a great job, she used to be the leasing agent and I can already see good new changes happening on the property. For things that I don't like, I just wish the trash policy was changed. I take my trash straight to the dumpster, why can't all the other residents? I also wish they had more parking available, but the visitors parking is in a nice location, so atleast they have that working for them. Overall I would reccomend this complex to anyone, especially if they need something on Westheimer :).”

“I just recently moved to trails of woodlake and i love it. The property manager (vanessa) is awsome, she made sure all my needs were met and anything that i didnt like she adjust for me. Even after i moved in she checked on me to make sure that i was ok and that everything was to my likeing. The Leasing agent(Patricia) is great to she is on top of whatever you tell her needs to be done. If she can help you in anyway she will. I dont have a problem with bugs at all. The proerty has tree roaches but they cant help that and if they are in your house then keep your windows and doors closed. If you have roaches i suggest u clean up. Yes the property is older but they maintain it very well. The price forthe amount of space you get for the area is great. Where else can you get a 1bed room 800sq feet for that rate? you will be luck to find a 1bed room 700sg ft for that rate in this area. I love this property and dont plan on leaving anytime soon....”

“I have lived here 3 years. The management has changed three times since we have been here. The management now will not help with anything. Went to take out the trash, trash was all over and the bend was empty - tried to get around the trash to throw my garbage in and fell. I would not choose this place again.”

“I have lived here for over a year now and yes I have had some problems but guess what it is an apartment and it is an older community. I read what people say about roaches, guess what clean up! keep it clean!!! People talk about mice, please reamember we live next to a bayou, we also have make a diligent effort to keep the pests out we can not expect the office to do everything. I have been here when the transformer blew out and there was no power, when there was a major gas leak and we had to wait for hot water. The office worked their butt off to get everything online as they should. This management is way better than what was here before, when people were in the office but just "babysitting" When I have a work order it is taken care of within reasonable time. I know as a person who pays rent, we always to not take into account that this is a big property and we are not the only person living here, there are others and maybe just maybe their problem is worse than ours, so give them a break, it is not like they are just sitting on their thumbs. I personally like the staff inside and out, and remember if you do not like it here than why stay nobody can force you to live somewhere you do not want to be. make room for someone who would love to call this place home. Also I have referred a friend and it can't be that bad if there are no units available”
