“Do you like paying every month for an exterminator, but never getting the service so you have roaches everywhere? Do you like having your water turned off all day with no notifications at least once a week? Do you like neighbors who use the parking lot like a garbage can? Do you like not parking anywhere near your apartment? Do you like management that doesn't return your phone calls? Do you like putting in maintenance requests every week? Do you like being scammed and fined so they can make up their shortfall every month? Do you like overflowing dumpsters? Potholes that rip out the underside of your car? Dog feces everywhere? Stray cats? Rampant crime? Decrepit, falling down buildings that are so embarrassing to look at? You'll love this place. Don't say I didn't warn you.”

“I Have lived on the property for over 10 years and there was a lot of neglect from the previous management. Ever since Asset took over they have been many improvements. For the first time in 5 years, we can use both pools. The property is clean. They put new lights everywhere. They even put a gate around our mailroom. Every time I go to the office the ladies go above and beyond trying to help. Thank you we really appreciate all the hard work!”

“Went to go view this apartment and I was so disappointed, the front of the building looks nice and when you go in through the gates it looks like prison, two different colors, place is dirty, went to the children’s playground/park it smelled like weed a bunch of shirtless men smoking weed and it was so strong you can smell it coming from the patio that’s next to the park. There’s potholes everywhere, dog poop everywhere and it just looks a mess. This place needs a serious makeover. And they have the nerve to charge a lot of money to stay here. Management doesn’t seem to care when I brought these issues up.”

“Do not move here. Management is approving anyone to move here. I am scared to walk to my car at night to go to work because new tenant at building 21 took over the parking lot. I have seen these men on many occasions selling weed to cars that just come in through the supposedly gated community. These people know the code and they come in to buy drugs. Can’t even park in the visitors parking lot next to that building because you get these looks from these men like it’s their parking lots. When I complained to management, they say nothing they don’t care about safety. All of this money to live here and nothing works, everything breaks down. Kids can’t even play in the playground because it smells like weed and strong odor. Rent somewhere else, please safe yourselves.”

“Rude never fix maintenance problems hang up on clients and never pick up the phone and have a broken window that’s can not be fixed for over 4 months says it on back order how of there is glass replacement done same day repair makes no sense and to top it off they have 6 units that are halfway house for convicts and one has flashed a kid and no does not care at the office don’t move here”

“My lease ends this month and I cannot wait to get out. Management has changed at least twice during my one year lease with this complex and each time electronic payment has been completely changed with in mere days of the first of the month making it difficult to pay rent on time. The only pro to this complex is the location. The rest you better look somewhere else. Parking lot is full of very deep potholes that either never get fixed or patched over improperly (they reappear within weeks). Roaches are a big problem in this complex and for that alone I am eager to move out. You pay a monthly pest fee, but I have yet to see anyone do routine pest sprays in my one year here. The neighbors are a hit or miss. Management does not care for your safety and well being. I was in the unfortunate position to live near a neighbor I did not feel safe living by. There is constant vandalism of property related to this neighbor to which the complex does nothing about. I have attached photos for reference from a few months ago. Broken windows (not mine) have been broken since about June of this year.”

“You’re charge an arm and a leg to live in filth. Move in these apartments at your own risk, make sure to do research and read all reviews, I wish I did. These apartments are scams, roach infested, roofs are always leaking, graffiti everywhere, trash everywhere, management don’t care. It’s all business and if you complain they threaten you with eviction or they won’t renew your lease. Had to get a lawyer. The place is falling apart, they literally spray over molds and the tubs and sink are sprayed and will rust in less than 6 months. They charge you monthly for pest control and they never come you have to hunt them down every week for them to come. I can go own and on, make sure you read everything and go over your apartment before leasing.”

“Don’t even bother. They charge you for everything, they say one price and when you get the first bill. There’s water charges, they charge you every month for pest control and they never come. You have to claim every week for them to come. They steal your rent money if you’re not careful. Maintenance and all of the workers are lazy, they don’t clean up. There’s trash everywhere, there’s graffiti painting on every wall, floor, stairs. This place is a dump and needs new management. Place is filled with roaches and bugs. Dog poop everywhere. No parking. Management don’t care and they never pick up the phone.”

“Wow!!! Im supper amazed from the staff they made me feel so welcome as soon as i walked in to the office..Price was just right floor plan was perfect for what i was looking for can wait to start application for the month of September.”

“Nasty nasty place. Roaches everywhere, giant dog turds everywhere on the grounds. Dumpsters always overflowing. Parking lot is like pot hole city. Complex filled with illegals. Lights out at night. !!”

“The staff here are very helpful and friendly. Affordable price and the maintenance is fast. It’s is safe to walk near by the apartments any time. I would recommend to anybody looking for good apartment.”

“Roach infested smell is horrific paint falling off the ceiling doors painted shut. Air conditioning did not work nor did the dishwasher or stove. The list goes on and on! Signed lease for a 4 bedroom and was put in a 3 bedroom. Worst place ever!!”

“It was amazing how accommodating Veronica in the front office was to assist me in getting into an apartment at Providence at Memorial in less than 48 hours. She was on top of everything and very friendly. A pleasure to work with and very honest. I love my new place!”

“I went to look at an apartment back in May of 2019 and it was raining at the time , Thelma the manger refuse to show us the display apartment because she said it was flooded around the building and maybe we can schedule for another time , week later I got phone call form their office wanting us to come look and rent because they having promotions at that time, I and my fiancée went and talked to Jennifer about renting an apartment. She was nice but didn't tell us the truth about the promotion, we did on line application paid the fees but we had an issues. We asked if we can look inside the apartment we got, she refused to show us inside or outside. So we asked for our deposit back, she refused and kept all the money we paid process fee application fee and deposit so I stopped payment on deposit through my bank, 90 days later they send us collection letter saying I owe money even though we paid enough fees for an apartment we couldn't rent or live there for many reasons . First ,place floods easily after rain , second , full of bugs and roaches ,third no place to park. Forth ,crime area not safe to raise children's. So be aware!!! don't sign anything or do an application unless u 100% want to live in bad apartment with criminals and flood and bugs. Half the mail boxes broken no doors.”

“I was skeptical at 1st because of the reviews, but as most people naturally do; we often leave a bad review before ever giving a positive one; therefore, I thought I’d be the 1st. I have had my share of maintenance issues, but I email or call the asst and she has always been quick to be sure these requests get taken care of. If my requests are not directed to her, then it’s my fault because I have learned she will be the one to make sure things are handled verses the front people. It is an older property and there is always the normal wear of a place but maintenance does get the job done. Yes, there tends to be dog feces at times that gives a horrid odor, but that’s the careless and inconsiderate neighbors/residents and pet owners that don’t do their part as a pet owner; not managements fault. Location is great here and so much near by that makes this place hard for me to go anywhere else; even if it can be a tad on the high end side.”

“They don't even deserve a single star. I don't even know where to start. I am homeless thanks to this facility and extremely poor management. We moved from new York to Houston Texas thinking I had a decent apartment waiting for me and my family. I have given this property management more then a month to prep and fix items before move in. We was told that the apartment was ready for move in. On move in date the apartment had dog feces in the front entrance and apartment was like roach heaven and dead roaches was everywhere there was a strong smell of mold the fridge had no handle and window had a big water leak and mold. I am lost for words and this is the worst experience anyone can go through this facility needs a major management overhaul including all Maintance personal overhaul. No type of accommodations was provided for this major inconvience. I am awaiting to hear from corporate as this is unacceptable the apartment online look nothing like they do online. Just straight up worst experience.”

“Most of these positive reviews are fake. They have to be written by the staff. First of all there is no gym here and the apartment complex is a dump. My husband and I moved here for work in 2015 and have. It renewed the lease because we refuse to sign again with this ------ place. It's close to my office and now going month to month makes it easy especially since we just aren't sure where are jobs might take us. But let me tell you we are moving out asap. This place is roach infested. You have to pay and request that an eterminator come in and spray the place occasionally even when bough it's charged in the rent. People let their dogs poop all over the place. No one keeps their pets on a leash and they have occasssional loud outdoor parties with loud music. You can hear people's conversations when you are in the bathroom or alarm clocks in your bedroom from next door. The bathtub is painted so they don't have to replace it clean anything. Same with the kitchen. Our vehicle has been broken into twice even with the security guard that sits at the entrance of the apartment complex. The element of people who live here definitely fit a stereotype and they need to just tear the place down. The management never kno s what's going on and "lose" your packages and blame it on th post office. It's a dump. When we walk into our apt it smells like weed because w apparently share the same air system. It's embarrassing to have people visit. Do yourself a favor a stay far far away. And the washer and dryers are always broken.”

“Worst place to live I can honestly say it has been nothing but a headache hear the property itself is a decent place to live the noise is not to bad and I have not many issues with the apartment property it self the problem here is the staff it is one of the most unprofessional staff I have ever dealt with my whole life aside from they keep changing managers and this last manager they have now Nancy is horrid she has no idea what she is doing and dresses totally inappropriate for a work environment I had an issue that I had been wanting resolved for the past 2 months and I called and complained never got a response back and when I would call to speak with the manager she was never available to help me out they always gave me the run around if the staff was more attentive to residents and more reliable I think this place would deserve a 4 star at least resulting in why so many residents are moving out this place has more empty apartments then there are occupied I'm just ready to move out from here then have to deal with this horrible staff my lease is almost up looking forward to it .”

“Horrible management! Manager Nancy is never in the office, she gets paid to do nothing! My Ceiling has mold for months now and she never returns my call. Karya is the worst do not move in!”

“Moved in on short notice with welcome arms from staff. Staff has completely changed from that time and I still consider this one of the most welcoming places I have rented. Proximity to stores, work, entertainment, and local park are great! Traffic even allows to avoid making left hand turns easy.”

“I have been living in the apartment complex for over 5 years. I must say I am privileged,I have not had issues of any kind. The staff, Carina and Patty have always been courteous and have answered my concerns with no hesitation. Maintanace is ok, they are proactive in repairing what ever it needs to keep tenants happy. All I know is that this managerial crew is working hard to improve what the previous crew left unfinished.”

“Just moved here from the west coast and couldn't had felt more at home. Corina took in my account and glad fully help me with setting up my apartment over the phone weeks before I came in. She is friendly and listens to my stories with caring thought. I appreciate seeing her when I come to get packages or ask for maintence she assists with no hesitation.”
