“We've lived here for several years. Originally Grey Star owned the property and the staff cared. A couple of years ago Waterton purchased the property and it's been wretched since then. I don't feel like getting into all the issues like constantly broken gates, maintenance never fixing anything, paid amenities constantly and persistently closed. Cars vandalized and broken into, unsupervised kids running around banging on things. The big issue, for us personally, we've been trying to get our AC fixed for the better part of two years. It WILL NOT go below 77. Our electric bill is inching towards $600/mo. The only thing maintenance does when they 'fulfill' the maintenance request is change the air filter. This proeprty makes well over $400,000/month and yet they can't fix an AC unit. So finally our AC broke bad enough to cause damage. The walls are soaked. Some apartments here already have black mold so this is a real concern. Look...if you value your money, sanity, well being, spend it somewhere else. These simply are NOT luxury apartments. They don't care about you, the maintenance people are inept, the office staff rarely if ever responds to emails. I look through the reviews and see so many five star reviews by idiots who don't even live here but simply took a tour of an apartment that was made up to look appealing. It's like giving a car five stars when all you did was look at a floor room model. Like...what??!! Who does that? And to the office staff...don't reply to this and say some scripted rhetoric. Just fix things. Seriously. We've been asking to have this fixed and now it's at the point of some pretty serious damage. Saving pennies only to end up spending thousands to repair property damage? Fffft. Here's some photos using a moisture detector. One reading near the AC, one farther along the wall. Any reading over 15% is no good. The humidity in the apartment is around 60-70%. Also no good. Very indicative for mold growth. Also a photo of AC request just from the past several months. Most of them, no one ever showed up to do any kind of work. Some of them, they did show up, but again...just changed the filter or sprayed cleaner on the coils. Apparently it's not an isolated thing, if you look up properties owned by Waterton, there are many complaints of bad maintenance, water damage, mold. Huh...now that I think about it Waterton is an apt name.”

I decided to apply to this apartment after many times stopped by and asked if my application could be approved and I could move in in the beginning of July. But they didn’t process my documents until the date passed and I went there to rush them. When I went to the office, I showed them all of my documents, prove income from my 2 jobs (which consider over income to be approved). BUT The black guy as Assistance manager name’s CRAIG seems like he doesn’t care everything and BEING RACIST TO ME. Never apply here, you’re gonna waste your money”

Either of those would be better. This place is built like garbage, you can hear everything your neighbors do, above, below, sideways. Management is too busy huffing their own farts to actually manage. Maintenance is a joke and everyone who lives here knows it. Parking is like playing musical chairs. There are many many many trashy residents here who don't care about keeping this place decent. If this was a cheap side of the road apartment that'd be expected. But this is a luxury apartment. There is no luxury here, there is no peace here. The only peace of mind while living here is knowing one day you can leave. That day can't come fast enough. In all seriousness... do not live here. DON'T! I promise you without any doubt you will come to regret it.”

Good Quiet, beautiful, well cared for, I have experienced not experienced any crime and packages do not go missing at least on the west side by the forest. Beautiful Harris County forest next to apartments. Also, apartments are pet friendly have a pet wash facility and well maintained Dog waste bag areas, with bags :) My son walks his dog all hours and it is very safe here. BAD Apartments are well maintained, but they allow work crews to stay until dark, and until dark on Saturdays. When I complained, constant hammering and sawing, they said it was community noise until 10pm. Sorry, too loud to be considered allowable "community noise". Also, the office does not accept packages, I have had several packages returned due to error of not having the apartment number on the mailing label. If they were "community friendly" they know the tenants and can very easily call the tenants to let them know a package is here. UGlY The pool was not opened until May due to repairs? I moved in the middle of March. I have a pool and it does not take months to repair a pool. Do not move here if you need a pool, they just closed it until next year because of misuse. ? You target the tenants that are misusing the pool, not the entire community. So very bad on their part. I pay 1750 for a 2 bedroom. I want a pool available just like the apartment communities in this area. Also they closed the bathrooms, so if you are grilling no bathroom!! Probably not allowed to grill because it is located inside the pool either. VERY UGLY January 1st, 2022 a new law went into affect protecting tenants. A landlord must disclose if the property has been flooded in the past 5 years. This property went underwater during Harvey. This was not disclosed. Landlords also must disclose the if the property is located in a flood zone. It is. Harris county was supposed to build drainage annex to address flooding in this area, I thought they had, but as at they have not. So if you are concerned about flooding pick an area out of the flood zone. Summary, if you do not care about having a pool or grilling, or occasional maintenance noise past 6, or that these apartments were flooded, then you have a very nice place to live. But when you advertise pool amenities I expect those amenities, and they are required to tell you these apartments were flooded, as it has not been 5 years since Harvey, August 17th, 2017 for tenants who moved in before after January 1st 2022, until August 16th. Now they do not have to disclose, but must tell you they are in a flood zone.”

Lived here for just over a year and I don't understand how a complex could be so bad and poorly run. It is an extremely unsafe place to live. Forget having anything nice. Amenities are never clean or properly working, trash is never taken out, numerous thefts taken place on property. Security cameras don't work and won't get fixed. Security was removed after it "did its job". The gates are never properly working. I don't think we have had a successful month without submitting a maintenance request. Something is always breaking in the apartment. The first month and longer we lived here, we were without a bedroom blind. Maintenance would not fix it until multiple weeks passed by. That is extremely unethical and a huge privacy concern. Management is horrible, won't take responsibility for anything not being done to fix the various unsafe, unethical actions being taken at this complex.”

Example: Dec 21 2020 I reported that the lights at the stairs aren’t working (two of them) it’s almost dark at night. There are emails, pictures that I sent. The weight room is pretty good too. We have a spacious three bedroom apartment with a fire place. We love the floor plan. Neighbors are great. If you are looking for a nice peaceful environment, give Villages of Cypress Creek a try!”

Trash pick up never gets pick up but you wants charge for it. No one come out spray for roach we pay for that . You all push people out the residence even if you pay rent on time .”

I placed numerous requests with Alex the manager to have the stairs power washed. After some unknown resident groceries with glass and sauces burst all over the stairs and he never followed through. He doesn't follow through with anything that keeps to the quality of what villages of Cypress Creek used to be. His main concern is rent and nothing more. Since he's been manager the valet is extremely unreliable and near nonexistent. Yet we as residents continued to be charged for a service that we can't utilize. Please do something.”

Aside from that the pools are beautiful and most of the people are nice. The front office is very professional and so nice just the phone never gets answered . I know they are super busy tho. Tho the people there need a better solution of getting their kids to school and back they think they can just block all the front and have kids everywhere instead of having them on the sidewalk and when cars try to pull in and out they look at you crazy.”

BUT they tried to say her deposit was forfeited, I said ABSOLUTELY NOT! They can keep application fee but not a deposit. After calling and being told it would be refunded, still nothing. After no one was returning my daughters calls, she had to leave work to go to the office and again be told (whatever excuse) it is on the way! NEXT we go to TV NEWS STATIONS about this story!!! My daughter is still hopeful they will do the right thing, I am doubtful ??”

Ive been here for 1 year and received atleast 5 emails "notifying" us about crime activity. Walls are very thin. Its very normal to hear my neighbors arguing or another neighbors child throwing a tantrum. Not to forget having to step over piles of **** due to residents not cleaning uo after their pets.”
