— 791 Bateswood Dr · Houston“This apartment complex was built in the 70's. You're getting a huge square footage and a mirror wall. All that's missing is a disco ball! This was by far the best bang for my buck. As a working college student, this was an amazing place to lay my head at night. I never felt threatened in any way, and I felt comfortable going to my car at night if I needed to get something out of it. Parking is not a big deal. I parked on the street the whole time I was there, no scrapes or break-ins occurred. It's a real family friendly residential area since the whole cul-de-sac is nothing but other townhouses and apartments. There are no security guards and the lights are florescent and don't carry far. The stairs are an uneven and eventful climb, but again these wooden stairs have been there since the 70's. Since I lived near the stairs, I could hear when people would walk up and down them. The staff is great. Treat them with respect and they'll help you out as much as they can. Maintenance took a couple of days to process any request, but tended to fix everything adequately enough. I think the only pain in my butt was the school that's at the end of Bateswood at Memorial. Come 2:30 the cars will block the right lane on Memorial to come in. You'd have to pull something shady like go into the left lane and take a right around them onto Bateswood. I tried not to come and go at that hour.”

But the good old saying, you get what you pay for holds true as always. We've consistently had a bug problem (mainly spiders) from the time we moved in there until someone moved in below us which I believe was in November. No matter how many times they sprayed, it did nothing to fix the problem. My bedroom wall has a large crack by the window which seems to still be getting larger; we've put in request to have this fixed numerous times. They said all they could do is paint over it, which they haven't even done that. Am always having problems with the water. Either the hot water won't work, the cold water, or the water just comes out dirty like a yellowish brown color that won't go away no matter how long you leave the water on running. Several of the electrical outlets in the living room don't work which they never fixed. Apartment doesn't have a garbage disposal which I've NEVER heard of before. At first we thought it wasn't working because their is a switch for it, but when the maintenance people came out they told us this place doesn't have one. This place is also very ------ like others have said. I see people standing by the stairway sometimes smoking weed. Don't have a problem with it, just don't do it there where others have to walk and smell it. You also hear people late, late, late at night banging loud music from their cars like their trying to impress someone and start yelling loud for no reason. The walls must be paper thin in this place because I can hear everything anyone says who walks by my house or is within about 50 feet of the place. One of the worst experiences I had to endure was listening to someone standing in the grass right by my window late one night vomiting for about 20-30 minutes. Disgusting. Couldn't get any sleep. Another reason the walls must be paper thin is because I can hear the people who live below me's telephone whenever it rings, and in my bedroom, especially when I go into my closet, I can hear their conversations word for word. I could probably go on and on about the negatives of this place, but I think you get my drift. DO NOT MOVE HERE FOR ANY REASON AT ALL! YOU WILL REGRET IT!”

The office was very upfront with me when I moved in and told me that they are trying to clean out the problem tenants and make improvements. I have been seeing gradual improvements. It does take some time to have things fixed, but if you go in the office you can see that they have a full staff working to make things better. My apartments are very quiet and I have never felt unsafe. Eventually this will be an awesome place. The office staff is amazing and I like them all.”

Now that Tarantino is gone, we have another group of owners. Thinking since their staff is bigger, they'd be able to do better work faster. Wow... was I wrong. These people are the worst. They don't get anything fixed and if they do come and look at the problem, it's half --- done. The staff is totally unprofessional, they talk about people on the phone after putting them on hold, try to talk down to you when you complain about getting repairs done, yet demand respect when talkin to them. Damn that. I'm about to let Houston Apartment Association deal with them. I'm tired of all the B.S. from those good for nothing mares working in the front office.My next step is the call the main office and if nothing within a week or so I'm reporting them. This building is over 30 years old and showing it. They just repaved the parking lot and already have grass growing out of it. Less than 3 weeks. lol wow. One family had to move because their place caught fire due to faulty wiring. A month before you could smell the wires starting to burn but no one could figure out where it was coming from. We later found out. You would think the place would replace the wiring. Yeah right. Oh I'm not done. All the good people are gone. Just a handful left. Now it's a potential ------. Trash all over the place because of lazy people not throwing it in the dumpster, they smoke weed IN THE LAUNDRY AREA WHILE KIDS ARE RUNNING AROUND PLAYING and sometimes loud music late at night. When you talk about an overpriced under managed place, this is it. If you live in the hood and want to upgrade by just spending more to get nothing in return, come on. There's plenty of room. People are leaving at night to avoid the office from knowing they're about to get away with paying no rent. If ANYONE reading this think I'm joking about anything I've said, don't take it from me. Find someone that lived here and recently moved or just come on the property and ask someone that's been here for awhile. I'm sure you'll get an ear full. Good luck on your search.”

Most of the problems the residents have written about I have experienced myself and those I have not had, my neighbors have. The rat problem is very real, the buildings are infested with roaches and most units do lean to one side or the other due to foundation problems. Our electric bill is almost the same as our rent because of an inefficent air conditioning system that only runs sometimes. This summer our air conditioner broke down roughly every four weeks until they finally replaced a part. Now it blows air, just not cold air. Needless to say, we are looking for a new home.”

I have recommended others to give Leticia (Manager)and Staff a chance if ever looking to move. Again thats how I heard about Country Wood. Whatever you do be sure to save a copy of ever document you get when you move in because they tend to lose them. Also before moving out, take pictures of everything no matter what. I lived at Countrywood for a year and I was in building #1, and the roaches were horrible, they did not care. I moved out when my lease was up the last of July 2007, they are just now coming to me saying that I owed them money for the carpet and they turned it over to a collection agency. Sad thing is, I was on the lease all by myself because my husband and I were seperated, needless to say the collection agency is calling him not me. The dumb manager told me she only sent over my lease, when she must have sent more because he is nowhere on the lease, the whole 2 pages that they were ablt to find. All I am saying is before moving in or out make sure that you are able to back things up because there people do not care, they only want your money, that includes your deposit that we are still waiting on.”

I think I was too sick that day and too tired to really pay attention to it. Two weeks later I'm lying in bed trying to sleep and I hear scurrying at my head (right behind the wall that the head of my bed is against). I think, "What's going on? How can a squirrel get in between the wall?" This past Thursday I was already in bed and I hear what sounds like two animals fighting across my bedroom in the wall. I say to myself, "That sounds like mice." It freaked me out to the point where I could not sleep. I moved away from what I thought was the bad side of Spring Branch to live in a better place and now I hear mice in my walls! I get up that night about an hour later and walk to the kitchen for a glass of water. I turn on the light and see a HUGE rat (not a mouse) running across my kitchen - he dives into a hole in the wall that was never covered up by the maintenence guy last summer soon after I moved in. I called the management office Friday morning right after I got to work - they acted like it was no big deal!!! Friday night I get home to find out that management has not even come in to set a trap or anything so I head to Kroger and purchase rat glue traps and rat poison and place the trap by the hole and another trap by another huge hole I discovered under the cabinet. People please believe I am not dirty. I do not know why these disgusting rodents are terrorizing my apartment but I am more disgusted by the careless attitude of the management office employees than by the rodents! I called them again yesterday while I was at work and they say they'll have someone come but of course no one does. Yesterday (Saturday) I get home from work and find a mouse on the mouse glue trap. GROSS!!!!! I find my neighbor outside and offer him beer to take it out for me - I'm a guy and I come from the "wrong" side of Spring Branch but we NEVER had mice growing up in my mom's house. He grabs his industrial gloves and takes care of it and I give him a six-pack. Thanks guy! I placed the one remaining trap with poison at the hole by the dishwasher last night before I went to bed. This morning I woke up and found the trap across the kitchen floor - a bunch of the poison was gone but the trap had no rat on it. Must've been a big strong rat to push the damn trap out of the way of the hole and not even get stuck to it. I called the management office even though I know they are closed on Sundays - I figure I can at least reach an emergency answering service so I can get someone to come take care of this. My attempt is futile - no one answers and obviously these people are not worried about my safety - don't rats carry rabies? What if I'm asleep and one of these things bite me??? I get out of the shower and go to my room to change and hear what sounds like mice killing each other - it sounded like it was coming from behind my dresser so I get really pissed and start banging on my dresser so I can stomp these damn things to death but then the noise stops. I'm writing a letter to management company today to let them know that I am breaking my lease and moving. I have had sooooo many problems in the apartment since the beginning but this is the last straw. I moved in last June to oblige my girlfriend - her family stayed in the exact same apartment (#202) the year before me and I loved the layout. It's a huge 3 bedroom apartment with a den and open kitchen. I had to make them change the carpet because they denied changing it for my girlfriend's family even though the people who lived there before them had a bunch of cats and the front room carpet had the faint odor of animal urine. The manager who was in charge when they moved in was appartently a mean you-know-what and said they wouldn't change it out because they alreay had someone wash it. What kind of crap is that? My girlfriend's family accepted that answer but there was no way I was going to move into my first apartment (lived with my mom on the other side of Spring Branch all my life before this) with ragged stained carpet. Less than two months later I wake up because someone is breaking my bedroom window - or at least in my sleep that's what it seems like - I can hear what sounds like a crack right at my window. It would be pretty ridiculous for someone to break in through my bedroom window - I live in the first apartment in the first building - but I live upstairs and there is no balcony or ledge outside. I jump up and look out the window and see a man waving his arms like he's crazy - I go to the front door and I open it and there is the maintenence man screaming at me. I can't really hear him because I can hear like a river in the background. He says he needs to come inside and I turn around to turn on the lights in the den/kitchen area - and I find that my apartment is being FLOODED. I run to my bedroom to put on some pants and come back to find the maintenece man breaking into the panel bsides my dishwasher (this is where these damn rodents are coming from!) - he's saying that a pipe busted and our neighbor downstairs has water coming through his roof. He gets the water to turn off and leaves - I say, "Where are you going?" and he replies, "I have to go downstairs and make sure the ceiling doesn't cave in". I am left standing there with my kitchen and den under four to seven inches of water (the foundation is so bad that my apartment leans - when my girlfriend bakes a cake the cake is always slanted to the front). Obviously no one was going to help me do anything so I move my table and chairs (don't want the wood to soak through and rot) and everything else out of the water and go to bed. I woke up the next day and the some of the water was still standing - I waited all day for the management to have someone come and rip the carpet and padding up and replace them but that never happened - it was very late in the afternoon before the maintenence man came and pulled up a piece of the carpet by the kitchen and stuck a fan halway under and left - then no one came until Wednesday (my apartment flooded Saturday night around 4am). THEY DIDN'T EVEN REPLACE THE CARPET!!! They only came to wash the carpet and they claimed to have replaced the padding underneath but I don't believe them unless they put all my furniture they I had along the far side of the wall back in the exact same places I had left them. They said they couldn't replace tha carpet because they had just spent $1100 putting in new carpet. How tacky of them to tell me how much they paid for that cheap carpet to be installed - and who cares how much they paid for the carpet - that's their responsibility!! I signed a lease to pay these dumb people almost $12,000 a year to live there - I work hard to pay my rent and I deserve a sanitary enviroment. How low can they get? By Wednesday the apartment smelled like mildew had set in. My family said back then that I should break the lease and now I know I should have listened to them. Then I think the management office people got fired and we got new management people but they are WORSE. They let ANYONE move into the complex and I mean anyone. These ------ people keep moving in and out - moving in to take advantage of the "one month free" special and leaving two months later when they can't pay the rent. Ridiculous! These people smoke weed and drink outside and probably don't even have jobs - but the management office just wants to fill space so they keep allowing anyone to move in. Three weeks ago I had a sleep over at my apartment - my girlfriend, her son, her neice, and my neices and nephew came and spent the night. In the middle of the night I hear these loud popping noises - my girlfriend goes to the window and finds a guy down there shooting at a car who is shooting back at him! CRAZY! We grab all the kids (ages 4 to 13) and hover in the hallway and call 911. About a half hour later my girlfriend peeps out the window because we can hear people talking outside - the cops are out there with all the naive white people who dare to venture out - they are in the middle of the street talking to cops - we don't dare go out because we know the guy who obviously lives somewhere in the complex did not get shot or there would have been ambulances too. So he is probably awake and peeping out his window trying to see if anyone can point him out - NO THANKS! NOT TAKING THAT KIND OF CHANCE AND RISKING MY LIFE. We had a harm time explaining what happened to my sister and my girlfriend's sister - they are not allowing the kids to stay over again until I move out. This is Memorial people! How can this complex be this bad?? The management has been trying to make the dreadful courtyard in our building look better - they replaced the moldy carpet that was along the catwalk and the foundation is soooo bad that the damn carpet is already coming up everywhere - when I walk to gett he mail I have to be careful not to step in the huge holes that the carpet is covering - I can't imagine if a young kid was running and tripped over the the carept and then fell through the huge spaces in the railing - very possible and very dangerous - you would think the management would be smart enough to do something about it but they haven't. We have huge spider webs all along the railing too - I heard the manager got bit by a spider and that's why they finally decided to cut down the big branches of all those dying trees and clean up the courtyard - I hear she lives in the same building that I do. My friend's girlfriend used to live in a two bedroom in the next building - she was in the office last September when the manager was in there gossiping with our neighbor downstairs about how it was my fault that pipe busted and his apartment flooded - she was blaming me! How is it my fault that they never fixed the damn foundation and it obviously shifted again and the pressure caused the damn pipe to bust? Seriously, she was telling my neighbor beneath me that I had forced food into the kitchen sink drain and that's what caused the pipe to bust! How stupid is that? My friend's girlfriend called me and all I could do was laugh - apparently she told my neighbor beneath me that if I kept stuffing food into the drain and pipe busted again they were going to make me pay for the repairs! First of all I am always at work - I work about 12 hours most days, even on the weekends, so I eat out a lot. I barely go into my kitchen to cook. Second of all, they should have garbage disposals! It's 2008 people, where the heck are the garbage disposals?? I wish they would try to come at me with some ---- like that I'll sue them like nobody's business. And why is the manager a gossiping jerk? How unprofessional of her to talk crap about a resident to another resident? The walls in the apartment are so thin that we can hear everything that goes on around us - we can clearly hear our neighbor's conversations even when they're not being loud. The insullation is so bad that I pay on average at least $300 every month for electricity even though I'm rarely home during the day and I turn my A/C off completely before I leave for work in the morning. The vents are crudded with mildew. I called the management office to ask them to come clean the vents out and they told me they're not responsible for it! How am I supposed to climb up to the vents and take off the covers and clean the inside - I'm 99% sure if there's mildew on the coverings then it's also inside the ventilation system. I sprayed Clorox spray on the coverings but it didn't help. My apartment has a huge crack going through my den - you can clearly see where it will eventually split if no one does anything to fix it. When you enter my den from my formal living room you can see that you're walking at a downward angle. I pay right under a thousand dollars a month to live in a rat infested, mildewy apartment, in a complex that used to be considered family-friendly but now has become a victim of -------ness because we have such a sorry, good-for-nothing management team. The maintenece guy is nice enough and I'm sure he tries hard enough but he's only one person! Why is the management company so cheap that they only keep one maintence guy on staff to fix all problems in a complex that is clearly falling apart and becoming more run down by the minute? I am sending my notice to the management company to let them know that I am breaking my lease. I pray that whoever wants to move in after I leave is smart enough to read this before they make a horrible decision. I am so mad at my girlfriend for asking me to sign the lease even though it's not her fault we have the worst management office people in Houston. I can only hope that the main management company has no idea what's really going on and takes immediate action and decides to fire the entire management leasing office and hire more maintenence people and knock down the whole damn complex and start over. Those tress have got to go! They are infested with spiders and the roots are so huge I think they've also played a hand in the foundation problems. If I get a good response from them I will write a positive review to let everyone know that the management has been sneaky enough to elude them of all the mess and problems we are having in the complex community and that they are taking immediate action to fix all these wrong-doings. It's very possible that they have no idea what is going on so I will not blame them unless they try to screw me over in some way. We'll see.”

However, the manager,(Dusty) and maintenance man, (Roberto) both work hard and do all they can for the residents. I watched Dusty check on tenants and make sure they had transportation for doctor's appts., etc. She would check on "latchkey" kids and make sure they were locked in waiting for their parents. Her office door is always open and she is always willing to help. She genuinely cares for the people in Country Wood. She also tries to be very careful who leases there. She wants a safe community and will not "bend" to fill a quota or keep her occupancy up-even if it means she gets called on the carpet by corporate. Roberto does all he can and works hard day in and day out. No, he can't always fix everything right away. Like everyone else, he is at the mercy of suppliers, budget constraints, and even the weather. Yes, the apartments are older. No, they aren't always up to the latest style. But they are roomy and comfortable. Yes, the parkiing could be better. Yes, it does get muddy. But no place is without some problems. You take the good with the bad. Fortunately, Countrywood is a truly good place to call home!”
